BCIC presents a highly polarised service experience, with feedback divided between customers who received efficient, high-quality bond cleans and those who encountered significant operational failures. While many users report successful bond returns and professional results, a substantial volume of reviews highlights systemic issues with punctuality, aggressive upselling, and substandard cleaning that often required customers to redo the work themselves.

BCIC is a high-risk option that offers competitive rates but suffers from significant consistency issues regarding contractor professionalism and reliability. While it can deliver excellent results, the frequent need for customer "touch-ups" and reports of aggressive on-site price increases suggest that users should proceed with caution and have a backup plan for key handovers.
I booked this service in March when moving out of a rental property. They had to be coaxed to come at the time booked and did not supply the service they promised. As you may appreciate timelines get tight when moving out so to have to follow this business up added unnecessary stress. The promised two people for a short period of time and send one… Read more
who did the best he could. It was a reasonable job so yes I got my bond back. As I got my bond back, they stuck to this fact when I followed up, but I could have employed a regular cleaner to do this much more cheaply. There are other options out there.
Never Go with BCIC. If you want a simple bond clean to turn your hair grey, this is the company for you. The main reason many people choose them is that their quote is cheaper than other companies. Unfortunately, in our experience, the problems started as soon as the deposit was paid. Communication was by far the worst part of the experience.… Read more
Getting accurate information was almost impossible. We were constantly told that cleaners were “on the way” or would be arriving shortly, only to find out later that nobody was actually coming. Every update seemed to be different from the last one, and we spent an unreasonable amount of time chasing answers.
Another issue was the constant upselling and price changes. We provided the property details and address upfront, yet when the cleaner arrived, work did not simply begin. Instead, there were repeated calls about additional charges, items that were supposedly not included, and requests for extra payments before work could proceed. It felt like the original quote was only a starting point, and the actual cost kept increasing once the job was underway.
For a very large property, after paying around $1,000 for the clean and clearly explaining the size of the house in advance, the cleaner didn’t even arrive until around 5:00pm. What made it even more frustrating was that very little work actually started after arrival. I was left wondering how a property of that size could possibly be cleaned properly when the job was effectively starting at the end of the day.
Throughout the process it felt like nobody was really listening. Important instructions and concerns were repeatedly explained, but they seemed to be ignored. The result was multiple revisits, endless follow-up calls, and a huge amount of unnecessary stress.
The most disappointing part is that even after agreeing to additional charges and paying more than originally quoted, the service still did not meet expectations. Paying extra did not result in better communication, better organisation, or a better outcome.
Based on our experience, I would not use this company again and would not recommend them to others.

If I had known the outcome would be like this, I would have cleaned the house myself from the beginning. They came to my unit twice for bond cleaning, and both times there were major and very obvious issues that were impossible to ignore. In the end, they only did a very superficial clean and left the job unfinished. My husband and I had to return… Read more

Simon and Brandon did a fantastic bond clean! Friendly. Went over and above for us. When booking through BCIC ask for Simon to do the clean. You won’t be disappointed. Show reply
Great bond cleaning service – I was extremely satisfied with the service! They left the house spotless, paying attention to every detail. The carpet and mattress cleaning were done perfectly. The staff was incredibly kind and super punctual. Highly recommended! Show reply
Service Review – Thank you for services when I needed someone to clean it at the last minute you guys were there. You provided the services that I need and you did an amazing job! Well done! Highly recommend! Show reply
I had to move out of my 1 bedroom unit very suddenly and I paid for a bond clean, the cleaners were punctual and very thorough, despite the language barrier I was very pleased with how clean my unit was. I noticed that the amount I paid was for a minimum of 3 hours however they got the job done in 1hr and 45mins! Thanks again Show details · 1

