as we expected. (Husband was waiting in the car, after 3 hours he decided to join. He was shocked to see how big the house is going to be. He made his contribution by pointing out that I (not him) wanted a bath in the ensuit).

The design was so wide, we needed to add in beams (3 massive beams in the house, but they blend in). We also have massive windows on the first floor and heavy brick all the way.

Bottom line, everything we asked for was possible with Quantum Homes. Many builder I talked to would not do, granite bench, raft slab, brick to second storey, double garage inside the house structure and wider house. They can all make the house longer, not wider.

Within the 6 hours the sales consultant worked with me to put in a plan for a 50 square double storey. There was back and forth to change design to fit my budget. This was all done before deposit.

There is only a slight change in contract pricing and quote pricing, and they are all justified. I put them through an excel myself for comparison.

Building permit was a slow process and stressful.

Things have been positive since the build started. We have a very solid raft slab and perfect brick work all the way to second storey. Site manager has been friendly, easy to contact and return every miss call.

We had our first walk through and the feel inside has been stunning. We went with a cheaper tiles option, pressed edge and 450mm instead of rectified 600mm. We got return for excess cost due to cheaper price. We were still amazed at our tile flooring. Perfect straight tiles and well align marble pattern make the floor looks and feels luxury. It was a good decision to save on tiling, still went with Aus tiles though.

We got returned 7k rock allowance, which we didn't hope to see it back.

I had done private inspections for all stages, they all say the build is perfect, no issue.

I am still less than 2 months away from completion. Finger cross, no major issue.

I don't get paid for this review. Happy to chat about my house.

always helpful. We have a very unusual shape block which also brought about difficulties with the house design. Nothing was too difficult for them always upfront and honest about changes, costs and options.

Moving forward into the build the having started end of Feb 2017 the whole process has been very smooth. The quality across all trades;

- Slab was poured well without overspill

- Chippies built frame on site no pre-fab

- Tiling was done to perfection ridges and capping all very smooth

- Chippies also completed the weatherboards

- Internal fittings and fixtures all nicely finished

My husband being an engineer is very particular about the detail and has throughout been very impressed with the workmanship.

Living in Gisborne during the build I have visited the site nearly everyday, I have met many of the trades all professional and friendly which is a surprise at times!

The exterior of our home is absolutely stunning my husband drafted the plans of what we wanted it to look like and it has come up exactly what we wanted. From the houses they had previously built we hadn't seen anything like this. Which was very nerve racking and exciting at the same time. Luckily it has all worked out perfectly and we are so happy with our choice.

Always ask locally when looking for recommendations, I was skeptical when reading reviews and decided to go with my gut and take the recommendations of those who actually knew Quantum and we couldn't be happier.

land as an alternative option, which didn't work out in the end. So I have started again seriously talking about building with Quantum Homes...

To start with, they did customized design with a double-storey house to my land, which is a small corner (bit over sqm 300) block. I decided to remove study room to reduce the building cost. This was done WITHOUT any deposit, which impressed me. There were also some other changes to the design due to variations later.

The hardest part to get this contract signed is negotiation on fixing site cost. They are very reluctant to give me a fixed quote on site cost, basically to say it depends on how much rocks it will be found during this site works. I was so worried about this and as this potentially can blow my budget easily. And as per Consumers Victoria, the builder must give a fixed quote once they have done the soil test. Finally after two weeks of deadlock, they agreed to charge another 5k to fix the site costs regardless how many rocks they will have to remove. It's an acceptable solution to me.

The building process started pretty quickly and they agreed in advance that I can have my own inspector when a stage is completed. So I did inspections almost every stage by hiring an independent inspector except for the slab phase. To me, the site supervisor from quantum treated the inspection report seriously enough and went through all of the issues and get most of them fixed during next stage.

Below are the major issues I experienced. One is the communication with site supervisor. It seems one site supervisor manages more than 7 or 8 projects, so he was extremely busy, not very responsive to emails. You need to push for progress and they don't report you unless you chase him up.

The 2nd issue is the building process got delayed close to 2 months during lockup phase, mainly due to the contractor they used, I was told. The last issue is their poor schedule management. They cannot give you a finish date until two weeks before the moving in, which caused a lot pain as everything need to be booked in advance, like vacating the current house, hiring removalists, booking my daughter's school and booking tradesmen to do the fence or driveway etc...

With regards to all of above, they did hand over the new house even bit of behind schedule in reasonably good quality. The design is the best of all proposals I've received from a few vendors, which is the main drive that I got them to do the business. (Many builders charge some kind of deposit for just giving you a design). We have been living in this house more than 1.5 years now and kids love it.

I don't buy the story that something is either too good or too bad. I've heard much worse stories that some builders went bankruptcy during the building, which would be a nightmare even to imagine. To me, 3.5 would be a proper score for Quantum Homes in terms of my own experience, but happy to give another half point due to the very affordable price factor.

concerns being immediately addressed. The building supervisor was excellent and provided good availability. We had regular meetings to discuss our requirements which were always met and always exceeded our expectations. Similarly to the office staff who were very responsive and supportive.

Building with Quantum homes meant we were able to benefit from the long term relationships formed between our builder and various trades they use giving us a superior finish in all areas of our home.

Their patience, expertise, great customer service and attention to detail was supreme and difficult to fault!

The building construction was very smooth and whilst there was hick-up with the window company delivering the wrong windows, this was sorted out without a fuss and all ended well.

