you had to take a day off work and they didnt show (bad Luck). Project manager is doggy and finds ways to avoid fixing problem, passes the buck back to the sales team.
The Worst Mistake We Ever Made! – Devine were awful from the moment we signed with them. The quality of the home was terrible. The side gates were literally hanging off the walls at handover. was exposed in some areas of our yard. The trees out the front we planted in terribly and had to be fixed. The paint they used inside was so cheap and nasty. No marks could be washed off so the the walls looked terrible.
The communication (or attempted communication) throughout was painful. Getting through to our customer service rep was nearly impossible and forget about a call back.
Even now, 3 years after completion we are still having issues with them. We called them today to find out some information about our airconditioner warranty and they didn't even have a record of us building with them! They said. 'For all we know, you could have just bought land from us.' You would think that a spend of $500,000 with their company would result in at lease a little memory of the fact. They are the most dishonest, corner cutting, frustrating company I have ever had the misfortune of dealing with. Definitely do not build with them.
House will fall apart within 5 years – It started great sales lady was helpful. After they handed the property over within 6 months the house showed a lot of cracks on the plaster. cracked, architraves have dropped from the ceiling, they used some tape on the corners which is peeling. Awful and not worth the price they charge for a sub par build. My second property was built by Dennis Homes comparable in size but quality is miles apart. Absolutely never had to call Dennis Homes for any fixes. Don't go with Devine homes.

we wanted in our house plan and changed things to suit our needs with being open minded about what we wanted.We really liked their display homes and had a good variety.We liked the flinders because of a rustic country style home which was unique, different and it felt very open with heaps of space and large rooms. Do not build with them – My daughter moved into the property and it is still not completed. Blocked storm water drain. Pipes sticking up not cut off, electrical cables left just hanging. the shower was in use. We had a building business for 10 years and under no circumstances would we allow a client to move into such a badly constructed property. We wouldn't allow contractors to get away with such bad workmanship, we would report them so they wouldn't be allowed to operate.

the land. All was looking good for about 5 weeks until the sales rep rang and said that the package couldn't go ahead because the land wasn't Devine's and therefore the $10,000 wouldn't be available. Nowhere was this listed or revealed until his manager said it couldn't happen. So 5 weeks in limbo with a timeframe running out, he starts to look for other land. Gets another block.
No problems this is definitely Devine's land so the money is back on the table. Another problem, because its a rear entry block, they cannot build the house as planned, it would take a redesign. No problems. Yes problem's. Devine said they couldn't build the house we wanted because they had only built a smaller house on that layout and could do ours. Time frame is running out for a December 31st finish for signing the contracts to obtain government grants. Find another block of land, all ok. This has now taken 4 months to get to this stage. We are invited up to see the plans and do any changes that we require. Do our changes and redesign. Sign off the original plans to get the grants mobile on December 22nd.
The plans come back in January without any changes. We again reiterate the changes and the explanation is that management had changed and all SA customer reps are now in Queensland(?).
But the plans have been submitted for approval
In march we get the plans back, still the original with minor changes and other requests missing. Another round of email chat. They finally locate and start the redesign. In the meantime the contract have been signed and the $10,000 required by HomeStart has now dropped to $5,000.00
Do colour selections now. Once again there are items on display that are "discontinued, or not available now, or prices are just guessed at. One set of tiling was quoted approx. a couple of hundred extra. When the estimator finished, it blew out to $1500.00.
April The valuation comes back $15,000 less than the bill!
Great panic ensues but Devine put in a $10,307.00 rebate conditional that the land is settled before the 31st of May 2014.
May 2014, plans are just about here but the settlement is now in question because Devine reckons that the settlement can be pushed out. When reminded that Devine itself put the deadline on, silence.
This is the state of the project at the moment. The conveyancer is waiting on Devine, Devine is waiting on the council, Council is waiting on Devine.
All in all this experience has turned me off building, Now all I have to do is actually get the house built, which now looks like finishing in October approximately 13 months after starting this saga. $15,307 grant and rebate from Devine. Teh salesrep was excellent Poor communications.
Bad builder of overpriced and mediocre quality houses – I bought two houses from Devine Homes through their house and land packages. used by the bank gave a valuation for the building alone at $165,000 when the building price was $216,000 so the valuation was a whole $51,000 lower than the actual price of the building (this does not include the land where the valuation was still lower but a more acceptable percentage). That's a valuation of more than 33% less. I mean, if the valuation is 10% less, I can understand and accept that. But not 33%! This means that Devine Homes is overcharging their customers for those houses they built.
A few months ago, I found out that the insulation had not been correctly fitted. Even the garage roller door is not working properly now ; it goes up and down on its own and wouldn't work on other occasions.
Now I have found out that the house has some structural problems. It's to do with the joints and mouldy leakages along the walls.
I am disappointed with the quality of the homes built by Devine Homes, and I think their quality control is a factor too. If they charged a premium, you would expect good quality but that's not the case. I would not recommend anyone to buy houses built by Devine Homes.

