I paid twice to stratapay by accident and then they have the hide to charge me $10 to send it back to me very rude and wrong i will never trust these people ever they are just out to steal from people in my option.
Again another unjustified (and possibly illegal) experience with StrataPay. I have just paid $440 towards by strata levies by debit card (Visa) through their system, and was charged $7.39 for the privilege! Talk about gouging :(. There is also no information I can find listed on these fees either on my Strata Management website (Bright & Duggan)… Read more
or StrataPay. I will be writing to NSW Fair Trading and ACCC as there are laws in place to stop businesses charging unfair card processing fees, as well as clearly providing information about fees and charges. The Bright & Duggan/StrataPay combination is the worst I've ever come across in strata management.
StrataPay and I have turned the corner and thanks to this I’m able to revise my original score to 5 stars. My sincere thanks to StrataPay for this outcome.
Excellent Service in Handling Payment Error – Recently, I accidentally paid my strata levy twice due to a mix-up on my end. I was initially worried about the hassle of getting a refund, but the StrataPay team made the process surprisingly straightforward. They were understanding, efficient, and very easy to communicate with. The refund was processed quickly without any complications. It's… Read more · 1
great to see a company handle such situations with such professionalism and care. Highly appreciate their responsive customer service!
Hassle-free way of paying OC Fees – I used to pay my owners corporation fees via BPAY using DEFT. It was alright but meant I had to keep track of payment dates. Recently, I found out through the owners portal that StrataPay offers a direct debit option. The setup was pretty simple, just a few clicks. Since switching to direct debit, I've had one less thing to worry about. Payments… Read more · 1
are automatically deducted, and I get a notification confirming ahead of time when the fees are going to be drawn. It's nice to know that the payments are taken care of without me having to remember to do it every time and risk late fees. StrataPay is worth a try if you're looking for a hassle-free way to manage your OC fees.
They were paid, but still chased me for payment – I paid my strata fees 15 days early on August 16. On September 12 I got an overdue notice to pay. Third day in and my property manager and I are still trying to convince Stratapay they got my money, but they want evidence. My property manager has told them the date, amount, reference and the account details the money went to. Haven't heard back yet.

Direct debit like it's 1999 – Unlike every other biller in the country, StrataPay seem to be stuck in the last century by insisting on paper direct debit forms. Hilarious that I got my home loan all sorted totally online yet can't set up a direct debit with these guys without going to a post office and buying one of these things the oldies call "stamps". (aside: I'm an oldie, I remember stamps perfectly well; I also know how to use a computer)
Unnecessary charges – LMM solutions has selected to work with Strata pay for body corporate fees payment. Strata pay charges a 1.60 Additional charge every time we pay our bills. The additional cost by strata pay makes paying weekly or fortnightly impossible due to the additional cost. LMM solutions could provide us with an alternative organisation to work with,… Read more
Strata pay is not the only option. I have requested repeatedly for another option to be provided.
LMM has not seen fit to assist us in this Matter rather to wash their hands and claim it the responsibility of Strata pay.
Very poor service can not recommend LMM solutions or Strata pay.

Appalling ethics, money [Content Removed]! – This has to be the biggest [Content Removed] company around. My strata manager made the mistake to use them for our body corporate levies. They charge a fee on every type of payment even direct debit, bank transfers etc! Whatever you do, do not go near them. We are now looking at moving body corporate managers to someone who does not use Stratapay. Awful organisation with appalling business ethics.
Worst strata management I've been involved with – I set up a direct debit with these guys. They issue out a levy notice with no mention of their "terms" for a direct debit. The Levy states that the payment is due on the 1st of March with no mention of the terms that they are going to take it out 5 days earlier on this notices. If you miss the email from them they will charge you for this even… Read more
if you are proactive trying to work towards a solution.
After seeing that the $1619.81 that they are charging me wasn't going to go through. I made contact to try to resolve it before it was an issue. I told them I would be able to settle it the next day due to drawing more funds from my home loan. Their response was that you have to pay $35 and "thank you for your understanding".
The old system use to cost $100 less and would draw out on the date it was due. Very disappointed with the swap over to the new "service".
Was a very condescending experience and some of the worst customer service I've experienced.
I would not recommend stratapay.

