Our Owners Corporation (O.C.) in Camberwell, Victoria had a storm water drain issue with flooding into one of the garages of the units. Amanda Flanagan, Owners Corporation Manager from BCSG followed this up when the initial plumbing inspection organised by the real estate company for that unit provided a report indicating what needed to be done to… Read more
fix the problem. After discussions with the unit owners, Amanda followed this up with a second opinion from a plumber BCSG uses. Amanda was instrumental in rectifying this problem which turned out to be caused by the gas company who replaced the O.C. gas pipes several months previously which damaged the O.C. storm water pipes under the O.C. concrete driveway. Amanda contacted the relevant gas company with the evidence of the damage they caused to the storm water pipes and they agreed to pay for the initial inspection by the real estate agent plumber, the second opinion by the BCSG plumber and the rectification of the works (including the driveway reinstatement). Amanda went over and above organising all this work and so our O.C. was not out of pocket with any expenses for the issue caused by the gas company and it was fixed properly by a reputable plumber BCSG uses. She spent a lot of time and effort, plus kept the owners in the loop at all times to obtain this very successful outcome for our O.C. thank you very much Amanda, very much appreciated. Well done!

transparency hinders owners' ability to stay informed about key matters.
A critical issue was the lack of a quorum. Only two owners were present—one committee member, one owner, and one proxy—insufficient to constitute a quorum for voting. As stated in the minutes, "As a quorum was not present either in person or by proxy, all decisions at this meeting will remain interim decisions for a period of 28 days.". It is not the correct action. During the meeting, I raised concerns that interim decisions should be reserved for urgent, time-sensitive matters and not abused for routine decisions. The Strata Manager of BCSG manipulates everything to suit her agenda—this is unacceptable, and we won’t stand for it. This meeting did not reflect the interests of our entire community. Moreover, the AGM was adjourned after just one hour and 5 minutes, including waiting time, which is unusually short and did not allow sufficient time for meaningful discussion. With only three votes (two owners and one proxy) deciding matters for all 91 lot owners, the process lacked fairness and inclusivity.

It should be illegal for this company to operate as they take your money and do nothing with it! – I have contacted the property manager of my building on The Esplanade in Caroline Springs several times via email regarding one particular issue. People leaving rubbish outside their apartment doors in the stairwells. There is one person who leaves their rubbish there for all day and all night long. now to address this with them. I have had no response back from her and as a result the building smells and looks absolutely filthy, like a rubbish tip. In fact, with this warm weather you need to block your nose and try not to throw up as you walk down to the garage because of the lingering smell of rubbish.
I am also sick of the stairs looking absolutely filthy and disgusting. The paint is peeling off and looks terrible. And now the poor aesthetic look of the place combined with the smell of rubbish makes you feel like you’re living in a dump.
Isn’t the job of a property manager to manage issues, problem solve and get things done? I am sure everyone in your company would be disgusted to live in this filthy building.
There is also water leaking all throughout the building, just the other day there was water on the stairs for two days.
The strategy to fixing this problem is 1. Calling the tenant and instructing them to not leave their rubbish outside their door at all. 2. Clean our stairwells on a consistent basis. 3. Fix the place up

fashion, you can count on that! This company is only good for collecting OC levies and organising insurance (through their "side hustle" - so you're not offered a choice. They charge you for EVERYTHING - every phone call, every email they read or send - even when it's only attended to buy an overseas call centre. You get NOTHING for your money, bar one poorly held meeting per year, and which if it runs over one hour you get charged a stupendous figure for every small block of time. I don't know if all OC managers run this way - but it's why the industry is regarded the way it is. If you have a smaller complex, you'd be much smarter to run it yourselves, as all you're doing is paying these people for a service they don't deliver. Avoid!

while I was OC Committee Chair, and also as an owner, and find that he is very knowledgeable and always very helpful with a positive disposition. Such rare qualities these days. He skilfully project managed some major repair works at our building last year and expedited the works to ensure minimal disruption to all residents. He acts promptly when building matters arise and provides excellent attention to the matter at hand. In addition, he has a great manner with difficult owners who don't always appreciate nor understand the effort it takes to manage a building such as ours. as a managing agent, we were made to take them when they acquired our previous managing agent. They a difficult to contact and their payment process are opaque and poorly managed. This company should not be in this business.
