In my personal experience I would seek a more professional agency located in your suburb that can communicate more appropriately with all parties to seek a better financial outcome, which in my case was being advised to us in different methods by alternate real estate agents.

long blond hair placed on tiles in bathroom, then there was the $400 damages to the walls, (false claim) we did get our bond back, but do not trust this organization under any circumstances, there is a systemic flow of lies and hardship that will surely follow you,the house was filthy when we moved in, it was not cleaned, nothing was done to windows to protect our privacy, despite requests they were not done. then there was the $500 cleaning i disputed the claims as false and mentioned the penalty for falsifying legal documents, all claims by them were dropped, please fight for your rights because they will try everything to get you.
All talk, no action – We had our property managed through David Deane for about 2 years. The com's were super poor. We always had to do the chasing up on rental renewals, and repairs needed. Never respond or maintain property- until you leave! – Worst property managers ever- no communication or replies. Waiting over 6 months for issues to be fixed. Only time they have actually been responsive is when you are leaving! Would not recommend to absolutely anyone, I would hate to be an owner dealing with them!

communication." Well not replying to their customers is not communicating, it is rude and shows a lack of respect to their customers. I too have followed up my emails to no avail, except for a single reply and being falsely told that they "will respond in the morning" which didn't happen and that "you have always been updated along with all owner by myself personally over the years". Yet they have chosen to avoid a direct response to my questions or my requests, and only continue to dishonour their previous correspondence. They will not have an honest conversation to resolve the matters. A leasing agent will get things wrong, but the quality of the agent is how they resolve matters. I am paying them, so I am relying upon them, trusting them and expect them to be professional and know what they are doing. I have and can live with their ongoing minor mistakes, and mismanagement but ignoring customers is not acceptable. I cannot recommend them as a leasing agent.
Stay clear of these guys as property managers – The worst property managers I have come across in 30yrs of renting. Have never had an issue with any b4 these guys. Especially when they r in the wrong which happened regularly over the 2yr period we rented with them. Oh yeah got all bond back as I had a shitload of paper evidence of their lying & Incompetence. Go to director of agency if u have any concerns as the senior property manager lies even more then the juniors. Even with goin to the director & pointing out what his staff is like u still get nowhere as they lie yet again to cover their tracks. Funny for someone whom states she has been in the industry for over 20ys 1 would think 1 would know the job & not make so many errors

