new agent at the open home sent me some pictures that the unit was dirty and the tenant didn't clean. I promptly emailed [Name Removed]] and asked him about it and why he told me it was clean! He didn't have a report and said that dirt was "wear and tear." Lol. and he already returned the bond to the tenant. My mum attended the open home and she told me about the dirt also. So I spoke to [Name Removed] the team manager who was equally as unhelpful. She wasnt aware of the condition and after emailing back and forth, she then wanted my family to run around for them getting keys etc. I told her that we are not going to do her job for her and for her to organise it as it's their fault. They stopped answering emails and just write me off. They seem to have trouble with conflict management. Also I was renting out the unit for well under what it was worth. Needed to prompt them to raise rent etc as they won't do it otherwise. It was being rented for $315 when it was worth $480 So after 5 years of being with this company, this is how I am treated. Disgusting. Photos attached with how "clean" the unit was. Elders, I want you to pay for a clean. Only fair.

The settlement date was changed twice, eventually set for right after the extended Easter break, making it nearly impossible to organise a proper pre-settlement inspection. When I finally managed to inspect, many of the agreed repairs hadn’t been done. Some were fixed last minute, but I wasn’t given time to re-inspect before settlement.
After settling, I found the previous owner still living in the property. She moved out four days later, leaving the place dirty and full of personal belongings. [Name Removed] shouldn’t have let that happen. His response was “It is what it is”.
[Name Removed] also failed to provide the security alarm code despite several follow-ups and falsely claimed the smoke alarms were compliant, they weren’t. Everyone pushed the responsibility back to [Name Removed], but he took none.
WA Consumer Affairs said legal action was my only option but like many investors, I didn’t have the time or resources to go to court. [Name Removed] clearly counted on that. What he didn’t count on was my network in the property industry and my commitment to warning others. I invest with integrity, using my hard-earned, honest money. This experience was unacceptable, financially damaging and deeply disappointing, BUT Karma always finds its way!!

the badly overgrown Hibiscus shrubs in the front garden. They responded well to the pruning and looked spectacular in the Springtime. The owner, a very nice person that was living and working overseas, was particularly pleased in the way I was looking after his property and even personally thanked me for doing so on one of his rare visits home.
One morning ( about 3 am) I had a medical episode, a severe stroke, and was rushed into hospital by the Paramedic Ambulance. I spent 3 weeks in recovery and then a further 3 weeks in rehabilitation in another nearby hospital.
Not long after I had returned home and was slowly trying to catch up on everything, paying outstanding bills, attending physio 3 times a week etc etc, a hand signed letter (not computer generated) unexpectedly arrived from Elders of Alstonville, informing me that my rent was in arrears and that I had 7 days to pay the outstanding arrears or legal action would follow to have me evicted. The very next day a second identical letter arrived in the mail box with the same message. WHAT????? I was incensed by the lack of indifference and the uncaring attitude by this woman, the "rentals team leader", and after reviewing my bank statements and matching up all of my rent payments against the calendar, it worked out that I was only THREE days in arrears; instead of being a full two weeks in advance with my rent payments, which was required under the lease agreement, I had somehow fallen behind by JUST THREE days. Now, the "rentals team leader", who is also the wife and co-owner of the agency with her husband (and still is today) was very much aware of my hospitalisation and difficult recovery process, but couldn't be bothered to just pick up the phone and simply tell me about the so-called "arrears", but instead sent me not ONE but TWO letters (which incidentally got listed on my official rental records for other agencies or landlords to view). No apology has ever been offered in all these years since.
I still live in the area, but avoid all contact or any dealings with this agency, and if asked by any prospective buyer or seller of property, is it any wonder that I always recommend that they look elsewhere for a more reputable agency. All their television adverts showing smiling faces with their suggestions of a friendly and helpful service will NEVER change bad reputations or attitudes.

The agent knew that this was a big problem for us, but they instead told us that if we were to vacate before end of lease (as rentals do not come around often in our area, so we would need to move fast if another did) that we would be required to pay a $1500 penalty fee. It was also difficult to get anyone on the phone, on the odd chance that we did, they would say whatever we wanted to hear, but still take zero action. We moved into the property with tonnes of litter all over the garden, dirty windows and a fence which is barely standing. Paid for a part for the toilet that was broken and needed replacing, which we have never been reimbursed for. Only to then be told that our end of tenancy clean around the garden and a few indoor areas was not good enough and must be addressed urgently! We informed the agent that we were going back the next day, recleaned and then did not hear from the agent for 23 days! We emailed multiple times and were ignored. Finally they answered the phone, saying that it is our responsibility to initiate the bond return online. IF this is in fact the case, some communication and respect, would have been nice. Instead of us needing to chase them for 23 days and continuously be ignored. But, rest assured if they need something from you, they will hound you with emails, calls and texts until you do it. Extremely disrespectful and awful to deal with in general. Avoid if you can!

I waited for 17 days before following him up again and then 3 days later came back with an excuse saying he had been on the road the last 3 days, but that doesn’t account for the previous 17 days.