[Content Removed] at its best – When you pay your Body Corporate Levies through this company not only do they [Content Removed] with the surcharge for using a credit card, they also then charge GST on the credit card surcharge!!!!!! Never ever seen this before - so looked it up and a post to do with how the ATO treats GST states 'The credit card surcharge does not form part of the consideration for the supply of the goods or services made by a third party'.
Still operates as if its early 2000's – Who still use paper copies which are snail mailed for a direct debit request ? Had to re post via snail mail, as there was an error on the form. They could not be bothered to call me and clarify. I suppose it was easier to snail mail back to me to correct, so I can snail mail back the correction. I'm lost for words.
Questionable business model – My Body Corporate is using this service and it seems extremely archaic in this day and age of digital solutions for the following reasons: - Hefty fees on CC/debit card payments: Visa/Mastercard 1.65%, Amex 2.40%, Diners 2.65% (http://www.stratapay.com/Portals/0/SPay_Payer_TC.pdf). This covers their "service charges" for the costs of "compliance,… Read more
technology infrastructure, security and processing". Seemingly a way to avoid: https://www.accc.gov.au/business/pricing-surcharging/payment-surcharges - To apply, you need to fill in a paper form and this gets sent to their office in the Gold Coast, so it takes days before anything is resolved. - TIP: a direct debit will not incur a fee. Looking at previous comments, they appear to make their income off people obligingly/unknowingly paying fees on card payments. Is there really no better technology out there that can debit your card on time without the major fees?!

Know better, choose better.
Exploitative fees! – My strata manager switched to using Stratapay and now I have no option of paying my strata costs without incurring a fee. The credit card surcharges are very high, 1.8% is the lowest they offer. Plus the dishonour fees are high - they will charge $35.
Such a crappy service – No digital form?! Can't register a direct debit on website directly! Even the options of the form don't even make sense for a direct debit...?! I strongly recommend to use another service.
Terrible Customer Service - Antiquated Systems - Seems Like A Scam – Terrible Customer Service, they really don't care at all about satisfying their customers. I am sure if customers weren't locked into using whatever their building management company used they would have a lot less. Antiquated Systems - what kind of business cant setup an online portal for direct debit? Or take digital versions of payment details… Read more
even, why do they need to be hand written and mailed? Why cant I write multiple body corp references on the same billing form?
Seems Like A Scam - I think they make it intentionally difficult around payment so they can charge more late fees. I find it easier to get a passport than work with this pathetic company. After a lot of feedback from many unhappy customers they still don't care to change as it seems to be financially motivated, and intentional negligence.

Shocking System – These guys rely on a antiquated system where customers can't easily adjust review and make changes to their account. Ridiculous expectation that customers set up a direct debit and then you have to print off forms complete sign and post to adjust minor changes. When I rang and explained the customers frustration their simple answer is simply… Read more
they are not obliged under financial regulation to have online services yet happy to charge $35.00 dishonoured fees while waiting for your forms to be processed.
Terrible arrangement and bodycorps should look elsewhere....I'm sure sooner or later customers will revolt.....

If your strata Unit is in NSW - Don’t use it! – 1/ Direct Debits - Stratapay direct debit your account approx ten days before the amount is due, not on the due date like most organisations. 2/ Changing / Cancelling Direct debits - as Stratapay is located on the Gold Coast and is subject to the archaic laws of QLD, all set up, changes and cancellation of direct debits has to be done IN WRITING and SENT BY POST. Extremely inconvenient and a waste of time.
Thank you for your comments. Please see below response… Read more
Quick To Charge Interest – Very quick to charge interest - hardly any time between 1st notice to 2nd notice especially considering Australia Post & taking into account internet banking takes 3 days - should not be allowed!
Worst Customer Service – This company needs to learn some manners, extremely rude staff and the credit card surcharge is way too much. Would prefer to pay my body corporate directly.

horroble service, missing leading extra fees changed, be careful – My strata company uses stratapay service for handling their payments. When filling up the direct debit form, there is no where indicating that there will be a surcharge for paying by credit card. I got charge $7 for a $270 payment. It is just ridiculous how this happened and how much they are charging. When call them up, the guy on the phone… Read more
really didn't give a sh*t about it. He keeps repeating that somewhere in the form it says"Debits may be made up to 5 business days prior to the due date for any amount outstanding on the account attached to the above StrataPay
Reference Number together with any service charges that may apply subject to the availability of this data." He said see there says any service charges may apply. I questioned him that so why doesn't it say that if you chose credit card payment then there may be a surcharge. He just keeps repeating that line.
i don't have a problem paying the fees if I know it upfront. I just hate when these company trying to use misleading words to cover it. And you are end up coping with it.
