The warranty department has been extremely difficult to deal with and has not accepted responsibility for the issue. Edgewater has attributed the problem to alleged homeowner failure to maintain silicone and grout. This explanation is inconsistent with the independent assessment and flood test results, which point to a waterproofing failure.
Waterproofing failure within two years of construction is unacceptable and is recognised as a major defect under NSW building standards.
Based on my experience, I would strongly advise others to be cautious and to document everything throughly.
Due to Edgewater not rectifying the issue; NSW building commission is involved.

It is apparent that this home was just slapped together with poor workmanship and the overall thought process of some things and quality of other finishes were poor. Firstly we have just refloored the entire house (ground floor and first floor) because the flooring quality was so bad, it was actually coming apart in numerous places and I would think a floor would last longer than 5 years. When it was ripped up there wasn’t even any underlay underneath. It was literally just laminate and vinyl boards and nothing else . This is not due to the previous owners, but due to the poor quality flooring chosen by the builder (there are identical houses within our estate with the same). The internal window frames have not been painted all over and are half done - sides of window frames never finished. Even worse are so many window frames are not flush with the walls and have gaping holes and bad patch jobs, again this is poor installation and a job half done. The front door and laundry door (both external doors), have been been finished - all nail holes never filled, the wood never sealed or stained. The front door internal frame trim has never been painted and just left as an undercoat. The main bathroom window internally was not fixed to the wall correctly, its not even straight and has bad patching due to poor workmanship. Poor placement of downlights in the house leading to dark spots, its inadequate layout as are where the switches locations in the rooms as to what lights they link too which is super frustrating. Basins and taps in powder room are on the wrong way, skirting upstairs is not consistent and in some rooms its not even skirting boards that have been used and instead used door frames and in some rooms they’ve just jammed short skirting boards together instead of long ones. Placement of the outdoor BBQ is poor and never works when it rains because it constantly floods. The cheap garage flooring is peeling. The cheap stone benchtop in the kitchen is not full stone and if you look underneath the overhang on the island bench, there is all the black marker pen details (words and numbers) visible in big writing not to mention the unsightly laminate is peeling in the kitchen cupboards. There are hollow dips in the slab that you can notice when you walk over the floors. Some of the doors don’t even have striker plates for closing, it’s just a hole in the wood and they’ve never been inserted. I actually cannot believe the poor finishes and workmanship. This is a 5 year old house (!) and house really should withstand longer than 5 years for things to be replaced. This has not been built as a quality home, they are cheap quality, low cost and these issues have not been made by the previous owners, they come down to the builder. Lazy, uncaring trades and a company and site manager who has no standards. Do not use them.
PERECT! – My wife and I are so happy with our dream home! We are still in the early stages post-construction but can say the build has exceeded our expectations. Buying off the plan made the whole process simple and we still got a brand new home at the end of it. Edgewater Homes (Terrible after sales maintenance) – Changing my 5-star to 1-star (which is the lowest) and getting after-sales warranties at Edgewater is so difficult. My Experience with Edgewater – Edgewater has met my needs since dealing with them. The house I purchased was already built and ready to move in. The process was easy and communication was excellent. All in all the house is what we wanted however it felt like after we moved in Edgewater wiped there hands clean (we tried to contact the building supervisor and received no response) a little disappointing.
Everything we were dreamed of and more – We have heard bad stories and warnings about building off the plan but Edgewater Homes were the exception to the rule. on their professionalism and attention to detail. The builder inspector we employed to ensure that we employed to ensure there was not any issues commented on the high standards of all the trades who built our new home.
When we undertook a walk through inspection, we mentioned that the shelves in the butler pantry were smaller than we anticipated, our site manager agreed and thanked us for highlighting the issue and it was rectified without any questions.
From the time we made an initial inquiry about building a home with them and what was included in the build, we were walked through the process in a very professional manner and assured that our needs were their first concern. We were particularly impressed with how well Edgewater Homes worked in with us to ensure that we could move into a completed home when our rental accommodation would not extend our lease any further.
We were extremely impressed with the fact that there were no unexpected costs when we settled. When we paid our initial deposit we were quoted a price and were told that when we settled it would be the same price. We were a bit skeptical about that fact and were pleasantly surprised that was the case. The only additional costs we had to pay were various government charges, which was only a few $100.00, nothing too much.

The build quality is really good. I had the property inspected by Jim's building inspection and the guy quoted this was by far the best house he had inspected in like 6 months.
However, there are some things which I don't like (Hence not the 5 stars) 1. No locks in any bedrooms 2. No door in the ensuite bathroom (combine points 1, 2 and you have a big problem) 3. For some reason all the back rooms don't a window at the back facing the street. Rather the windows face the neighbor's houses on sides. And since all houses in this street are built by Edgewater homes, it's like peeping into each other's house.
Overall very happy with the house.

My experience was excellent from start to finish!
I cannot say enough good things about my site supervisor Blair, who went above and beyond to ensure that everything was perfect. He is an asset to Edgewater Homes and a large contributor to my 5-star rating.
All staff I interacted with were helpful, professional and courteous. The build quality is excellent and defect rectification for even the smallest items was completed promptly and to a high quality.
I would highly recommend building with or purchasing an Edgewater Homes property! Thank you, Blair, Anita and the rest of the team!
Currently building our first home – We signed up a house at Willowdale at Denham Court and we are so excited to move in next year. Lucky – Bought our first home with edgewater,,, ill say the finish and design are excellent... Some leak from toilet pipes but it is typical on a brand new home and was fix the next day. Beautiful home with quality finishes – Very nicely built home with quality finishes throughout the home. Everything that was promised before settlement was completed as agreed. It's very well designed. Customer service is very important and we're very happy with customer service provided. If your builder is Shaun, you're in luck – Purchased house mid construction so nearly all aspects were chosen for us (tiles and paint). a window with a bent frame which they put in anyway and the top floor creaks when walked on. I could go on for a while, but you get the point. But that's not the worst part, after 4 months with the down pour of rain we've had for the pass two weeks, the garage ceiling was becoming mouldy. We went to check it out and discovered the builders had placed cracked roof tiles on the roof. They thought they were clever enough to use liquid nails to hold the cracks in place. You pay over $800 000 for a brand new home, you would think they will make sure they provide a high quality home.
When you call to complain about the issue, it's always the same answer, 'someone will get back to you', which they never did. Head office was just as bad, the attitude from everyone was pretty much you've paid already, so who cares what happens afterwards. So upset and angry with the service from Edgewater Homes, I'd advise anyone to reconsider going with another company. It's not worth the stress in dealing with unprofessional behaviour. I know building a home can be quite stressful, but that was beyond a joke. Get out now if you can, I'm taking my case to 2GB, so everyone else can be warned about this dodgy company.
