handful of properties, but they were either already under offer or not even remotely aligned with the brief we provided. At no point did we receive a genuine, suitable option.
When we raised this, the situation only got worse. While [Name Removed] told us we’d get a full refund, the Lendi group disputes team has been incredibly unfair, insisting that the service was “delivered” despite the fact that no relevant property was ever sourced or presented to us. They then refused to refund our money, and tried to get us to sign a gag clause. We refused. It was completely unfair and they did not deliver a suitable service as required under consumer law. [Name Removed] in particular kept giving us properties using the wrong deposit amount trying to pass them off as matching our brief but when I ran the numbers it was clear he was fudging the details and trying to pass them off as viable properties when they weren’t.
We’ve now had to escalate the matter to AFCA, which has caused us months of wasted time, financial strain, and stress. What was supposed to be a supportive, professional service has instead turned into an exhausting dispute process.
Buyer’s agents are meant to simplify the property search and advocate for their clients. In our case, Aussie/Lendi failed to deliver even the basics — both at the service stage and at the dispute-resolution stage. Please do not go with them.
Follow-up · To answer the follow up questions: 1. Properties were presented in WhatsApp with a cashflow calculator. None matched the original brief. Also the agent [Name Removed] used the wrong deposit so the cashflow modelling was incorrect. • Our buyer's agent was experienced and took the time to understand our evolving needs through multiple discussions, providing practical and tailored advice.
• The network of professionals available throughout the process (finance, property management, inspections, etc.) helped fill gaps in our own experience and gave us greater confidence.
• The mortgage team was knowledgeable, well organised and provided thoughtful support during the lending process.
• During the search, our buyer's agent helped us avoid a property that later appeared to have significant issues, which we greatly appreciated.
• After settlement, when the existing tenants unexpectedly vacated, the recommended property management team secured new tenants within a week on a better rental price and lease, demonstrating strong leasing capability and helping to minimise vacancy risk.
Areas for improvement:
• The service is largely focused on the individual purchase rather than a fully integrated long-term wealth strategy. Having access to broader expertise (financial planning, accounting, legal and risk management) to better assess our overall position and the role of each purchase within a long-term investment plan would add significant value.
• Because our finance application and purchase process spanned the Christmas/New Year period as well as our overseas travel, a more flexible pause mechanism and better coordination would have been helpful. At times the process felt rushed and some requests were overlooked.
• The data platform is not directly available to clients, which can slow down suburb selection and decision making. In addition, the reliance on suburb median prices as a primary filtering tool may overlook value opportunities at the lower end of premium suburbs, where buyers with tighter budgets may still be able to secure quality assets.
• The negotiation approach was generally conservative and methodical. Some handovers between different stages of the process could also have been smoother.
• Although inspections were arranged as part of the purchase process, some issues, including the garage door and a minimum standards compliance item, were only identified after settlement. Earlier identification of these matters would have allowed for better planning, budgeting and potentially stronger negotiations.
Overall, we are satisfied with the service and appreciate the experience and resources that Aussie Homes provided. We believe there is an opportunity to further strengthen the client experience by offering more integrated long-term investment guidance, greater transparency around data and more proactive risk identification throughout the acquisition process.
We would be happy to recommend Aussie Homes to buyers who are looking for guidance through the purchasing process, while recognising that experienced investors may also benefit from supplementing the service with their own long-term strategic, financial and risk-planning advice.
