Agency seems to care about money only - has no care or compassion for renters once they are signed up. [Name Removed] was particularly dreadful - doesn't seem to know how to do her job when asked basic questions. Her email style goes from best friend to "You must pay". They use untrained and unidentified people - seem like casual workers - to do property inspections - have no sense pf privacy or security.

It has now been four years and this real estate has refused to remove my contact details from the properties details And I am still getting contacted regarding inspections rental increases lease changes and safety issues and repairs I have requested that I not be contacted on various occasions both over the phone and in writing and have been spoken to in the most unprofessional and disgusting manner from whoever it is this answers the phones.
This is the worst Realestate I have ever had the displeasure of ever being associated with.

to stand up to her finally got me removed from the house and More Real Estate was quite happy to put me onto the street. An old woman in another boarding house that More Real Estate "manages" was raped in the premises! I would not recommend More Real Estate and their shonky activities to anyone. With a real estate licence to cause mayhem its best to stay away from them. There are many bad Real Estate agents in Australia and More Real Estate are one of the lowest of the low. Don't rent, buy or sell with them.

When your business name and ethos is "Best Value" a certain type of person could interpret that as the "cheapest" or "lowest" price real estate and what's good isn't cheap and what's cheap isn't good n thats exactly what you get with this 3rd class 3rd world real estate agency. They attract a certain style of Landlord and their pig properties. Any self respecting property manager also wouldn't work for these people.
This agency uses pretty white girl names on their adverts. It's all Indians bar one.
The misleading representation starts at their website. They have a run down dump of an office in St Mary's which smells like a cheap perfume counter by the Ganges. The "Ponds Office" is the directors house, there is no office there.
This nightmare started the day of getting the keys, 2 Keys only. No garage key, no window lock keys 2x on each window locked closed. Smashed windows. No gas. Water leaks. The landlord [Name Removed] on the phone 3 hours after getting the keys. The lies and drama started right there.
The standard response from the landlord regarding any repair was "no one has ever complained about that before" and that was proven to be untrue, people indeed had complained. In one of my NCAT hearings and under sworn oath one of Best Value Real Estate Agent staff flat out lied at a termination hearing, it was a plan to terminate me and start with a new tenant as the cycle of avoiding doing general maintenance and repairs would have started all over again allowing the Landlord not to do any repairs. That's what he wanted as he'd gotten away with bullying and ignoring doing what needed to be done. Happy to collect rent for 8 years not happy to spend a dollar.
I paid $10000 in rent up front and I'm not an idiot. Did the think I was going to put up with garbage...they absolutely did.
The Property Manager, [Name Removed] was the person who told me to go to NCAT (Tribunal) when the landlord would not do any repairs and that would force the landlord to do repairs, that is sworn under oath, they knew from the previous tenants this house had loads of issues & they had a landlord who thought getting quotes and doing nothing and terminating tenants I every year was a good tactic to avoid doing repairs, things as simple as washers for leaking taps and a keys for locked closed windows or a garage door, which he stated "we never used the garage for a car it was storage" even that was untrue, it was a kitchen. It's shows a Landlord who's lived in a property has that the attitude of If it's good enough for me it's good enough for you. I have a Lexus n it wasn't good enough for me.
Property Managers can not force a Landlord to do repairs. NCAT ( Tribunal ) can though if tenants stand up for their right.
There are tenant advocacy serviced out there. I certainly saw one and without them I would've been unable to do what I did.
I knew nothing about the NCAT Tribunal process at the beginning of my lease. I had sold property n not rented in a very long time by August, 8 months into my 12 months lease I had sunmitted over 400 pages of supporting documents. The work involved in taking a Landlord through the NCAT process is long and everything must be done in 3 copes, 1 for yourself, 1 for the agent/landlord and 1 for NCAT. This is hours you will not be compensated for and as a self employed person this cost me lost hours of work not to mention the cost of producing all your supporting documents and coloured photos. Now Landlords like this rely of the fact tenants generally do not have the money or the time to persue them and simply happy to move out, or stop paying or trash the property which neighbours has told me happened at this property. Happy tenants are great tenants. I myself have had a rental property.
In an attempt to avoid repairs I was even offered one weeks free rent and no break lease penalties to vacate the property 13 weeks into my lease. 3 days before the first of 6 NCAT hearings. I had already produced 273 pages as supporting documents. No regard to the cost of removalist and disruption in moving house. It was a self serving offer. I wasn't allowing this POS to push me around after doing that kind of work and the cost of moving in n out in a 3 month period.
