insurance company refuses to cover due to the extent of the rot and the fact that the building inspection should have identified it. As a result we are left covering the full cost of repairs unless we sue the building inspector. When contacted, the building inspector maintained they couldn't have found the rot (despite us subsequently finding out that our neighbours, who are definitely not builders or building inspectors, had brought it to the previous owners attention on 2 occasions as it was obvious to them). We travelled overseas only a couple of days after settlement and so were unable to inspect ourselves. A complaint was made to CBS (who administer trade licenses) only to find out that building inspectors do not need to be qualified or licensed. CBS advice was we should take the building inspector to court as it is clearly their error. We are absolutely gobsmacked that this is our only course of action, and very disappointed that the building inspector doesn't take responsibility for their negligence. When one considers the exorbitant hourly rate of building inspectors, it is shocking that they take no responsibility for their work, require no formal building qualification or licensing. Why do we waste our money on this service?