Would not recommend BCIC. Communication requires improvement. We contacted them for an end-of-lease clean in our two bedroom apartment. We were quoted $400 for 7hrs labour (Image attached), which was odd but a steal. Upon initial inspection, the cleaner told me he would only require 3hrs for the whole clean, and got to work quickly. As soon as I… Read more
exited the property, I received a call from their supervisor advising me the property would take an additional 4hrs to clean as it was 'dirty and dusty'. They then also informed me we required wall washing, which would be an additional $250. I declined the addition of wall washing, and mentioned the cleaner had told me 3hrs to complete the clean. The supervisor essentially ignored this and just restated that we would need wall washing or they could not offer their 'bond back' guarantee, and that it would take an additional 4 hrs. I again restated that I was quoted 7hrs at $400, and would not like additional wall cleaning. He again said an additional 4hrs, and I could not received the 'bond back guarantee'. This kept continuing with me getting more and more confused before finally giving up and acknowledging the additional 4hrs, but still declining wall washing. At this stage I queried the additional price again, minus the wall wash. I was told the 4hrs would be another $250. By this stage I was worn down enough to say sure, just charge it.
In the end, they only spent 3hrs at the property cleaning, and the additional 4hrs, and the inital 7hrs were never mentioned again. They are not included in the invoice either.
Returning to the property, I was impressed with the initial clean, but after looking closer, I found more and more areas that were not sufficiently cleaned. This included spots on the walls, floors, windows, cupboards, shower, dryer, etc. I then spent several hours recleaning areas myself with limited supplies, as we had packed most away. Our property manager then did a final walkthrough and noted several areas in need of a touch-up, including the oven, dryer, shower, above the mirror, and fan blades (images included). As I'm relatively short, I had not been able to see some of these areas and the significant issues they had. Honestly, they left the property significantly cleaner than they found it, however, it still lacked the finesse required of an end-of-lease clean.
Upon discussing with our property manager, we contacted BCIC for a reclean as aligned with their policy. At this point they affirmed this was possible, and would happen on Wednesday, and they would call back soon to confirm time. Several hours passed, and it turned to 6:30pm and we had still not received any confirmation that they would return to the premise. We passed along our property manager's details and requested they contact him with times. Early this morning he received an SMS saying they would be at the property at midday. They did not contact him or myself until 1:15PM, to inform us they would be rescheduling until the following day. Our property manager then disclosed that this company has previously been blacklisted for bond cleaning at their properties, which we did not know at the time of booking. After three back-and-forth phone calls attempting to organise this reclean, our property manager decided to reach out to another, more reliable company, and subsequently cancelled the reclean with BCIC.
In all, the experience was confusing, frustrating and disappointing. Their cleaning skills leave much to be desired, especially for something as high-stakes as an end-of-lease clean. Despite this, I found their communication to be the most frustrating part. My experience with them flip-flopped between constant daily calls begging me to book, confirm and pay deposit, to the point I considered going elsewhere, and the complete opposite- not returning calls, lack of confidence and certainty and inability to be clear about pricing, additions, and times. I personally would not use them again, and honestly kinda regret booking them in the first place. I wanted so badly for them to be reliable and good, but unfortunately, this was not our experience.

