asked to see where the rent wasn’t paid I brought up my online bank statement an clearly it shows it’s been paid but they could not shown me nothing only to be told I’m $6,700 in arrears considering my rent is $400 multiply by 16 weeks $6,400 an employee I won’t say there name told me the owner wants to up the rent now my solicitor has this issue an somebody’s in trouble

Very poor way to manage property – I regret my decision to give my property to Prudential to manage. They don't keep the owners updated on the lease signed or not signed, and never update on due bills. Horrific service. We are receiving bills after tenants are left on due dates for rented periods. Please think again before you give your property to them to manage other you will end up with bills in the thousands and their excuses. Thanks

as I couldn't get anything sorted out, and only then did someone finally help me, and even then the information was still incorrect. During my time there, I still never found out who my property managers were, so I had no idea who to contact for anything. I called the office a few times when I had no hot water, and when there was a beeping in the home that I couldn't work out where it was for. I was also told with having no hot water that they may charge me if it was something I could have fixed on my own. I am not a plumber, nor did I know at the time how to fix the gas pilot light, and when I figured that out and tried it didn't work, so why would I need to be held responsible for that? During the covid lockdown, they requested that I do a virtual inspection, to which I took photos of some things that I needed to draw their attention to i.e. downpipe not being connected properly, small hole in the screen door. None of these were ever fixed. When lockdown was over, someone did come out and do an inspection, where I showed more issues, i.e. loose tiles in the Laundry. Again nothing was ever fixed. The downpipe I ended up fixing myself to the best of my ability. Now comes to me vacating the premises. I hired a professional cleaner to do an end of lease clean before I handed the keys back. Once everything was completed, I took a video of the premises to show everything clean and empty as my own personal reference. Never thought I would need to use it. Since vacating, I have been charged an additional 2 weeks of rent. I questioned it with the only email address I had any luck with, only then did I find out who my property managers were. I was told that they have processed a refund and cancelled the direct debit set up for my account. A week later, I still have not received the refund. I emailed again, only to be told that the premise was not cleaned and that they were getting quotes to fix this and will refund once they have the quotes. I can understand the backyard, I never used the backyard that I had due to the stairs feeling unstable to me, and after me falling down the front stairs due to no railing on the stairs (should have been a requirement for that height of stairs) I was not risking any more stair movement. However every other image they provided to me were in my video as having been cleaned already by my cleaner, not to mention that I had given them a receipt that I had from the cleaner. The response I was given was "I am gutted that you hired a cleaner that hasn't completed the job properly. You may want to contact them". I then also sent through the video that I had taken to then be told "Sorry there is no evidence in here of these things." I am terribly upset with this real estate office. Not once have they attempted every form of contact with me (I say this as my mobile phone is not operational at this current time) to discuss this further with me. It was only when I emailed them did they bother to email me back. If they had of contacted me about this earlier, which I believe is what they should have done legally to give me an opportunity to rectify this, I would have sorted it out, and I wouldn't have even bothered writing this review at all. Don't bother with this real estate! They don't contact you for anything, won't even tell you who you are actually dealing with when renting, and honestly don't care about your wellbeing. As long as you are paying them, they do not care!

There is a good reason why they have 1.8 rating – They operate the old fashioned way that is to bully, extort money, treat others like dogs. Its pretty bad actually. This is why good lovely employees leave as anyone kind cant survive in their dark dirty pit of a real estate. are turning away from real estates and choose to manage ourselves as real estates like prudential are a nightmare. It's funny to me to see the only defence to neg feedback is to say I dont know you, your not on our books...;) product review would not allow fake feedbacks they check every feedback out before posting so you can be certain all feedback is factual. I would never stoop so low to hire their services. 1 year was all that I needed to see through these dirty rotten scoundrals. 1.8 rating there's a good reason for that. You get what karma you deserve.

So Horrible!! – The worst bunch of people you could deal with. Nasty, rude, dishonest people that have no clue about tenancy laws. So delusional! They keep trying to push the envelope with their tenants, in the hope that they can get away with breaking the law but unfortunately they can't do that to me because I know my rights.

provided me with an opportunity to purchase a rental income insurance (given at that time, almost all insurance companies were stop signing up new rental income protect insurances). Fortunatelly, we didnt need to claim anything at the end but that insurance provided us a piece of mind during that unfortunate and uncertain time and we are very grateful. WORST REAL ESTATE – I took a 12 month lease then they decided to sell this joke of an estate did not even give me notice of intent of sale. Made numerous threats via email and now have taken $300 of my bond and I was only in the property for 3 months. The owner and his minions are disgusting

appreciate how I am being treated he just stared at me with a cold, emotionless look. No empathy and not apologetic for how upset I had been made by my property manager. They need to learn people skills, because the way they handle things is not nice. These people are rude and cold. I had no choice, I did not choose this real estate, they were chosen for me because of certain circumstances. I would recommend you go with another, more friendly team of people.

