They ticked many boxes I would consider red flags for a BA:

Be Careful !!I followed Eddie and Dilleen property on social media for a while and decided to give their service a go, signed the buyer's agency agreement, paid my $7,000.
I signed purchase agreements on properties, lost properties. Some due to Dilleen property not following through on the signed purchase agreement for over a week. Another due to a bad building and pest advice. When I signed the purchase agreement I was reassured by Dilleen property that it is a great property, it just needed a bit of fixing-up. He also mentioned that he expressed this concerns to multiple previous buyers. The level of services and purchasing advice you would expect when you sign up for a $15,000 buyers agency fee, has not been my experience by far. I have complained, left numerous phone messages, to multiple staff. Received the one excuse after another, to the point that I asked for a refund. Only to be pointed to the buyers agency agreement, be everyone I spoke to at Dilleen property, that states no refund. They acknowledged their lack of service and performance but still refuse to refund your money. This is not my first investment property and also not my first experience with buyers agency's. Although by far the worst! I believe Eddie is very good with property and has a wealth of knowledge. Unfortunately Eddie is only one person and it doesn't scale. I regret signing up with Dilleen property.
Reliable and Trustworthy businessEddie and the team at DPG assisted me in sourcing 3+ properties at exceptional value and making me and abundant return in equity. The DPG team was knowledgeable, great at assessing my wants and needs, and really put me at ease regarding my property concerns. From my initial consultation with Sales, through to discussing contracts with the assisting team, Eddie really put any doubts out of my mind.

Eddie is so genuine and really caresIn 2016, I self managed our super because I always wanted to ensure our retirement (Wife and I) are looked after. I started late in my professional work with not much fund in my super and likewise with my Wife. This caught my attention, the video was not high quality however the information was like gold to me. Within a week, I watched all Eddie's utube videos up to 3-4 times as property investment were so foreigns to me without any basic knowledge. I learned so much about finance, yield, buying under market value, what to look for and mistakes to avoid within weeks/months. I also learned that Eddie grew up in Western Sydney where I also grew up in Plumpton in Sydney. His humility and approach to life was so powerful to me and I felt like talking to a mate with our first strategic call. I jumped into the deep end buying two properties with Eddie and it was the best choice I ever made in my life. My wife and son were greatly doubting my decision in 2021 because they seen me lost money and invested time in many other ventures that failed. I always told them, we fail our way to success and I was determined to push through and when I found Eddie, I knew I found a great mentor who invested his time so much to give away such experience to anyone for free. I wish I known Eddie earlier when I realised I spent so much time and money in unrealistic ventures. Today, I am more confident that our retirement will be looked after with the growth of our properties. The properties we bought with Eddie in Brisbane have doubled in value and like what he advised, I was able to buy under market value gems, refinance after 3 months, purchase another investment property for our daughters. Now, I'm working with Eddie hopefully to buy another 3 properties now which I never thought it will ever happened. This will total to 6 properties within 3 years once we execute our plan. If I follow Eddie's advice closely, we should have much more properties with great growth. I'm glad I can call or email Eddie for advice and he unselfishly always willing to help. His staff who managed our property in Brisbane are professional and down to earth like Eddie. Take it from someone who has no direction, no plan, lost money and time running after quick rich scheme. I wished I did not try to look for property on my own and it is over 18 months where I try to find property myself but could not find one while working full time. Now, I learnt property prices have triple and if I just went with Eddie, I would harvest more properties closer to my goal to retire my beautiful wife. I worked full time and have no time to negotiate, find properties under market value and more, I now resort with Eddie to find gems and stick to his simple strategies that works. Thank you Eddie.
Great ServiceI have had a great experience with Dilleen Property. Everyone on the team has been excellent to deal with including Eddie. He helped me to source a 295k property with a recent valuation of 350k. Couldn't recommend this buyers agency enough.

Misleading and deceptiveWe signed up as clients with Dilleen Property after watching some of his slick marketing videos online and his self-promotional appearance on A Current Affair. We really regret wasting $7000 to sign up with Dilleen Property as we could have simply found similar or better properties online ourselves and achieved a better outcome without needing to spend a total of $14K on buyers-agency fees (upon property settlement).

