fixing it up myself, which wasn't a problem as I had to live there, trying to call them was nxt to impossible n got answering machines. They changed their account number for where the rent was ment to be paid into, n when I finally got thru to get the new account, was told they didn't know it n recommend I direct debit, I manually do things n don't trust direct debit. After finally getting the account number of of them, that apparently they didn't know it, it was sorted, my lease ran up n decided to move to a nicer home, with a more reliable real estate, after cleaning the house from top to bottom, I got an email, stating $2500 in repairs that was already there when I moved in, as I had photos, as soon as I sent them thru the photos, they wanted $1000 for a professional bond clean, as I never paid a bond on the condition what the house looked like when I moved in, sent those photos in aswell, I had left the kitchen drawers open when I had cleaned them to air out n dry, then get an email wanting me to go back to the property to close them, also I must've missed a speck of dust on the outside of the kitchen screen, which had holes n rips in it, from wen I moved in, n I had photos of that aswell, wanted to charge me $50 for a small window screen. I called the RTA n they told me to not worry about it, as I had never paid a bond. I never heard back from them again. They should be embarrassed.

Definitely different except not good different – Filled with amateurs, avoid at all costs- they are very slow and need a lot of prompting to do basic things such as regular house inspections. You cannot contact them on phone except by booking a call. They dont know basic property management laws (gave wrong advice on rent increases) and dont follow-up. It was better before they got sold to a different company. Its definitely different but that just means bare minimum service.

Worst property agent – Worst property agent I have ever dealt with. Please do not work with them. Very bad service never doing their job properly. They keep money from you.

Shoddy and Poorly Managed – Multiple issues with this company. --We have used Different to manage a property for 2 years. We recently discovered that the Different staff member was providing subpar, incomplete inspections and signing them off as suitable to both us and the tenant although the block was becoming wildly overgrown. their reports had gaps and large areas of the property were being overlooked and yet checked off as well maintained on their reports, and due to the inefficiencies of their inspections no rectification was undertaken by the tenant or by us. However they advise while they admit this they will not pay, even in part, for the maintenance works we have had to organise to get the property back in suitable conditions for sale. We are now out of pocket over $5k due to their lack of the very thing we engaged them for - property management. In addition, over the past 2 years at any time of a public holiday whether one day before rent balance is due or a week, Different fails to transfer due funds (due to their internal processes). This excuse has been used probably 8 times and yet though a known issue has not been improved on. Different also withheld the entirety of a transfer, without notice, due to what they called a pending invoice for fire alarm inspection, which they also admitted in writing was not correct policy/ procedure and that they had never informed us that there was any outstanding invoice.

All around a shoddy and poorly organised business. We will be ceasing contact with them this year and will not be engaging for our other properties or those of my brother and my parents.

Maintenance requests – Different real estate have been excellent in managing property repairs. Had abroken water pipe that was fixed within a couple hours of lodging the request. Easily contactable and accommodating for all issues I've ever had. Highly recommend different

Plumbing repairs – After our issue of required plumbing got caught up in a circular chase around the office, Chamil of different property management got the works organised and completed within two days of her being assigned the job. Very happy with Chamil.

Terrible management – I have rented an apartment through different in Brisbane. When I looked at the rating before renting, the review are 5 star in google reviews. Seems like all the 5 star reviews are fake. Terrible experience.

Terrible company - no accountability, care or respect. Avoid at all costs – This is by far the worst company I've ever dealt with. I'm still waiting for correspondence after 3 months. They take your money, and that's literally all they do. They'll never give you guidance or support. They'll play the blame game and they'll do whatever they can to try and shut you up. their disgusting ways of doing business.

This entity has gone into receivership (only 2 months after they were employed to manage the property I lived in) it is now sitting with KPMG.

Do not trust Different. They don't care about you as their client. They harass their clients. They are not truthful.

The amount of stress that this company has put me under is just absurd and I'd hate for anyone else to have to go through what I went through.

Danielle Bunton - the head of Customer Advocacy hasn't even acknowledged a very detailed complaint that I sent through, even though I highlighted the fact that HER STAFF were not doing the job that they were employed to do. Danielle is paid big bucks, but doesn't actually care for clients.

to contact both my agents numerous times - called the contact number and got hung up on twice when getting transferred. Eventually got an apology but agent suggested it would be easier for me to pay a month’s worth of rent despite me always paying weekly and as reflected in my lease agreement as they were experiencing issues with their app. Agreed I would be refunded late fees due to this which never happened and was never replied to when I asked. Got put into arrears for a whole month due to the fault being on their end. Then my lease was terminated with them with no prior warning or communication that the owners decided to move real estate agents. Very stressful experience overall.

moving into my property and things went south pretty quickly then.

Few issues include that I found my property has been trashed by the tenant (Different regular inspection report turned out to be not-so-accurate), the Property Manager assigned to me was based offshore and only start working on 2:30pm AEST time (basically half day is gone when the guy went online), and constant fight with them with the bond money (they insisted that I should give back the bond money, despite my property was treated so poorly by the tenant and they did not even bother cleaning the property when they left). It was one of the most stressful period of my life (literally).

Really things started sweet and almost like a fairytale but ended so badly I wished I never started the whole relationship with them. Would not recommend.

days for them to resolve a ticket, sometimes they close the tickets without being fixed, it is a call center with random staff from overseas. The routine inspections are wrong, they don't take photos or the damaged areas or the ones that need attention and the photos they provide are very low res and dark, so you don't know what really is going on with your property. The advice they give you as agency is the worst! I spent months going backwards and forward trying to get help and fix my case. In the end of a bad tenancy, I had to repair all the damages caused to my property because of the negligence of this company. This company shouldn't operate at all!

Don’t do any work; classic property managers – What a useless bunch. As a tenant these guys took forever to get anytting done. You’re basically dealing with a call centre until you make some noise and then you’ll actually talk to a human. Good but not the best – 3 stars because they accept only debit/bank transfert (For a smart tech company it's a bit strange but yeah they are different like their name from the other companies and it is not the best point) whatever the team is quick to reply and efficient but take some time to address any maintenance requests required. Can do better !

Super helpful and efficient – I'm a tenant and my experience with Different was very positive. The team was always very helpful and fast with responses. Communication was excellent. The app. was easy to use, helped keep our payments in on time, and any maintenance updates that needed to be done.

Great experience, made moving States really easy – We recently moved from Canberra to Sydney, and found a rental with Different. Shanika and Angela were excellent at making the process as seamless as possible - really appreciated how quickly they followed up on every question, left a good list of FAQs on the house (bin days, how to use appliances, etc.) and sorted out the process to get keys. Excellent service!

She provides up-to-date information about the applicants on a regular basis and offers practical suggestions. Outrageous- not even 1 star – Three times they have double charged rent, first time tried saying they didn’t have it and it was a problem with our bank - we went to our bank and it was their account this took a month to rectify through continuous trying to contact someone for help to keep having different people jump in and say the same thing over and over. again and they said they wouldn’t charge the next rent but of course they did, we said we can’t have this keep happening and we wanted to cancel the direct debit and do a transfer which they agreed to- only to then charge us 3x rent which is 6 weeks rent and cause bank overdrawals and fees! Only writing a review as there’s no management in charge at different to complain to and at this stage we don’t know what to do??!!
