Disappointing experience with unethical and unlawful behaviour. Our property was mismanaged and even simple repairs were strung out for months with money withheld without our permission. these issues but they either don't care or are incompetent and I don't know what is worse. If you are locked in with them check your contract as we didn't even have one which is against their charter. Very dissatisfactory experience.

found Strata Plan managers and staff to consistently be poor communicators and advisors to owners. Building maintenance issues are either dismissed in the hope they go aware, or are left unresolved which only leads to further issues. In particular, the building I lived in had significant water damage and ingress throughout the building, yet Strata Plan consistently advised the Owners Committee against completing a comprehensive building and structural inspection to identify and rectify the issues. Their management advice was poor and only left issues to compound and cause further damage later on.
Communication was also incredibly frustrating, as emails were consistently unanswered for over a week and calls to the head office were not returned. I would not recommend their services to anyone.

they better do what he says. As for men on committees he just screams his head off at them (there are recordings of this). There are many court judgments against them you can search for yourself on Austlii - but most importantly, avoid them at all costs. If you need to get rid of them, don't hesitate - just terminate their contract and move on and deal with their predictable behaviour later.

either ignore or pass the buck in most cases and consider this Normal especially when the need for help is at its peak. Strata Plan and in particular one young Lady "Sumaya" have restored my faith in Business and Service Providers and their willingness to go past a difficult set of circumstances to cut through the red tape and resolve a relatively important task that only the very caring and diligent are seemingly willing and able to resolve. I applaud this very special person and her Company in support to resolve a real person's problem and seeing it through beyond our Satisfaction and to Completion. Not enough Stars in this case for a True Service Star...Well done Sumaya and Strata Plan... ******

In my role as an Owners Corporation Chairperson to represent the owners of the building could only take place with the support and backing of Strata Plan. Whilst the majority of the work was between the builders, project management and our previous building manager – Chux Olagama at Strata Plan, lately with Michael Cementon our new and current building manager, taking over from Chux during a very crucial challenging period. Without the backing of high-end organisation like Strata plan and their management team in regards to signing of contracts and managing the loan we had to take-out with Lannock this may have led to a different outcome for all lot owners.
I do wish to give a shout out to our current building manager – Michael Cementon from Strata Plan. Over the last 4-5 months closely working with Michael, almost daily on occasions has been a pleasure, the advice and support offered by Michael cannot be downplayed even contacting him directly on one occasion late on a weekend regarding a very concerning incident in the building between a couple of owners, Michael was able to quickly read the situation for what it was and manage it by contacting all parties concerned.
However, we do field enquiries and complaints from other Lot Owners in the building particularly with Strata not responding to residents’ concerns if the resident Lot Owner has contacted Strata Plan, whether that be via the main contact number or by filling in one of the forms off Strata’s website. Seems the residents expectations fall short and are not met, this issue needs to be addressed as messages may not be making their way to our OCM.

worse, and far more expensive.
Over the last two years, we have paid through the nose for a rotation of managers (I think we're onto our 5th or 6th) that appear to do nothing more than pay the insurance bill. Our common property is a mess, our council have threatened us with fines because the grass is out of control; we had to pay out of pocket for someone to come and do it for us because they didn't organise a gardener for us, despite it being one of their basic duties.
Based on the sheer number of managers that have come and gone, this is an extremely unprofessional company. We terminated them in mid-March, it is now May and they are still invoicing us and have not done a handover of documents to our new manager. It is only now that we have fired them that they are sending a gardener, go figure.
One of the absolute highlights of our time with Strata Plan was when our clueless manager couldn't even correctly identify our property on Google, that is how little they care.
Another highlight was having to contact the CEO myself through LinkedIn just to ensure I got a response.
0/10 do not recommend.
Terrible strata managers – We notified Strata Plan Pty Ltd that they were terminated on 13 Sept 2021, effective from 13th October 2021. They are still not cooperating with handing over control of our data or our bank accounts to the new owners corporations manager which we expected at the latest by 10th Nov 2021. What a dreadful ordeal it has been dealing with Strata Plan. Beware.
Paying for no service – They charge high fees to do nothing other than pay our building insurance. They charge high admin fees and maintenance fees without providing any service. Anytime there is an issue I am hung up on multiple times by there overseas call centre with no call back. They are a scam.
Worst body corporate managers we have seen – They will not answer any requests. No call backs. Suggest you find a more professional Body Corporate managers. So many messages left - and there is problems with access (to fix ) and insurance concerns

Expertise – Our O.C. committee recently had a rather contentious issue to confront regarding an owner within the apartment complex. The assistance and advice provided by the General Counsel support from Strata Plan was indeed of great value.

Not the best experience – Our BC was with Strataplan for almost 3 years and must say it was not the best experience. Over the 3 years we had 4 OC Managers, with only the last one being responsive and competent. My final dealings with them were made better by the work of most recent OC Manager who went out of his way to expedite our transition to our new BC provider, and was very responsive to our questions, requests and needs.
