Unprofessional Property Management
Not much more to say. Unfortunately the undertones of racism still linger on despite all regulatory safeguards under the legislation to stop the non-sense. It is the unspoken words that are loud and clear. Shame!

Agent no show for inspection. Unprofessional, impatient and rude.
Their agents are mostly impatient and rude. Once they find you not a promising client, they immediately give you cold shoulder. Their agent can even be absent from an inspection without a call in advance or later. They won’t be even apologetic about their unethical misconduct.

Unprofessional
[name removed] at Belle property acted against Tenancy Agreement ACT and put our house for inspection less than a week. He has zero professionalism and morals. He and Belle property at Ryde are not recommended. We are legally following our complain.

Dishonest and can't be bothered
They lied to me to make me pay for mould cleaning (bad legal advice told me I had to), then they lied to me saying they had had the roof inspected for leaks. Later when I found a leak in exactly the same place they refused to give me my money back.
Haven't had a property inspection for 18months.
Avoid renting from them!

Horrible from start to finish
Inadequate or nonexistant property inspections. Poor communication. Deceptive practices. Hidden costs. Lack of customer focus. Arrogant and unprofessional treatment of owner. A very poor experience due to general apathy and disregard of industry standards.

The worst!!!!
Firstly no one ever picks up the phone on any number you can find online, not even direct line to the real estate agent, no one calls back when leaving several voice mails and no one replies to emails.
The one time I did personally go to an inspection the person showing the property, couldn't answer half the questions and the ones they answered were incorrect when I spoke to another person after having put in an offer for less than what was advertised and then suddenly someone called me immediately to negotiate and also told me that the info their colleague gave me at the inspection was incorrect. Zero internal communication at Belle. It was honestly the absolute worst experience.

Worst Company I've ever dealt with. DO NOT HIRE/ WORK WITH
The communication within this company is atrocious. I was living in one of their rental properties and as soon as the lease was signed we did not hear single word from them until we moved out. We set up direct deposit upon signing the lease and when this was not taken for 2nd month rent we reached out to our agent [name removed] who did not reply until 10 days later telling us there would be a fee for paying our rent late. when we told her she had set up direct deposit for us she said over the phone " oh yes I did do that didn't I" then proce...Read more
eded with the same nonsense when next months rent was not withdrawn from our accounts. throughout our time living there we had 3 maintenance requests. ZERO of which we acknowledged, dealt with or confirmed. Upon moving out, there was absolutely no response to any of our efforts to reach our agent and even after contacting head office it took over a month before the return of bond was discussed. Appalling real estate agency
The Residential Tenancies and Rooming Accommodation Act 2008, the RTA general tenancy agreement, the REIA Principles of Conduct and the REIQ Standards of Business Practice set out the minimum requirements, yet Belle Property appears to consider that its obligations and the lessor's obligations are discretionary.

ceive my mail by email, this despite the fact that the apartment has a keyed letterbox and I have an entitlement under the tenancy agreement and the legislation to be provided with all keys to the premises including the letterbox. When it was finally agreed that I could have the key to my own letterbox, I was informed by [name removed], erroneously, that I have an obligation to repair the letterbox if it is broken into, an obligation which I do not have under the tenancy agreement or the legislation. The poor treatment didn't end there: [name removed] subsequently refused to reimburse me for an emergency repair made by me to the premises after I had patiently waited three and a half weeks for the agent to make the repair. All this and I had only been a tenant for two months! When I raised the matter of reimbursement with the Head of Property Management at Belle Property, [name removed], [name removed] advised me that reimbursement would not be made due to the lessor's interpretation of the legislation!! When I pointed out to [name removed] that as a property manager he had a professional and ethical obligation to understand and comply with the Residential Tenancies and Rooming Accommodation Act 2008 and an obligation to refuse to act on his client's instructions where it would be unreasonable or unlawful, [name removed] continued to refuse to reimburse me, so I made an application to QCAT. At QCAT, the arbitrator said that it was perfectly obvious that the repair was an emergency and that as the repair had not been made by the agent within a reasonable time it was also perfectly obvious that I was entitled to be reimbursed for the cost of the repair. I asked for an order that the cost of the repair and the cost of the application be deducted from rental and the arbitrator made that order. I could tell that the arbitrator was thoroughly disgusted by the conduct of Belle Property. I pay my rent on time, I am quiet, I am courteous to my neighbours, I keep my apartment spotless and I am unlikely to be heard from unless a repair is needed, but none of that seems to matter to Belle Property; tenants are treated poorly by Belle Property regardless of the tenant's conduct. Belle Property does not appear to understand that a lease is an interest in land, not a mere licence to occupy, and that a lease gives the holder substantial rights in relation to the property. Nor does Belle Property appear to understand that tenants have no obligations whatsoever to the lessor's agent. Weeks after I signed the lease, [name removed] emailed me a collection of poorly written Belle Property policies and procedures and said that I was required to sign and return them. I signed none of them and responded that all of my obligations with respect to the property are to the lessor and are contained in the lease. In the years I have bought, sold and leased property, never have I encountered such incompetence, unethical conduct and sheer discourtesy from a real estate agency. I would lodge a complaint but I reason that a Google review is likely to be far less time consuming and a great deal more effective. a bunch of scammers run this business
They are only responsive when you are starting your rent, after that there are no responses, no repairs etc etc.
they charge you extra when you leave and it is just unbelievable
I just hate them on so many levels

