I am very disappointed in the way I have been treated by Buxton Real Estate at Oakleigh.
I have taken out a lease on a place in Mount Waverley in excess of$35,000 per year. I moved in less than three weeks ago and so far I have wasted 10 hours of my time sorting out several problems with defects, taking photos, emails, phone calls and arguing with the rental manager. It seems the owner has/had the right to enter the property with only 24 hours notice to attend to the garden front and rear by entering through the garage PLUS the gardening clause...
Burton think they are above the law and dont care about waking 89 year old up every day before 7am
Buxton work site in Walpole St in Kew, are starting work at 5.15, 6.35 5.48 on going. I tried to resolve this with the site manager who said he can start whenever he likes. His running a business and that's the way it is. He doesn't care that he is waking up a neighbourhood, an 89 yr old every morning. Staff not wearing marks, appropriate signage not being used. They believe they are above the law clearly and don't care about the community.
My daughter was told if she auctioned her property she could expect between $400k and $440k Noel said he had lots of buyers interested and might even get $500k.
He then signed her up for $5,500 worth of advertising and pulled the pin on the Auction because of covid and told her it was now only worth $300k and now she has been hit with the costs. My advise is give this mob a wide berth
Buxton Port Phillip - So Rude I was Stunned! Any Agency better than this one
Zoe, an Agent from Buxton Port Phillip branch was shockingly rude to me. During lockdown period I received a text to provide my details if I was interested in a property , I called immediately to ask some questions as I was very keen on it. Out of nowhere I was aggressively spoken to by Zoe whereby she responded - am I seriously going to buy it without seeing it? I said I'm only trying to ask questions about it at this stage due to lockdown so I will have done my research by the time inspections are available again. I asked about a recent sa...le of the neighbouring property in the block which was $25K cheaper in a sale just a couple of months ago, and had twice the size courtyard and she responded if you're not prepared to put in an offer today over the asking price then this conversation is going nowhere so there's no point in talking any more. I asked her if she was ok as covid and lockdown can stress people, but she responded just as rudely and said she can't see why this conversation is continuing and do I want to buy the property or not?! if not, then she is ending the conversation. I've never experienced anything like this. I spoke to her colleague Rohan about this conversation and why was she so rude, but I was met with a similar attitude although nowhere near as bad, he had absolutely no interest in my comments, just brushed me aside and asked well are you interested in buyng the property? not in apologising, as he was adamant she was a great agent. I have no idea what's going on with this agency but I am absolutely stunned at the behaviour, they seriously don't care about customer service and are aggressive about money. We're all stressed during lockdown, agents, vendors, purchasers. I wouldn't want to be the vendor of the property I was interested in, guessing they wouldn't be impressed with paying over a hefty commission for that type of representation. Any alternative Agency would be a better option than this one, it really was the strangest experience I've ever had with an Estate Agent.
Rose P - business not human oriented
Luckily we have no longer anything in common with Buxton representative Rose P who in every possible contact could not care less in representing our interest when negotiating with landlord. One of her comments to us was, if you are not happy then move out.." which is shocking to hear especially that this person should be caring about you. In these days role of real estate is significantly overstated who by all means have no super powers as they think they have. Hopefully pandemic will trigger wake up call for technology to shake real estate a bit by removing redundant link between landlords and tenants.
My call to action, do not trust Rose P from Buxton as an agent.

Terrible property management from [name removed] @Buxton
One of my property in Ballarat is managed by [name removed] @Buxton. My property in Ballarat is NRAS, only reason why I am keeping it with Buxton. His attitude towards the landlord is terrible to tell the least. Unprofessional in his communication and only opinion matters. Never listens to home owners and every time inspection happen, his opinion is house in perfect condition. This make he can sit at his home and do nothing.
My recommendation is stay away from [name removed] as your property manager. I will do the same once NRAS period is over.
Rental agent is a power tripper
Agent is so rude and agressive even when we are complying. There is no need to treat people like this. I have rented off many other agents and none have communicated in such an aggressive way. Very unprofessional and immature way of dealing with people.
Agents dont treat you like a person
From a renter's point of view:
HORRIBLE. I never once threatened them with the VCAT but I think I should. Problems with the apartment I am renting(as its an old place) but never got it fixed, said the landlord isn't answering their calls so there is nothing they can do about it (well isn't that your job?!)
Horrible attitude whenever you call them up about anything - probably only care about the landlord's point of view as that's where they're making money from...
I am scared when I end my lease that they will start something about the place not being clean enough (when I moved in it was filthy!!!)
Save yourself the time.
I had a great agent and have rented for the past ten years with no issues with a real estate agent. Since the transfer I have had people who have treated me as less than a human being. I have to walk up four flights of stairs in the pitch black and be told to just use my phone light as it has taken them over three weeks to fix the lights in the stairs, also the agent lied time and after time. The landlord hangs around near my apartment and I'm told it's legal. Then today an agent tried to open my door without permission and only stopped because...I asked her what she was doing through the door, I have no clue what would have happened if I wasn't home. Then when I said I wished I never rented the lady on the phone told me I could just move out.... yes, I can just break my lease, move out and find a new home - easy as! How about Beller starts treating its tenants like normal human beings. I just want to be left alone so I can live in my apartment, I don't understand why it's so hard.
Agents lack respect - ignored "Do not knock. No sales people" sign located next to doorbell
The agents door knocking to drum up sales lack any respect and have an inability to read. When a sign next to the doorbell says "Do not knock. No sales people", please respect that. That means real estate agents also. Teach your staff how to read and to have some respect.
A real estate agent you can actually trust!
Can't thank you enough for your professionalism throughout the whole campaign - Chris Rae was there for every step of the process. He gave advice about the best way to present the home and answered all the questions we had. Honest and trustworthy - highly recommend!
Buxton Hampton East Victoria
Buxton, or more specifically Rose Patterson @ the Hampton East office, who has been my property manager for over 3 years, is exactly what you want in a property manager. I could not be any happier with the service I receive. She knows the local market so well that when I first came to her about my property, she already thought she knew a couple that would be perfect for my house. Low and behold they were perfect and took the property without us even needing to advertise, and have been tenants for over 3yrs now! She is proactive with both the te...nants in understanding anything they want and with keeping me informed about any situation or intention and its context. I also have direct access where in most cases she answers when I call and responds to my emails promptly, something a lot of other property managers seem to really struggle with. I wish all property managers were as good as Rose and I'd highly recommend her office for managing your property.
Falsehoods and deception
Falsehoods mentioned at the auction including deceptive comments regarding the size of the property and the number of registered bidders that might attend - they DIDN'T! Lack of professionalism when a new contract was to be signed and heavy-handed approach to vendor when the only bid was NOWHERE near the reserve.

The ink hadn’t even dried on the contract and they asked if I would reduce the quoting advertised price!! The price advertised was their quoted property valuation...throughout the campaign they continued to try to get me to drop the price..I refused as wouldn’t accept less then what they said my property was worth...in the end they cancelled the auction and I took property off the market never again...
