In what universe is that fair? Fought the excessive rent at VCAT and won, now this property manager won't supply my rental history for new rental applications elsewhere. Avoid HS Ringwood like the plague.

My rental property was managed by Hockingstuart Ringwood and the experience has been extremely disappointing. Communication with the rental manager was extremely poor, with emails and calls often going unanswered. Even my tenant experienced delays in responses to their enquiries. This level of service does not meet professional standards, and I would caution landlords and tenants to carefully consider their options when choosing this agency.

property was vacated and the tenant did not pay the last months rental and Hocking Stuarty stupidly refunded the bond to the vacated tenant. They refused to refund me the last months lost rent $2500 for their error though promised to persue the previous tenants through the courts and VCAT. Like many agents terrible and I would not deal with them again.

Brittany, Rae, Leena. Bond was refunded without discussion with me, final exit report shows all damages and Eric promised bond won't be refunded. Tenants left loads of personal unwanted items and rubbish inside the house, in front porch and front lawn. Had to pay to dump these items after two load hard rubbish pickup from Council. Fist size holes and wall damaged inside the house. Adult Walker pushed inside the wall and patched with filler. Cracked tiles, bathroom soap dispenser damaged. Garden had grape vines all over back yard pushing fence including going into neighbours yard who also complained. These are only a few items to mention. Damien has gone beyond the boundaries for me as he doesn't only helped me with selling my house, he also helped me with selling my furniture even though selling furniture is not a part of his job. I am living in NSW from last couple of months and he is the one who was showing my furniture and other electronics to the clients in his own personal time. Mate, thumps up for you.

Landlord and the Tenants best interest in mind during all transactions.

The rent is always deposited on time and the statements are sent fortnightly via email.

Recently, the current tenants gave notice. Nathan and the team informed me immediately and decided on a course of action. They held several open homes and screened many applicants. An excellent tenant has been engaged for me with the lease paperwork already formalised. The change over of tenancy has been an easy transition for me. In fact I won't even lose any rent income in the process which is a huge burden off my shoulders. I cannot recommend Nathan and the team highly enough.

Lazy and try to sell your assets cheap – Don’t go near there guys period, and don’t care for the client. Sold my land with another agent for $50,000 more then their quote. Never phone you when selling you property with them. Got their marketing money.

Liars anf theives – Stole rent from my landlord and claimed i never payed it. Refused to return calls or emails. Dragged my 39 week pregnant wife through hoop after hoop. Definatley dont do buissness here

the agent was well informed on time before the settlement but they are already having a handful of execuses for them , moreover , In my structure inspection it was clearly mention to replace for the shower base of the secondary bathroom , they promised that they will replace before the settlement but later they did a cleaver job by covering the cracked shower base with mat at the time of final inspection , we trusted them that the shower base replacement had been done but they breach our trust , they don't pushed seller to replace it as we all know they only got the comission from seller , so they don't care for the buyer . I would suggest not to go to Hocking if you are planning to buy a property but on the other hand they are best to sell your property . they are pretty confident to represent a property that attracts the buyer and later they will remove all that attraction and make the buyer fool . Though if it is possible I will give them a ZERO star but there is no option for it .

Worst experience I have buying a house from Hocking Stuart Melton – The agent at Hocking Stuart MELTON is very tricky cunning and a liar. The agent Damien and Sarai promising so many things about the house when I inspect it and now after settlement done, most of the things is not done and none of the agent have the courtesy to even reply my message nor pick up the phone. So please be careful when dealing with these agents from Hocking Stuart MELTON they are the worst in the business.

Worst property manager in 20 years – Worst property manager i have had in 20 years of renting. Multiple emails ignored. Repairs not attended to in over 4 months despite numerous follow ups. I think 2 stars out of 5 says it all.

a higher offer from another purchaser. A Dutch Auction I believe is the term. When confronted, the Director and Managing Directors both turned to all out abuse, name calling and dishonesty. Not exactly what you look for in an agent. The best indicator of future behaviour is past behaviour. Do yourself a favour and don't use them.

Please clarify if a property is furnished or not – The photos for the property I inspected showed the place as furnished and for $300 a week I expected it to be furnished. I traveled all the way from Queensland just to find out it’s not furnished. If you had put that in the listing on domain and realestate.Com.Au it would have been helpful! inspect (which is required by company policy) just to find out it’s unfurnished when you should have stated it before hand or had unfurnished pictures on the listings.

Rent overpayment on vacating property not refunded for 6 weeks – HS Glen Iris: I had to chase up my rent overpayment. Sent 4 emails. Had responses to first 2. Was told they no longer held funds for property. Took further action from me via phone calls before the issue was sorted. I *think* the money will be reimbursed soon as I've now been asked for bank details.

