inspection feedback. Problems really started when we finished our tenancy. Paid $1100 for a bond clean by their nominated bond cleaner, they then came back with a list of cleaning items needing addressed within a really tight window (24 hours). Cleaner had done an excellent job, was very professional and reattended. Then a list of maintenance items that were wear and tear that they wanted to charge us for including (but not limited to): chips in the lower windows caused by gold ball sized hail, a small hole in a 20 year old fly screen, professional carpet cleaning (already done in the bond clean), 3 plants that died (on a 700m block with in excess of 30 plants). In the end we went to QCAT - they eventually proceeded with only 2 items, as we refused to pay for the rest of their ridiculous demands. They were seeking over $1000 for 3 plants and a small patch up wall repair (which was there when we moved in). Unfortunately I did not have a clear before picture of the wall repair. They were awarded $150 for plants and $100 for the wall, which when you take off the $160 it cost to go to QCAT left them $90. A farcical waste of everyone's time. We went to tribunal because we are lucky to be able to buy a home and not require a reference from these lying charlatans. They should not be allowed to get away with bullying people into paying for wear and tear on their landlords properties just because they need a reference. It is shocking.

Extremely poor maintenance handling and follow-through. trade” — with no action or timeline provided. This cycle has continued for several months. Endless Cycle . they looking for free quote.

While Rent Star is efficient when it comes to collecting rent, the same professionalism does not extend to maintaining the property or resolving tenant issues within a reasonable timeframe.

As a tenant, it is frustrating and exhausting to chase basic repairs repeatedly with no outcome. I would not recommend this agency to anyone who expects responsive property management or accountability.

home myself as I was suffering from COVID. So I had to rely on 2nd hand word, from someone who was very inexperienced with rentals. If anyone had apologized to us for the hell they put us through, I would never had written this review. But the property manager pretended like it never happened. He hid in his office and never once said sorry for trying to lie. No email, no text message, no phone call, nothing.

Upon entry, we discovered a live rat infestation with a nest in the entry, droppings in the kitchen, and cockroaches in the dishwasher (see the photos). A strong smell of ammonia, just stunk through the house. The electrical safety switchboard was packed with combustible vermin waste sitting directly on top of live circuit breakers, presenting an immediate and severe fire risk that the agency completely ignored.

Underneath the house, the situation was just as hazardous. The sub-floor area was riddled with loose, exposed wiring and trailing cables that had been left hanging in a haphazard, non-compliant state. This exposed cabling, combined with the dampness and vermin, created a potential electrocution risk and proved that no safety inspection was actually completed. The Entry Condition Report we received was falsified with almost every section marked as "clean" and "undamaged." They also tried to drown us in data, supplying over 915 photos to inspect and over 250 pages to look through. Hoping we would slip up.

The Property Manager falsified the Entry Report. What was really st^pid however, was their own photos showing construction equipment left in the bathroom, and painting and other repairs going on, after the bond clean had been done. Yet they still ticked "Clean." I found carpets covered in gyprock dust and burn holes, and air conditioning units that were clogged with grey sludge and black mold under the house. They even had the audacity to lie on the rental ad, advertising the property as fully "Ducted."

Most disturbingly, less than 24 hours after we legally terminated the lease due to these massive safety breaches (using a Form 13), Rent Star immediately relisted the property for rent. They made no attempt to remove the rats, fix the fire hazards, or clean the property before trying to trap the next tenant. This behavior demonstrates that they prioritize rental income over human safety. Do not rent from this agency. They failed their basic duty of care by trying to rent out an unfinished, infested work site as a luxury home. I strongly advise avoiding this agency if you care about your safety or your rights. Their reputation is sinking faster then the Titanic.

We had pre-approved picture hooks, blinds we’d asked to have repaired for years, and hired a professional cleaner who returned to fix any concerns. Yet they gave us only 24 hours to respond — all while already lodging for the full $2,380 bond.

The timeline was we gave keys back 10 am 8th of July - 4:44 pm that same day they lodged a fast track bond claim for the entire bond. RTA law states that bond claims must come with invoices for work ordered at end of lease to receive the bond - how did they get 5 different jobs they are claiming for in 5 hours prior to even looking at the property?

We received the exit report AND bond claim request the next day! Oh did I mention that they entered to do a preemptive inspection 2 days prior without written notice? I caught Chloe in there taking pictures prior to the cleaning being completed!

When we reached out to the director, Omar Hamid, he simply passed it back to the staff responsible. No apology. No ownership.

We’ve now had to file with the RTA and Office of Fair Trading. If you’re a renter, be cautious. And document everything.

have got any action from them is to threaten legal action. They have no consideration for the tenant. The property manager makes outlandish ridiculous comments saying that I should be happy with the low rent I am paying even though it is market rate and there are numerous unresolved issues with the property. bond. They are willing to make you wait and go through the long arduous process of conciliation or tribunal. My advice is ensure you always do a thorough walk through with them before you leave and that you take a lot of photographs upon getting the keys at the start of your tenancy and before handing them at the end. I would also add make renting easier on yourself and avoid this rental management company if you possibly can as the reviews that are 1 Star and not 5 are the genuine ones by real tenants.

Please don’t make the mistake – Please don’t make the mistake of going with this company the realestate agent Jordan didn’t respond to my emails or calls, I had to go down to them in person to get my responses. They didn’t fix any of the problems I had at the house I had to fix them all and it came out of my own pocket! Once I decided to leave they took my whole bond away and left me with nothing. I feel robbed and truely hate how they treated me and my mother!

unit. He continued to cause property damage to another unit in the complex after that. Rentstar also attempted to get our body corporate to pay for damage their tenant caused inside their own unit. Doing so gives the appearance of either deliberately attempting to get other unit owners to pay for damage that was the landlord’s responsibility to deal sort out with their tenant, or that they are just such bad agents they don’t know any better.
