I tried to find a rental property with this agent but the lady does not reply to my enquiry that I send on her real estate website. I try many times to lodge enquiry for rental property but all my attempt to get in touch is ignored. Maybe a better idea to find different real estate because so many other bad reviews.

For over 2 years I’ve been receiving unsolicited spam emails from Griffin National RE stating I’ve enquired on different properties. I have NEVER had any interaction with this business and despite sending over 100 emails to stop contacting me and remove my details from their CRM, I keep receiving emails about properties I’ve never enquired about.… Read more

terrible. The stress they caused us is still hard to comprehend.

We reported maintenance issues, and they sent us invoices for them—unbelievable. I spent countless hours on the phone with the RTA and QSTARS seeking advice about our rights because of the ongoing issues we experienced with them. It became clear to us that their priority was the owner rather than treating tenants fairly. Their manner and email communication showed little regard, respect, or common decency.

We lodged our bond claim first, as advised by the RTA. Griffin National Real Estate didn’t like that we claimed our bond back first and disputed our bond claim. They refused to tell us what they were claiming, so we were given no opportunity to fix anything—again, no common decency. They refused RTA conciliation and took the matter straight to QCAT. They even sent us an invoice for their QCAT application fee. The Tribunal did not order us to pay this, as they were responsible for their own application fee.

While our bond was being held by the RTA pending the hearing, they sent us over 30 invoices demanding payment and threatening breach action. We were advised to ignore these demands, as we were no longer their tenants and they could not breach us. We were also advised that this conduct was considered harassment and bullying tactics from unprofessional real estate agents.

At the QCAT hearing, the Tribunal found their evidence/claims to be insufficient and inconsistent, and they presented questionable invoices. We were awarded 90% of our bond back. The outcome speaks for itself.

And no, Griffin National Real Estate, this is not another fake review. It’s the truth.

Based on our short experience, I would not recommend this agency to any renter. Know your rights, keep every email, and don’t be intimidated or bullied by this real estate.

of becoming homeless. Unfortunately, my time there confirmed their concerns.

Within just a month, I noticed significant issues in the house, including mould and water damage, holes in the walls, and carpets becoming drenched after showers, The water in the shower would change between hot and cold temp every shower. The carpets were even lifting due to water damage, and the roof started bubbling from the same issue. On top of that, there were vermin problems.

I raised these concerns with the Property Manager several times, but they were either ignored or dismissed. Despite these serious issues, I continued to pay rent, but the conditions only worsened. My housemate and I, along with our children, missed a significant amount of work/school due to health problems caused by mould exposure. We suffered from bronchitis, asthma flare-ups, and even an ear infection (otomycosis) that was linked to the mould.

After three months of trying to address these issues, we stopped paying rent and filed a Remedy Breach notice with Griffin National. In response, they sent us a Notice to Leave on the grounds of non-payment, despite the fact that we had the money and offered to pay upfront. They refused our offer. To make matters worse, we would get abusive calls at work, demanding that we pay the rent, even though we had already paid it—there was just a delay in processing. Our house was also advertised before receiving a Notice to Leave and a 'For Rent' sign was put in our yard the next day. We had the assistance of QSTARS to help us maintain our rental - however Griffin national "wanted us gone".

As our situation worsened, my housemate was diagnosed with a severe autoimmune disease, and she lost her job. We took the matter to QCAT, at QCAT the Property Manager and owner of Griffin national were very rude in the court room, the matter was almost dismissed due to their disrespect. However, the mental toll on our family was too much. Eventually, we reached an agreement to vacate the property in four weeks.

The lack of accountability from Griffin National is shocking, and they clearly do not care about their tenants. I’ve applied for over 40 properties in the last month and haven’t received a single response, which I’ve been told is due to the poor reference Griffin National provided.

Additionally, the property was advertised incorrectly, with permanent fixtures edited out of the photos, which is illegal. When we moved in, there were numerous issues: beeping smoke alarms that we had to fix ourselves, downlights without covers (exposing the attic), and an oven with no labels that caused everything to burn. The carpets and blinds were also covered in mould upon arrival.

In summary, my experience with Griffin National has been extremely negative. They lack professionalism, accountability, and a basic concern for their tenants' well-being. I strongly advise anyone considering renting through them to proceed with caution.

No integrity, Unprofessional, Unethical – We dealt with a senior staff member and had nothing but issues throughout our 15wk tenancy. No process in place for complaints to be dealt with, staff think they can deal with complaints about themselves and even tell you your complaint will go no further than them. Properties handed over that aren't even cleaned to their own vacate checklist with aircon units filthy and in need of a service (took 12 weeks to have this done) Told property is water compliant when it's not. Can't organise urgent or routine maintenance on time and lie about the condition of properties even when you have proof including photos and entry condition report. Put you, your family, your property and the landlords property at risk by not organising faulty smoke alarms to be replaced within 24hrs of being notified. Tell you you aren't being fair when you request reimbursement for not being able to use both air-con units for 12 weeks of your 15 week tenancy. We just vacated the property yesterday and we suspect they entered our property the day before we vacated. They denied this even after being told the neighbour heard someone enter the property through the side door and take the rubbish bin in, that someone also left dirt on the floor. The senior staff member calls today to say the vacate is fine, no issues at all and the new tenants want to move in early (tomorrow) even though we've paid 5 extra days rent. We asked for confirmation in writing of rent money to be reimbursed and bond being paid in full before allowing this to happen by COB and it wasn't done. They pick and choose what questions they respond to if any and ignore requests for proof of water compliance, smoke alarms servicing, urgent maintenance requests being sent etc. They think they can just do whatever they like with no concern for the legislation, law and tenants rights. We are homeowners and renters, have never missed a rent payment and keep our own property and landlords property in good clean condition. Keep everything in writing, take lots of photo's and be prepared to take them to QCAT. This Real Estate is a disgrace to the industry. We would not recommend this RE to anyone, tenants or landlords. Still haven't been reimbursed for the air-con units they say we're clean and tidy on the last tenants vacate and our entry... they weren't even listed on our entry! See photos of their condition.

