I would strongly advise potential tenants to reconsider engaging with this company/manager due to their inability to manage properties fairly and responsibly. Their conduct not only caused significant inconvenience but also questioned their commitment to tenant rights and satisfaction.

Non responsive Acton Mandurah – Attempted to purchase house from brodie, after leaving 3 messages and sending 2 emails never got a response. The house was sold for 20k less than asking and I was a full price buyer. Left a review on google and finally Brodie responded to something only to abuse me. I wonder how long agents can continue to treat buyers like this.

headoffice, you need to have a look at your licensee contract and retrain them how to handle a customer or response to a review. Seems that Acton South Perth are not able to take criticism. It gives a bad name.

crisis, and David went above and beyond to ensure the sale went through despite some tricky complications caused by the pandemic. He organised and attended trade repairs so we didn't have to attend. He even offered interim accomodation from his own private time share allocation for the tenants who were moving out as they couldn't find another rental in time. We can't recommend him highly enough and will refer friends and family in the area to him.

our initial visit and final inspection. This was all due to regional travel bans in place. Vincent went out of his way to produce videos of the property and measure areas so that we could purchase items for the house. Upon settlement we had a removalist and contractors already booked for our arrival. As we couldn't travel to Dunsborough Vincent opened up the house for the removalists and picked up the keys for the new gate install. He went above and beyond, and we thank him for helping us out. I will be recommending Acton South West to friends in the future who are looking to buy property.

the seller directly, and at first he seemed very willing to help, but immediately after the call with the seller I received a call from the agent who told me that I was not to have any dealings with him until after settlement. No reason, apart from 'we don't do things this way' was given. She made no effort to assist with my needs. She wasn't rude or insulting exactly, but very close. I felt extremely frustrated and mistreated.

I would not recommend any dealing with the Fremantle office of this agent.

They don't know the value of a commercial relationship, their approach to tenants is abrupt and dealing with them is exhausting.

Taking issues to senior management does not work either and they clearly don't hold their team accountable for poor customer service.

If I had the choice I would certainly not use this company for any of their services.

tried to call their office. The reception just told me she'll inform the property manager about my call and should get a call back that day. No one from Acton has replied for 3 days. I just gave up on the property and started looking elsewhere. Guess what, they finally responded saying they have just started processing my application. Which was more than a week already after I submitted my application. What a joke! After a long long while they finally emailed me that my application was unsuccessful. Wish they have rejected the application straight away and not wasted my time waiting for them. Clearly they do not read the application because they responded only a few days before the preferred start date I wrote on their form. Got accepted anyway for another place. I applied for a few other properties but my experience with them were so much better compared to them. It only took up to 3 working days when I found out whether I am accepted or not plus they have given me updates the whole time. So disappointed with my experience with Acton North.

owner didnt know about. I should have known how lousy they were after they asked me to take photos of the property to send to them ..... for the property condition report! They asked this multiple times and conducted no actual physical inspections. I wonder how much they charged the owner for these "inspections"? The whole thing was a bit farcical. In the end they left me angry, but also glad to be leaving their management. I also feel terribly for the owners of the property and any other property owners who use acton, specifically canningvale, to manage their property. Avoid!

professional manner. The staff were extremely rude and arrogant, but i wont name names as it is not necessary. I will however, say that the licensee is best described as untrustworthy. It might seem harsh, but what he attempts to get away with is nothing short of daylight robbery. And every failing to hold up the basics of the contract is covered up with excuses and blame shifting. Horrible business practices. They will weasle and avoid blame at all costs. In fact, it wont surprise me if following this review a few more fake reviews are created (looking at you "chloe.p" and "bond", giving 5 stars to raise the average after legitimate reviews of "johnny" and "cosmo pati"). All i have to say is, shop around and do your research. And if you choose them, and they aren't performing make sure you read up on your rights. I am with a new real estate agency now and the difference is honestly night and day. Finally, dont be surprised if a 5 star review of Acton Canning Vale pops up shortly to raise the average!!

yet they are happy to take $$$$ for 3 monthly inspections.

