Awesome agent – We had Adrienne all during the 3 years we tenanted from Joyce. After 3 years and we are moving, we still have the same wonderful feeling about Adrienne in her being helpful and very reasonable as a landlord representative. Best property managers in WA – We have had Joyce Property Investments for 18 years to now and they have been excellent in revert way with looking after our properties. Cannot fault their managers and Adrianne Lombard we rate 110 out of 100. Gavin’s properties around Australia I rate her the best. For the Agency It’s 5 star plus.

it put them in a precarious position already. They have a disabled child and didn’t need this to add to their woes. There was no understandable reason other than greed for Joyce Property Management to up the rent.

understory ferns, bromiliads and Cliveas destroyed - before and after photos supplied. Inside - the home was filthy, cupboards sticky and grimy, the oven and dishwasher in such a bad state, we have replaced. Drapes were filthy, ordered new ones. The ducted vacumn had been taken, it cost us $1500 to replace. The vacumn specialist cleaned all internal pipes for us. They were filled with broken glass, stones, rotting food and dirt. Some of the outlets had been broken, we had to repair them. Sliding doors had been left open in inclement weather, wood floors damaged. Showers were left covered in soap scum. Hopefully you get the picture. So far, we have spent $7000 in repairs, and that’s just getting started. My advice to any landlord - use a competent real estate agency who specialises in your suburb, and then when you sell, list with that same agency that have teneted the property for you. If you’re a tenant - I highly recommend you use this company. You can trash to your hearts content, there will be no accountability what so ever. I have enclosed photos showing some of the damage....I suspect it will take a good 6 months to have the place looking pre Joyce Management. Photos include filthy drapes, the receipt from electron to replace the ducted vacumn system which I understand Joyce Management removed, and did not return.

smoking. When the lease was finished they messed around for 6 weeks finalising the bond and have the gaul to charge management fees for their complete incompetence. The property "manager" makes excuses and stalls as much as possible without ever getting a result.

From bad to worse – We were initially impressed when we met with Lisa to discuss leasing out our property. We fell for the corporate look and dialogue but sadly it was all a sham. We have experienced poor communication, lack of care and abrogation of all responsibility. Joyce refuse to have any accountability for the constant miscommunication and poor service that they offer. lots of dead plants and when we tried to discuss about these issues they were very good with words but basically they have washed their hands about every single issue, we could go on and on about the problems that we have had with them. They were very insistent on us presenting the house spotlessly neat and tidy but quite neglegent in how the tenants left it .!

Appalling service – They come across very professional to start with but be aware that once you sign with them, you are locked in as they won't let you out of the contract without having to pay thousands to them. They are incompetent, no communication and are quite happy to just take your money to basically do nothing. The only way I can describe this service is that I feel extracting teeth would be a much better experience.

Find another property agent! dont use Joyce! – I was referred to Joyce Property and thankfully I only signed up for 12 months - they tried to trick me into signing up for 3 years. charge you postage and petties when they dont even post anything out to you as everything is done electronically and even had the nerve to charge for an electronic copy of the rental summary at year end to do your tax return! What rip off!Furthermore, one time i made the mistake of paying the contractor directly so that he wouldnt have to wait for Joyce to pay the invoice, then I waited to be reimbursed by Joyce once the tenant paid their rent. However, what I did not expect was for Joyce to charge me a management fee for being reimbursed. When I disputed they refused to waive the fee. It was then I realised they were greedy only in collecting money and didnt care if they annoyed their clients. Dont use them, there are heaps better property managers out there who charge a fixed % fee and actually do the work they agree to do! I would have given 0 stars if this was possible! they're not even worthy of the 1 star!

compromised on my standing in negotiations of good faith; whilst all I received from them was the cold shoulder.

I have since sent emails requesting a simple call back or explanation; (I assure you, in a professional and non-aggressive manner) to which Joyce Property haven't even given me the respect of a response.

Reading the other review comments surrounding deceit and being blacklisted on Tenancy WA does not surprise me in the slightest based on my experiences.

Absolutely would not recommend you work with this group.

Would never lease a property associated with this company again – Professional and accommodating at the start of the lease, progressively difficult to deal with as time passed. were leasing. We clearly explained the issues and what we had tried in order to rectify the issues. In response the agent listed things that we could try that reflected what we had already explained we had tried in order to fix the dishwasher. After a number of emails of a similar nature, we dropped the issue and didn't bother using the dish washer for the remainder of the lease. After resigning a 12 month lease with the company (we liked the location and thought it was only minor inconveniences at this stage), the agent pointed out a number of issues that we needed to fix with the property that were already listed in the property condition report (PCR) prior to us moving in.

At the end of the lease we decided to have the house professionally cleaned in order to reduce the work load. The service we asked for from the cleaning company was an end of lease clean which entails all the necessary items listed in the end of lease terms (inside the house) and in addition we had passed on a guide provided by Joyce Properties that indicated what they wanted cleaned at the end of the lease. Once the cleaner was finished we double checked the list of items and the condition of the property and concluded that the property was actually in a better condition than when we arrived two years earlier. With the final inspection the property agent found more than 25 additional items that needed rectifying including things like a hair under the toilet seat in one of the bathrooms, water marks on the tiled wall in the bathroom under certain lighting conditions, dust on the top of the tiles on the wall in the bathroom (which actually looked like the grout), marks on the skirting board and wall that were listed on the PCR and dirt in some of the corners that you had to look pretty closely to identify.

I understand the need to have the property presentable at the end of a lease for the next tenant, however, given that we believe we maintained the property in a more than reasonable condition during the tenancy and that we had made a significant and genuine effort to present the property as best we could at the end of the lease the small items that were brought up upon the final inspection were petty and unnecessary.

the repairs were completed, fully project managed by us, we were then issued with a rent in arrears notice and told no such agreement was ever made. The Owners of Joyce have not returned my emails. I am now left with no other option than court proceedings. Joyce we very deceitful in getting the tenants ( us ) to project manage the repairs and pay full rent on a property deemed unliveable. I will not be using them to manage my rental properties!

they did in fact reply. But, secretly send it through while your addressing the issue on the phone. (It's a pity the date and time shows on the email. This is a big giveaway) They take a long time to get repairs done, or try to blame it on the Owner not responding. And yet, when we speak to the Owner they are annoyed to hear this and ask that we contact them in the event that our repair requests are going unanswered for too long. These are just a few examples of the issues we encountered through our unfortunate dealings with this Real Estate.

Joyce Property is a swear word in this house.

Don't waste your time or money – We were going to sign with this agency to manage our property. I have sent 3 messages and can't even get a response regarding their rates. I would hate to see how hard it would be to make contact once they had our money.
