Terrible. High staff turnover over, very poor communication, they act like they are doing you a favour, keen to rattle off strata jargon but not keen on explaining what people actually need to know. Nothing good to say about them.
Worst strata management I ever had to deal with. Feels like the person I'm dealing with is just blank. Wishing we could change Strata management and not have these guys.
Don follow up on emails, minimal work to assist unit owners regarding strata maintenance. I thought independent was bad but civium is definitely worse! They have their building maintenance manager do a report and don’t follow through with any of the maintenance required, including some which are safety hazards. Definitely no value for money or customer satisfaction or service for the large amount provided to them each year.

I am an owner in a Strata scheme Managed by Civium Strata and despite changes in Managers, (which is industry wide), my Manager is now Samantha Turnbull. Samantha has many years experience within the industry and find her very prompt in taking calls, always happy to help, friendly and resolves issues effectively. I would recommend her as a Strata Manager.
Excellent Service from a Great Team – Charis Inoc managed my investment property in Kambah ACT for me for several years. She was meticulous, helpful, respectful and never missed a beat. When I sold the property late 2023 I used Civium’s selling agents and they too were great.

a few): deflection, deceit, various ways to not answer emails, how not to return phone calls, dismissing requests to not pay invoices and what the heck - just pay them anyway, and the ‘’piece de resistance’ ‘how to leave difficult requests in the ‘too hard basket until you leave’.
We have been with Civium for 3 years, and now actively looking for another management company. In my experience, Civium has very high staff turnover, which is bad enough. What's worse, is that there is no handover from outgoing staff members to the incoming ones. Agenda items get lost, tasks are forgotten. Emails are unanswered. Really disappointed with their performance.
Terrible company to deal with - constant turnover of staff, and treat property owners with contempt. Avoid at all costs. Our EC is looking for another strata management company to deal with.

So very refreshing replacing Civium as our strata managers. It makes me feel warm and fuzzy inside I won't be dealing with them ever again. The day you chose to charge $40 an email is the day I made it my goal to replace you. The lack of any concern for the resident’s safety is concerning. Engage them at your own risk. They do NOT sufficiently provide the service they are paid to perform.

Very unprofessional – Don't use this strata management as they don't know what they are doing. Peter Bone was very unprofessional when handling strata meeting. He banned me from attending the strata meeting as a tenant and even I have a proxy from the landlord. Expensive and machiavellian – Our body corporate fee more than doubled when for some reason we changed company to Civium from Barards. Insurance fees seem to be the main blowout in cost. Insurance claim process was convoluted and took more than a year to get a small amount of money back, when every quarter we were paying thousands for cover.
Dishonest Company – Thieving [Content Removed]! The kickbacks they are getting off every invoice is ridiculous . The insurance 20% kick back and not disclosed and the broker were inconjuction and not disclosed and they got an extra kickback again! Unresponsive Timewasters – 3 days and 4 phone calls after my initial query about a time sensitive matter, someone finally got back to me. They were surprisingly understanding and promised a resolution by the next day. A week later, after dozens of phone calls, voice mails, and 'urgent messages' from the call centre to the staffer, there has still been no action/response. Very frustrating.
Not a professional company – If I could give these guys a minus I would!! No accountability, no professionalism, thank goodness we were able to vote a new strata manager when we could , state of finances /or lack off- ACT strata folks are so inexperienced in ALL things strata, massive hikes in insurance, not following through with defects with the developer and fire defects!!!! Do yourselves a favor do not hire these people!
Enjoy Billing you but not service – Was sent a collections notice as the first communication for a levy fee. Complained yet still had to pay a collection fee. A couple of months later a note was sent out saying they had issues with their levies system. Very poor management of property, very poor customer service and an organisation who seem to enjoy charging the extreme prices and yet not the delvery of service. Do not use this organisation!

told after payment that they would not. Their portal has no dispute resolution process and our building access for after hours has been cut off. Our pervious strata provider had great communication and we always were looked after. I have tried to reach out to others in their organisation only to be meet with silence.
Bad service and poor admin – This strata management's admin is extremely poor. They always forgot to sent tax invoices by mail and email. And when you are late in making payment due to their mistake, they will fine you. This is extremely poor service. They also don't care about the well being of the tenants when one tenant caused problems and disturb the peace of others. We complained and complained, and they just making lots of excuses that it is beyond their scope.

High cost strata management with poor service – Civium took over from Strathfield strata on our block. We found them to be high on fees and low on service. There was frequent change in strata managers making things more difficult. Under their watch, our common garage security door was left unfixed for around 2-3 years. where a quote becomes an order without our approval. There was more than 1 occasion needing to raise extra levies on top of an increase to our regular levies.
We have since changed to a new strata company called Area Strata (feel free to check out my review with them) which is cheaper and offered more included services in the fee. It was the best decision we have ever made. We are now operating so efficiently that we no longer need to pay extra special levies and our regular levies have dropped from $1194/qtr plus special levies with Civium Strata to just $695/qtr with Area Strata.
Please look elsewhere.
useless Civium – Useless body corp, admin fees are to high, maintenance is not taken care of and problems that do occur you end up finding quotes as they are to slow or don't respond and when they do decide to get back its with some excessive quote. thanks goodness as a property owner we were able to get rid of this useless OC
Admin fee is becoming too expensive – I know every fee is increasing but the way they increase admin fee in body corp is disgraceful! I was shocked when I received body corp fee this time!! How much is enough for them who does only little things for us?? It's only for the 2bedroom townhouse, no gate, no swimming pools, no BBQ areas!!

Dreadful! – I'm selling a property managed by Civium, and they have been unresponsive and unhelpful in providing information solicitors need for the sale. Emails are ignored and it's impossible to get through by phone. They seem to be massively understaffed. It's quite shocking when you consider how much owners are paying them.

I feel frustrated with their ineffective and unhelpful approach, seemingly more focused on extracting money than resolving issues. I'm seeking advice on whether I have any recourse to take action against Civium Property Group for their lack of response and failure to address the persistent water leakage problem.

Constantly have to email and chase them up because they don't respond.
Most recent example is they sent a quote for a contractor for our complex. We accepted this quote. The company did an extremely poor job. We then (through our own endeavours) found out that this contractor does not have a builder's licence. They are operating without a licence. This is illegal!
So, the strata said they vet all companies to ensure they are licensed, and yet, they have sent us a shoddy contractor, who did a shoddy job.
Now we have to take this contractor through the courts to return our funds. We should be suing Civium!
I've emailed the NSW Branch Manager as I'm so disgusted with this company whose services we pay for ! They don't even have a portal that works! It says 'under maintenance'. We can't even check our accounts. We have to email accounts at civium. What is the point? What is the point of having a portal that 1) doesn't work and 2) we can use it for the function we want? (accounts).
I'm thinking of requesting an EGM to change strata companies, because this illegal contractor is the last straw.
