based on their word. Next winter water ran in to my bedroom. I literally stepped in water and living like this for a long time. After so much yelling, they send a contractor. He started for two days left the job as it is for three months. I called them a lot to chase him. They did not even bother to follow up with the contractor. Turns out the contractor had money issue with them. I did not use my bedroom for three month as it was under construction. It is one bedroom unit. Imagine how terrible is that.
After three months, he showed up and finished the job in half a day, proper job was supposed to be done in longer time. He left. Next time plumber showed up for another reason and he did hose testing. Found out the proper still exist!!!!!
I decided to fixed it by myself based on plumber advice. It cost me a lot and took me over one month to finish it as I had to change the floorboard as well.
They did not even pay for it.
They charge each unit $820 per quarter. The block has nothing special not even garden or pool or gym..
All they care of is suck the money out of you..
We had a lot of issue with them since. Right not the car park power are gone, the garage door is not working due to power shortage.
Email them last week, all they said was we have received it.
Do not even think about using them.
Why there is not option for zero or minus star in here.
Absolute criminals – Strata Select did supply inflated, dodgy quotes at least double the price of works to be supplied. When we tried to supply independent quotes we saw their true colours! Aggressive and skillful at bending the strata law to trap you. It took us months to separate them from us as they ripped us off. The meetings were intimidating and aggressive with personal insults from [name removed] used as a tactic amongst others.
Some good advice – Frustration with this company's rude and unprofessional behaviour led me to research on line and I found not only this site but others such as ASIC which you may like to browse. after residents in their area. This quickly brought forth a phone call from the director of the company in which he gave a multitude of lame excuses plus false flattery. I am too old to fall for sales talk. I have noted their website has been inaccessible for at least 3 months which I find amazing for a company seeking business. At our recent AGM it was obvious he favoured what has been a dictatorial EC as I am sure he did not appreciate my discoveries/actions. If you have any complaints, letters (with attached proof if possible) to the relevant government bodies are far more productive than complaints on this site as companies are loathe to have their name appear negatively on government documents. Many complaints from many people to the MPs re the same issue cannot help but bring a positive result.
OMG. The rudest people on the planet. Time to get a proper strata manager. Time for a better change – May be they are just nice to the executive committee. To other owners they are extremely rude, providing no service. Yuk.Yuk.Yuk. They do not care about our properties, owners. They have no education. They are not doing their job. The yuckiest woman in the universe I have to deal with. Stop them from taking our money.
Money hungry and unprofessional business and management – The staff try, and are courteous, but display a lack of knowledge in a number of important areas. Their systems are very basic and they have made several significant errors causing significant additional cost for our complex. Most importantly, the principal and senior management are atrocious and provide little to no customer service or courtesy. Don't even consider this lot.
Appalling to say the least – I have been waiting for more than 5 months for a bathroom leak to be fixed by this crap. Every few months they send a plumber for assessing what is to be done and then again go cold on doing anything. I have been forced to use only one bathroom for this long period waiting for this bunch of crap to fix anything for me.
Absolutely hopeless!! – The worst receptionist, totaly in helpfull, so rude and no good for anything and not afraid of letting you know they don't give a crap!
Appalling – My experience with this service has been possibly the worst I have ever encountered. A straightforward job in my unit was delayed unnecessarily for months owing to failure to return my calls or emails, failure to carry out agreed actions, loss of paperwork, admin staff who answer the phone but have no authority to provide even basic information… Read more
such as phone numbers and then talk you down when you object to the delays. My advice: stay away or be sure to record all interactions and outcomes so that you have a strong case to present to the Department of Fair Trading when you eventually end up there.
Incompetent and Negligent – Strata Select are incompetent to manage any property. I am saying this from my own experience. They do not take any action for months after any problem is referred to them .

Just imagine when a so-called strata manager tries to charge you for items, more often double the amount without justifying for the figure, and a strata manager that never returns your call within the day, and even threatens to terminate the call if you ever attempts to debate on a questionable action.
The only leaf they could grab when challenged is that "what we did was for the best interest of owners": if you do act in the interest of your client, do you have to keep telling your client that? Your client can easily tell. A professional strata manager should never be afraid of questions from owners, but rather stay competent and confident with every action and decision s/he took. If not so, one should never be a strata manager.
Unless you believe that "repeating a lie a thousand times, it becomes the truth", you really should take the above seriously. Different from what Reagan said: do not trust easily, verify first. If you are thinking of engaging a strata manager for your building, try a more reputable one, not one with such disrepute.
If I could rate this zero out of five stars I would. after two weeks or longer. We have dealt with two individuals closely who are very rude and incompetent and did not answer our concerns on how the funds were being spent on the strata plan. As the invoices provided were very vague and did not give a clear picture of expenditure. We have been trying to settle discrepancies for the last two months however the conflict is still ongoing as it is very hard to obtain clear cut answers. The owners corporation are currently trying to terminate the contract however, Strata Select are not cooperating with instructions given and are attempting to prolong this parasitic relationship. For reasons we do not understand, we believe as we are a small strata plan we are being taken advantage of. Two owners have been told by one member of staff that "it's business", hence indicating that this is about obtaining as much funds from the owners corporation as possible.
I have since lodged a complaint against this business to NSW Fair Trading as we believe that Strata Select have not been acting in the best interests for our strata plan or in accordance with the agreements.
Pathetic, Stay away – One can expect the premiums to keep rising without any additional services being added. Their contractors are dubious and charge excessively. It takes 6 months and numerous emails and phone calls to replace a simple light bulb, let alone any other urgent repairs. The managers are unbelievably rude, and i wonder why they get any business in the first place. Please don't deal with them.....

Organisation who thinks they are above the law – We have been with the strata for more than five years now. permanent links. when asked to send invoices always neglected. We,as building owners, never able to find faith and trust in strata manager (which is most important for any successful professional relationship ).
Strata never managed to achieve positive budget. every year had to pay for sinking costs. To keep contractors happy, always send them on site saying routine checks but never needed. we were overcharged later for their (contractors) annoying presence. never hold meetings at premises. manager did not visit place even once in these many years. Sick of them.
Terrible strata manager – Aweful commucation&response. Called the responsible strata manager 4 times and he was never available (either in a meeting or not in office). Every time the receptionist took my number down and said the manager would call back but he never did. Also sent him an email and no response whatsoever. Garage door was not functioning and never fixed. Aweful communication&response.
Totally unprofessional – Readers be warned - look at the negative v positive reviews and really think about if you want to deal with such a company. no communication – No communication makes for frustration when residents have an urgent problem such as water leakage.Residents are expected to do all the work themselves but still pay Strata Select for services..What services!!??
Highly Recommended – Our experience with strata select has always been very positive. They have always dealt with our complex in a prompt and professional manner and have assisted us greatly. We’ve had experience with other strata companies and can honestly say that strata select is by far the best we've dealt with. Responsive, friendly and excellent to deal with.
