phase was exceptionally smooth, and a big part of that was thanks to our supervisor, James Unthank.
When I found out James would be supervising our build, my confidence immediately increased. He has around 10 years of experience with SJD Homes, along with many years of experience working with major builders before that. I had initially considered hiring an independent third-party building inspector, but after learning more about James's experience, I felt confident in his supervision and decided not to proceed with it.
Throughout the construction process, James was professional, approachable and highly responsive. He communicated well, promptly replied to messages and emails, and kept things moving smoothly. Even after handover, he continued to follow up on minor issues and made sure they were resolved in a timely manner. He is also very hands-on and willing to step in and take care of minor fixes himself rather than simply waiting for a trade to attend.
The overall build quality is excellent. The trades used by SJD Homes did a fantastic job, particularly with the brickwork, interior finishes and attention to detail. One example that really stood out was the cabinetry. After handover, I had some additional cabinets installed by a cheaper contractor, and the difference in workmanship made me appreciate the quality of the cabinetry completed by SJD's cabinetmaker even more. The finish, neatness and attention to detail were noticeably better.
This is my third time building a home, and in my previous two builds, we had several different supervisors throughout the process. Having James oversee our entire build from start to finish made a huge difference and gave us a much more consistent and seamless experience.
One thing I strongly believe after three builds is that the supervisor assigned to your home can make a huge difference to the overall building experience. A builder can have a great reputation, but having an experienced, committed and responsive supervisor like James is what really sets the experience apart.

Construction started in April 2025, and we received the handover in February 2026. Throughout the build, our interactions with the head office team and our site supervisor were consistent and professional. Our site supervisor, James Unthank, was a key part of our experience. He was reliable, easy to deal with, and always followed through on what he said. He addressed issues promptly and kept us informed, including coordinating with Structerre to update engineering plans where required. His communication and attention to detail gave us confidence during the build.
Like most builds, we had a few anxious moments along the way, but the SJD team responded well to our queries and kept things progressing. Communication from sales through to construction was clear and supportive.
Andy, the construction manager, completed our handover while James was away. He ensured everything was in order and took the time to address minor items, including delays with the cooktop. The team has continued to be responsive even after handover, which reflects well on their aftercare.
Overall, we are happy with the quality of workmanship and how the process was managed. The team has been attentive, professional, and supportive throughout.

Rachel went above and beyond from the very beginning. Her knowledge, guidance and attention to detail were incredible, but what we appreciated most was how genuinely she cared. She was always there when we needed advice, happy to answer our endless questions and constantly looking out for things we may have otherwise missed. We never felt like just another client. Rach made us feel like our home genuinely mattered to her.
Adam was equally amazing throughout the build. He was always approachable, honest and patient, taking the time to explain things properly and making sure anything we raised was followed up. He took so much pride in our home and genuinely cared about the quality and the finished result.
What meant the most to us was knowing we had two people in our corner who genuinely cared about our family and the home we were creating. Their communication, reliability and personal approach gave us so much reassurance throughout the entire process.

It amazes me that a document would take longer to prepare than a house to be built. A letter box was also invoiced within the quote but a week before handover I was told that the Landscaper should do the letter box. This led to unnecessary angst that should have been avoided. I have been asked if the next property we build will be with SJD and if it weren’t for Adam, our site manager, I would probably say no. If I could book Adam in to be our site manager on the next project then yes, I may build another SJD home.

Over the past two years, we have put up with several post-construction inconveniences because SJD addressed them—for example, they never connected our water tank to the house during handover, which required retrofitting, pulling out toilets, replastering, and repainting. While inconvenient, we accepted it because the problems were fixed. The last remaining issue is rainwater entering the garage and leaving large puddles.
I now dread every rainstorm because large puddles form in our garage. From day one, rainwater has entered the space. SJD acknowledged the fault and attempted fixes, but none worked. I believe the cause is a broken seal at the bottom of the door, which I identified over months by observing the leaks and comparing with other doors. In July, SJD emailed stating it wasn’t their fault and called it a service issue. After trying and failing, SJD turned their back on the problem. What finally prompted me to write this review was slipping in one of the puddles the other day—fortunately I didn’t hurt myself, but it made me realise I could no longer stay silent about this issue.
This water threatens wooden door frames and is a serious slip hazard—I have nearly fallen several times. A new home should never have this issue.
Potential buyers should know SJD may not follow through on post-construction problems, even when faults are acknowledged.

Some parts of the build really need to be improved – Some parts of the build really needs improvement. Every time, we use water upstairs, it makes horrible noise downstairs, you can hear the pipe banging on the wall. The roof insulation is filled with recycled material, looks like old newspaper. The site manager is very angry when we told him that we want to use an external inspector. Nevertheless, I am happy with the kitchen, and stairs, and they allow for some variation of the design. Also the building cost is cheaper than others.

He shared photos and information throughout the build and kept us updated on dates and progress, monthly if not fortnightly. There was never a dull moment with him, and we always felt informed.
The construction quality was exceptional, and the home was built very carefully according to our needs. The overall workmanship and performance were of a very high standard, and we are really happy with the final result.
The only drawback was the delay in obtaining the building permit. We had finalised everything in January and settled the loan, but the permit was not received until the end of April. We requested updates every fortnight, but unfortunately, we could not get a clear answer during those three months. We lost around four months overall, which meant we could have finished and moved into our home earlier and avoided paying extra rent.
Apart from that delay, the overall experience was very positive, and we really appreciate the support from Andrew and Kyle.
