tenancy had finished and the bond had already been processed through the Residential Tenancies Bond Authority, attempts were still made to raise and resolve new issues outside of that formal process instead of using the proper dispute resolution channels. Contractors were also arranged to contact me after I no longer had access to the property, requesting further attendance in relation to matters that were not part of the formal bond process.

Problems were also raised after the tenancy had ended that were not identified during the exit inspection or dealt with at the time the bond process was underway. This led to informal back-and-forth after the tenancy was already finalised, rather than resolving everything through the correct legal process at the time.

Overall, the management relied on informal negotiation instead of properly following standard tenancy processes from start to finish.

I had to escalate the matter to Consumer Affairs Victoria to resolve outstanding financial issues that should have been dealt with properly at the end of the tenancy. Would rate them worst in southern hemisphere.

ingress also caused electrical faults, forcing my business to stop operations multiple times.

Over time, the situation worsened. The ongoing leaks affected the structure to the point where sections of the flooring deteriorated significantly. For an extended period, we were operating in unsafe conditions, working around damaged flooring while trying to keep the business running, with a real risk of accidents and injury.

Despite ongoing reports and follow-ups (MORE THAN 1 YEAR), meaningful action was only taken after council authorities became involved. Until then, the issues persisted for a long time without proper resolution, creating continuous disruption and financial impact.

The repair works required a shutdown of operations for an extended period, yet rent continued during that time. This added further pressure to an already difficult situation.

But the nightmare was not over, unfortunately, the lease transfer process then became another prolonged experience, taking several months (4 Months) despite early notice and completed documentation. There were repeated delays, slow responses, and ongoing follow-ups required just to move things forward. Even after the agreed transfer date, invoices continued to be issued under my name.

Communication throughout the entire process was inconsistent. Responses were often delayed or not provided, particularly when assistance or clarification was needed, while administrative matters such as charges were handled much more quickly.

The overall experience involved prolonged delays, additional costs, operational disruption, and a significant amount of stress over a long period.

A final comment to the team: Please improve the level of service provided to your tenants. Timely responses, clear communication, and taking responsibility for maintenance issues are basic expectations. The difference between the speed of issuing charges and the lack of response when support is needed is very difficult to understand. I hope future tenants receive a more responsive and professional experience.

before going to the property more may show up or less but the fact is knowing the price of a home before one looks at it the better that one feels and knowing that it may or may not fit in there price range .This hiding to price of a property must stop and real estate need to stop plying games with buyers ,the government say its ok the way they do it but awe as buyers feel its just a game to these agents .Its not there money we are spending its our money ,Its time to end the games on hiding the sale price

Belle Property Management are the most dishonest agency we have ever dealt with. The apartment my son was living in for over two years was not fit for habitation as it was covered in mould and excessive water condensation leading to health issues. The owner was aware of this serious issue but he choose to insist that we pay $2,000 towards repainting the apartment which had not been painted for many years. Show details

Unconscionable behaviour from Property Managers – Incompetent, arrogant and unconscionable behaviour from some Property Managers at Belle Dromana. I advised, more than once, the figures they were quoting for rental payments were incorrect. They denied this, so I asked they check the lease. Again denied. Proof attached. for the keys for the windows. At first they claimed they didn't have them or couldn't find them or something. Finally we got a big lot of keys. That's when we found out the windows literally could not be closed. We asked for fix. It took 6 months for them to fix it. It's not even legal to rent a house that can't be secured properly, so for 6 months one of us always had to be at home. This was a ground floor house so we felt unsafe at night knowing the windows were open and not locked. Anyone could come in. Luckily Cremorne is a safe area. Then the mould started appearing. Everywhere. On the glass, on the windows, on the ceiling, everywhere. We asked them to fix it. They told us it was our job. (So we did thinking it must have been a one time thing because of a bad winter or something). Every few months it would come back worse than before. We kept asking them to fix it. Finally after a year of asking they said the owner has agreed it treated but we have to pay half the cost!!!! We told them to politely go.....enough said. They did pay for it in full, but even asking was immoral and probably not legal. This kind of 3-6 month response time on any issues continued our entire time there. Anytime something simple needed fixing, a leaking tap, a chipped toilet. it took them 3-6 months to fix it. We sent pictures, we followed up, nothing could get them to fix it in a reasonable time frame.