Read morethe description did not indicate that any money needed to be spent on the property and the promised rental return was $630 – $700 per week (7.3 – 8.1% p.a. of the purchase price). We were grossly misled about the expected rental return and quality of this property as an investment asset (personal opinion). After signing a contract of sale, I asked for the contact details of the Perth-based sales agent for the property so that I could ask some questions about the property and the tenants; Dilleen Property refused to provide this information stating that communication needed to be made through Dilleen Property. I found the sales agent’s name on the sale contract, found his phone number online and asked him how much rent I could expect for the property in the current market; he stated only $500/week (nowhere near the $630 - $700/week stated by [Name Removed]). I later received a rental appraisal letter (9th June) from DR Property Management (owned by [Name Removed]) stating that the estimated rent for the property would only be $500 - $550/week. I emailed Dilleen’s accounts team asking why the rental appraisal is 20% lower than the rental returns that were initially promised; [Name Removed] from Dilleen Property wrote “……we try to keep it as conservative as possible.”. If that is the case, then why couldn’t Dilleen Property give a conservative estimate when they presented the property in the first place then? The next warning sign that I got about the property was from the property valuator, whom noted that the property is right next to a roundabout, on a busy main road, and would need about $15K in maintenance repairs done to get the property in a rentable condition. He didn’t think it was a very good investment property. It is fortunate that I arranged to get my own local independent building & pest inspection on the property, as there were a lot of issues found with it. For example, the shower walls were not properly sealed and were found to be leaking water through the tiles into the wall of the adjacent rooms. One of the showers did not have proper fall towards the drain hole which caused water to pool on the shower floor. The bathroom vanity was loose and was not attached to the wall; it looked like it was attached by a home handyman and not by a professional tradesman. I suspect that if I had used the building inspector that Dilleen Property wanted me to use, a lot of the issues with the property may have been glossed over and may not have been brought to my attention. Fortunately, I found a clause in the sale contract which allowed us to terminate and walk away from purchasing an over-priced, poorly maintained property requiring thousands of dollars to be spent on it and requiring an extra fee of $6600 to be paid to Dilleen Property (upon the sales contract becoming “Unconditional”). I also noticed on the 10th of October that the property was listed for rent on RealEstate.com.au and had been listed since the 28th of August (6 weeks prior); this indicates to me that the property must be difficult to tenant which should not be the situation in the current low-vacancy rate in the area. The staff whom I dealt with (over the phone) seemed very junior and inexperienced (personal opinion). One junior staff member whom I dealt (over the phone) admitted that the firm had over 90 clients on their books at the time; this made me wonder how can good service and high-quality investment properties be sourced for such a large number of clients? Over the course of 18 ½ weeks, I have had only 19 properties presented by Dilleen Property. Most (if not all of them) are not good investment properties. Many of them are small units or villas, some of them have been trashed by tenants, some of them have exaggerated rental returns promised, some are in bad high-crime areas, most of them are NOT cheap when compared with recent sales or similar properties available for sale in the same area. This is in spite of his claims of “We purchase properties 10% - 25% below market value/comparable sales” on his website (https://www.dilleenproperty.com.au/property-buyers-agency - see screenshot of this attached), or his claims in some of his videos that he gets properties for clients at up to $60K below market value. Dilleen Property’s website shows examples of really good deals that they have achieved in the past for clients, however, none of the properties offered to us were as good as what is claimed for past clients (personal opinion). I sent an email requesting a refund of our $7000 fee from Dilleen Property. My email highlighted many of the issues mentioned above as well as highlighting the