extremely difficult to get clear and honest answers. They often provided misleading information and refused to take responsibility for their mistakes. They displayed a clear lack of professionalism and basic courtesy throughout my tenancy.

One of the most concerning issues I faced was their handling of the bond refund. Despite leaving the property in excellent condition, they delayed the process and provided baseless excuses to avoid returning my money. It became clear that they were more interested in holding onto the bond rather than treating tenants fairly and following proper procedures. This kind of behavior is not only unethical but also incredibly stressful for tenants who are already dealing with the challenges of moving.

Their greed and disregard for tenant rights are evident in how they operate. Rather than supporting and assisting tenants, they seem more focused on maximizing profits at any cost. If you raise concerns or request necessary repairs, expect to be met with delays, excuses, or outright indifference.

I strongly urge others to avoid this company if they value honesty, professionalism, and fair treatment. There are many other real estate agencies that prioritize their clients and operate with integrity—unfortunately, this company is not one of them.

Save yourself the stress and frustration by choosing a real estate agency that respects their tenants and honors their commitments. This company has shown that it cares more about its bottom line than about providing quality service or treating tenants fairly. I wish I had known this before engaging with them, and I hope others can avoid the same negative experience I had.

My Advice: Do thorough research before choosing a real estate company, and be cautious of agencies that prioritize profits over people. Always document every interaction and keep records of your communication to protect yourself in case you encounter similar issues. You deserve to be treated with respect and fairness—unfortunately, that is not what you will find with this company.

unsubstantiated charges. No surprise: Have received NO RESPONSE whatsoever. This agency is one of those bad apples in this industry. Should not be trusted. Reported to the Dept Fair Trading. By looks of all these customer's complaints, their license should be revoked.

Cooperative, responsive and polite agent – Our agent Matt Kim is exceptional. Always responds quick to queries and concerns.

Terrible AVOID – There is obviously a huge housing shortage in NSW right now, and Exclusive Real Estate are capitalising on it. If you rent with them, they will abuse you.

similar issues. Past renters with Exclusive advise to stay away from them. Every minor dent, scratch marks are pointed out and deducted from the bond with overly priced repairs. The only option to pay rent is by direct debit. If there is a bounce back, there is a dishonour fee of 40$! Great for owners but pitty the tenants.

The best experience I've had in Sydney! – Anthony has done a terrific job in managing difficult tasks I placed upon him to find a suitable home. I am overwhelmed with the outcome. Charging for fair wear and tear when you decide to move out – I have lived in a property managed by Exclusive Real Estate for two years. terms of cleaning however surprisingly I have heard from them that I should have pay for tiny and small painting PEELING OFF caused by fair wear and tear. He has said is going to get a quote for me to pay for things I'm not responsible for, things that any one that rents their place should be aware that timing and wear would cause to a place and there's nothing the tenant could do with.

This is perfect! – I’d like to thank my property manager Anthony. Was very polite and professional with what he said and did. I felt comfortable around him and he made me feel so welcomed. He was more of the reason why I also moved in so I thank him for that. Great service and o highly recommended him to anyone!

stay away from them – Dishonest business, they just try to squeeze all they could from you for any possible places. I returned keys with inspection passed, after several days there are excuses for cleanups. Stay away from this agent, run as fast as you can

Bug bugs and no help offered – Moved into a flat managed by Exclusive 23 days ago. Had to evacuate immediately due to bed bug infestation. Heavily documented the bugs and my own bites and still no: -help finding a new flat -help with temporary accommodation -response to my emails ("we'll get back to you") -reimbursement of rent. Zero empathy. Zero concern for my well-being. Headed to tribunal as I can't get any response trying to resolve this directly.

Property Management – Terrible, young children managing your property - As a landlord paying for them to manage, terrible representation and service, constantly having to chase them up and never get a direct answer with little to no advocacy, dragging out proceedings to make more money off you. If you are a landlord, know your rights and manage the property yourself - it's not worth it, double the drama.

Total Duds – These people do not belong in any kind of industry. they lie , cheat & are just outright duds. On many occasions we have reported to them defects & services that do not work they do not answer telephone calls or emails but still continue to take rent each week. If & when you do reach them they just fob you of . I would advise anybody reading this to stay away from them as they are just crap to deal with.

I would hate to think how I would be treated if I was a difficult tenant. Clearly this woman cannot handle the stress of the job, and is most definitely not a "people person". and costs), they cunningly claimed the full bond(!) without telling me. After a month of phone calls and emails (most of them unanswered, or surprisingly vague and sly), they only returned my bond after I threatened to go to the CTTT. But by not taking it to CTTT, I did lose all the repair money they made up.

Very poor communication and very poor practices (to the point of having a bad faith intent to profit from tenants/landlords). Exclusive Real Estate is a very dodgy company. Avoid or move out if you can. Young staff Dodgy procedures