Disorganised, liars and cheats with no scruples – I rented through Prudential for 7 years, and when I first started the property was managed by Sarah W who was the best property manager I've ever worked with. all started having issues with them too (as they shared with me), including non-payment of invoices (especially nice when dealing with tiny one-man-show businesses). They went from looking after the properties, maintaining them, and keeping up useful relationships with long term tenants; to avoiding calls, not returning calls or messages or emails, not having half the details they were supposed to, making promises then conveniently forgetting about them, not caring about the tenants they were putting in (new tenants damaging property and when the Property Manager were informed they said it wasn't their problem), to being straight-up rude to tenants.

The worst of all the property managers would have to be Britta. Totally incompetent, she can't manage the list of properties she's been given so delivers ridiculously sub-par service across the board. I chased her for months trying to get some issues addressed, only to be asked "where were we with that again?".

The property was built circa 1992, and had not been re-painted or re-carpeted in that whole time. When I first moved in the property was next in line for this block to be re-painted and re-carpeted, however there was not enough time to do it between when the previous tenant moved out and when I was moving in. I was asked if they bought the paint, would I be interested in painting, however at the time I was just moving in and would not have had time. Fast forward to a few years ago when I asked them again about painting and the response had become "We don't re-paint or re-carpet when a property is occupied." I said that wasn't really fair as it penalised long term tenants. She (Talia) said that is another 3bdrm property in the block came up I could move across top that one and there would be no fee's etc. I said OK, and set about waiting to hear back.

When the next 3bdrm property came up I was the one that had to contact them, and this was my first dealing with Britta. When I enquired after the other 3bdrm place I was given a list of fee's that I would incur, including a 'break lease fee', if I wanted to move across. I tried explaining the whole situation but she couldn't have cared less, and they clearly keep no records of conversations with tenants. I asked about getting the place painted at least, noting that there has been ZERO upkeep on the property since I'd moved in (emergency repairs only), and was again told they don't do anything while there are tenants in the property. I again said this penalised long term tenants, she responded with the verbal equivalent of a shrug.

Back when the Covid-19 work-from-home orders first came into place, I called and spoke to Britta again about the painting, and asked if they would be interested in the original arrangement proposed where they bought the paint and I would do the painting. Britta's response was that that was a great idea, that I should send her pictures of the swatches and a quote and she'd speak to the owner. So I did the swatches, used the Bunnings website to put together a cost estimate (noting that they may be able to get the paint cheaper if they have a tradesperson contact) and sent it all to her. The first time I chased her for a response a couple of months later I got "Oh the owner hasn't gotten back to me, I'll chase him up now.", the second time I chased her was exactly the same. The third however she said that the owner wouldn't do it this financial year. During this time she's also done inspections and had questioned the paint swatches on the walls - I had to remind her of the painting situation and ask for an update both times. More terrible record keeping.

After over six months living with paint swatch patches on the walls, I decided to buy one tin myself and paint at least my bedroom. I did, and it looked great. There was another inspection after this where Britta again asked about the patches (ugh!) and agreed how much nicer the newly painted room was. I asked whether she'd spoken to the owner about the rest of the paint and it was at this point she said "Well he won't be doing that now as he has to replace the whole side of the fence with the neighbouring blocks." I was dumbfounded, although I did ask her to speak to him again and see if he would even do just a couple of tins of paint now, and more later after the fence had been fixed. She said she'd ask ang get back to me... again she never bothered to contact me.

In March I was finally, unbelievably, able to purchase my own home. So I put in my vacate notice, saying that the only reason I was leaving was I'd finally been able to achieve buying my own place, and thanking them for the last 7 years etc etc... only to be met in response with an email from Britta saying "I got your vacate notice. Make sure the property is painted to a professional level." ??? After 7 years with them, no congrats, just an instruction to finish the painting at my own cost. It was about $2k in paint in the end that they screwed me out of - and that's paint only, not any of the labour I (or my poor pensioner Dad who helped me get it all done in time) put in.

On top of this, despite having obtained over $2k in painting for free - they quibbled over keys when I left. I'd had to conduct at least two key audits for them during my time there because they had a massive pile of keys that were not opening anything at the property. At the first audit, I also returned some of the keys they'd given me that opened nothing. They kept no records of these audits, and their copies of the keys were all messed up again, so they deducted $15 from my bond for keys that I'd previously given back (appalling record keeping again). $15 after they forced $2k of painting from me. Britta couldn't even face me in the end, and it was Arthur who decided that they would make the claim against my bond for the keys and also the water bill - that should have come out via direct debit as normal. They decided to make it a claim against my bond, to put a black mark against my rental history.

