almost all nightmare experiences people have mentioned here right now.
Before they sign the contract, they will convince you, they are the best, most flexible, punctual, professional builder in whole Victoria. But keep in mind that, those fairy tales stories live only till you sign and pay the deposit. Then, you are just another innocent victim who will fall into their trap for years. They will laugh or scream at you, when you raise your concerns.
They don't have any site supervisor and you always have to call their office receptionist and she knows nothing about your build and will keep passing the ball without giving any reliable answer.
You might not believe reviews on the internet, but if builder gets 100% negative reviews without any positive feedback, you will get a better idea about how he operates. Unfortunately, we can't mark ZERO or MINUS. Otherwise I would rate MINUS for this builder.
Please read all comments here and I believe they all are true and I can't explain my pain in words. Only thing I can do is pray, and no one deserves to be in this situation because of a builder like SBG.
Look elsewhere – Get out while you can. At first it will sound great they are happy to make changes and have so many options but it is all a facade. to you when you do bring up concerns and act like none of it is their fault. I don't think they have any intention of starting or completing builds at the moment. If you have signed make sure they have building insurance before you give your deposit, it is now illegal in VIC for them to take a deposit without it. Save your time and money - look at another builder. Words do not justify how horrible this business is.
Liar Liar Pants on fire – Worse builder ever! So many liars and poor management from the sales team. the small things have been done but the 3 major issues still haven’t been addressed. We are having to take them through the DBDRV and we are not the only ones. It took 2.5 years to have the 3 month inspection check done, and 7 months later still hasn’t been rectified. Structurally the house is sound but cosmetically is rubbish, we could not sell the house as it is right now. But our issues could possibly make it structurally damaged.

Do NOT build with SBG – I honestly wish I could give ZERO stars, and wish I had’ve seen reviews before I signed my contract. delays, delays, delays, delays. - they don’t pay liquidated damages. - will harass you if you haven’t paid within a day of receiving invoice. - they don’t fix issues noticed at any stage of the build. - nothing is ever their fault, it’s trades/covid/supply shortages. - poor work quality; lots and LOTS of issues that are noticed after handover.
Save yourself the emotional and financial stress, and go with a bigger builder who will do as they say!

to mail multiple times to get a response back) - 0 transparency on the status of the building once u get past the frame stage. We were sitting on our flooring to be done for over 2 months. (the blame was conveniently been put on the COVID staff shortage, but this was the most frustrating time for us, which we would never forget as trying to contact and get an update was next to impossible) - Extremelyyyyyy poor post construction service. we have moved into the house for a year now and the 3 months service has still never completed. You are asked to send through pictures and videos but nothing get actioned. Again blame is conveniently been put on staff shortage.
Last and most important if you have any money owing eg. Assets protection or delayed construction make sure DO NOT SIGN ANY RELEASE letters until you receive the money. We have had our asset protection which was stuck for 9 months due to an illegal task undertaken by one of their trades person and were told its nothing to do with them. So we kept calling electricity, gas, water, nbn, storm water and who not to find out who was the responsible party for 9 months, spending hourssssss on calls and emails.
Turns out the council figured it was the builder's trade person and held them liable (thankfully). Now allowing the builder benefit of doubt that it was their trades person who never informed them of the illegal work they did, we ignored all the hassle we went thru and did not ask for any compensation and simply asked to get things fixed and get our bond money back. BUT again, SBG being SBG got us to sign the letter of release for the fixing work to be done by council and promised us to pay the bond money directly. So we did that and let council take our bond money to fix things. Its been nearly 3 months since and SBG hasn't paid us the bond money back. At first they kept assuring it will be paid after the long weekend, then it was the end of the month, then it was sitting in their system waiting to be cleared. And finally after another 2 weeks notice we provided they have no answer as to what has happened to that payment sitting in the system. In fact when I informed them about it being lodged for legal actions instead of them trying to pay it off, they have asked to provide more details!!! like seriously??? you don't have a response for where my money is, and obviously have no intentions to pay it, which is clear since you are asking about where is my complaint lodged rather than actioning on making the payment. So basically all they wanted was to take the council out of this scenario to reduce the pressure on their head, which they succeeded. Anyways now we might just wait until the legal actions are completed, but we thought its good to let other ppl know and make sure we can save someone going through this trauma. oh and remember, when they send you the invoice they payment is STRICTLY due in 2 days and any delay payment costs you over $100 late payment fee. But they are allowed to not pay you for over 3 months with no cost involved, how cool!
Overall: Not worth the hassle. the mental stress during and post construction has definitely out weighed anything pro.

In summary, they will lure customer by Sales team's cunning words and then show begins. Very fast till frame stage and then no response. your build would be at mercy of God. No response to call, emails, texts, face 2 face visit etc. Nothing will work. The worst thing is they notoriously will raise invoice on same day or at incomplete stage and will call you 2 times/day but once SBG gets the payment, then who you are? This would annoy of any customer. I am surprised how they survive in this business. I have at least met 5 customers with same horrible experience as mine.
I wonder, has any of people reported to VBA or pursue legal actions? they must be held accountable.
I am very very sure that all the reviews are as result of SBG's baseline method of work of being dishonest, cunning, irresponsible & thug.
I would hate to say this but they have thrived on New migrants/non Caucasians who are easy to fall in their trap which is fact and i have seen it happening and they say bad words on your back.
There is so much to write about SBG but i don't think it would change their behavior and arrogance.
Stay away, stay away from SBG, even if they offer you home for free. you will regret it.

3rd time building. We are still waiting for issues that were supposed to be sorted the week following hand over 3 years ago. Been 3 years and still waiting for inspection that was supposed to be done 3 months post completion. During construction there was so much unprofessional conduct that I wonder how this company is still trading. If this builder owes you any money, forget about it, count it lost. Anyone that does not believe these reviews, join our club because I am sure you will be writing a similar review in future.
Scam Builders, cheaters, lame laws enable these builders to operate – worst people...they got our deposit for a townhouse and the project is not moving...they don't want return money...I cannot believe shady builders like these can operate in australia...shocking...they sweet talk before getting your money then you are done...these scums are the proof that how lame the construction laws are in Victoria.
