The house that Arista built for us is shocking. The slab beams depth are over 100mm less than what the engineer plans says they should be. The top of the slab is out of level by up to 33 mm. all this, they simply added concrete to hide their mistakes. In another section, there was a 30 mm wide hole in the concrete that an entire screw driver could fit down, but Arista did not fix it because it is under the Kitchen Island, where nobody will see it. All this has led to cracking in the plasterboard (not the joins), which several '12-month' maintenance workers will not touch because they know it will crack again shortly after they make the patch-ups. The flooring is lifting in some sections due to the uneven floor. We never got the drainage system we paid for in the bathrooms. We also have our water tank pump, power point, and tap attached to our neighbour's property. We never got the cut and fill we requested, but the slab was cut right into the land, leaving a larger retaining wall at the back. We have squeaks under the walls where cracks are forming in the plasterboard, directed underneath the floor below. The plastic was not turned up around the slab, leaving it exposed to water penetration. During the build, Arista attempted to take cheaper shortcuts, for example, by modifying the building plans to install less expensive glass windows. There is so much to complain about. Arista can not be trusted, even with their building inspectors and engineers. They have blatantly not fixed any significant concerns.
We built with Arista and the process wasnt terrible and the build quality was decent hence the two stars but as others have stated, DO NOT sign the paperwork and move in until everything you want fixed is fixed because they will string you along for 12 months until you can no longer engage the QCCC(who can force them to fix) and all defects will remain forever. Horrible experience READ REVIEWS – The whole company from [Name Removed] and [Name Removed] down are disgraceful. We have had issues after issues since PC and absolute crickets when asking for these to be rectified. I would highly recommend reading recent reviews before signing anything with Arista as myself and another few have been forced to start QBCC proceedings due to cracks and poor workmanship. to redo 2 rooms completely that had a very chalky finish to the coloured walls. That was only partially done and was told they'll come back later to finish it. Just move your stuff in and they'll move it around when they finish things up. It's the 2 main bedrooms. Where do you think we will sleep, ina disarramged room that is filled with the odour of fresh paint? Many things that were pointed out at the oreinsoection still haven't been addressed or fixed. Basin tap mixers installed on bath. They run at half the flow rate rof what a bath mixer should resuting in an hour to get the tub high enough for a bath. Extraction fans make a lot of noice and extract nothing. Vapour tested and it can't struggles to remove anything close to it let alone a room of steam. Scratched fixtures, tapware shower rails etc. Some of which is still waiting to be replaced. Bottom shelf of laundry cabinet completely dented. Still waiting for it to be replaced. Gaps in mortar work on external bricks. Below flashing so gives ants direct line into wall cavities. Noticed this when ants started coming out of the skirting boards at the wall corners. Currently trying to eliminate them out of my wall cavities. Was charged for noggin that was never installed. Still waiting for the refund despite asking multiple times. Just after slab pour in February, was told a reraing wall down side of property was highly advised. Email noted that it would be best to have this for prior to build. Builders insurance doesn't allow extranl workers onsite until handover, so agreed to what appeared to bea slightly higher than average cost. Emails clearly stated the urgency of this to be done prior to build as well as the quote stating entire length of property. I paid for this on on the next stage invoice. The wall was built in the week before handover in August, 6 months later. Only 70% of the property line was done, 21 out of 30 metres. When asked why the whole length wasn't done I was told the back part couldn't be built on, when asked about the front the question was pushed aside. I asked why was I charged for the full length still, they said it wasn't outlined in metres and full length of the property apparently could mean 70% I staright up verbally asked if I had been rorted on this and was given a a "yeah pretty much" as the answer. NBN provision line was enclosed in the wall and heavily delayed being able to have the internet connected at the property. A hole had to be cut into the internal wall to locate it and holes drilled through render on outside to put the tubing through. The render was damaged and still is. I have asked multiple times to talk to someone higher up in the company to help to remedy this poor experience. No one has even attempted to get in contact with me in the 4 months since handover. Absolute nightmare since final payment went across, would highly recommend people to consider other builders. The ongoing battle since handover has been stressful and has soured what should have been a joyful experience moving into my new home.

changes to the floor plan was a huge advantage, and their floorplans in general were amazing and just what I was after. Picking the colours of everything was a truly eye opening process, but Devanna was there to help bounce ideas off and give ideas when I was having a hard time making a decision. The girls in the office, Nat and Erin were fantastic, provided constant updates and were always available to answer any questions I might have had during the process. My landscaping was completed maybe a little earlier than expected and with the unseasonable hot weather that happened in Spring, the grass had died off, but without a question, the landscapers had addressed the issue and the grass is now alive and well. The build went without a hitch and even defects were dealt with in a quick and professional manner with the team going above and beyond to ensure I was satisfied with the resolution and also highlights their exacting standard to the quality of their build.
Disappointed with fixing of defects – We started our building process in 2021 with Hotondo Homes Jimboomba, before they rebranded themselves as Arista Homes Jimboomba. building managers come out and say that our defects will get fixed. We have had some of the problems fixed but not to a high standard it was really rushed. When we moved in there were alot of paint issues in which some have been "fixed". We are now having problems with our fans where they are rotating extremely slow in summer heatwaves at the highest speed and making random loud winding noises , we have contacted the manager at Arista Homes via email multiple times to be either told someone will contact this week or soon to get those repaired, we are still waiting 5 months later after initially mentioning the problem , we also have lighting issues (random flickering and buzzing at wall switch) where we have been told the same thing. During the last visit of the building manager we pointed out a problem with our ensuite sliding door, the building manager had a look at it only to buckle the door resulting in it now not closing properly and wood coming off the bottom off our door. We also are yet to have part our our contract fulfilled with screens put on all window's. Like I said we were more than happy with the initial consultation and building process, it's just been after with getting defects fixed that's been very frustrating.

helped translate our broader sentiments to the draftsperson and helped us stay within budget. Brosnan also maintained a cheerful approach which helped cut through what could have been a more stressful and adversarial situation. Very pleased with where we ended up, just about to start construction!

Great communication, smooth process! – Our house was built in a much faster time frame than we were originally told. The team at Arista have been great throughout, customer service and email response times are excellent and all the information is available should you ask them. When building make sure you do a thorough defect inspection at the end as we did find a few however, they were fixed up promptly and handover was less than 2 weeks later! the right plan to suit us, with a couple of tweaks to fit in my very much wanted Butlers Pantry. They started our build in the last week of April 2022 and we were handed the keys on the 16th November. Everything flowed so smoothly, a big thank you to Erin in Construction and Frank our site supervisor, for putting up with all our questions and concerns, nothing was too much trouble for them. The workmanship and quality of the finishes is amazing, you really do get value for your money!! Our build came in on budget with no surprises at the end. Daniel made our choice to choose building with (Hotondo) now Arista homes easy. The only down fall were the 3 supervisors we had on our build so this did impact a little but they worked through this and nothing can detract from our beautiful forever home we highly recommend Arista homes and their team.