Disappointing in failure to have items fixed during our lease. Owner of the property was either not informed or didn't care. In Griffin Real Estates own advertising they state they make sure tenants don't get everything they ask for. This is true. Personally I would never use them to either sell my property or rent through them. Only concerned with how much money they can get off you.

Correspondence frequently goes unanswered, matters require repeated follow-ups to progress, and information is often inconsistent or mishandled. Routine tenancy issues that should be straightforward are unnecessarily delayed, suggesting serious deficiencies in internal systems, record-keeping, and process oversight.

[Name Removed] and [Name Removed], in particular, have repeatedly demonstrated a lack of professional diligence and accountability. Issues are acknowledged without timely or effective resolution, commitments are not reliably actioned, and responsibility is routinely deflected rather than managed. There appears to be little evidence of meaningful supervision, continuity, or quality control.

Despite being a long-term tenant and making sustained efforts to resolve matters cooperatively and in writing, there has been no material improvement over time. The cumulative effect of these failures raises legitimate concerns about whether accepted industry standards, procedural obligations, and tenant service expectations are being consistently met.

Given the duration, consistency, and documentation of these issues, I would strongly encourage prospective tenants and landlords to carefully assess this agency’s compliance culture, administrative competence, and overall fitness to manage residential tenancies before engaging their services.

Highly recommend Griffin National Real Estate. Alice McSweeney and her team took over our rental property which was being managed by another property manager. Alice was very personable and took charge of dealing with any issues we had with previous tenants to our satisfaction. Alice also personally managed the sale of our property which resulted in a very favorable outcome for us.

The absolute worst real estate i’ve ever dealt with. I had lived in my own home for atleast 2 years, then they took over with no warning which was fine, I emailed them about the repairs that were needed (downstairs toilet, back screen door and the deadbolt on the front door) these were ignored, never fixed and end of lease they had put these on… Read more

our bond and we had to pay them out. I had sent them numerous emails asking why i’m being charged when I have sent multiple emails about these repairs. That’s not even the worst of it. We constantly got remedy to breaches, i’m talking 1 every 2 days to the point I called the RTA if it was even allowed as it was only due to being 2 days behind in rent every time as they changed the way we pay rent and the app the they ask us to use (which cost money) took a few days to process so it was on their end. I emailed them, told them what the RTA said and it was ignored and I was still send numerous emails per week. My partner was cooking one night and as he was stirring literal veggies (and yes HOT water bubbled over the pot and we took them off) it cracked, 1 long crack. I phoned and emailed straight away and they asked for a serial number?? There isn’t any numbers on a stovetop so I emailed again and was ignored. I then had a house inspection and reminded them of the stove (this inspection was after we had said we are leaving after our lease ends as these people are the most rudest i’ve ever dealt with) We moved out and left the house in very good condition, I got a bond cleaner, gardener everything to make sure it was as best can be. They did not care about wear and tear, they did not care about minor things, they will charge you on things you wouldn’t have even thought. They charged me over $1000 for a stovetop that I continuously emailed about plus all of the other repairs that were needed during the year. I didn’t agree to a lot of this obviously so I tried to come to an agreement, look for cheaper options etc and that just wasn’t in the works for them. They were rude, nasty and to be honest this really estate has no human empathy to most. Anybody reading these can clearly see their responses are the same to everybody that says something negative but we all can’t be fake??? I have proof I was a real tenant, The emails, phone calls, text messages everything i’d need to prove this entire message.

They then put my partner and I on warning for TICA for not paying over 2k (mind you our bond was already gone 1.3k) and this was whilst I was trying to reason with them, telling them I fully did not agree with this like we will have to take it to QCAT, no responses at all. My family and I needed a home and we were struggling to find one so we paid the 2k, there was no thank you, no sorry, nothing, they were all rude (once again), even paying in the office I heard staff talking about other residents that they must’ve had. They are just money hungry and it doesn’t matter what your family or self are going through they will not care. And again I was living here with absolutely nothing wrong for over 2 years, had a great record for myself and within the end my family and I were in over 3 thousand dollars worth of debt and it seems to be an ongoing pattern with this real estate. I’ve been living in another home for 2 years now and haven’t had 1 single issue, am re moving in 2 weeks with no issues. It was just this one single real estate that truely put us so behind for over a year of our lives.

didn't fine them or took any major action against them. We had to lodge a police complaint to get our keys back to switch to another agency. We lost the bond money in court despite having paid all bills as those services should not have been taken in first place as the tenant had invoices for cleaning and everything and the agent just misled us. Our property remained vacant for few weeks because of their sluggish approach. They engaged for services on our behalf without our approval and we had to bear huge cost as we were the property owners. They were not fair to us or the tenants causing lots of trouble for everyone involved in the process. [Name Removed] is an evil and rude person to deal with. I would certainly warn all property investors to stay away from this property management company. Their services are cheap in percentage of rent money you pay them but their morals and actual character is way cheaper.
