Correspondence frequently goes unanswered, matters require repeated follow-ups to progress, and information is often inconsistent or mishandled. Routine tenancy issues that should be straightforward are unnecessarily delayed, suggesting serious deficiencies in internal systems, record-keeping, and process oversight.

[Name Removed] and [Name Removed], in particular, have repeatedly demonstrated a lack of professional diligence and accountability. Issues are acknowledged without timely or effective resolution, commitments are not reliably actioned, and responsibility is routinely deflected rather than managed. There appears to be little evidence of meaningful supervision, continuity, or quality control.

Despite being a long-term tenant and making sustained efforts to resolve matters cooperatively and in writing, there has been no material improvement over time. The cumulative effect of these failures raises legitimate concerns about whether accepted industry standards, procedural obligations, and tenant service expectations are being consistently met.

Given the duration, consistency, and documentation of these issues, I would strongly encourage prospective tenants and landlords to carefully assess this agency’s compliance culture, administrative competence, and overall fitness to manage residential tenancies before engaging their services.

The absolute worst real estate i’ve ever dealt with. our bond and we had to pay them out. I had sent them numerous emails asking why i’m being charged when I have sent multiple emails about these repairs. That’s not even the worst of it. We constantly got remedy to breaches, i’m talking 1 every 2 days to the point I called the RTA if it was even allowed as it was only due to being 2 days behind in rent every time as they changed the way we pay rent and the app the they ask us to use (which cost money) took a few days to process so it was on their end. I emailed them, told them what the RTA said and it was ignored and I was still send numerous emails per week. My partner was cooking one night and as he was stirring literal veggies (and yes HOT water bubbled over the pot and we took them off) it cracked, 1 long crack. I phoned and emailed straight away and they asked for a serial number?? There isn’t any numbers on a stovetop so I emailed again and was ignored. I then had a house inspection and reminded them of the stove (this inspection was after we had said we are leaving after our lease ends as these people are the most rudest i’ve ever dealt with) We moved out and left the house in very good condition, I got a bond cleaner, gardener everything to make sure it was as best can be. They did not care about wear and tear, they did not care about minor things, they will charge you on things you wouldn’t have even thought. They charged me over $1000 for a stovetop that I continuously emailed about plus all of the other repairs that were needed during the year. I didn’t agree to a lot of this obviously so I tried to come to an agreement, look for cheaper options etc and that just wasn’t in the works for them. They were rude, nasty and to be honest this really estate has no human empathy to most. Anybody reading these can clearly see their responses are the same to everybody that says something negative but we all can’t be fake??? I have proof I was a real tenant, The emails, phone calls, text messages everything i’d need to prove this entire message.

They then put my partner and I on warning for TICA for not paying over 2k (mind you our bond was already gone 1.3k) and this was whilst I was trying to reason with them, telling them I fully did not agree with this like we will have to take it to QCAT, no responses at all. My family and I needed a home and we were struggling to find one so we paid the 2k, there was no thank you, no sorry, nothing, they were all rude (once again), even paying in the office I heard staff talking about other residents that they must’ve had. They are just money hungry and it doesn’t matter what your family or self are going through they will not care. And again I was living here with absolutely nothing wrong for over 2 years, had a great record for myself and within the end my family and I were in over 3 thousand dollars worth of debt and it seems to be an ongoing pattern with this real estate. I’ve been living in another home for 2 years now and haven’t had 1 single issue, am re moving in 2 weeks with no issues. It was just this one single real estate that truely put us so behind for over a year of our lives.

Alice has been nothing short of amazing, she has gone above and beyond answering all my queries, fast replies and a great attitude to get results, can't ask for much more than that. I'm very appreciative to have Alice as my Property manager

We lost the bond money in court despite having paid all bills as those services should not have been taken in first place as the tenant had invoices for cleaning and everything and the agent just misled us. Our property remained vacant for few weeks because of their sluggish approach. They engaged for services on our behalf without our approval and we had to bear huge cost as we were the property owners. They were not fair to us or the tenants causing lots of trouble for everyone involved in the process. [Name Removed] is an evil and rude person to deal with. I would certainly warn all property investors to stay away from this property management company. Their services are cheap in percentage of rent money you pay them but their morals and actual character is way cheaper.

the task of not only fixing all the damage to the house to make it respectable, getting rid of the 2 tenants that were subletting it to 11 others. But also going above and beyond to ensure we got good tenants in. She and her team didn’t stop working to achieve this. Weather it was organising various trades to get the house fixed up or vetting every possible tenant .it has been no small task but we have now got the property to the standard it needs to be at, with a good tenant in . Ruined our lives through failure to act in an unsafe home - cost us everything and still sick years later! – This real estate agency cost my family everything. feel like we were imagining it.

