internal damage to the house. When we raised this, the builder advised it was not a workmanship issue and would not be covered under warranty, stating that roof tiles can be displaced under normal weather conditions regardless of the age of the property.

For a relatively new build, this response was disappointing and not what we expected in terms of quality or after-sales support.

We strongly encourage others to read reviews and carry out thorough research before deciding. Based on our experience, we would not build with this builder again.

NEIGHBOURS OF APLACE BY GLENVILL BEWARE! Terrible experience dealing with Aplace by Glenvill - Fencing department – I've had an ongoing issue with Aplace by Glenvill regarding the fence between our property and theirs. Aplace by Glenvill started building the house next to our property in early 2023 and sent us a Notice to fence/quote in December 2023 for our share boundary fence. 2024 (3 months before the completion of our house) to try to obtain a date for the fence installation. We got a response in May 2024 with ETA of 6 to 8 weeks. Despite multiple emails and phone calls over the past 13 weeks, they have consistently ignored our attempts to resolve this matter. Their lack of communication and disregard for customer concerns is highly unprofessional and has put us in great financial difficulty as we cannot rent our house without a fence. We are extremely disappointed with their service and would not recommend them. DO NOT ACCEPT THEIR NOTICE TO FENCE/QUOTE. Get your own one and make sure you send it to them for approval 30 days before you want to install your fence so it doesn't cause delay for your project.

First home - new build – Aplace by Glenvill built my very first home in 2022 and the build went smoothly, despite Aplace having to contend with labour and materials shortages after Covid. The house is great, well constructed and only a few minor things to be fixed after PCI which were handled promptly and efficiently. insight into the property I am supposedly building with them. Another lady in the office has told me 3 times now that the office will contact me, a month later I have called back and the same response was given to me.

This company should be ashamed of what they do and how they destroy any first home buyers' hope of even getting into the property market. They’re great when it comes to selling you the property and quick to rush you into paying a deposit but the second you sign the contract they will not be there to assist you at all, instead handball you to employees who have quit because they can't even deal with there nonsense.

My partner has been repeatedly contacting the office for updates and to see where we are at with a house they told me would take max 6 months. They have now stopped taking any calls from my partner but when I call they seem to answer. All we want is answers and when we think we have gotten somewhere the employee quits then onto the next employee who tells us at the end of month the house will be completed, we then call him towards the end of the month and he informs us he has handed in his resignation also.

My attempts to be put through to someone of greater authority is being blocked.

Not to mention they have then placed the wrong stone on my facade which I asked for it to be changed to the original stone picked. As there was only the Garage Door, Appliances and Landscaping left I thought I would compromise with Glenville as they stated it would delay the build but a month and a half later the house is still at a standstill.

If you want a smooth build with no dramas and headaches GLENVILL is not the place to be building with.

Look forward to working with them for our home – I have signed a building contract with them for out first investment property. They were promptly answered all questions and enquiries about design, pricing, etc. I am looking forward to working with them. Show details ·  1

When dealing with Aplace by Glenvill the build process under Brad Diblasio is seamless and a breeze! If you purchase in the Geelong area and are lucky enough to get Brad you will be pleasantly surprised.

BE CAREFUL with their maintenance and warranties – Defective evaporative cooling system was installed at my newly built property which doesn't blow any air, and the suppliers they use for appliances argue that it is working. So they don't want me to get it checked by someone else on what the defect is, and they don't fix it.

Its been almost an year now, and no resolution, with summer approaching and a young child at home.

Also all the building problems identified during maintenance were not rectified yet.

So please be careful with these guys.

did not secure both the wood frame and the bracing (Many Location) and I have taken pictures for proof. Building Inspector (ABS) And Builder completed the Building Inspection in a hastily manner and mentioned the issue rectified without proof.

2) There are work that does not match the House construction drawing though Glenvill mentioned all work will comply to drawing. Shower room wall tiles, roof space insulation and Landscaping does not match the drawing upon informing Glenvill site Supervisor whom mentioned that "This is the way Glenvill deliver". Worst Of All Construction Manager giving excuse that how it being done.

3) Site Supervisor bad in co-ordination : Does not know items that should be delivered for house ( Eg - Not knowing that there should a outdoor tiles to be delivered and install, Split Unit AC and wood shutter). He does not communicate with office that include payment progress as we nearly could not move in where we was told by him that we did not make completion payment and we did made the payment on time.

Bad handing over process as he mentioned that the house to be cleaned on the same day (Hand over) however the house when we move in was not clean. We have to cleaned the whole house and have to move a big wooden crate out of the garage.

4) Even Glenvill Accountant wrongly accused us for delaying progress payment where we did authorised the progress payment on time through the broker even though House Construction stages issue (Timber Frame, Wall Tiles & Completion) was not resolve. No Apology from Glenvill.

5) Since moved in Oct'2016 week by week We found there are issue with house - Insulation missing, Bulk Head space was not done properly hence insulation tilted, water leakage, Roof Tiles Crack, Gutter Vibrates During Storm, Compliance Certificate missing, Appliances without warranty certificate, Eave start to split, Door Fixtures start to come apart.

We regret engaging Glenvill to build our house and we did reflect issue with the broker whom fail to respond as well.

Worst Of All thing started to break apart week after week - Driveway cracks, town water supply leaks, eave timber split, Timber along Entrance Door Lock Strike Plate area split and found insulation missed out in some area and bulk head not done properly and one of the roof timber frame tangling.