We are so glad that the supervisor was very approachable and efficient and that the quality of construction and competitive pricing resulted in us being really happy and relieved. Building was a bit scary for us but we couldn't be happier with the process and the quality of the build. We are pleased to provide this review of Quantum Homes.

Terrible – Run! Don't sign on the dotted line until you've insisted on seeing the colour selections!!! Colour consultant has NO idea about anything! I was left for over an hour on my own!! them and you are in the southern/western area you will get [name removed] as your supervisor. He is so slow! But if you build more towards the north you will get [name removed]. He's faster and his houses seem to be built quicker!!

I had multiple mistakes made at build stage, windows in wrong place, downpipes in wrong place etc etc etc etc I was the most stressful experience of my life and I would never build with them again!!! The office staff lie to you and at the 3 month maintenance inspection you basically get get told No to everything. Aparrently I can cause my laminate seams in the kitchen benchtop to buckle within 5 months of use!! Considering I just use a damp cloth I was very offended!!

My biggest advise is get an independant inspection and go over everything with a fine tooth comb, cause one you get to you 3 month maintenance anything you didn't bring up at handover they will not fix!!! I had a list of 15 items and they will only fix 3 of them!!! I'm really angry with this company and I warn people when I can to stay clear of them!

One other thing...they will insist on a 'rock allowance'. Take photos of the site dig...if there are no rocks brought up make sure you take photos of this and have a date stamp on it!! Otherwise you have a battle on your hands to get that money back. From memory it was $3000.

Their selections are pretty minimal and their upgrade costs are through the roof. And you don't get to do colour selections until AFTER you have signed the contract, so then its to late!!!

You will find yourself having to email or phone everyday just to get an answer to something. The answer is always "I will get the site supervisor to look into that and we'll get back to you" but they never do!! I found myself having to get a little nasty to get anywhere with them!!

I've been in my house for 6 months now, and sadly because of all the stresses and fights I've been in over mistakes made, things missed etc it doesn't feel like home.

Take your money elsewhere!!! I got sucked in by the very friendly and helpful sales consultant. Once you've signed that all goes out the window!!

Terrible – Quantum Homes is a boutique builder in the Western Suburbs. They made promises about what house they could build us and they took our money for site costs. We told them we had a budget and they agreed that they could meet that. big. We were told by the land office that the site elevation is 900mm not just under 2m like what Quantum Homes are saying. As we cannot afford to go ahead with the new costings they have now given us we wanted our deposit of $3000 back. They are refusing saying that it cost $3000 for site costs and plans. They are saying that the deposit is non-refundable. It does not say in their preliminary agreement that it is non-refundable, they said they verbally told us... do not build with Quantum Homes, they will take your money and not deliver the results that you are looking for!!!

Take your money and don't deliver on plans.

Get you to sign a preliminary agreement and then use it to say stuff that it doesn't support - like the deposit is non-refundable (which is not stated).

Charge exorbinant amounts for site costs... they reckon it costs $3000 for site costs and plans...

Do not discuss your complaint with you, they will just walk away and slam the door in your face.

Buyers Beware!!!! – We had Quantum Homes quote a single storey home based on one of their single storey designs. A sketch was done and presented to us. The sales person says to get an accurate quote, Quantum would require a site and contour assessment and that would cost $1,500. We paid this to get a proper quotation. quotation, we would only have to pay the balance of the inital deposit of $2,500 (total $4,000) to lock in the "old" pricing Quantum has put their prices up in OCT 2010.

The quotation came in and the sales person was asking us to sign the preliminary agreement but instead of the $2,500 as he put in writing he said that we should pay $4,000 to show good faith. We paid the $4,000.

The sketch was not drawn correctly and we also had a change to make to the width of the ensuite, so a second drawing was done and submitted to us prior to Christmas 2010. It was still Wrong!

As our circumstances have changed, we asked quantum to quote on a double storey that we sketched ourselves for quotation.

The quote came back at a very high cost.

Earlier Quantum mentioned that they work on a per SQ rate and that is how the homes are charged. This did not work out to bbe the smae rate as the single storey.

We could not proceed as the cost was too high and requested taht our deposit less the $1,500 that was paid for site evaluation.

The sales person said no problem and then the problems started. There was plenty of excuses for why we cannot get our depsoit back.

Quantum only sketched two plans that they say was FREE OF CHARGE and now wanted to chanrge for any extra revsions.

Afer We have proven that only two sketches were done, they would not pay the refund. Also Quantum (sales person or Managing director would not put anything in writing about paying the refund)It was always a phone call from the Sales rep and he did put the conversation in writing.

As soon as I told them that I would advise Consumer Affairs and I was was told that the cheque would be ready to collect the next day.

The sum of the returned cheque was not the $4,00 deposit. It was for $1,013. The break up of the fees was $3,000 for quotation!!

Quantum will tell they can do anyting, but when things change,Quantum will change the rules to keep your money! DO NOT SIGN ANYTHING, Better Still DO NOT BUILD WITH QUANTUM HOMES

to see them, at the meeting they decided we should put 2 bedrooms underneath and would change plans accordingly, that was on 15th May, it is now 20th October and we have not heard from them since, in spite of numerous calls and emails. Anyway all the best with building in the future. Meticulous detail and quality. Competitively priced and got my plans in no time. A little unflexible. I am an electrician and wanted to do my own wiring etc... I was told I couldn't but understood that they want to keep a good control on workmanship. Disappointing but understandable.
