From the beginning, everyone we dealt with was friendly, responsive, and helpful. The New Home Consultant took the time to walk us through the different designs and pricing options, and the pre-site customer service officer and customer service team were always quick to answer our questions.

As first home buyers, we appreciated the support from the colour consultant, who gave us a lot of helpful suggestions and made the whole selection process smooth. Our site supervisor was also great throughout the build and kept things moving smoothly with timely communication. During handover, we picked up a couple of minor issues, but these were organised to be fixed within a few weeks.

Firstly, i am disclosing that there is now a new owner in Byron Bay due to the previous builder going bankrupt, not paying local trades, non-completion of works and defective works. Not to mention the lies that were we were given throughout the process that has ended up in a 1 year battle with NCAT .

At no stage will you be supported by Integrity Homes as an entity, this is the first reason to steer clear of Integrity Homes. When you try to find resolutions from the company you will be met with comments like " we are franchises and we can't assist other franchises". There is no recourse to contact a central person, that is your trigger point to look at other builders and companies.

Defective works The Builder at the time from Integrity used his surveyor to complete the set out for the slab, in this process the surveyor changed the site benchmark AHD benchmark levels from the stamped council plans. Within that process the builder did not change the finished floor level to match the site benchmark change, leaving us with a house that was 200mm below the stamped plans (verified by an independent surveyor). We took that matter to the NSW building commission and the surveyor to the Board of Spatial and Surveying Information (BOSSI) to get an investigation into the matter. The Building Commission basically will not be able to help you they are pretty much useless. BOSSI found that the builder's surveyor did advise the builder of the site benchmark change however, the builder did not do anything about the finished floor levels to adjust them. This left us with a bill to rectify of approximately 34k to fix the lowered finished floor as the home did not comply with National Construction Code. Integrity Homes did not at any stage acknowledge their mistake but instead took and approach to cut us off and shut us down.

When we tried to challenge the builder, Integrity Homes, Surveyors and Certifiers they were all no help. Not at any point did anyone take any responsibility, even when i tried to negotiate with the builder and the Director of the franchises in Coffs Harbour. This director blocked my calls and played dumb at all points of contact via email. One of the most disturbing experiences to have, when dealing with someone in a position of director of the franchises, thinking he would able to do something or even acknowledging a mistake had been made. Nothing at all from this man. I would strongly warn you against this franchise also in Coffs. This man came across as arrogant, untruthful, and a salesman nothing more, no empathy what so ever.

Integrity lies Since that point the builder ceased all works but strung us along for about 9 months, he tried to manipulate his way out of the contract, stringing us along saying each month he was waiting for further finance. We later learned that multiple local trades were not paid amounting to almost 100k in completed works on our site. Those trades tried much the same to negotiate with Integrity Homes and the Director in Coffs Harbour and were met with a wall of lies to the point of nil response. (we understand those trades have still not been paid to date) Not to mention that when engaged a new builder and the actual cost of completion was about 100k more than what we owed Integrity Homes.

If Integrity Homes would have even tried to put something forward as a solution/compensation we would not be writing this review. Steer clear of this company at all costs where ever you are. Whilst it is no ideal to have to write such a review i believe its necessary to save others from being ripped off and unsupported when building your new home. There are many great companies out there that have Integrity, stay away from.Integrity Homes.

Recently I discovered a water stain in my garage after heavy rains, I emailed CMA and I had the Maintenance Manager Angelo come out to inspect my issue. There was an issue with the timber around upstairs windows, replacement timbers ordered, and maintenance team, Mick and Steve came to site to repair. throughout the house, including badly done curved walls and poor gyprock work. We’ve had to mark issues with tape so they aren’t missed.

When we try to contact them, they either ignore us or delay replies. When they do respond, they dismiss problems as “compliant” without properly addressing them.

Also, if they do send trades to fix issues, they only address one small item (e.g. a leaking second hand looking window), spend 20 minutes on site, and leave, saying that’s all they were instructed to do even when we clearly point out, in emails with evidence, multiple other windows with the same leaks and visible water damage.

We’ve sought legal advice and were told to go to mediation, but that’s difficult when they don’t engage.

I would strongly warn anyone thinking of building with this company.