and had to just wait over night for the owner to decide if they wanted a 30 or 60 day settlement and would get back to me the next day. Exciting times. The next day, no call. I text no response. I'm like oh crap this is weird. Get a call the following day saying the owner is selling to their relative. Ok who on earth pays a real-estate agent a commission to sell to their relative. Who, no one. No the dishonest agent told me we had a deal while trying to get a better deal then cut me with a nonsense story. By them also be very dishonest, deceptive and making deals they had no intention of keeping I lost out on another property that was available and within my means. This happened because after being told we had a deal I didn't push my offer on the other place. By the time I was informed that they were no longer holding up their promise and guarantee the other property was under offer. This simple act of dishonesty may have cost me many more months of search and even tens of thousands of dollars. Look I'm happy to miss out on a place but when you say we have a deal, owner has excepted and no further offers will be shown that's a grubby way to do business. At the end of the day if you are a buyer, seller or renter they will not hold their end of the deal and will be deceptive for their own benefit. They can not be trusted to do business in a honest manner. Let's be real they have heaps of people looking for property so I'm sure this will make no difference but be warned they are not a business who has any ethics.
Mostly great as a tenant... until you leave! – Started off great, then went downhill. When you leave they lodge the bond refund before your official end date has even arrived and claim it all for "repairs and replacements" + water bills (with no actual water bill invoice or accounting to show that it is the correct amount owing, for us we had only just paid the previous water bill a little… Read more
over a month before) and cleaning (claiming that you cleaned the property yourself despite evidence being provided of a full bond and carpet clean having been done by their preferred and recommended service providers). Claim normal wear and tear as damage for tenants to pay for/fix and expect tenants to leave the property looking better than it did on first moving in and signing the lease, get nit-picky about really small things that were overlooked, and then don't provide adequate notice or time for the vacating tenant/s to correct them. Also used a prospective tenant walkthrough entry notice as permission to do a final exit report walkthrough without notice to us and before keys had been returned. Curtains, which were brand new and had been left tied up and away from the floor and walls to keep them clean while the bond and carpet cleaning were being done, were untied for the tenant walkthrough where they did the exit report photo's at the same time. Our final walkthrough was done that evening and they had been re-tied and only one of the reported marks was actually present on one of them (which could have happened during bond cleaning, or during the exit report walkthrough, as they had no marks when we put them up straight from the packaging right after moving our possessions out). We have no issues with paying for the pest spray/treatment, but are annoyed and frustrated that David Deane did not do it when the previous tenant/s left - we had do it ourselves instead, and the cockroaches were everywhere with multiple egg cases! We were not reimbursed and told that it was our responsibility to do a pest treatment on moving in. We were not informed of having to pay for it ourselves again when moving out until after we had been given notice to vacate. Claimed stove and shelves had not been properly cleaned - they were left much cleaner than they had been when we first moved in, as stated on our original entry report. Claimed lawns are overgrown - it has been raining almost daily for the past couple of weeks so no mowing could be done while the grass was wet, and the lawns were even more overgrown when we first moved in for the exact same reason and we mowed them ourselves then (which should have been written on the original entry report, if they had even bothered to look at it, we left the property with lawns better than they were on entry). Made claim on the exit report of a ceiling fan being in the master bedroom and being "dusty" when the property actually has no fans at all, let alone ceiling fans! It was one of our sore spots as we had to purchase portable fans ourselves just to have a small amount of air movement during summer - there is no air-conditioning and we were told that the landlord was not interested in having air-conditioning installed. If they could make that up about the non-existent fan (it's not that hard to tell the difference between a light bulb and a fan) and it's not something that is very difficult to miss with such a small living area of only 80sqm for the entire living space - including 3 bedrooms and a bathroom that also had no ventilation - at that particular property, then what else have they made up on our exit report, and on the the exit reports of others? Small errors of a light bulb being there when it isn't or one not being there when it is I can accept and understand, but adding a fan that never existed? That's just plain wrong! There were so many things that we reported as issues with the house over the last 2 years that were never taken seriously or weren't passed onto the landlord, and many were completely ignored, and more than a few things we had to repair/replace ourselves with no reimbursement and then we were treated like criminals when we did. The lack of privacy during a bathroom renovation where no other valid options were offered to us (we had nowhere to go, and they did not offer any assistance or valid ideas) and it was done while we were in residence, and the lack of care about the safety of our children during this renovation (OH&S rules apply), alongside the expectation that any mess and/or damage made by the contractors was our (the tenants) responsibility to clean and repair was just the tip of the iceberg of things we had to "put up with" and "accept" without recourse or adequate reimbursement (a free tip for landlords - a $100 Westfield voucher for having to go a whole month without privacy, without a bathroom or a private shower and then having to clean up the mess that the contractors leave behind as well is not adequate reimbursement). As a previous home owner, and now current home owner, I would NEVER use them as property managers, and if I ever had the misfortune of becoming a tenant again I would NEVER lease another property through them either. What at first seemed like a dream come true with the ideal rental to lease for our family until we could buy our own home again turned into a complete nightmare on leaving and has left me with some pretty serious trust issues regarding property managers in general and this particular real estate itself.

