From our first discussions with Daniel Oliver and Millie Campion the approach was highly professional, motivated and focused. Their attention to detail was ever present from the staging of the house through to marketing across all platforms and into the well managed inspections. We were in excellent hands throughout and in the negotiations with our ultimate purchaser which was handled with a keen attention to achieving the outcomes we wanted.
Tenant Perspective: Complete lack of transparency and professionalism!
Just signed a 12 month lease on a +$500 p/w rental property. Upon signing the lease, we were advised verbally that "inspections would be completed quarterly (every 3 months)". That's fine. Pretty standard routine. 2 weeks after moving in, we were advised the first inspection was due in 2 weeks (less than a month after moving in!). Literally 20 seconds after signing the lease, we were then handed our first water bill which we were then advised needed to be paid in advance!? Absolutely no mention of this before hand or in the rental description o...ther than "tenant to pay all water usage". Also other things like "we aren't allowed to use the central heating" was dropped on us during the signing of the lease (not when we were inspecting the property). So now we are stuck paying a substantial amount of rent for a house in one of the coldest part of the Adelaide Hills with young children with only a split cycle in one small room of the house. Winters going to be fun! Years ago I rented through Harris and it was a terrible experience and I know of others who will also never rent or use their services to rent their properties again. Just take a look at their offices, load of money hungry people!
From owners side Rental Management is horrible and very unfair
We used Harris to manage our property, and as we were going to move into the area only a year later rented it out through them. The tenents moved out this week and we were shocked to find so many issues with keeping the house clean. Everytime there was an inspection we got a report - kept clean and tidy. We have solid wood floorings and the entire house was full of scratches, even the front door and porch area was not cleaned. The garden and plants were totally killed virtually mean that.
The tenants even dented the fence while moving out...
From a Renter's Perspective
I would describe the customer service delivered by Harris Real Estate to be very poor and it seems as thought they rely on an automated emailing and sms system to do the actual work of customer communication for them.
On several occasions we were sent generic urgent and threatening rent reminders that were non-applicable to us and simply caused concern and confusion. There was also a rental inspection planned a week before the lease terminated. They were impossible to reach in terms of maintenance and repair issues and the end of lease inspection became stressful as they waited three weeks to conclude the inspection.
Harris Real Estate recently sold my house in the Magill area. Scott Moon and his team were brilliant. The sale was swift, well organised and financial result excellent. At all times I was kept informed of progress and if I had questions they were answered promptly. I highly recommend this team to anyone considering selling or buying. I would definitely use them for any future real estate dealings.
Residential tenancy review
Selling property after 3 weeks of tenancy- We were told that as we were vocal in our thoughts of this being unacceptable that the agent and owner were willing to release us from the lease as we had "not started off on the right foot, and we were being difficult tenants." All of this is illegal and clearly stated in the residential tenancy act. No offer of compensation for moving costs, cleaning and we would need to pay our own bond for a new property as they would not release the current bond of AUD3480 until we vacated and the relevant insp...ections were complete. Too many maintenance issues to list- I move around the country a lot due to work commitments. I have never moved into a property in need of so much maintenance. This property was listed as "executive" it is very close to the CBD and we pay for the luxury to do so. To date, we have spent 4 days in our first 4 weeks of tenancy waiting for maintenance companies to arrive and/or finalise work to the property. Not worthy any positive rating. If a negative rating was possible I would provide one. Never again will I recommend nor utilise the service of this company.
Didn’t bother to care after settlement
The process of purchasing the house was okay, it happened pretty quickly. But after settlement, the agent did not fulfill what he promised to do - the new house was left dirty, few pieces of the old furniture were left behind when he said he will make sure it’s taken care of. Very unprofessional for this big real estate agent. Will not recommend or use them anymore.
My first dealing with Harris was when i was looking to buy an investment property & was impressed by how the agent worked. I didn't buy through them but they are now managing the property rental side of things after i had numerous issues with the existing agent that i inherited at purchase time. I live inter state & the property management team have been great in keeping me up to date & informed. Recently rented with minimal effort.
We bought a house from one of the agent of Harris real estate close to city . We asked agent that we need this house properly clean before we move in baz our kids are v young, we won't be able to manage that after we move and the agent commited us that he will get it done from his side if the owner doesn't do it . We were happy that it will all clean we will only have to organize the things in the house like furnicher and all that , but at the end happened exactly opposite .. the house wasn't cleaned , no steam cleaning on the carpets, no detailing and now after moving the furniture we can't do much .
Very big disappointment . If you can't do it then don't commit it to the buyers.
Really unprofessional and treat people with disdain!
