real personality of this group showed through.

Their draft person [Name Removed] didn't listen to any of our design requests. The designs we had sent through were ignored and instead he came up with his own designs which were poor, did not meet our specification and were massively overpriced.

From there things just got worse and worse. [Name Removed], the general manager of Lang Homes can best be described as a bully. His focus was never on meeting our requirements but his focus was not wanting us to get competing quotes. He stated he did not want to do the concept work (even though we paid for it upfront) if we were going to go to other builders!

So we had no initial pricing from Lang Homes, had paid for them to complete work so that they could price the work, but they did not even want to complete the design work that we paid them to do, if we were going to get alternate quotes! Effectively they expected us to sign them a blank cheque!

In addition, Lang Homes was adamant that they owned OUR designs! We didn't ask them to come up with ideas for us, we had our ideas and floor plan layout which we provided to them electronically. We simply asked them to price it up and for that they wanted to draft the drawings and for us to pay for this upfront, which we did. But now they wanted to own our drawings so we couldn't take them anywhere.

Later [Name Removed] informed us of new council restrictions which meant the additions would no longer be viable and they proposed us going up a level. But [Name Removed] wanted to charge us an additional $3,750 to do these drawings even though their original contract showed that it included 2nd story designs.

In the end i had them do their drawings for the single level, not because i was going to use them, but because they wouldn't refund the money we paid. I figured it would be better that they do the work and that i get a quote from them so i could prove how much of a rip off Lang Homes are.

All up their rate per square metre was almost $6,000! We aren't talking anything high end here either.

Stay away from these guys. They will use [Name Removed] to give you the warm and fuzzy, but once they think they have you, get ready to be reamed by the most rude and arrogant people i have ever come across.

Terrible – Avoid. There's got to be more ethical designers out there that can show more innovation with house designs and will not expect payment for non-delivery. We have been very dissapointed with Ross Lang. They have not been able to create a design that suits us after three attempts but still insist that we owe them money to pay for something that is of no use to us.