Pleysier Perkins designed us a light-filled home able to grow with our family, but not so large as to be unwieldy in our twilight years. The DA process was a long journey for us and we went through quite a lot along the way. We would especially like to thank George M. Posa (Director Sales & Marketing). What makes George different from many others is that he treats you more like a friend rather than just a sales director. Throughout the whole process, whenever you have questions, concerns or difficulties, you can always talk to him. Even on weekends, when we visited him, he would still make time to sit down with us face to face and help us, no matter how busy he was. That really gave us peace of mind. Having someone with over 40 years of experience guiding us made a huge difference. After speaking with George, many of the problems we thought were very serious suddenly felt manageable because he always knew there was a solution. We are truly grateful to him. We would also like to thank Adam Hitchcock (Operations and Digital Marketing Manager). If you are going through the DA process, Adam is one of the people you will communicate with the most. He is extremely professional and efficient. What impressed us most was how quickly he responded to clients, which is honestly quite rare in Australia these days. There was a period when our DA process was supposed to be handed over to another staff member, but due to she is away Adam continued helping us until the other team member returned. We really appreciate that because it helped save us valuable time. With interest rates continuing to rise, efficient communication and timely support are not just good service — they are also helping clients save money. initial meeting with James at the VISTA display homes, we knew we were in good hands. His professionalism, honesty, and genuine care for his clients gave us confidence from day one. As first home buyers, that trust meant everything — and it continued right through from signing the contract to handover. At no point did we feel like just another number or sale.

Our Site Supervisor, Randall Lindsay, has a reputation for being one of the best in the business — and our experience absolutely reflected that. Nothing was ever a problem, and his communication was always honest, clear, and friendly, which we really valued throughout the build.

Our Customer Service Representative, Rebecca, was also fantastic. She was consistently friendly, responsive, and approachable — no question ever felt like a bother, and her support made the process feel far less overwhelming.

We also want to acknowledge that the fixed price turn key package delivered on what was promised — everything was included, right down to the drippers in the garden. That level of transparency and delivery gave us real confidence in the process.

That said, we pride ourselves on honesty and authenticity, so it’s important to share that our experience with the selections process was not as positive.

There was initial miscommunication around selection options, which resulted in pressure to make decisions from pre-selected options via an emailed PDF. This didn’t work for us, and while we were ultimately able to arrange all of the in-person selection appointments with the suppliers within the tight timeframe (without delaying our build), it required us to take time away from work and some very understanding suppliers!

At our final selections appointment, we felt rushed and under pressure to finalise decisions quickly to avoid delays. Items we had previously been told would be discussed during this stage felt like an inconvenience rather than part of the process.

Later in the build, we were advised of a supplier change and again presented with alternative options via email — despite having paid for upgraded selections. We were also told this supplier change had only just occurred, which conflicted with information we had heard much earlier.

Once again, there was time pressure to make decisions. We made the effort to visit the new supplier, however after two unsuccessful visits, we were ultimately advised that our original selections with the initial supplier would be honoured.

Unfortunately, there was no apology, no accountability, and no follow-up when this was escalated to management.

Overall, our experience was fantastic, and we would highly recommend the fixed price turn key package — it truly delivered on its promise.

It’s just unfortunate that what could have been an 11/10 experience was impacted by one part of the process that left us feeling like we were the problem, rather than valued customers.

with the understanding that work would commence promptly and progress would be steady. Unfortunately, this has not been the case.

Beechwood's salesman at their Box Hill office was commendable, offering reasonable pricing and flexibility in design amendments. However, the planning and design team have proven to be extremely slow and inefficient. Over the past two and a half years, we've had to consistently push them for every minor detail, as they seem unable to handle simultaneous activities or take a proactive approach.

Responses to our questions, clarifications, or requests for small design changes can take anywhere from four to five weeks, even with our frequent follow-ups. Without our persistence, these matters would likely be ignored indefinitely. The salesperson, who initially promised control over the process, appears to have no influence. Despite their promising words, actions from their staff are lacking.

Moreover, the frequent changes in staff have required us to repeatedly explain our project from the beginning, leading to numerous errors and lost data, including colour and appliance selections. This has been a frustrating and exhausting experience, leading me to consider terminating the project multiple times over the past two and a half years. However, I've refrained from doing so after taking some time to reconsider.

The remaining journey with Beechwood seems too long, and I find myself lacking the energy and time to continue. The planning process has been delayed by over two and a half years, and the estimated costs have increased several times. It feels as though Beechwood relies more on customers' deposits than on building houses, as we rarely see reviews from customers who have received completed houses. In summary I have wasted my money and two and a half years of time with Beechwood for no outcome.

$3.5m - $4.0m for a significantly smaller number of square meters, and IMSU have contracted to build a larger home for less than half that price (which was of course totally outside our budget). It's also worth mentioning that our land is down an alley in an inner city suburb so most volume builders didn't want to touch our project. We wanted a builder that is not too big and not too small and that is IMSU. Despite the price discrepancy with the first firm of architects, it looks like it'll become the finest house in Camperdown.