There's more but this would go on for ever if I said it all. The last knife in the back was our eviction. They sent us an email asking if we wanted to continue the lease. We didn't have much money (covid right?) so we said yes. Then exactly 4 weeks before the end of our lease and the date they were going to send the renewal, they sent us a "eviction notice", reason : Owner taking place of the market. This is what they do. THey sucker you in, let you rot in the place, then after a few years boot you out, freshen it up so it looks good then hook some poor sucker for the same scam. It's just so immoral. The mould was so bad, both of us developed Athsma, and coughed at night. We had to buy a $600 air purifier and have it on all the time. While some of the individual people working there were nice, the overall way the company was ran is disgraceful. I understand the need to be somewhat pro-landlord or no landlord would use you, but come on, be at somewhat balanced.

Worst experience we've ever had. The only thing that they didn't do is try to snake our bond, but that's because we paid cleaners to profesionally clean the place, and even after they did that they still asked the cleaners to go back and fix a whole bunch more things. They also tried to get us to agree to give some of the bond for a "surface scratch on the wooden floor". If they knew the rules they'd know only deep or chipped wood is damage, that is wear and tear from 3-4 years of living with wooden floors.

TLDR : Don't rent with Belle, or they'll whack you in yours.

His communication is enpointe and I can not find anything to fault him on.. He goes above and beyond for us and treats our properties like they are his own (even checking on a properties pool regularly whilst the property was vacant so it wouldn't go green).. Jeremy is also very proactive when it comes to attending to tenants enquiries and handyman work that comes up from time to time. He seeks out quality tenants so we know that our investments are being looked after... I always know what's going on which is great considering I live on the east coast of Australia. He makes me feel like I am there with him each time he visits our properties so I cannot recommend him highly enough. Oh.. and he makes me laugh a lot.. Jeremy is the whole package.

Good customer service – We only had a short dealing with Belle Charlestown but they made life so easy and were so compassionate in a time that we were experiencing the complete opposite with our then, property manager. We have now learned that the driveway is non-compliant and, more concerningly, that the property should not even be occupied in its current state as per local council guidelines and regulations.

The way this entire situation has been handled has been extremely poor and highly unprofessional. There has been a clear lack of transparency and accountability throughout the process.

I am incredibly disappointed with our experience and would not recommend using Belle Property. In particular, our experience with Mereana Tiopira was very disappointing — it felt as though the priority was simply a quick sale, with little regard for the buyers or the seriousness of the issues involved.

The bit i unfortunately had to deal with them was highly unprofessional with selling horrific houses with rotten stumps & roof issues that they stay absolutely silent with. negotiate me down to 1.7 mil to sell the property. When I asked why did you gave 2.1 to 2.3 mil appraisal if the market is not the same then he was saying that was the amount what I am expecting but that is not the market value (means he said what I want to hear to have the property). He also did not show up to inspections and send some people did not know the size of the property to inspections. Also, there was a 2-week period where both the agents which are listed in the add are not even contactable (went oversees) and this happen just before the auction. Finally, he managed to bring only one genuine buyer to the auction and asking me to lower the expectation. I felt like he was working against me as the seller and tried to sell my property cheap to this one buyer. He managed to get only one (very low) offer over the three and half months, which made me feel hopeless. I went through the reviews and ratings before I choose him but looks like they are not reflecting my experience. I know another property which is nearby had the similar experience, so this seems to be a pattern.

Just want to warn you all what you are signing up for. Be careful you are making an important decision.

times, but apparently reading “NO JUNK MAIL” isn’t part of the real estate curriculum.

I’m not sure what he expects us to do with this information, throw him a party every time he sells a house? Maybe start a fundraiser to get the office door widened so his ego can fit through?

