Will under quote by 50% - 100% on sale price then immediately try to flog you every service under the sun owned by them like home renovation / cleaning / landscaping at massively inflated prices. We have purchased not 1 but 2 lands where Craig from Harris real estate is the agent. They are non transparent folks who do not care for anything but only commsion. Very unthical person is Criag. Stay away from Harris as you will suffer from a bunch of unethical dishonest folks. If there is god and justice for sure , harris and Criag should suffer the worst. Please do not deal with these folks.

concluded between lawyers. DO NOT BUY ANY LISTED PROPERTY FROM THEM. Do not believe even a word that the agent says. Their moral bar is too low, and they have no good faith in negotiation. If you want to buy sth from Balmain, find sb else. This one will just let you suffer. I encourage everyone who suffers to file a complaint with the Fair Trade Commission. Even if no one is punished at the moment, at least such behaviour will be exposed to the authority.

Worst property manger – Lived in premise for over 9 years and first property manger was fantastic then we got [Name Removed] and was the worst experience renting. He did not care about maintenance issues and the property had a lot of issues like no working oven, toilet leaking, no plumbing in bathroom, walls falling down and roof leaking etc. Communication was terrible most of the time didn't respond. Don't trust him.

They don’t pay their bills so major repairs aren’t done – Rented a property From Jill Grant. Found out a few weeks in the property was actually on the market and they were trying to bring purchasers through by lying about doing “an appraisal” never disclosed the property was on the market at the time of signing the lease. 3 months in the upstairs shower started to collapse through the ceiling. fixed for over 4 months because the tradesmen weren’t getting paid so they didn’t return. Complained about the time taken about the non payment and property manager went nuts. Property Manager started calling everyone on referee list making false statements to try and humiliate me because she can’t pay the bills. Paid cash to the office and property manager lied saying I never attended the office. Called the Police and property manager suddenly found the money .. it was short of course. Don’t touch these crooks and save your sanity. It’s no wonder they end up in court, they’re dodgy as.

Incompetent rental managers – .. the tenants you placed in the rental are still smoking. Please do something to stop it. The very least you can do is reply to one of 4 phone calls, office messages left, and 2 emails.

Terrible Rental Management – Rental Manager took no responsibility for the neglect and damage to my property. In fact she was passive aggressive in her dealings with me and it has cost me $$$ to fix the damage under her supposed watch. I would not recommend them to look after your property.

communicate and keep on top of issues with the property she did managing for me. She held back bills for over 2 months and are now "overdue" which clearly shows lack of care. Ignores emails and phone calls and SMS/Text... So many other issues with her behaviour that there are too many to list here - best just to avoid Harris Realestate altogether. And her promise to help finalise bond payment return "quickly" turned into a 2 month experience... absolute joke... I DO NOT RECOMMEND EVER USING HARRIS REALESTATE

Very bad experience – I had a very bad experience with Harris as my property managers. They don't reply emails on time. They were not successful to find tenants for me and I found myself at last. Property manager was rude and unprofessional.I asked to change the manager but after 2 weeks no one contacted me. It takes several weeks to solve any issues there. I'm not happy at all. I won't renew my contract with them and I won't recommend them at all.

I know houses sell themselves at the moment but – Inspected a house today. Arrived early and saw the agent arrive. She was playing music so loud I think she thought she was still clubbing. Completely disinterested in my questions and interest in the property, feel sorry for the vendors. Seriously just do your job...

Don’t Trish this agent – This agent in Adelaide always list their properties for rent with a low price to attract a lot of inspectors. But this is much lower than their expectations. It’s ok to do auction for sale, but now those agent (especially this one) bring auction to rent. Waste of time!!!

Leaving a very bad taste in people’s mouths. It’s been expressed to me he makes people uncomfortable by doing this but I’m assuming he thinks it’s some sort of strategy while he tries so hard to bond with people to get what he wants then disappear

Excellent – I’ve had my property managed by Prospect for some time, the recent staff change has been refreshing. They have their mobiles available and are happy to answer at all times. A recent maintenance issue due to heavy rains on a weekend was assessed, dealt with no fuss with constant updates so I didn’t have to worry. Thank you Harris Prospect

I had Louie as my property manager. You could never get him to return calls. They charge even for things that they didnt do. and causing damage. But the service was so bad that even the tenants stopped trying to get in contact with them. They ended up just ring me. So many property managers around try to find one that has a mobile instead of having to contact the office all the time.