The staff are rude and the licensee has total contempt that he feels you should be privileged that he even returns your call.

This company cost me a lot of money. There are others around that are a lot more efficient and professional.

If this saves 1 person from signing their house over to them, then that's good.

Be warned. I could go on forever abt them. Heaps of things they failed.

Estate Agent with Zero integrity who sells lies and inflated prices to the poor customers. They do not even honour their own hand written lies in their own formal document.

Someone needs to validate ACTON Subico license integrity to be part of the Real Estate Agent Group.

I asked for their services to sell my Unit in Subiaco WA. They presented a formal misleading report with inflated prices to sell the unit. ACTON Real Estate Agent wrote by his own hand two commission rates: one for the high end sale price and the other for the Low End sales price, which is logic and I accepted it. The condition was to do a renovation to the unit, which was managed as an informal Sub contract under ACTON main Sales contract and the Real Estate Agent was a Project Manager in the Renovation. I agreed and completed the renovation.

We put the unit for Sale near the high end Sales Price. After 6 weeks only, ACTON asked to drop the price of the Unit $70K !!!.

This completely out of the formal price brackets, they put in the formal document from day one.

I was shocked to their plain lies from day one. When I asked to change the contract to the lower commission rate the ugly face of the Real Estate Agent shows very nasty and he refused and rejected his own hand written lies in ACTON documents.

The Real Estate Agent advised me on behalf of ACTON he is terminating the contract and refused to open the unit during the weekend. He was a true sick person, using unacceptable words in communication, even in formal Email. He was nervous sick person to deal with talking about integrity and he has Zero integrity as he lies to your face with a smile. I told him directly in the phone “Do you like to mug your Customer”.

I called the Consumer Protection group and they advised me to call ACTON manager before we take the case to the next step. Consumer Protection advised that they know this sick trick as the Real Estate Agent just stretches you with lies and misleading information about the market to make money knowing the unit will not be sold for the price they put from day one.

ACTON manager tied go get the formal papers that his Agent wrote and I refused but I showed him a photo of two rates. We lowered the Price by force , knowing that even this lower price will not get a buyer to the unit. In addition, the original Agent now is not part of the deal any more.

They opened the Unit for Sale in early hours during Saturday, which I did not like at all and I asked the manager to open the unit mid-day. After one month, they moved their back end to open the unit mid-day where we start to get visitors but not buyers

After the end of the 3 months contract, I get a second professional advice from another Real Estate Agent, who pointed out to the clear misleading information in the formal ACTON document, the poor analysis ACTON team shows from day one, the inflated prices that ACTON used and the unacceptable rattling behaviors of ACTON team with no exception.

Immediately I terminated the Contract with ACTON Subiaco WA.

ACTON Subiaco WA represents the ugly face of the Real Estate Business in WA and Australia. They inflated and jacked the market prices in their own formal documents and shows an astonishing poor analysis to the data. The Agent was using unacceptable language and rattling in any discussion we had from day one, face to face or in Email. ACTON refused to honor their own lies written by their own hand. They never answered your questions in directly. The Whole management is just a lying machine to suck customer blood.

My bitter experience with ACTON Subiaco is a flag to everyone to keep away from this unprofessional dishonest with zero integrity Real Estate Agent.

if this wasn't fixed but the property manager [name removed] openly said "that's not going to happen because we wont be able to rent it for this price in the current market" now shes trying to get our bond through "compensation" to the owner for door and door frames that were incorrectly installed and swelling up in winter scraping on the door frames as they are opened and closed as well as cracks in the walls which we complained about and even had the owner come out and look at it n tell us if it gets worse let me know chips in tiles which were already there and numerous other things that was winged about even after a reputable professional cleaning company did the work and also compensation for not putting the bins out after I moved out I moved on a Wednesday bin days Monday so go figure I guess it was to hard for her to put it out when the final inspection was carried out very rude and unfriendly rented through 5 different companies in my life always got my bond back no issues and never got treated with utter disrespect like this property manager has done

Cheats and liars – Trying to charge me for item we did not break, even with photo evidance from 4 years ago. Had carpets washed and then closed up the house making the odour worse, now wanting to charge me for new carpets. They keep changing their story as they forget what they had told me the week prior, so everything is a lie.

