The north Ryde hotel has some very dodgy practices. They charged me parking even though I had to move my car outside to the street and refuse to respond to my request for a refund, wasting my time. Very rude customer service. Book somewhere else. This place is weird. Charges for supposedly free water too. Show details

checked out we were told it would be 3 days, it's now been close to 20 days and I still don't have the refund. The hotel keeps saying they are waiting for head office to process it. I was given a phone number for head office and no one answers the phone so it makes it impossible to chase them up. I'm starting to think Head Office doesn't exist. I DO NOT recommend the Minor Hotel Group which includes the Oaks Hotels, Resorts and Suites.
We enjoyed our stay at the Oaks/Port Douglas. The pool was great. Breakfast was very good but on the whole the hotel looked a little tired. Some of the sun loungers need replacing as the fabric is either torn or worn. The outside wood tables need replacing or fresh coats of varnish.Carpet in our room looks ready for replacing. I recently stayed at Oaks iStay Precinct in Adelaide and was very disappointed. middle of the shower wall overlooked the toilet, with ineffective privacy film. Carpet was heavily stained.
Second apartment (after complaining): Slightly cleaner, but had a large bleached carpet patch hidden under furniture. A leftover chicken bone on the floor presented a choking hazard for my one-year-old grandson.
Amenities / Services:
Room service via Menulog was advertised as chargeable to the room with a 15% surcharge. In practice, multiple hidden fees increased the cost from $95 to $138, and payment had to be made at reception. This service was confusing, misleading, and not transparent.
Staff:
Two mature-aged reception staff were excellent — friendly, professional, and helpful. They were the only genuinely positive aspect of the stay.
Overall:
The property was poorly maintained, unhygienic in parts, and did not deliver on advertised amenities. Privacy, cleanliness, and safety were significant concerns.
I would not recommend this property to families or travellers expecting four-star standards.

wasn't fresh air, it was cigarette plumes and stench. I could even smell it when I had my shower. I complained the day I arrived, and every day, multiple times until I left. We have spoken to the guest, they claimed. Three different employees. I discussed that they are falsely advertising the hotel as a non smoking hotel when it is not. But mam we are not a smoking hotel. It says so on the website. There are signs on the walls; there are signs in the lift. But no it is not a no smoking hotel. It is a smoking hotel. You can smoke on the balcony all you like and ruin the holiday of everyone else and threaten their health. As was my health and enjoyment of my room for the entire stay. No breakfast or drinks on the balcony. No sitting enjoying the fresh air and water views I paid for. No waking up to open doors and sea smells and the birds. Just locked away in a very average room watching the smoke plumes waft across my balcony and into my entire room the second the door was even slightly opened. I asked to speak to the manager. There wasn't one. I requested a refund. But no, I have to speak to the manager. They could not authorise it. But there is no manager to speak to. The hotel does not even answer its phone when you call them. Two days while there, and today.
How do I get a refund for false advertising and damage?
Update 17 June 2.30pm. I tried once again to speak with the manager and once again there wasn't one available. The person who answered the phone advised that she would have to take details. I asked for the manager's name. It was provided to me. I responded that I spoke to him on Friday. I further responded that I had spoken to a different gentleman on Thursday, the named person on Friday and a woman on both Friday and Saturday, multiple times. The person on the phone read through notes and stated my room number and noted that I had alleged someone was smoking. I responded no, I had advised of smoking on Thursday, and multiple times on Friday and Saturday, and that on Saturday multiple times, when it was actually happening, that I also had photos of the cigarettes and the smoke wafting and that I had offered this. At this stage, the female said she didn't like my attitude and that I would have to email and she hung up on me.
I didn't like the smoke wafting into my room either. For 3 days.