Excellent service – We chose Harris Real Estate after renting our property with two previous companies that we were less than satisfied with. From the first phone call to Harris Real Estate to rental of our property we found the whole process and presentation extremely professional especially in finding the right tenants. Their service is exemplary and of high standard. I highly recommend Harris Real Estate.

the keys or brought the wrong keys. I then had to get a key cut for them because they misplaced the spare set. One occasion they just didn't show up (because they had the wrong key) but they didn't tell me until a month later and tried to reschedule it. The few maintenance requests I had during that time were dealt with promptly so that is one credit to them. However, I am still waiting for my bond refund and it is now a month since I left. Overall I am unhappy with Harris and was regularly frustrated.

No communication – Phoned [Name Removed] re property in Adelaide like most agents didn’t answer his phone left a message and asked to call me, short time later I get a text asking me how he can help me. How bad are agents getting when they can’t talk to you.

Unprofessional – Harris accepted 5% instead of 10% deposit on auction sale of house of my elderly friend, ignored her Power of Attorney and failed to disclose and discuss a 60 day settlement, instead of 45 days. I do not recommend them and be aware that they will behave without care for client.

No explain or anything. Then I replied him that he should've given me a notice then he said "notice get given when the opportunity arises to give notice". How rude. in a tip top condition. However, my last property manager has been as absolute nightmare. For example when I left, I got the property cleaned by professional cleaners even though the South Australian tenancy law does not require you to do so. Property manager Rachael Brown was still trying to rip me off my bond by saying the professional cleaners hasn’t done a good job and she needs them to re clean. She was bringing up silly points like 2 dead bugs in the light globe etc . For the record this apartment was more than 50,60 years old and she was wanting the cleaners to make it look like brand new. I still to re sent the cleaners( as they had a guarantee to re clean if required and get 100% bond back ) but Rachael denied them access and wanted to charge me for another random cleaner from Harris . I called CBS for advise and they said she is 100% in the wrong and said they will help me dispute her demands and wrongful actions. Eventually she realised that she can’t get away with her dodgy acts and released my bond . Not worth the trouble, stay away from them!

Second experience with this people, they are the worst!! very rude agents, unfair and no professional! – Stay away from them!! I am looking to buy a house and also renting. so definitely deleting anything from them! They don't reply to rental applications if they don't want you.

Very professional – Kirsty was very professional. On her first visit, she was able to answer all our questions and alleviate any anxiety we may have felt. Importantly ,I did not feel she was reading from a script, she took her time and thought about every question before giving us the answer.She was efficient and prompt with all her correspondence. Fantastic – From our first discussions with Daniel Oliver and Millie Campion the approach was highly professional, motivated and focused. Their attention to detail was ever present from the staging of the house through to marketing across all platforms and into the well managed inspections. We were in excellent hands throughout and in the negotiations with our ultimate purchaser which was handled with a keen attention to achieving the outcomes we wanted.

Tenant Perspective: Complete lack of transparency and professionalism! – Just signed a 12 month lease on a +$500 p/w rental property. Upon signing the lease, we were advised verbally that "inspections would be completed quarterly (every 3 months)". That's fine. seconds after signing the lease, we were then handed our first water bill which we were then advised needed to be paid in advance!? Absolutely no mention of this before hand or in the rental description other than "tenant to pay all water usage". Also other things like "we aren't allowed to use the central heating" was dropped on us during the signing of the lease (not when we were inspecting the property). So now we are stuck paying a substantial amount of rent for a house in one of the coldest part of the Adelaide Hills with young children with only a split cycle in one small room of the house. Winters going to be fun! Years ago I rented through Harris and it was a terrible experience and I know of others who will also never rent or use their services to rent their properties again. Just take a look at their offices, load of money hungry people!

entire house was full of scratches, even the front door and porch area was not cleaned. The garden and plants were totally killed virtually mean that. The tenants even dented the fence while moving out and didn't bother to inform us. Harris charging 9.5% for the rental maintenance and doing nothing to look after, I would never ever deal with them for anything buying, selling, renting anything, I would want to give they negative ranking if it is available here.

concern and confusion. There was also a rental inspection planned a week before the lease terminated. They were impossible to reach in terms of maintenance and repair issues and the end of lease inspection became stressful as they waited three weeks to conclude the inspection. Very Disappointing

House sale – Harris Real Estate recently sold my house in the Magill area. Scott Moon and his team were brilliant. The sale was swift, well organised and financial result excellent. At all times I was kept informed of progress and if I had questions they were answered promptly. I highly recommend this team to anyone considering selling or buying. I would definitely use them for any future real estate dealings.