Investment property managed well – Thanks Hocking Stuart St Kilda and in particular Alex Drakulic who manages my property. It is nice to know living interstate that the property and its maintenance is handled efficiently and professionally.

No replied Hockingstuart Melbourne – Almost a month now staying in the new apartment with broken basin (sharp edge) and no curtain. Agent never replied my email or text about the replacement. I really not sure why!

High fives all round – My husband & I are happy to be able to say that we have found Hockingstuart to have been pivotal in the sale of our home in West Sunshine. HS Frankston, so frustratingly bad it's laughable – Honestly, if you see the HockingStuart logo, run. My recent experience with the Frankston office was beyond frustrating. customer service and the Frankston office directors do not respond to communication, which is a shame because they need to be aware of the damage to their branding by inadequately trained staff. I can't imagine the landlord was thrilled either given both he and I were inconvenienced by the agent's lack of knowledge and understanding of her job.

Trying to take bond money for nothing – Hocking Stuart Ballarat rental department should be avoided or it will cost you your bond without good reason. This seems to go all the way to the top. I asked the head office to contact me about my complaint and they had the Ballarat office call me. How strange. They want to take my bond money for lies. They will have to fight for it.

Awful – Tenant for two years, never asked for anything, rent 100% on time through the Geelong office. Property manager changers three times with no notification. inspections with no reports. Notice to vacate issued as owners moving in, no assistance in finding another property to rent or buy. Staff rude and unprofessional. Would not recommend to anyone.

with them, they suggested about 10% lower rental figure, and combined a whole sleuth of other lies and misrepresentations, it delayed renting the property. That may not sound important, but it was crucial for us at at that particular period of our lives to receive honest and accurate information. It was later proved that they also gave inaccurate information.

My impression is that i was dealing with an insatiable sales driven glutenous company, whose word can not at all be trusted.

Their good side;

1. They did an ok job in leasing and tenant selection. (3, or near 3 stars)

2. The seem very diplomatic and polite, and do actually return calls when the property manager is busy.

3. Attended to tenant emergencies in a timely manner

4. Invoicing was decent and problems corrected/ handled well.

In addition to the untrusworthiness/ non integrity, the rest leaves much to be desired;

I am speaking now of my experience with them after tennants moved in. These were not just once or twice occurrences. Although it might not sound like much to say i dealt with them for a bit over 2 years in total, i really did have quite a lot of repeat dealings over a range of matters in the nearly 2 years of their managing our property/ tennants. (No we were not neglectfull in property condition, but it worked out that way for a variety of reasons.)

1 - Poor follow through with certain things they said they were going to do and get back to me.

2 - Poor and ineffective communications from property manager. (2 star rating would be too generous).

3 - While i put the diplomacy and politeness as a good point, i list it also as a weak point. They like to project an "its all good, its all good" sort of energy, but it reached the point of overshaddowing the real truths and issues that emerged. Which was connected to; (aside from the emergence of the Honeymoon lies that came to light as lies); many times inaccurate information given or poorly conveyed. Which is what i meant by ineffectual communication.

4 - When it came to emergencies they did not properly handle as per instructions (which they specifically asked in the application), and their inaccurate / poor or ineffective communication would have meant spending bucket loads more money if i had not nipped the bud.

We moved to Ray White near the end of the 2nd year, and H.S. didn't seem to care about our leaving....

HS Yarraville: ethical & effective – Hocking Stuart Yarraville did a great job selling our difficult property. They were open and honest with buyers and showed initiative and innovation. Highly recommended

St. Kilda Office Property Managers – As an Owners Corporation Manager I deal regularly with both Alex Drakulic and Jordyn Edwards from Hocking Stuart in St.Kilda . It is always a great pleasure dealing them both over separate property and tenant issues as they are both reliable, cheerful,prompt and accurate in their responses which is most refreshing.

Never buy off the plan property from Epping Hocking Stuart – Were completely lied to about an off the plan property. Wanted it finished quickly and were assured of deadlines just to get us to sign contract. There has been lie after lie about the completion dates. this was just to cover himself because he knows he acted in a misleading manner. It has been over a year and agent does not return calls at all. We have not been contacted by his mates the vendors...EVER...and have absolutely no idea of colours or any details. There have been a series of dodgy trades working on the property sporadically and there is still damage that has not been repaired, that we reported 9 months ago. Once the contract is signed, this agents interest is zero...and he holds the title of Director. Be warned!!! Do not purchase off the plan properties from Epping Hocking Stuart, they con you into signing the contract and then wipe their hands.