Terrible – Terrible communicators, with a zero score for customer service. Their communications come out in all capitals to their tenants, like either a child is writing it, or perhaps someone with no computer literacy. when you eventually get to talk to someone - but they never return calls, and never proactively communicate. We’re lucky enough to have never done anything wrong, but whenever they want or need something, we have to snap to attention. Interestingly enough in reading these reviews from years ago, nothing has changed. Perhaps someone should discuss how customer service and building a relationship with your tenants will inspire discretionary effort - and then there becomes no ‘bad tenants’ or ‘bad real estates’ - and we can all just get on with our lives.

needed and DDRE told me that the locksmith opened the door at no charge as a favour to them. I was very grateful, but soon after I got a charge for $229 for the locksmith. On questioning, I was told a. That it was for cutting the keys, then b. They were not sure what it was for, and finally, c. for an emergency call out for the locksmith. This was not required or approved. I still dont know what the truth is.
In the end, they just became irritated with me asking and after about a month they refunded the money.
2. Getting tenants to do their own inspections - note: there were no covid restrictions relating to inspections in QLD at the time. I discovered that they got the tenant to do her own condition report when I discovered an error in it. On questioning the error, they just became irritated that it should be questioned, with no apology in sight.
3. Not doing basic inspections of appliances to avoid costly bills in getting a trade to look at it.
The tenant advised that the dishwasher was making a noise. The error codes were provided by the tenant but DDRE did nothing. The issues were blocked drain and water in the back of the machine. All that was required was the filter to be clean and the machine tipped back to remove the water. I asked if DDRE or the tenant could do these basic tasks. They refused and just wanted me to spend hundreds on getting a plumber out or get a new machine.
Luckily I was changing property managers in 2 days and the new one went over to the house and fixed the problem straight away by cleaning the filter. Thanks, ReMax, that's what a good PM does.
Of course I complained about these issues but they kept referring back to the things they felt they had done well and not addressing the issues raised. There was never an apology.

Highly thorough and efficient! – The property managers at David Deane have and continue to be highly attentive and efficient at managing my properties and the needs of my tenants. Their communication is thorough and prompt, always keeping me in the loop. I could not recommend a greater team of people. Thanks, guys!
Incompetence at it's finest – We had two properties rented through David Dean, and had nothing but issues. Instructions were not followed, ended up costing us major dollars in repairs due to them not following instructions. Sold one property just under 12 months ago which they were involved with both the rental and the selling - just received today a cancellation of insurance due to non-payment which they brokered yet did not cancel when we sold. You can do better anywhere.
Landlords and tenants beware – Unprofessional staff; don't reply to emails or phone calls. Don't follow landlord instructions. Don't pass on requests from tenants. If you are looking for someone to manage your rental property look elsewhere. Steep management fees. Under trained staff. Has gone hill. Investors beware.
Terrible – Rude rental staff don’t return your calls. Take long time to get things fixed. Waited the whole summer before they got the pool fixed. Don’t care about the tenant. Glad to not have to deal with them ever again.
Great Agent! – For the second time our house has been under contract within 24 hours. We can’t recommend Mark (and Naomi) highly enough. With both sales above asking price and their local knowledge and credibility beyond our expectations. They provide great service and peace of mind with our homes

paper, only wishing to give it to me verbally over the phone. When I finally got a counter offer, it was a close up picture taken with his phone, sent to me as a text, with no signature from the seller. After telling him we were unhappy with how the process was being handled and were withdrawing our offer, we were simply told 'Good Luck'. He was continuously rude when speaking to me, harassing me for my best offer when I just wanted my starting offer presented to the seller.
These actions are very unethical. I would strongly recommend avoiding working with this company. Have since had wonderful customer service experiences with two of their competitors.