Luckily, I saved all text messages/emails so they ended up having to give me all of it.
Once everything was signed I was labeled as "unreasonable" when he couldn't deliver on his promises.
After him everything started going a bit more smoothly and to be truthful, you get what you pay for. Had I have bought a $250,000 ready built home I would have still had to put in another $20,000 - $50,000 to get it up to scratch.
I disagree when people say there are unexpected expenses, just like any new house curtains, furnishings and gardening/landscaping are still a must. But Devine offer for an extra $10,000 to do it all for you.
All in all, they are not a bad company. They built my home in 6 months. (During winter). Yes they made a few mistakes along the way. But I can guaranteed you so have I.
There affordable, realistic and secure (fixed price). They build so many homes a year. You never hear about the good results. It's always the disgruntled ones who are the loudest.
I would definitely build through them again. But now that I know how it works, I'll be much more clear in what I want and who I am speaking to to get it. Fixed price. Quick build. Willing to admit a mistake. Rude sales team

Once house was completed the handover went smooth and all issues got rectified within 2 weeks.
We are now living in a brand new house in truganina and Devine just completed our 90 day maintenance.
Comparing to what i have seen and heard out there with other builders... These guys were fantastic!!

Good – Ok overall I have been in here for about 8 years it was our very first home. We had really no major problems, we did the final inspection and the back wodden door was buckled which they fixed right away. us we could of added a few things in the house that would of made things easier (like extra storage and a door to the garage). The oven is a cheap nasty piece of crap but other then that I am happy with the overall result. The second home we built was part of their investment property range and they refered us to idiot agents which we had to go through as part of our contract. Had no problems with the house except for there contracted fencer was not a nice man and wouldnt answer our calls to come finish the fence before the renters moved in, and of course Devine couldnt help because he was a contracter . About 12months after moving in some pipes burst that were underground and we got flooded. Devine took a few weeks to come fix it so we had no water for 2 weeks, but they did fix it thank goodness... for free!! Look I would build with them again, infact Im looking to build right now but want a presige home, and havnt seen anything I like from the range yet! If they fix their "staff issue" I would think that it could be a top builder. We as customers are handing over A LOT of hard earned money we deserve RESPECT and Fantastic customer service, this is OUR HOMES... you are not only trying to build a home.. you are building a dream and a lifestyle for families the sooner these builders remember this the better things will be. Our contract was fixed price so we didn't have to worry about unexpected costs. Our site prior to pouring the slab had a mountain of soil that needs to be removed and they removed the excess soil for us at no extra cost (our neighbour had the same issue but their builder charges money to remove soil). Once the slab goes down, everything was up and running pretty quickly. We were always kept up to date with the building process by the staff. The construction manager even look after us with gas and stormwater connections after the handover, we even received a barbeque set from Devine as a handover gift. After the handover, Devine got their painter to come and do some touch-ups however the painter did not clean up so we had to do a lot of cleaning before we moved in.
Like most people, we have experienced some minor problems after the handover (ie. plumbing, kitchen sink was not installed properly, etc). After contacting our site manager, they have came back and fix things straightaway. Overall, we were happy with our decision to cancel a contract with another and build with Devine and we would recommend them to our friend as long as you don't get finance through them. Reasonable price. Standard inclusions are better than another building company that we've been through. Fixed price contract. Finished building in 5 months. Staffs are very helpful. Site was not fully cleaned after the painter came back to do touch-ups. We had to do a lot of cleaning before moving in.
Company that supplies paint to Devine (bristol) do not have a branch in Adelaide, which makes it more difficult to choose a paint colour apart from picking out of swatches.
Good – After doing allot of looking around, at over 20 - 30 other builders, we settled for a Devine home as it came with everything, so all we will need to do is move inn. The house is currently at lock up stage, and I have not had one drama with Devine or there contractors. I wanted to do some upgrades and there were no problems with me talking directly with the contractors to work out deals and to meet them on site to discuss. I will further this blog on completion of the building stage, but so far so good.
I am currently living in North Lakes, which is a very nice and well established estate with some beautiful homes, but I look around and you see so many people living in their houses with no driveways, fences, letter boxes and land scaping due to not being informed about their inclusions, and cannot afford to put in there drive ways as they thought it was included, but now have to find $10k to have one put inn.
Like everything in this world now, buyer bewares.... Me personally have had no problems at all thus far, and would have no problem recommending them in the future. Great sales staff and every thing was made easey when coming to colour select. Price was good, just as long as you know what you want and how much you want to spend. The fine print.... One of their older adds states no legal’s, but when it came to settlement, I got a phone call from the lawyers that they lined me up with, asking me for near thousand dollars to cover cost. In their defence tho, it was the legals between the bank and lawyers, but still there was no mention of this payment until I got the call out of the blue.
OK – While it is a reasonably cheap way to buy a brand new house, be aware that that price comes with a catch. We found the overall quality of materials and workmanship fairly poor in some areas. paint in others). Despite promises being made to fix these, they never were. It all became too hard in the end & we would not build with them again. However, I guess it all depends on where you are at the time. This was our first house and it was reasonably cheap. Sure, quality isn't great but compared to other builders it was significantly cheaper. If you are on a budget and don't plan to stay there for a long time, then I'd probably build with them. But, if you can afford something better and plan to live there for a while then I'd look elsewhere. We bought a house & land package. It was all pretty easy. Good price. Salesperson lied about finish date. We knew it was a blatant lie (we're talking many months) but didn't care as we were in no hurry (luckily). Slap dash approach, poor quality control, fobbed us off really. Quality. Weren't given many options for fittings etc (although admittedly we were buying one of their cheapest houses).