I came to this establishment because it was the most cost effective no frills option near my city-based appointments. And having experienced a surge of traffic, delays and other interrelated factors where Melbourne is famous for (e.g. protests, activists, et cetera)... The only reason why this venue scored 4 out of 5 stars is a few subjective issued which I would hope in future that the establishment fix.
So let me cut to the chase. 1. Upon entering the 18th floor out of 19th, into my room. The balcony window was open and there was a strange and strong odor.
2. The other patrons between floors, were frequently smoking on the balcony and their cigarette smoke would end up finding its way into my room... despite the balcony door closed off???
3. The bathroom shower, for anyone considering in staying here, let the hot water run for a while and rub down the base floor... this is what you want to do, otherwise, when you or anyone else use it, they may fall due to it being quite slippery.
4. The carpet had some strange black felt or lint... made me wonder if it was cleaned at all prior to entering.
5. There were insects in the bathroom, not sure where it came from.
6. Who ever used the room before I got there, left copious amounts of hair in the bathroom and especially in the shower. This was not cleaned.
7. The gym. No freeweights what so ever except for four dumbbells that young children can literally pick up off the floor. No kettlebells, only machines but good quality full commercial machines.
8. Which is a continuation of #7, all of the patrons who used the gym, did not follow any etiquette guidelines. The bar that use can use for a lat pull down was covered with two wet tissues and left attached to the bar without it being discarded in the bin??
Not enough signage in the gym. Not enough ventilation in the gym either.
9. The Life Fitness Leg Press machine needs a service and I would care to imagine that not a great deal of maintenance has been done to maintain the life and longevity of the gym other than just keeping up appearances through cleaning.
10. Not really an issue, just my observation is there are more cardio machines than strength resistance training ones and there could be better efficient use of space.
11. The lifts also need repairing, depending on whichever one you get into, you have to swipe with your card access and often than not, you have to press a button on the opposite side of the wall of the lift.
12. Unless you are a deep sleeper that is not going to be awaken by loud noises, you might want to get some earphones to block the potential unwarranted noise. I got this from the Balcony, the corridor and in-between room accommodation of people opening and closing doors.
In other words, there is no sound proofing what so ever.
I am sure there are better places, though this review is subjective based on my own experiences and also, I have never stayed at this establishment before.

$249. My wife suggested we call the hotel direct to see if we can get a better price for the same room & we were offered about $248. Upon arrival we couldn't see where to park the car so as to go to reception & book in. I ended up parking out the front although another person just coming out of the hotel told us we shouldn't be parking there. I explained this to the woman at reception who I found to be a little arrogant and unwelcoming as if she was quite disinterested and found me to be annoying. We ended up being ripped off for $20 to park in their disastrous secure parking. It is so tight in there that you have to be extremely careful going up & down the ramps while driving & I drive a small Honda Civic. We were also given the wrong room and we ended up with a room just facing the other rooms. So we were ripped off by about $40! I explained this to the same person at reception & she said that there was nothing she could do for us because the hotel is all booked out for tonight. She did offer us 11 am checkout tomorrow morning & a free bottle of what is probably, really cheap & nasty tasting red wine. Also the very small TV didn't work upon arrival however that was rectified. The hotel looks old, unclean & extremely outdated! Everything in the room is cheap & nasty and I said to my wife that it looks like the furniture is from Fantastic Furniture to which my wife responded that it looks more like it's been purchased from an Op Shop or second hand store! The room smells unclean and the carpet looks very old with stains. Overall this is the worst hotel I've stayed in for a long time. I'm looking so forward to leaving early tomorrow morning and I can not recommend anyone stay at this awful place! We certainly won't ever be staying in another Oaks hotel. What a sad gift for my 56th Birthday but we just didn't know that it would be this bad. There are also only 4 tiny milk containers in the fridge where you need 2 to just make a cuppa tea and there's no soft drinks even for purchase. No food of any kind is provided either & the coffee and food offered outside of the hotel is of very low quality as well. Just an awful experience all around but at least we're only staying for the 1 night.

and well laid out, one of the best we have stayed. There is a kitchen and laundry facilities in the apartment. Staff here are friendly and helpful. Other facilities in the resort includes, spas, sauna, gym and a tennis court. All ground floor apartments have access to the swmming pool, which is largest we have seen in Australia. We booked this place through Luxury Escapes and was entitled to a bottle of wine. This was the best place we have stayed in Nelson Bay.

I have sent three emails and not one person has responded. There terms and conditions state if they are unable to accommodate us for the room than alterative rooms larger room will be accommodated or alternative hotel or refund will be given.
Perfect location average room – Coolangatta is perfect beach & restaurants right here. Calypso offers great facilities Friendly staff. Room was small and in-room facilities were frugal. No Internet in November 2021 was a major disappointment.
Their emails are driving me nuts and I can't get out of them – I would never ever stay at an Oaks property, simply based on their spamming emails. I get several each week. I don't trust their unsubscribe link because the URL looks dodgy. Show details

Gym and heated pool and central station just down the road where you can catch train to Circular Quay to then get the ferry to Taronga Zoo. Very accommodating with wheel chair and walkers at the stations arranging ramps to and from all destinations. Great transport system and love Sydney traffic lights automated no pressing the button. Great city to visit and also Paddys market close by.