fact that the most recently presented property deal (2/8 Nundy Court, Pimpama QLD - $539K) was also available to the general public on RealEstate dot com for the same price as it is available to Dilleen-Property clients (but without the $16K buyers agency fee). Eddie Dilleen sent a condescending (personal opinion) email stating “it's sometimes hard for people starting out to see value and understand what market value is….” (I actually already owned two investment properties before I signed up with Dilleen Property; I am not new to property investing). Eddie refused to refund my money and would not address any of the clear and specific concerns that I raised in my email, and responded to my second email with “Looks like we won’t agree here” without refuting anything that I had raised. I believe that Dilleen targets novice property investors whom won’t ask difficult questions and won’t know what they are buying in to. I suggest that you definitely do your own research and do not put blind faith into Dilleen Property with the expectation of a good result for the large sum of money that you have to pay to them. To verify what I have stated above, here is a list of all of the properties that were offered to us as clients of Dilleen Property: 1/06/2023 – 48 Smirk Road, Baldivis WA. “Just $439.9k & rent up to $630.00 per week! Up to almost a 7.44% yield!” House required approx. $11-15K spent to clean and repair after previous occupants. 1/06/2023 – 18A Cameron Street, Embleton, WA. $439.9K. ”Currently tenanted at $400/week. Rent can be increased to $500-550/week.” The description provided did not indicate that this property is one half of a duplex. This price offered is not below market value. A two-bedroom house on the same street (8A) sold for a marginally higher price on 29/08/2023 and is a much better property. 1/06/2023 - 45 Essington Mews, Leichhardt QLD. ”$589K and rent up to $750/week.” This property eventually sold for $577,000 on 27/06/2023. It was not offered to us at a below-market price. 1/06/2023 – 46/85 Herdsman Parade, Wembley WA. $329.9K & rented for $470/week. Two bedroom unit. Eventually sold for $330K on 4/06/2023. It was not offered at below-market price, there were similar properties available online in the area for a similar or a cheaper price. 1/06/2023 – 72A Nollamara Avenue, Nollamara WA. $449.9K & “would easily rent in the current market for $630-700/week”. This property eventually sold for $441,500 on 25/06/2023. It was not presented at a below-market price. 30/06/2023 – a one bedroom unit at 16 Grey Street, Cannington WA. $288K – “rent up to $430 per week!” 13 units in this block are currently listed for sale here 16 Grey Street, Cannington, WA. I have spoken to the sales agent (on 9th October) who advises of a $320K purchase price for a 1 bedroom unit. 2 bedroom unit is $420K. 1 bedroom is renting for $420/week. Currently has 12 units for sale. There is one single owner who owned 17 units but he now has 12 left. 05/08/2023 – 61/3 Sherwood Street, Maylands WA. $273K – “potential to rent for $430-$480/week”. Two bedroom unit. 18/08/2023 – 14E/66 Great Eastern Highway, Rivervale WA. $205K – “can rent for $330-370/week”. One bedroom unit. 18/08/2023 – 1 & 2 20 Criollo Parade, Baldivis WA. $600K – ”Rental appraisal of $750 – 800/week”. 30/08/2023 – 1 & 2 130 Bilby Drive, Morayfield QLD. $665K – “rent up to $800/week”. 12/09/2023 – 12/1 Spring Avenue, Midland WA. $282K – “rent up to $500/week”. Two bedroom unit. 13/09/2023 – 301 Hardey Road, Cloverdale WA. $450K – “could rent for $500-550/week”. Located on a main road in a high-crime area very close to Perth Airport’s runways. 13/09/2023 – 62 Hampton Road, Darch WA. $600K – “rent up to $680/week”. Three bedroom house. 13/09/2023 – 1 & 2 14 Taylor Court, Caboolture QLD. $660K – “Rent up to $820pw!”. 14/09/2023 – 20/99 Ninth Avenue, Maylands WA. $230K – “((Rent up to $400.00p/w)…..and has the potential to rent for $350p/w - $400p/w”. One bedroom unit. 04/10/2023 – 6 Dockerty Mews, Maddington WA. $425K – “(Rent up to $570.00p/w)” – 3 x 2 x 2 house. 07/10/2023 – 9/185 Penninsula Road, Maylands WA. $390K – “(Rent up to $575p/w)” – 2 x 1 x 1 villa. 08/10/2023 – 2/8 Nundy Court, Pimpama QLD. $539K – “Rent up to $660pw!” – Currently listed online so this is not an “off market” purchase opportunity. – I spoke with the sales agent whom confirmed that the sale price is “offers over $539K”; this deal is available online to the public at the same price as it is to Dilleen clients. 08/10/2023 – 1 & 2 39 Hipwood Street, Morayfield QLD. $718K – “up to $940 PER WEEK!” - Duplex (3 bedroom, 3 bathroom, 2 car spaces in total).
