at no point was I informed that the property was being seriously considered for or sold to another buyer. I continued working with my lawyer and mortgage broker in good faith, assuming the process was progressing.
What made the situation worse was that communication continued as if everything was on track, even after the property had already been sold to someone else. I was never clearly told that my offer was no longer being considered.
This lack of transparency and clear communication was extremely misleading and caused unnecessary stress, time, and effort on my part. I fully understand sellers may accept higher offers, but buyers deserve to be kept properly informed so they can make timely decisions.
She intentionally hided me that another sale proceed in progress. because she used my one as a backup until other party sign it. cheap way of earning.

ignored, never had "quite enjoyment of the property", was mistakenly sent an email with the private identifiable information (PII) of a property owner, was sent another email with the email addresses of all the other tenants in the building, had maintenance items closed (via PropertyMe) without being rectified, and was even told that we needed to speak directly to the property owner about repairing a running toilet (!). It took a month to get that toilet fixed when under the Residential Tenancies Act 1997 (Vic), urgent repairs must be attended to within 24 hours. It was only when an undeniable screen shot of PropertyMe was sent to the head of property complaining about maintenance requests being closed without being actioned did those items magically reappear for repair. When Buxton heard from another real estate agent that we had purchased a property, their head of sales rang my partner accusatorially asking if that was true (!MYOBB!). The ONLY reason we decided to purchase a property was because renting with this company had been such a horrendous experience and we were tired of living in a substandard apartment with things falling down, doing our own maintenance due to their ineptitude, while the rent kept increasing. Based on our first-hand experience, we would not allow this company to represent our investment property as they showed us first-hand that they don’t maintain a property nor care about the tenants.... and good tenants consistently help pay mortgages.
I was a referee for one of their tenants. I have no other business with this firm. They used my details without consent and continued to send marketing by SMS and email regardless of being asked to stop in wtiting and by phone multiple times. Corporate office promised to remove my details although they appear incapable of doing so and I still receive their stuff.

to fix a mould problem until part of the wall literally fell off (photo attached). Hired the absolute lowest quality trades to do repairs, often damaging other parts of the house (paint all over the floor that I couldn't get up, porous mdf panels installed in the shower, using duct tape to "fix" a leaking toilet - spoiler: didn't work). Notified them on a Friday midday that there was litres of water coming through the ceiling and they said they couldn't do anything until Monday because the property manager had left early for her weekend. Permanent stains as a result. Took over a week to organize a plumber for a toilet that wouldn't flush (only one in the house). Never processed my bond refund so I had to apply directly to rtba after three weeks. Truly I would not trust this company with your house, your money, or your safety. Will personally never rent, buy or sell with Buxton.

Our friends leased out a very dirty apartment, it was in an awful condition with high level of maintenance issues and neglection everywhere. We had to help clean out the apartment with our friends and now they are leaving the place in better shape and still the real estate agency won't payback the full bond due the condition. 800 + photos were submitted as proof it was taken in shocking condition NOT FAIR!

Dishonest Practices – Stay away from Buxton Ashburton, they're running an Ad scam. They'll make false promises of selling your property at inflated prices, what they're just trying to do is to get you to pay for advertising. And after you agree to advertise, they'll start saying the markets have changed and the buyers are not willing to pay the inflated price. Don't trust anything they say.

his sidekick Sharon Quick ‘work their hardest to sell your property’, It’s merely another marketing ploy to suck you in. They’re efficient at using your marketing money to get the property online but that’s where their effort stops. They turn up to opens and answer basic questions. You pay thousands in commission for them to turn up for 15-30mins a week and answer incoming queries. That’s all. He is a manipulator and a narcissist and they believe they are more intelligent than they are. Beware! Keep your money. It’s money down the drain with these two unless a buyer comes to them from your advertising money.
Hidden fees & charges – Beware of all the hidden fees & charges (you wont find out about them until the final stages of your dealings) I will never recommend Buxton ever again!!!
Fabulous! – I worked with the marvellous Jay Jacob-Green in the Port Philip office. He went beyond to help and was so obliging and a delight to work with. As was his team. Nothing was too much for him to do to help with renting my property. The best real estate agent that I have worked with for residential properties. Highly recommend.
Bogus appointments – On two occasions Buxton have offered me free appraisals. On both occasions they never showed up. The second appraisal was scheduled for 1 pm today. Please do not offer these free appraisals to me again. I am not interested in your bogus appointments.

So bad! – [Name Removed] was my Property manager for a couple of years, in that time she did not do any routine inspections. Also her husband is her ‘handy man’ and he didn’t do a great job. So if you need something she gets her husband to attend like for new curtains. Like he would goto spotlight and put them up himself and charge you whatever. It’s so bad!
Buxton Geelong – The agent called olivia assisted us on a property, they made us sign the papers, etc, and we did a online video call inspection, she led us to believe that the area was ideal and perfect safe area, as we arrived to the location and we were surprised to see the clear issues with it.
Name calling when he thought he had hung up – We had issues with the final inspection off our home and the agent left a voice he thought he had hung up and called me names that were so unprofessional and disrespectful and disgusting voice message has been saved
Terrible – Buxton Hampton East. I rented a townhouse which was handed to me I a filthy state. The agent had signed it off as clean without any defects when the entire property was full of defects. it was unliveable. I told the agent I would pay $100 towards the garden being weeded as it would have been no more than three hours of work. However she held up my bond release for a month and charged me $436. The agent was rude and sarcastic with absolutely no conflict resolution skills whatsoever. Buxton real estate don’t care if they hand you a filthy house, they basically say tuff luck but it’s a different story when you leave. I would never deal with Buxton’s again just appauling.
Incompatent as property managers – I trusted buxtons to manage my unit in wendoree i was paying for the water usage of the tenant, approached the manager with photo copies was assured that I would be ream burst they denied that they received the documents, i sold the property the tenant left the back yard strewn with rubbish the grass was not cut for several years, weeds had over taken to top it all off they demanded $179 do not use them i will not be paying the money

Make sure you respect everyone either it’s Sunday or Monday. People don’t have ideas of how real estate works, some estate agencies work on Sunday too to manage inspections. No one should entertain such real estate managers, learn from other agencies please.
Buxton st Kilda do not use property management – Can’t recommend the property management service to landlord/ investors. Had to follow up agent for missed rent, illegal tenants, long vacancies, inspection reports missed major damages, agent does not follow landlord instructions to fix matters then directs you to vcat if you want anything done , dodgy tradespeople used to poor standard, lying rude director, acts in tenants interest rather than landlord to make there job easy,