Worst Staff Ever
If I could rate negative stars to this company I would definitely.
My property manager at Parramatta doesn't respond to maintenance request and you have to keep reminding them all the time - it took them 3 months(I sent about 20 emails) to fix all issues after I moved in.
Again, I had an issue with the water leak and kitchen range hood, a month has passed by and at least 10 message, hasn't been fixed yet.
The property manager seems to be in a fantasy world where "Don't do anything unless the tenant has complained N number of times and is going to take action against you".

Bond not refunded for 2.5 months!
I waited 2.5 months till my bond was Partially refunded after my last tenancy ended. They were extremely unprofessional, messed up several times and tried to get me to pay for $800 worth of mould damage plus $800 for a broken glass window (which I have no recollection of happening). I refused to pay for the mould damage (we actually moved out due to health reasons after my son had a stint in hospital and I realised how unhealthy it was to continue loving there) which they eventually back down on months later when I threatened v cat. ed to pay for the window if I could get cheaper quotes as this amount seemed extortionate. They went ahead and did the work regardless without my say so. I wasted several hours searching for and obtaining quotes! Would not recommend going with them at all! I will never again. I would’ve gone to Vcat if I had the energy. Worst experience ever trying to sell!
We were told that we could successfully sell with very minimal marketing expenses. In the end they charged us the maximum marketing including things that were not even delivered. We had also told the agent of our minimum price that we would sell for - they kept chasing buyers who weren't able to meet our selling price and tried to force us lower to the point that other real estate agents approached us to find out - what was going on? That Belle were trying to sell our property below the current market value. And even then they couldn't find a buyer. That's when we pulled the plug on this journey. Never to be repeated.

After 5 years of renting with belle property Elizabeth Bayard is the best agent we have ever had communication was awsome always replied to our emails and phone calls will always be for ever greatful highly recommend her

Worst agency ever.
We rent an apartment for nearly 5 years, when vacated they claimed lot of items we remarked in the ingoing report. The report had a stamp as received however, the owner claimed aud 280 aud on repairs.

The agency which loses move in inspection reports and charges renters for building repairs- Belle Beecroft
we rented a unit through Belle Beecroft in 2017. The unit was brand new but the bathroom door already had some bulge and paint was flaring up. We noted this in our movein inspection report and we gave back the move in inspection report to them by leaving it inside their agency front door as we start work early and finsih late . subsequently during every inspection we had told the agent that the door was an issue.When we vacated the unit in 2019 ; we were told we were at mistake for excessive use of water in a dry bathroom.. False ad no car space trying to rip you off
Belle Avalon beach are advertising a unit in our block to have a car space the car space is depicted on the plans it doesn’t belong to this property. FALSE AND MISLEADING.
Belle Mona Vale put drugoes in our unit block and told us to call police when we had issues their 4 rent sign damaged our front wall and was never removed or damage to wall fixed.They ignored our calls. Damage caused by Tennant never fixed by real estate Stay well clear from this company.

Dee Why branch worst real estate experience ever
Terrible experience with the Dee Why location. Was shown and signed a lease for a fully furnished property. Agent then removed all the furniture without notification before handing me the keys. Then made feel guilty asking for some furniture. Staff have been rude and patronizing. Avoid this agency!

Parramatta-Smooth Boarding and Vacating Process
I have been interacting with James in Bell Property, Parramatta for last one year before vacating in March 20 and he has been very professional yet helpful. The complete process of vacating i.e. from the day of informing them about our intention of vacating till we received our advance rent and bond amount back has been very smooth.

Very poor communication skills and incompetent staff
It has taken a month to resolve rental payments. Also deposited money into somebody else's account. No responses to phone calls or emails. Unable to explain processes. Talking to different people over one problem. I have dealt with two branches and have had problems with both.
