also be our safe house if we needed to flee again from my home . Seen enough stories on current affair shows detailing the shonky companies that take your money and do nothing. Those same companies that ask for a management fee ,yet do not check out a potential renter well enough or do not do the inspections well or not at all .Yet my wife and I did want a life again after such an 2011 ordeal . To cut a long story short . . .Cartwright Property Group is the way to go. When I find good service or product,I am happy to tell everyone . Fast track to 2020 . . . .I was selling my home that went through those floods. All newly rebuilt inside, ,big yard, great location,workshop and carports,fully fenced . I still loved it . Now this pandemic breaks out , and I am thinking I may not be able to sell now .Got to make a plan b .Maybe rent it for 12 months . But does Cartwright Property Group do that suburb ? If Mr Cartwright had said no. I would have gone no where else. I would not bother with any other company for fear of being ripped off . I would not risk throwing money and time on a unknown alternative . As it turned out ,Mr Cartwright said he would rent it if we chose to go down that path . Within a few weeks of that renting option thought , the house sold . Not only sold during this virus pandemic era . . . .sold it about 100 grand more than a ray white salesman suggested a few months earlier . We started at a sensible high price tag first then worked our way down . I did have a price in mind that I would go no lower though . That is how I wanted to handle this sale . Mr Cartwright worked with me , not the buyer as so many lazy so called house sales people do . I have had seven homes. Sick of lazy sales people just wanting to sell your home for cheap . They do not show any sales skills or effort . I did the right thing too. Made sure house for sale was opened and ready to go on open house days to save Mr Cartwright personal time too .If you are in cartwright property group's area of business . Do yourself a favour . Hire these people for all your house selling and renting . The worst thing about spending a heap of money on fees and commission costs is not getting the good service or best price for your asset !! No fear of that at cartwright property group .

carpets were disgusting, a lot of the exterior wood is rotting AND last but not least the master bedroom door handle DOES NOT FUNCTION PROPERLY.

We had to call the fire brigade the day after we moved in because my housemate who's room was the master, got stuck in her room for over an hour. The door handle got jammed. The fire brigade told us that the owner needs to replace it with a new door handle because the old one was too old. Since Feb 2019, the door handle is still faulty and my housemate has been stuck in her room multiple times. The first time this was brought to the real estate’s attention, they stated that we are responsible for paying for it. After sending an email to the real estate referencing the RTA website (the RTA website states that they are required to pay), they have come to the home to “fix” it many times. It’s still faulty!

The garage door stopped working not long after we moved in. It got stuck and wouldn’t close. This was a safety hazard, as there is no proper lock to the room downstairs. The real estate again tried to make us pay for this until we referenced the RTA website.

They came to inspect the property. They weren’t satisfied with the state of it (I have a video of the state of the property and it wasn’t that messy at all). They were swearing at me and stating that we would have to pay for damages to the property that were in our entry report, including wear and tear. They accused us of being heavy drinkers (we had a box of bottles out the back for a recycling project) and they also told me the house was disgusting and they’d rate it a 0/10. When telling them that I would be going to the RTA if they make us pay for the damages we didn't make, they threatened to take us to court.

They came to the property for an inspection roughly 6 times within 4 weeks which is illegal (as per the RTA website). There was one time when they came to the property and then sent us an Entry Notice AFTER they’d already been there. They would also often send us Entry Notice forms for inspections within 24 hours of their actual entry (ILLEGAL according to the RTA website). There was even one time when the owner of the property came without even telling the real estate and he was posing as a maintenance man. He was also acting extremely unprofessional and even told my housemate that she should ask the other maintenance man for his phone number. They would also rock up to the property without telling anyone and proceed to take photos of the premises. We had to end up calling the police because they continuously trespassed.

The power cuts out often and we have to go to the electricity box to turn it back on. One time the electricity went out 5 times within an hour. After roughly a month of this occurring, an electrician finally came to the property and advised that it was an issue with the power circuit for the lights. Nothing has been done to fix this issue. Have spoke to Cartwright PG over the phone about this issue and they stated that they were unaware of this.