Worst Real Estate Agency I have ever rented with!! – I rented through Acton Coogee and it was an extremely frustrating experience. My property manager changed 4 times over my lease period (1 yr) and we're incredibly difficult to contact. They conducted an outgoing PCR without my knowledge and tried to screw me out of as much of my bond as possible even though I had left the property in better condition than when I entered my tenancy. Horrible an unethical business. Stay far away!!!

outsourced it to another company. It took 3 days to find out what was happening and 3 weeks later we still have had no further contact and still not received the bond or even information on the bond (no reason we shouldn't get it all back based on the final inspection notes).

Very disappointed with Acton and won't use them again. Agent is called [name removed].

4. A blinds had a worn cord which torn apart and reached the floor and was never fixed.

5. The property was advertised (by [name removed]) having a security alarm but it was not in the property. Even after a break-in the alarm was not installed.

6. Water taps were leaking for months. Eventually (after 6-12 months) they were fixed.

7. The property cleaning was on the day I collected the keys. I could not move into the property because of that. I moved next day but the agent did not give me a credit for that day.

8. Downlights pulled out due to a heavy cover. I removed the cover otherwise it could fall down anytime. Was never fixed and [name removed] said that I pulled the cover out...

9. TV stopped working 18 months ago. Was never fixed but I paid same rent.

10. Fraying carpet was fixed after 6 months of my continuous requests. A fix made by [name removed] was to put a black duct tape on a white carpet...

11. A final bond inspection was settled on the 20th at 3:30pm

but the agent ([name removed]) conducted her "pre-final inspection" on the same day but at 9:30am. When I came she had the report filled out already.

12. The property had a security grills on all the windows except one, where the break-in happened.

13. Had spiders inside the property. Even a redback spiders.

When I asked the agent ([name removed]) to arrange a pest control he said it was my responsibility. When I send him a screendump from the tenant's guide (commerce.wa.gov.au) that his words contradicted to what was written in the guide, he arranged a pest control.

14. The agent ([name removed]) conducted a regular property inspections but did not send the report to me. Had to ask them many times to do so, but even when I got one it had no photos.

15. They cannot fill out forms correctly at first place. Often cannot type your name/surname/address without a misspelling.

16. Provide invalid docs (not signed/dated/weird). "We propose your inspection to be completed on 12/05/15 between the hours of 6 Week". I agree with you, but that's what they sent...

17. Did not reply to emails (both acton agents (lowercase only for a name of their agency)). Once there were a 14 days of silence. Had to CC a licence a few times to get a reply from the agent.

18. If they do reply (both agents), they pick the questions they like to answer to and avoid answering the most important ones. So, you ask them same question again, and again...

19. Had to issue a form 23. Too reluctant to arrange any maintenance.

20. The retic was set to work everyday. Likely I did not get a fine before I switched it off.

21. The property was dirty. Likely I took many photos for the PCR.

22. Work for the bond. Included some items which were already damaged (before I even moved into the property) but now they believe I must pay for repairing.

23. Tried to invoice me twice ([name removed]). Had to make a ppt showing that I did pay already.

24. Outdoor lights never fixed.

25. I arrived to attend a final inspection but somehow I have been told by [name removed] that I had said to postpone it. Guess what, I DID NOT!

If you are about to deal with them, please go ahead but later do not be surprised!!!

The decision is yours...
