then having our tender sent and contract signed, it was all done within 4 weeks. When they submitted our house in for BA after paying our deposit, it was a shock to the system that it was all happening so quickly! The design team was awesome, Dan designed our home exactly how we wanted and provided suggestions we didn't even think about. It's hard to imagine your home as a floorplan, so his 3d images gave us peace of mind (he also put in our furniture that we have to make sure it fits!). The office team were such lovely people to deal with. It's a family run business but the quality and speed of the whole process has been exceptional. These guys deserve the recognition (my new neighbours are still building and they started before us!). Thanks Avondale!

Crooked as they come – I had a contract with Avondale Homes for construction of a dwelling house in Helidon Spa. They had agreed to provide with fill to elevate the house pad. This was the main reason why I moved to them. However, in drafting the contract there was a statement that said "...fill to be provided by others ". meant. I was told not to worry about that statement, and that it just meant that the builder will subcontract others to bring the fill in. Now , they are asking for additional monies claiming that the contract did not include fill cost.

They organised a meeting and at that meeting they told me verbally that my contract has been canceled and that when I get home I will get the written confirmation in my email. I drove all the way from Goldcoast to Mango Hill but when I got home the email wasn't there. I contacted them and they told me that [Name Removed], the director will talk to me first. Days later I managed to talk to him and he said the only way he can give me written confirmation is when I agree to a mutual agreement to terminate even though the contract was already terminated by them verbally.

I agreed so that I could get my refund of $20000 and move on. Now , they have kept quiet and I am failing to move on because my deposit is help up with them and [Name Removed] is not responding to my email or calls .

They know very well that I was with Privium Homes who then went bankrupt, and have been paying mortgage for almost a year without even a builder going onsite. I don't know what to do. I need my deposit back . So for now I cant sign a new contract with another builder and move on.

wanting to discuss the contract.

I got the response call immediately last night and agreed to remove my comments pending a promised call this morning (never happened again). But during the initial call it was mentioned that the builder is happy for constructive feedback and to learn from any lessons.

I appear to have been blocked now from writing a review on FB.

Anyway, the process to Tender went reasonably well with some bumps and grinds which are expected I suppose.

After this, I was issued the contract which I found ‘sloppy’ with errors and in capturing pre issue discussions.

This is where it went sour.

Only a few days after receiving the contract (6 days) I was chased to sign the contract pending a looming and potential $40k increase. Without doubt, if I signed the contract the price would have increased regardless. Note - I had already asked for the contract to be inflated on price to cover a fixed price for the duration of the build !

I explained the contract sat with my lawyer and it’s been 24-48 hours only since I received the contract. I chased my lawyer for immediate review which I received and sent the comments to the builder who frowned upon the small requests for some minor amendments required.

I tried to explain to the builder that I was financially exposed straight away if I was to sign the contract as the dates don’t match the expected land registration dates and also that references to a fixed price contract had been countered out or contradict in many areas of the contract. Dates didn’t even consider potential delays with land registration either which I was very transparent about.

Being a fair person, I gave the opportunity to the builder to review the price as I made it clear - add more now as I don’t want any surprises later.

This was in the interest of fairness to each party noting what is happening in the industry at present with trades and materials but, I also explained I didn’t expect much of an increase in such a short time period (week) as the price was only a few days old and I had already asked them to factor in costs for potential increase for the duration of the project running in 2022.

Well, the outcome only a few days later was, almost $40k increase and the price still not fixed for the duration of the build. The price was fixed until around the land registration time only.

I was looking forward to building with this builder but the risk is too high and after several promises- after promises-after promises to get back to me to mutually agree and discuss the contract over a 1 week period and being such a let down I cannot recommend them. It had to stop now for me as the trust had gone- if you overcommit and make promises to get back to people, do it or, don’t expect the client to trust the build process. The current market is too fragile and there are other aspects contributing to the market volatility other than materials and tradies.

So dissatisfied and disappointed.

If anyone wants to see the communication trails- reach out to me but, I will not name names and remove letterheads and other information as required.

If I was the builder, I would not even consider attempting to debating this review, it’s become clear you just didn’t want the work- that’s all you had to explain. Instead you have wasted 5-6 weeks of my time.

There is a massive communication breakdown between sales, estimating and the persons who executes contracts, until someone picks up the phone and enters into some dialogue the problem will always be there.

Experience not as great as what everyone makes out – We've tried 2 sales people and both times the quote was stuck at head office with presumably the owner. receptive and mostly did not talk over us. It was suggested we should have pricing within 3 days. No contact until we had to chase a few days after the promised timeline. another few days later, finally got a call back with some suggested pricing verbally. Then almost a week later had the formal pricing and it was 20k higher than what was suggested over the phone. Did not even care enough to get my partners name right on the document. emailed back for an explanation and crickets since. Not impressed, if there's no attention to details and effort in the quoting stage, I have no confidence in the building stages or that we would not run in to issues. Engage with them at your own risk. please be aware.

held a personal meeting with us to go over the contract, everything was explained thoroughly. Most Building companies we spoke to said that they would take over 3 weeks to provide a complete contract, Avondale Homes followed through on their promise of a fast contract delivery and a fixed price build. This meant no long waits and no hidden costs. Another person that we would like to commend is Kerrie in the colour selection room. I was expecting to feel overwhelmed and worried about our choices, however Kerrie had so much expertise and was willing to spend extra time with us as a result we walked away from the selection day feeling even more excited.

I will be adding to this review as we continue along our building journey, but so far we are so happy with our choice in Avondale Homes.