The Entry Report was auto-filled by the real estate agency and it stated on there what they took the previous tenants bond for. Turns out, they hadn’t even fixed anything they took the bond for! After hassling them with several emails in regards to this, they eventually (over six months after we moved in) fixed some of the issues without charging us (because we advised that the RTA stated that the real estate are requited to pay). So, when you move out make sure you ask them for receipts!

We continuously get hassled for rent and are told that we are behind when we aren’t. Now being at the end of the lease, the real estate are trying to say that we are 1 week behind in rent even though we have proof to show that we aren’t. When doing the calculations in front of them, they have been extremely difficult and are refusing to understand what we are saying. For example; when multiplying the weekly rent by 52 in front of them, they asked what the 52 was for. Advised that the 52 is how many weeks are in a year. They then proceeded to state that there aren't necessarily 52 weeks in a year. Also, we have been advised that to understand the ledger you have to know accounting.

We were also threatened because my housemate put up a 1 star review. They insinuated that they were going to black list us. Have also been spoken to over the phone about this review in a threatening manner (have witnesses for this).

Now being at the end of the lease, we have been advised that we are required to pay for damages that they took the previous tenants bond for. Have been advised that the repair was made at the start of our lease. Have asked for an invoice to prove this and have been ignored. Have been advised that there were fleas jumping all over the bench and the fleas had even bitten the real estate. When asking for evidence of the bites, have received no response. Have been advised that the carpets are in good condition (from the clean we did), but if we don't provide them with an invoice from a professional carpet cleaner then our bond will be taken regardless of how well the carpet has been done.

I have consulted with other real estate professionals, the police and the RTA. All of the above have advised that what Cartwright PG have done is unlawful and not morally sound.

Please keep all of this in mind before deciding to rent with them. *This is all alleged*

headache!

Cartwright Property Group, Graceville is the agent for our property in Moorooka. He is the rudest, most difficult person I have ever had to deal with. And i would be disgusted if I found out someone like him was managing my property. When we signed the lease, he insisted that we didn’t provide our own contact details on the forms for the owner of the property because they are 'a pain in his [censored word removed]' & they 'make his job difficult by dealing with tenants & fixing things themselves.'

We have a new born baby, and I am trying to study at the same time. He is trying to unjustly evict us/make us pay ridiculous bills & refused to have any maintenance done (without hassle). We requested that our toilet be fixed.

He refused multiple times because we 'didn't list any fault with the toilet on the ECR' eventually he hesitantly agreed to send someone out to have a look.

A 'professional' plumber from Salmon Plumbing came out to my property, flushed the toilet & said "I've never seen a toilet do that before" he didn’t do any work on the toilet & he left.

We then received an invoice for $170 from him for "requesting unnecessary repairs." I have since, upon doing my own research, found out that the problem with the toilet is blocked jets around the rim, which can be very dangerous to fix on your own, and if you try- you run the risk of ruining the toilet (obviously something I'm not comfortable doing in a rental property).

I have sent videos and photos of the problem to the real estate, but have had no luck – he has responded with ‘you are still in a position of unresolved remedy breach on this issue, for failure to pay the invoice for works incurred by your request of a non faulty toilet’.

His initial response to my request to have a plumber look at the toilet was "I advise you purchase a toilet brush at your own expense to clean the toilet bowl yourself." This is just 1 of about 12 issues we’ve had with this agent in the tiny 3 months we’ve been in this property…

He also didn’t have the property pest cleaned before we moved in and the house is infested with cockroaches which he has also refused to rectify and will undoubtedly put the blame on us.

It seems as though our rights are fairly slim, and the ‘easiest option’ is to just pay it (which we will not do). But this is not just about the bills, or the breaches, it’s about how he has been treating us/talking to us like scum. I’m tired of being treated like a second class citizen purely because I’m a renter. I keep to myself. I pay my rent. But he is trying to put my brand new family out of our home for a measly $170 that he is trying to bully us into paying.
