A company to deal with. They were acting as Property Manager (Hannah) for an apartment I was renting and had no issues with any of my interactions with them. They were genuinely helpful and considerate. Would not hesitate to use their services again.

process, refused to provide a formal rejection letter, and ignored multiple requests for clarification.

Despite my repeated follow-ups via email and phone, I received inconsistent responses and was often left without any clear updates. They attempted to reclassify my Lease Transfer as a Break Lease, despite my formal application for a Lease Transfer being submitted weeks in advance.

Key issues I faced with Besser & Co:

Extremely slow response times – I had to send multiple emails to get a basic answer.

Lack of transparency – They refused to provide a clear reason for rejecting the new tenant, citing vague “financial criteria” without offering details.

Attempted to misclassify my Lease Transfer as a Break Lease, which could have resulted in unnecessary costs for me.

Failure to comply with Section 81 & 84 of the Residential Tenancies Act (Vic) – No formal rejection letter was provided, despite legal requirements.

VCAT & CAV complaints filed – Due to their handling of the situation, I had to escalate the matter.

If you are considering renting through Besser & Co, be prepared for delays, poor communication, and a lack of professionalism. I would strongly recommend that future tenants research their legal rights before dealing with them.

rules and refused to fix it, they lost the keys to my window locks and I had to replace all the window locks at my expense, they signed a rent rise increase of only 2% without my authority, I have a catalogue of issues disputes, arguments that should be used in a class action against this company. DO NOT EVER EVER USE THEM. In my opinion [Name Removed] runs an extremely poor company that should not be allowed to operate and has cost me thousands.

NEVER USE THIS AGENT – do not use this company, they do not respond to telephone calls or emails, they do not do maintenance, or provide the appropriate keys. No letter box key for over 3 months, no power in the laundry for 3 months , no TV antenna . Brand new apartment. No contact at all. No mobile phone greeting

Carl was very supportive and helpful in us getting this lease. Even during the inspection were able to view an extra property an agent was showing in the same apartment building. That extra inspection is the one we applied and got . Thanks Besser and Co.