Site supervisor is an absolute bully, he had me in tears. he would not acknowledge any defects after the first inspection, and the defects listed in the first inspection were not fixed. we are still waiting to hear from them, we have not signed over final payment as the house is a touch up sham. if you want a pleasant building experience, do not build with devine, they try to screw you over wherever they can. they don't care about their customers, only their back pocket. Able to get a loan with no deposit. The whole process! We have been treated poorly throughout the whole process.

thats ok we were patient. Driving by and watching the estate develop we got more excited to see it at the building stage, then thats were the dream ended. We were informed that our approved loan no longer exists as the build time took longer than 12mths and this we were not told untill the solicitor was trying to take out the first payment installment. Then we had no chance to get the loan back again as our working conditions had changed. So we were so delighted with this news(not) we were accused by there solicitor that it was our fault we defaulted. We didnt even know the loan period had expired. So now they were going to sue us, we lost our first home owners grant (can only apply for it once) we have bad credit from the financial insitute as we defaulted on the loan(not that it was any knowledge to us) and no home. What a horrible first home buying experience, I think renting is ok for the 7 year bad debt period. Throughout the 12mths we tried to make contact with the broker many times at least 100 times, he never once returned a call or txt message, the only contact was him ringing us up to yell at us and tell us it was our fault for defaulting on the loan. The bank tried everything to help but were equally disgusted with devine as they lost a $400000 loan over a 30 year period. to buy the house was for us to make up the shortfall, by giving devine or FOG & Boost + the cashback from them and also the $10,000 saving. Being keen to get this house we relectantly agreed... that was in March 2009. As with hrmacey we also watched the estate constanly develop, and kept in constant contact to ask how things were progressing. The whole time never getting a phone call from Devine unless we called them first. Got 4 different dates of Land Settlement. Finally about 3 weeks ago now, we got told that our FOG boost was in question because there is a 26week building clause on that, we were advised that Devine will send a letter requesting an extenstion to the office of State Revenue, but we were to contact the Bank to let them know. It was when I rang the bank, that I was also informed that we no longer had a home loan because of the delay in building "apparantly it is in the loan documentation". After being overcome with the need to KILL someone, we spoke to our broker and he advised this has happened to around 20 people in the same estate. He re-applied for our home loan through Suncorp, this was conditionally approved and we though wonderful, all is getting good again, only to 3 days later be told that Suncorp that the loan has not been approved. The reason theey gave us were total bulls..t. Devine then tried to push up to through "widebay financial" wich they say you will be able to get your loan through with no problem, but... as stated by devine themselves "they are not a long term lender" lend from them for a couple of years then refinance. We were not happy with this, so we sought independant advise from our BOQ branch, the manager there contacted both the valuers they use and the mortgage insurers, only to be told they are was OVER CHARGING for the houses and the Mortgage Insurers will not touch that area at present, so he advised if you can walk away to do it. We had in the past asked Devine if we could not get finance could we be let out of the contract as this was no fault of ours. We had been told that "should be ok". So contacting the solictors they sent a request letter. From that we had a phone call from Devine getting slightly pissed off, telling us we didnt try widebay, we said we don't want to, Commonwelath pulled the money, Suncorp said no and so did BOQ. So as it stands we have lost our $14000 FOG boost, and also the last year of waitiing, and are possibly getting sued by Devine..... we are just in waiting pattern right now. has dragged on over 2 years now. They blamed on our landscaping which causes the soil/slab to move and results in cracks. They told us to fix the problems around the house, back for inspection after a few months with our constant reminder, then asked us to fix other problems with the soil again. Cracks around the house on the concrete as well. Problems was dued to POOR SLAB construction and mass production at the beginning and the soil is not good either. We are still waiting. Many said that Devine will drag on until the warranty is expired and then take no responsibility. It's tiring and upsetting dealing with Devine.