Buyer Beware – Unprofessional, Unethical, and Misleading BCIC’s end-of-lease cleaning is shockingly unprofessional. The apartment was completely vacant, yet the cleaners ignored essential areas like drawers, cupboards, and other key spaces, leaving them either untouched or cleaned to an unacceptable standard. During the scheduled booking, the team… Read more
spent more time complaining on the phone from the balcony than actually cleaning, which feels like a deliberate tactic to pressure customers into paying extra - completely unethical. The refrigerator is a built-in feature, yet BCIC absurdly argued that it made the apartment “furnished.” Excluding cupboards and drawers from an end-of-lease clean is against standard industry practice, and their failure to deliver what was explicitly booked is a clear breach of service. The photos I provided clearly show multiple missed or poorly cleaned areas, and I personally spent over two hours re-cleaning myself — an outcome that is utterly unreasonable given the service I paid for. When I raised my concerns, BCIC offered a $50 gift voucher - insulting, dismissive, and useless. I would never use their services again or recommend them to anyone. With numerous negative reviews online, it is astonishing that BCIC continues to operate with such poor customer service. If you value your time, money, and sanity, buyer beware - avoid this company at all costs.
RESPONSE TO COMPANY REPLY
Let’s be clear - when I called to request an end-of-lease clean, the quote provided over the phone was for a full end-of-lease clean. You cannot tell me that doesn’t include cleaning an in-built fridge - that’s a basic expectation in any proper bond clean.
What’s not mentioned in their response is that there were two cleaners, and one of them spent a considerable amount of time on the balcony calling the company to complain about the job rather than actually cleaning. After they left, I personally spent over two hours cleaning areas that were either ignored or left in an unacceptable state — cupboards, drawers, and surfaces that any reasonable cleaner would have covered in a bond clean.
They also left the air conditioner running when they departed - another sign of carelessness and lack of professionalism.
The worst part, however, was the constant phone calls throughout the day demanding extra money and threatening to pull the job if I didn’t agree. Shameful, to say the least.
And yes, I do consider my request for a partial refund of $250 more than reasonable, given the stress, inconvenience, and incompetence I experienced.
If anyone doubts my experience, I encourage you to read the other poor reviews - there’s a clear pattern here. This company draws you in with a competitive quote, then pressures you for more money once the job starts.
Do not be fooled. Avoid this company at all costs.

Arrived at the property (2pm) multiple hours after the initial “start” (8am) of the clean and no one had begun cleaning at all. I returned to the property and it looked like they wiped some skirting boards and lightly vacuumed. Utterly appalling. If I could give 0 stars I would.
The bond clean was over $400 and it was a tiny 1bed apartment.
Oven not cleaned, bathroom and shower not cleaned, windows and window sills not cleaned and debris left at the property/ on the floors and carpet. You name it. Not cleaned. Completely a waste of time and money.
Cherry on top is I’m unable to contact them for any assistance. Ridiculous.

The lady that attended was lovely and did a good job of cleaning the oven. I was disappointed that the door of the oven could not be cleaned because she didn’t know how to pull it apart, and it needed to be pulled apart cleaning inside the glass. This was the worst bond cleaning experience I’ve had. I paid for a professional service and ended up having to clean the property myself to meet the exit report standards. unprofessional enough to throw equipment, including the bath plug, into the garden.
The most frustrating part was the list of items marked "under no guarantee," which the cleaner supposedly couldn't address. These were nothing more than laziness on their part. I personally returned to the property and removed oven grease marks, shower scum, and a bath stain in less than 20 minutes with simple household cleaning material and warm water. I was even charged an extra $90 for cleaning the bath and shower, which was work they failed to do, forcing me to do it for them.
After complaining, the company apologized but offered a meaningless $50 voucher for future service. I requested a refund for the $90 extra charge for uncompleted work, and I advise potential customers to look elsewhere unless you enjoy paying for a poor clean and finishing it yourself.

Absolutely pathetic service. Was told cleaners would arrive at 2:30, they actually arrived at 5:30. The office then called numerous times regarding made up extra fees while misquoting the agreed upon invoice. When I went to talk to the cleaner guys, they had obviously just thrown their cigarettes on the balcony leaving the apartment smelling like nicotine. The carpet cleaning was rushed and I still had to clean surfaces after they left.

Booked a bond clean with this fraudulent company to be carried out on the 23rd January. I would strongly caution anyone considering using BCIC Bond Cleaning for an end-of-lease clean. From the beginning, there was clear misinformation about what was included in the service. would need to pay extra. This felt misleading and put me in a very difficult position under time pressure.
The cleaners arrived two hours late without proper communication, which immediately set the tone for the day. The standard of cleaning itself was not what I would expect for a professional end-of-lease service. Several areas were not completed to an acceptable standard.
Customer service was extremely poor. On the day of the clean, when issues arose, I attempted to call the company multiple times and was unable to reach anyone. For a service that is critical to securing a bond refund, being uncontactable is simply unacceptable.
It is also worth noting that the company is based in Brisbane and appears to use subcontractors in Melbourne. This lack of local accountability was evident in how the situation was handled.
Overall, this experience was stressful, poorly managed, and far below professional standards. I would not use this company again.