If I could give ZERO starts I would! These people are so rude! They treat those renting through them like second class citizens! Complaints about gardening, plumbing and electricity issues are ignored, leaving tenants forced to have to make contact repeatedly. Terrible business practices!
Lies stem from the Director down
Do not use these people, they are very dishonest and only have their own pockets in mind. During the initial meeting the Harris Real Estate “Agent of the Year” who knew Rostrevor more than any other agent, told us we would get $670,000 for our house. Even throughout the sale campaign after feedback from several openings he still told us we would get $670,000, even used the words “Absolutely”.
But when it came to the auction, only two registered bidders, one of which he knew would not go over $600,000 and therefore left with the only poten...tial buyer to negotiate a sale price of $635,000. I’m not sure if the agent made this up but he said “this is the bidders last offer because he told me to go. I thought this was very strange and the agent later said the new owners are nice people. I think this is one of the agents bag of tricks. Anyway, it wasn’t till later that night after the auction the agent told me “the reason why your house only sold for that amount was because buyers were building or buying new instead of buying a 6 yo house like ours”. He clearly knew this important bit of information beforehand so why didn’t he tell us this in the first place when we first met. He just wanted us to sign him up with Harris Real Estate. When i took this to his Director, he just said his agent did nothing wrong and that the agent said all along our house would sell for $650,000. And so I just get another lie from the director as well. The lies stem from the Director down.
I bought a house from their agent recently. Initially reassured me that the electronic front gate was working and it had a remote for the gate. After settlement I found out the gate is likely broken and there was no remote.... Couldn't be bothered dealing with me after the house was settled.
Their agents just confirms the stereotype of sly and untrustworthy reputation of this trade. Lying through their teeth to squeeze every penny out of you.
Never trust a real estate agent again.
Poor Communication - will never use them again
If I ever purchase another property again I now know what not to do thanks to Harris Real Estate. So I should thank them really. Now that they have their healthy commission they don't give a crap or return any calls about missing keys to locked areas, codes to alarms and the list goes on. My error for assuming it was all there and in working condition.
My advice to anyone contemplating using the Blackwood office is DON'T. We paid more than $5000 for a campaign that was - compared to our previous experiences with other firms - completely unprofessional. The agent - after promising the world - was lacklustre and disinterested in promoting our home, telling us initially it would ''easily" sell for $600,000-plus (part of the strategy to get our business, presumably) and then, after just four opens, saying the price was too high and that $560,000 was a more realistic option. All this after he per...suaded us to spend $2000 on staging the home through a company linked to Harris. The staging was underwhelming, to say the least. The furniture barely filled the rooms. Worst still, he insisted on opens in the morning and on Saturdays when most people are shopping or involved in kids sports. The straw that broke the camel's back was when we expected the house to be open on a particular Saturday afternoon - after our insistence - yet it wasn't advertised as being open on real estate websites. The agent then had the temerity to ring us and say no-one had come through. No, really!!! When we challenged him on this, he denied that the property wasn't advertised online - despite us taking screenshots to show otherwise! The end result is that they took us for mugs, got their money and didn't give a hoot about being proactive in selling our property.
Is it possible to give no stars? The worst experience I have ever had renting. Woman who took over our rental listing was a bully who was unprofessional and incompetent. When time came to move out she lied about the previous condition of the property to tried to get us to give up more money of the bond. Luckily we still had the photos so we could prove we were in the right. Told us she did not have the bills we needed to pay then when she eventually sent them to us they were dated before when we asked for them... Told us our bond had already be...en released, when we said we had not authorised it she called us liars and said we must have. Turns out she wasn't even looking at the right rental property and did not even apologise. Last but not least she released the bond but didn't even put in the correct details so was not released to us and she said not her problem, we can deal with it ourselves... Had to go into the city to chase it up ourselves.
Do not use these guys as they suck vendors into paying for advertising to promote Harris Real Estate while selling properties to people who viewed your home to vendors who have paid nothing. They call them off-market properties. They said that 25% of their sales are done this way. How do i know? I am one of those that paid for advertising only for the agent to March the buyer over to a OFF-Market home to buy. When i found out, the lies and deceit & butt covering from HARRIS was abysmal. None off them is worth a pinch of salt.
They are a waste ...
Self-serving and unprofessional
Our sales agent was clearly working for her own gain, without consideration for us, her clients. Lied to us throughout the sales campaign, and acted only in her own self interest. When we lodged a complaint we were told by the Harris CEO that the agent did nothing wrong, that agents are ENCOURAGED to behave the way she did, in order to enhance their career and income! We forwarded our complaint to the Harris director and received NO RESPONSE from either our email or the phone message we left. EXTREMELY unprofessional at all levels.