(during our waiting) they decided that the house wed chosen was too small for the block and demanded we choose a new, bigger, more expensive design. There was a promotion on at the time where you received $20,000 of extras, including fences(as these builders do not touch the rest of your block) When we'd moved in we rang after about 2 months (for probably the 4th time regarding the issue) and were told by the same person wed spoke to before who'd told us the fences were coming, that wed told her we didnt need fences. We told her she knew that wasnt true and she said we told her when we signed the contract we didnt want them. So we looked through our contract, and surely enough on one of the 100 pages my husband had initialed was on the page with the details of all the $20,000 extras with a line saying "delete fencing, owner to arrange"!!!
Next, when we were actually in the house, we noticed, firstly that it was a very dodgy, fast job. There were cracks everywhere. There were gaps around things, but more importantly, appliances would malfunction repeatedly, until we were told by a contractor that the appliances were too small for the house and would repeatedly stop working for the life of them. The hot water system was the same. So sometimes we had hot water and heating, sometimes we didn't. The aircon worked fine, but we put that in ourselves as they rarely come standard. When we moved out, the new purchasers building inspection found subsidence through the centre of the house.
It also took us a long time to afford to buy and install all those common things most people would take for granted in a house, who hadnt built before, including, clothesline, TV antenna, landscaping the gardens so they weren't red dirt, concreting a driveway and footpath, a letterbox, curtains, flyscreens, AC, fences, etc but of course these complaints are central to all H+L packages.
Another thing to consider is the terrible insect/spider/mouse problem we had being built on existing paddocks as most new estates would be. fast to take your money slow to commence building, continual dishonesty, repeated delays, ripped us off our fences.
Avoid Building with Devine – My partner and I started our relationship with Devine about 3 years ago. We were new to the home owners market and were very green, but we wanted our own house. first home owners like us who don't have a huge amount of savings but are willing to get into the home market. The main issue we had was the the price of the house. We soon found out and after moving in after build among st other things the house was way over priced for it size, approx 600sqm block with 3bedroom house and combined living, dining and kitchen. Other houses were built in the same area for the same price that had additional living areas and in some cases extra bedroom. This we understand was an error with our own judgement and re really rushed into it. Had we made proper informed decisions we wouldn't have built with Devine, but like I said they target people exactly like us for that reason. I encourage any people starting off in the home building market to really do your research and I would also say buy something that's all ready built. People don't realize the additional costs after you move into a new house, curtains, gardens/landscaping and any additional work that isn't standard. I would only build again if I planned on staying in the area for 20+ years.
Aside from size and over pricing, we had many other issues with the build quality, IE oven wasn't installed until 2 weeks after we moved in, they also relied on us to follow up gas and electrician on first day of move to finish outstanding work. The main wall way has a bend in the skirting board, tiles were cracked in the bathroom, windows were scratched, mortar between bricks had not been filled correctly, cracks in the concrete slabs in the garage, outside light was installed right in front of the screen door, so you couldn't open the door without banging the light etc etc this is to just name a few.
I've also seen the contractors devine employ to build there houses, some of these guys are just out of school with little experience.
Buying a new home should be a pleasurable experience, with Devine it was anything that. I know they have since undergone some rebranding and that many people who built in my area have the same response about Devine = "worst decision they had ever made". Dont make the same decision unless you've really done your research and crossed all your T's and dotted all your i's...
The above is form my experince, for those looking at devine I hope this provides some insight to what there really like.