Some of the repair highlights was I had water coming up the main electrical conduit from underground to the power box on the house, posing a life threatening danger to myself n those in property including my children and a water leak of over 1,000,000 litres of water which he wanted me to pay for, I did and later NCAT gave orders to reimburse me for that cost amongst other things.
I waited 11 weeks to have a LPG bottle delivered. Like water, Landlord pays for the infrastructure and Tenants pay for the usage.
I had to pay for the replacement of the hot water heater when it burst. In supporting documents the agent entered to NCAT it showed the Landlord sent an email and was going to leave me without hot water for 23 days. From May 15th... winter, scumbag Landlord.
Down the line the scum bag then wanted to negotiate the cost down, from $1640 to $1000. Unbelievable. NCAT gave orders and I was compensated the full cost. How many tenants have a spare $1640 and can be without those funds for almost 4 months.
Note there is a difference between reimbursement and compensation, reimbursement is capped at $1000. In my time there I was compensated $1640 for hot water system, $661 for pest control and yard clean up and $200 dollars for water. This really p*ssed the landlord off.
I had to call the Police and have an event number when the Landlord showed up demanding to be let in and if I didn't he would let himself in. He never gained access to the property.
The landlord also showed up with unlicensed trades people to do electrical work, again access was not given. That is grounds for termination, which happened, I applied to NCAT for retaliatory eviction and was left in the property.
He disliked the fact firstly I knew a thing or two about trades working having worked in civil construction and I would not "fall into line" and give in to his dodgy ways. lol
The landlord is a Corrective Services Officer and he feels he has the right to treat tenant like a prisoner and he can do a cell search when he pleases.
I have all the NCAT Tribunal orders along with the NCAT Appeals Panels order, now that means the Landlord refused to do any repairs even after being ordered to do so by NCAT many times....and that he applied to the Appeals Panel to have those orders overturned which he was unsuccessful in doing. These people see this kind of thing day in and day out.
[Name Removed] was ordered to do 27 repairs.
If he didn't like that his next step was apply Supreme Court and if he couldn't afford to do repairs on his house, some as cheap as $245 for keys that 8 years of tenants never had then he didn't have $10000 a day for a barrister. I watched the circus or trades people he sourced from airtasker n watch him negotiate with them. Was a fairdinkum circus. Was fantastic to watch, he absolutely hated me n it was then it was all worth it.
I know I took bullets for the people who went before me standing up to this nonscene and paid it forward for the poor soils who go after me:
My rent was ordered by NCAT to be reduced and backdated until repairs were completed. The Landlord tried every which way to do nothing.
The Lanlord lied on Statutory Declarations which by the NCAT order and repairs done are self proven to be false and misleading.
Australian Federal Police are the agency who investigate false and misleading statutory declarations. I had to process a certificate issued to me by NCAT for money owing to me by [Name Removed] through the Blacktown Local Court to obtain A Garnishee Order meaning I was to be paid directly from his wages. He even wanted to negotiate that. Seriously.
The Landlord, [Name Removed] clearly thought he was above the law and as he had done with previous tenants thought he would get away with his usual tactics. He got the wrong guy.
The Real Estate and the Landlord are first class scum bags. I wouldn't let these monkeys sell or manage a second hand lawn mower.
I am going to re post this review from time to time to warn others of both this property and this 3rd Class 3rd World scum bag Real Estate Agency in the phope it will save other people the drama and renting a pig and having to go through the NCAT system.
I have no grievance with the NCAT Tribunal system, it is there to fairly and justly deal with situations like mine and NCAT and the NCAT Appeals Panel made the the right decisions. I supplied more then 400 pages of supporting documents including photo's and selectively edited (doctored) Text messages.
Feel free to email me [Content Removed] if you'd like copies NCAT orders which make for great reading. You do not have the tolerate this kind of behaviour as a tenant.
I'll also ad that a deaf dumb and blind Monkey could run an open home for a rental or a sale these days, and that property would be leased or sold. There's a housing crisis if no one noticed. An agents hardest job is to get the listing or that rental management agreement and if your buying or leasing your property then keep walking and it won't have to be far to find a more professional agent then these monkeys.
If $17 a week which is the difference on a $650 per week rental property between 4.4% and 7% as an investor if this is going to break your bank then you need to take a good hard look at yourself. You get what u pay for.
Tenants and sellers alike do yourself a favour and save yourself the nightmare and rent or sell through a reputable recognised branded real estate, they aren't run by monkeys, they are ran to a standard to be apart of that franchise name.
Renting is not cheap, and professional property managers and real estates would not take a property to manage that did not have keys to start with...these monkeys did. The standards you walk past are the standard you set. Don't just just walk past this business or property, RUN RUN RUN