Here’s a thought: if you can’t respect a simple “NO JUNK MAIL” sign, why would anyone trust you with something as important as selling their home?

is quite literally falling apart. She would blame us for her negligence of the property. Whilst taking multiple holidays throughout the year. If we asked for something to be fixed it would take about 6 months. She left us without a working oven for about a year. We had to cook meals in an air fryer. When it came time to fix the oven, all it was missing was a small part from Bunnings. (We asked the tradie). 5 minute job… She lied to our face and said the reason why it took so long was because she had “ordered” the part and it got delayed. Happy to take our rent payments but when it comes time to do her actual job it’s like trying to get blood out of a stone. Convinced she was pocketing maintenance money from the owners. Horrible horrible people, they don’t care about anything else but the cash $.

Please do not rent or buy through these people. It will save you so much time and money.

Renting with Belle property is a NIGHTMARE!! They have a process for denying tenants their bond by producing ridiculous and intimidating reports. 2 children under 3. Suzanne let us view the property before revealing at the end that it was actually under offer and off of the market and had been since the weekend. Complete waste of our time which would be irritating enough if we hadn’t travelled with kids but as we were it was nothing short of a trauma.

open home, Ms. Kell informed us that she had received a higher offer and we were at risk of losing the property unless we increased our offer. Feeling pressured and misled, we submitted a higher offer to secure the property. It later came to light that the vendor's solicitor had already sent the contract to our solicitor to be exchanged on the morning of of April 24th, approximately 6 hours before Ms. Kell claimed our original offer would be rejected due to this supposed new higher offer. When my wife questioned Ms. Kell about the advertised open home that occurred after our offer was already accepted, Ms. Kell stated that there was no open home and that the offer came from an occupant of the unit complex on Saturday evening. This is in direct contradiction to the open home being advertised online to occur on April 27th.

was positive initially. From the property inspection to the contract signing, I was satisfied with how things were handled. However, the settlement process was marred by poor communication and inflexibility from Julient and Tom, which could have been avoided.

Here’s a detailed account of the issues I encountered:

Pre-Settlement Inspection: A pre-settlement inspection was scheduled for Friday at 4:15 PM–5:00 PM, with the settlement set for Monday, March 3rd. At the time of the inspection, the property was not vacant. While I understood that the owner was still in the process of moving out, I expected the property to be fully vacant by the settlement date.

Request for a Final Inspection: On Monday morning, I contacted Julient at 8:00 AM via call and text, requesting a quick 15-minute inspection before settlement to ensure the property was fully vacant and in the expected condition. I received no response until around 10:00 AM, at which point I was told that my one-off inspection had already occurred on Friday and that it was unreasonable to request another inspection.

What I found particularly concerning was Julient’s statement that the owner had the right to occupy the property right up until the settlement time. This raises significant questions:

If the owner left at 1:59 PM and the settlement was at 2:00 PM, who would be liable for any damages incurred during the move?

Why was it so difficult to accommodate a quick inspection to ensure the property was in the agreed-upon condition before settlement?

Contractual Obligations: According to the contract, I am entitled to inspect the property when it is fully vacant. It is not my responsibility to bear the consequences of an inspection conducted while the property was still occupied. The refusal to allow a final inspection when the property was vacant was both unreasonable and unprofessional.

Unnecessary Conflict: I had to spend 25 minutes arguing with Julient and Tom over the phone about this issue. In that time, the inspection could have easily been completed, avoiding unnecessary stress and frustration.

based on this, I would not choose Belle to sell my investment property in the future.

At one stage, I even offered to pay Belle Property Commercial one year’s rent in advance. One would think in this current climate of retail uncertainty Belle Property Commercial would look after tenants like me who do the right thing. No! Instead, it would seem, Belle Property Commercial have cultivated an image to believe the world revolves around them, are arrogant, display a deluded sense of superiority, coupled with extremely poor communication skills. On a side note, read Belle Property’s response to “Travel Review”. Instead of taking on board this person’s grievances, and responding professionally, they took to “Nicholas” with a sledgehammer airing the dirty laundry and projecting all the blame onto him. This is because they obtusely believe they’re always right hence their defensive and somewhat misguided need to prove it. Belle Property Commercial Manly / Dee Why epitomise why real estate agents get a bad name for themselves. If you’re looking for a real estate agent who values you as a tenant, and is loyal, then this is not the real estate agency for you. WTS I have moved on knowing that through their own stupidity, Belle Property Commercial Manly / Dee Why have just lost a damn good tenant.