Their lack of intervention directly caused losses to us beyond comprehension and permanent health conditions due to exposure while we waited for their help. Didn’t even pass the inspection and biological sample analysis report on to the owner which we had to do ourselves but by then we were on our way out anyway.

Tenants please avoid and owners they won’t tell you if your asset is at risk if it means you might then be spending money to rectify - the property we were in was at serious risk of ruin from confirmed water ingress and the owner wasn’t even given results confirming - that we, the tenants, paid for (over $2000!) in an attempt to confirm the validity of the reports and risks faced by tenants and to the owners asset.

As a real estate who publicly boast on their website that they make sure tenants maintenance requests aren’t approved, is this really who you’re going to trust your asset to? I hate to think of the long term expense associated with the damage in that property that the owner could’ve claimed under their insurance at the time. Painting over the top of obvious damage for good knows how long wouldn’t have done a thing to stop the damage to the internal walls and structure of the home that will end up costing the equivalent of a house deposit in the long term to fix.

The best part - this real estate submitted a full claim for our bond before we had even vacated and attempted to charge us for the damage done by the water ingress to the slab!! We ended the lease on agreement to not have to resolve damages and they charged us anyway. We had already lost over $100,000 in property and personal effects, including all irreplaceable keepsakes from our childhoods and our daughters, and every item of clothing, linen and furniture due to their neglect to intervene, then they charged us for the privilege too and fraudulently before we vacated and without having conducted an inspection.

We have spent years trying to recover and now that my health is not in crisis, I’m in a position to finally pursue long overdue action for what this real estate agency did to our family. My young child and I have permanent illnesses directly caused by this situation and it is absolutely disgusting that people so lacking in knowledge are in charge of things that can have such a detrimental effect on people’s lives.

I look forward to holding her personally to account as this has gone beyond the RTRA legislation and constitutes criminal negligence causing harm to a minor.

Tenants and owners please avoid. And if anyone has had the same experience please. Comment and I’ll be in touch, as it appears there are numerous people in the same position who are demanding these people are held to account and my legal team is ready to go.

there's only) 2. If you have been or are currently a tenant they can at the drop of owners instructions or requests give you a notice to leave or a breach for the smallest instances. 3. They are an agency that will not work with housing or its relief products, Rent connect for example, something put in place to help the disadvantaged or homeless into securing a private rental. They will not accept the help. 4. I used to be a former employee and witnessed these behaviors from the co owner herself and the way she would talk to clients in appalling for example " There been a higher offer can you do more" even when the owner stated no very clearly [Name Removed] pushed and then showed disappointment in that client- If that were me I would be disgusted in an agent treating me like an ATM and not a human being. Now i am aware of other clients putting in higher offers but you do not need to talk to people that way show some decency. 5. I felt bullied from the second I walked through that office door. Not as a possible renter either as an employee !

If you are considering renting a property through this agency I would suggest not going through [Name Removed] or her team. If you are an investor or home owner just save yourself the time heartache and drama and do your research, This agency and this woman is not worth the time or breath.

I would recommend this agent – I can’t believe reading all these negative comments, I have dealt with this agent for over 4 yrs and have found them to be honest and reliable, they looked and are still looking after after my rental property. They did the house inspections on schedule and always told me if something needed repair or fixed. I haven’t got a bad word to say but except keep up the good work guys.

I haven't dealt with an agent like this in my 20yrs of renting & plenty have similar experiences with this agent. Absolutely no communication with tenants.

Requests for repairs are lost (so they ask for info repeatedly) and then not actioned and emails go unanswered. Keep a paper trail if dealing with this woman. The responses here shows exactly what she's like and blames the renter every time.