included putting retaining walls along the length of the block 1 meter from the house and one across the back yard 1.2 meters from the house making landscaping and side access a nightmare.
We were given the keys in the first week of March 2010 and went to move in to find our kitchen appliances sitting in boxes in the garage and the house had not been cleaned at all. We called Devine who said that they had difficulty getting the appliances that we ordered which delayed their installation. The house was the most disgusting mess imaginable, dust and mud everywhere, glue on the carpet, water marks on the hall tiles, dirt smudges on the walls and worst yet the toilets had been used and not flushed. So we cleaned it ourselves and moved in. When it came to installing the dishwasher we found the hole that had been cut in the stone benchtops had been cut too big for the sink and had been in-filled with plywood wedges and duct tape. This was the first sign that things hadn't been completed properly.
After the first light rain we came home to find water running down several walls and crating damp patches that stained the architraves, Devine came back to fix the roof but refused to repaint where the water had left stains.
A couple of weeks later we fond cracks opening up in walls and architraves and the internal doors started becoming stiff to open when closed. Devine came back and patched up the cracks and shaved back the doors to fit the doorways. When the same things happened again Devine came back but this time told us that it was our fault as we had put crushed rock in out garden.
We now have several cracks in the walls, some over a meter long. We have cornices that have fallen down, kitchen cupboards that won't shut, windows that won't open without popping out and none of our internal doors close. Our fence has had to be re-done once and it's falling down again and now we are experiencing subsidence where the retaining walls have been put in.
Devine refuse to accept any responsibility for the faults and are dragging their heels at any requests for them to investigate the cause of subsidence. I have cracks in the brickwork and the mortar is crumbling and being washed away. There is an obvious problem. Devine charges a fee of $150 to any requests to investigate faults after two years. The workman they sent out to test the mortar did so by drilling holes around the house where the mortar is intact using a hand drill and empty coke bottle to collect the dust in. They claim it meets industry standards and so it is not their problem.
I am so disappointed with the house and wish I had never built with them. cheap cheap and nasty. poor build quality and poor quality fixtures and fittings. deny all responsibility for fixing faults.

now buried under 50mm of loam and grass.
First major rain fall and a pipe burst. Took 4 weeks to get someone out to look at it. Lucky for us the person who looked at it was honest. He was instructed to tell us that it was due to ground movement and that Devine do not cover this. 6 months of ground movement by Devine standards can burst pipes. The plumper told us that it looked like the pipe was not deep enough and someone had stabbed a shovel into it. The plumper fixed it despite Devine.
We woke up one fine Saturday morning to discover no water. We first rang water SA and they came out within 30mins. The problem was the brass fitting that connects water to the house, that controls the pressure. I rang Devine, they said they will come out and fix it some time the following month. I rang again and again until I got through to the building manager who told me that particular part was not covered under warrantee. Apparently a plumping warrantee does not cover plumping?!?!
Fittings –
Front door is an internal door… weather made it split. Not covered under warrantee.
Both showers had a tile sticking out that could cut feet… 3 months to fix.
Shower in ensuite leaked and rotted wood door frame… 2 months to check.. 3 months to fix shower, and a “Not our problem.” Answer about replacing doorframe.
2 months and driveway tiles and tiles at front of house are separating and spreading out. Apparently that is normal by Devine standards and therefore they do not cover normal wear and tear.
Light switch in master bedroom sparks everytime turned on. Devine’s answer “That’s normal.”
Basically – Be prepared to pay for repairs. Complete build ie move straight in like it was a rental. Easy to deal with during construction. Cheap construction, plumping and fixtures. NO AFTER SALE SERVICE WITHOUT A FIGHT!