There are many other stories, this is only just my final couple of months of the last seven years with them. It really went from an all time high (Sarah W) to an all time low (Britta & Arthur) renting through Prudential. Whatever takeover or change etc happened in 2018 really has turned Prudential into a disorganised, unethical, immoral, fraudulent cesspool of a business lacking in any integrity. Never again... and I'll let everyone I ever meet, both tenant or landlord, seller or purchaser know to steer clear.

other...What an awful place to be; to evict someone now, or demand that you see every last cent in their bank account. A bit of compassion goes a long way in time of public crisis". My property servicer quoted me fake legislations often to illegally extort money out of me e.g. she loudly exclaimed that the legislation across the board is all renters must do a flea treatment, fleas or no fleas, I let her carry on to my amusement then confronted her with the real legislation which tells us only if there's evidence a treatment should be done, no evidence, no treatment :). In addition she falsified an out going report in order to extort money all of my bond out of me. Compulsive lying is a serious disorder. To be professional you don't have to be nasty, especially in times of COVID-19 crises and illegally and desperately try to extort money: it will not serve you well; renters have relatives, friends, kids and are also future buyers, treat them wrong and that's your business missing out on multiple opportunities current and long term; it's no wonder prudential lost staff in the mass walk out and business to others. My property servicer Jaz. aka Cruella Deville! Zero empathy, zero kindness and the nastier, meaner, more vengeful, deceitful and angry she got with her emails and actions, the more amusing it became, unphased by her nastiness it only worked hugely in our favour time after time no matter what nastiness they tried to inflict. I was naive to presume that the owner of Prudential and his family were decent honest people, however the actions of the employees are a direct reflection of the owners. From temporarily renting for a short while in the ant infested dump of an old house in Jarndyce Avenue Ambarvale that we tolerated for a year, to turning our backs on prudential and having the beautiful new home, life and peace we deserve and now finally have, we actually have won the lotto in more ways than one :) I have seen Pewdential from a buyer, seller and renters view point and I would never do business with them in their current state. I certainly would not trust them with my tenants because they will treat them inhumanely or with my money or properties as a landlord. It's the deceit, extortion of money through illegal practises, the lack of good, fair, honest, kind communication, taking advantage of and the outlandish bullying of naive buyers, sellers, landlords and renters and now knowing the owners fully condone and practice such behaviour that really sets my decision in stone.

Realestate will listen to Fair Trading and I might need to go to Tribunal. But it’s hard to go to Tribunal when the landlord is overseas apparently so I might never get help. I have Melissa as my agent. I also had an encounter with Awad (Senior Property Manager) who she brought to my property as some sort of gang up. As much as I don’t agree with Melissa’s actions, at least she was not as rude, disrespectful like he was. Awad just laughed at me when I pressed that I really do need to know when the landlord will come back from overseas so I can know when I can finally get repairs done or at least acknowledged. Terrible man who laughs when tenants obviously are reaching out for help. My advice is don’t take their word, get everything in writing or they will deny it. I only hope I don’t get retaliation by Prudential realestate Liverpool. Very worried they will try to withhold my bond like they have to another tenant I read about who also had issues with not getting any repairs done. I will keep this post updated though. I really do hope this review helps people out there who want to know how Prudential Real estate Liverpool treats its tenants. The drama continues for now but I can only hope their will be a resolution, however I highly doubt it.

Stay Away – Hard to believe these “agents” holding licences from NSW Government. They will lie you that vendor has accepted your offer and ask to come with a deposit, when the offer is not even conveyed to vendor. And start bargaining from there. Never deal with these unprofessionals who behave as if they never heard of fair trading.

it on time to an open that they contacted me about and had me change days to suit them. Their agent turned up 30 mins late, even when I called the office they told me that "the agent left ages ago and should be there any minute" 20 mins after my phone call he turned up, which also happened to be the 5 mins after the open was suppose to finish.

Secondly I dealt with Campbelltown, who also turned up at the end of the set time of the inspection only to try and enter the property and then had to call the tenant to come and open the property because the agent didn't have keys. On top of that, the agent wouldn't let people out into the backyard and they falsely advertised the property with 2 bathrooms and when you ask the agent where the 2nd bathroom is, she walks around the house looking for it.

It's agencies such as these 2 that give the rest of us a bad name. I honestly don't know how they both are still in business.

unethical real estate – Please do not buy property from Prudential at Liverpool. They will convince you that the owner is happy with your offer, then they will take your deposit cheque and approach the owner with a confirmed offer .. and then the owner will look for a better offer with your offer as the baseline. Your cheque would never get accepted anyway and you wont get the property.

Rude, untrustworthy real estate – If I could give them a no star rating I would, because they clearly deserve nothing. Horrible horrible service. They shouldn't even call themselves a real estate agency and let alone be certified to do so. They are an untrustworthy business who do not keep their word. Basically liars. Do not ever go to them!

Won't be renting through them again ! – Our consultant was always hard to get in contact with never returned phone calls. Money hungry at bond time. never got anything fixed in our house even after calling and filling out the online forms. They only got to work and kept in contact when it was time for us to move out ! Not happy at all. The workers are fake and only happy when things are going there way.

Good service but few iffy things – This review is a bit biased as i only dealt with one person called [name removed] from campbelltown. Was looking to buy and was very nice and good in keep in keeping in contact with me of properties that would interest me and never too pushy. But their photography is horrible!