I called the Senior Leasing Manger the next morning to discuss what action would be taken for the repairs. I cannot express enough how abrasive and unwelcome she was to help and continued to quote procedure instead of offering to assist. I was showing frustration in my voice during the conversation but was not raising my voice or being aggressive. She indicated that she would not tolerate being talked to like that and ended the conversation.
I am perplexed how "senior" management got into such a position. Company culture (which is appalling) comes from the top down. If anyone from Best Real Estate actually reads these reviews - Just a piece of advice - get rid of your toxic management.
I can see why there are so many 1 star ratings - 33% of all reviews are categized as terrible.

take them to tribunal, seems like this is an occurring problem as I am not the first or the last. During my tenancy period I was living in a property with so many issues that weren’t repaired for over 6 months to a whole year. For about 9 months I had no access to adequate hot water. Yes, that’s right.. I was only able to have a shower for at least 6 minutes before the water would turn cold. At one stage I didn’t even have hot water for over 4 days, worst days ever. Let’s not even get started with being able to wash dishes properly because the water tank was that small. The electricity meter needed to be upgraded they never did that and I ended up coping a high electricity bill of $780+ because I was also getting charged for water in a damn unit?!? & God forbid I mention this, I either get hit back with rude responses or completely ignored. When I moved in, there was no batteries in the smoke alarm. When they sent someone out he made me feel uncomfortable by hitting on me and making inappropriate comments about jumping in bed with me. When I raised this issue they disregarded it and made me feel like a joke. My intercom wasn’t working for over 6 months so when I would get visitors I would have to always walk downstairs just to give them access. There was multiple things that weren’t fixed. They even overcharged rent multiple times and lied when I confronted them. Eventually I had enough and took them to tribunal, it worked out in my favour.
They never once, ever completed a routine inspection for the property. Let’s put Covid aside, what kind of agency does not do routine inspections.. like really? Every time they would take things too far I would have to go into the office and it just ends up in a scream off.
I was warned by my clients who rented properties with them about how terrible they are. This was way prior to me getting accepted for their property and silly me I should have listened. They have new receptionists and staff every other month I guess cause they probably treat their employees like crap and they don’t seem to have a proper system in place everything seems to be done on paper. Anyways none of my business, it would be good if they updated their system so they wouldn’t have so many issues. I also had no clue who exactly my property manager was so that’s food for thought lol. At one point they were taking out rent whenever they felt like it, there was weeks where they had some problems where the system was down but I just don’t get it, why can’t anything ever be done right.
I actually went through so much anxiety, stress & depression because of their negligence whilst renting out one of their units. Despite all I had going on it contributed to my mental health and I physically copped it. People shouldn’t have to live in such a state to the point that they become depressed that’s not fair.
I advise best real estate to really work on improving their services. Not just for the sake of their landlords and tenants but for their own good. This is not a good look, constantly receiving negative reviews will impact your business. If you have to delete a whole google account because you received that many bad reviews than there’s clearly a problem. We aren’t the problem here, you guys are. It’s embarrassing and stressful on both ends.
Do better.. please. In to conclusion I would rather live under a bridge than ever rent a property managed by narcissistic real estate *I mean best real estate.*

Lazy, disorganised staff – I attended an open home scheduled for 11.40am and had to call the office when no one was present at the property. The office staff were disorganised. on my way in and saw him still seated in the vehicle at 11.40am. He even watched me walk onto the property without bothering to get out of his car. He later admitted to me that he had just been sitting in his car.
After I had to call the office, he arrived without offering an apology or reason for his lateness. He then took a long time to locate the keys and open the door. No Service NSW check in code was used. He did not wear a mask. And he failed to open the back door to enable inspection of the courtyard. The property wasn't particularly clean either. I let him know that his customer service and covid safe practices were poor and he seemed confused.
This experience, combined with the awful reviews here, has motivated me to never consider this business for any real estate transaction.

we reported during on going inspection ages ago. When the maintenance department clearly agreed that its something that needs repairing and can't attend due Covid, but at the time of vacating, the inspection team trying to claim for those repairs from our bond are unbelievable. Raising their voice to their tenants and ending the conversation and putting the phone down without listening to what their tenants have to say or discuss shows how unprofessional they are. I wouldn't recommend anyone to use their services. They need to learn how to talk to people politely and deal with a situation in a proper manner respectable manner.

REAL ESTATE. A spacious unit with a rent cheaper than what we paid previously. It was very peaceful as we never had any issue with the real estate as we had with the previous owner, every repair was fixed immediately by the real estate and we were never charged for that. The response and service was really quick. All thanks to Manager, Rashmi. She conducted timely inspections, noted down all the issues we had and provided quick fixations. When we had to move to a different city and vacate the property, Rashmi helped us a lot with all the end of lease details following which we received 100% bond money back.

Professional and Responsive – I just moved in to the new property at Lane Street Wentworthville and best real estate is one of the best i have come across. They are very responsive with the emails and over the phone. Ariunna and Tishan are very responsive and quick in answering the query.