Yeah, I wouldn't – So we moved out of the house on the 1st of the month, our rental finished on the 14th. This gave us 2 weeks to clean, and we cleaned from top to bottom. cleaning but we had to reclean the house again as the people that had been shown though have had dirty feet and even used the toilet and not did a good job to clean. We even left toilet brushes there in case, but they were never used.
I went around to grab the keys to re-clean all over again, and when I opened the door, there were marks and such that were not there when we had moved out and cleaned. I know this as I took photos of every nook and cranny in the house, and they were not there in my photos from 4 days before.
I went around to the office to drop the keys off, and asked the receptionist to pass a note on to my agent, and was told to email "as I have got a mountain of paperwork and I will probably loose the note or it will go missing, so you email her, it's probably safer."
I did swear, and said "isn't this part of your f'n job? And why not buy post it notes?" to which she had a dumbfound look on her face, as I walked out.
I am waiting now for this 4th clean to be wrong, even though it has been a week now since I did the last clean, and still not her from them about anything.
I wouldn't waste your time. If the receptionist can't be bothered to pass a note on to someone in the company, what luck do you have being a tenant?

of the current lease we will be moving into the property, the team never gave the tenants notice. This is now our problem and are lift waiting for a confirmed date that the property will be vacated. The team are not working to resolve the issue in favour of us even though they have made the mistake, every decision is to suit the tenant. No compensation has been offered to date and to get an update we need to contact them. This agency is not a professional property management team and we will be recommending them to anyone in the future. Our property will be going back on the rental market in a year and we will be looking for another agency in the area or will manage it ourselves.
So far, So good! – All issues have been remedied in a timely fashion and they seem to keep on top of maintenance. All in all, they are good communicators and professional enough without being rude. No issues here.
Horrible rude staff – This is the absolute rudest most disgusting horrible rental team in the world. They have zero customer service and have no time for tenants. Refuse to do maintenance. advised them about the poor reviews on here and they commented that it was probably disgruntled tenants having a whinge. I told them that they still had a right of reply and should be responding on here to set the record straight. Anyway, they reassured me and we signed up. They found me a suitable tenant and things went well. When the tenant decided to move out, I found a new tenant and decided to do the management myself. I requested David Deane arrange for my new tenant to view the property with the current occupier but this never happened. Every time i rang, i either left messages on voicemails or spoke to a new person who assured me they would pass my message on. They never call back. I eventually e-mailed them and advised them of my intentions - still no reply. Finally i rang the office and told the receptionist what i was doing and was assured my message would be passed on. This was in April 2015. My new tenant moved in and i had to request they remove their rental sign from the front which they did. I continued to receive their monthly tenancy reports with nothing on them - no costs and no rental income, just a pdf file with a whole bunch of zeros on it! - supposedly and as far as they were concerned, the property was vacant. My tenant then received a note in the mail from them advising of a smoke alarm inspection. This was at the beginning of August 2015 and i rang them again and again gave them the story that i was managing the property myself and had been since my e-mail and numerous phone calls and messages in April. They apologised I was assured that they would update their records accordingly. Surprise surprise, end of August and i receive yet another pdf file rental report again containing a whole bunch of zeros. They seem to have a great business but there is clearly a massive lack of communication in their rental management department.
Steer clear – First home buyers listed a 3 bedroom house as a 4 bedroom house in bray park and intimidated into using their solicitor, when we found out the fourth bedroom wasn't council approved we pulled out, were bullied and Harrased and intimidated buy one of the staff. the Property Management turnovers as required by the RTA. They breached Entry Notices, and proceed to try to blame you for any little flaw in the property - even when noted on the Entry Report and supported by photographic evidence. Save yourself the hassle, and don't even bother with this real estate - they are a waste of time, and just set you up for a world of hurt when it comes to the end of your tenancy. Even with electronic email proof of communication, entry reports, photos, etc - they still try and charge you for issues they find MONTHS after our lease has ended - issues they didn't even note on their Exit Conditions Report. Even tried to charge us for rent for weeks after the lease ended, and would have succeeded had we not emptied our bank accounts so the direct debit failed. Truly Disgusting, Aggravating, Unprofessional and Rude People - everything you want to avoid.
Expensive, property not secure upon moving in, property not maintained between leases, and try to take advantage of tenants.

DO NOT rent through them, would not recommend David Deane to anyone! sorry, I'm not a mean person but I got nothing nice to say about the rental team although I've heard the sales part is quite good.
