Absolutely appalling real estate agency. Avoid at all costs. The people working there are nothing but gaslighting, manipulating and narcissistic Please find attached several screenshots proving payment. Absolute scumbags. Want to accuse me of not paying rent? Um what are those transactions then?

bond and the handling of utilities.
Key issues include: 1. Bond & Funds Mismanagement: Despite a clean final inspection on Feb 2nd, they have delayed my bond release and incorrectly applied my prepaid rent to disputed charges (below) without consent. 2. Utility Billing: They attempted to charge for gas invoices provided months late, violating the Consumer Protection WA 30-day notification rule to the tenant. Invoices lacked mandatory submeter meter readings and unit rates required by Consumer Protection for the water and gas charges. They have not been able to provide support and calculations for their electrical and water charges to me. In the absence of any support and calculations I cannot confirm if any of these charges are reasonable and the request for support and calculations are outstanding. It has been noted per their last communication where I was finally able to receive a copy of the invoice for electricity that the charges do not agree to the lease agreement to be a % of electrical consumption but included other costs and me being overcharged for the whole duration of the lease. 3. Unfair Charges: HouseSmart is passing on 100% of PCR/Inventory costs to me after breaking the lease and not just a portion. This is costs that the PM/landlord will incur for new tenants and are normal owner expenses or agent overhead, not a direct cost to me for breaking lease. Is this a reasonable charge to me at 100% and not a portion for the early termination? Full charge of $220 was invoiced for reimbursement. In the absence of receiving a final PCR with no opportunity to attend the final insp. and the draft PCR I received contained inaccuracies that I provided to the PM in Feb26 & April25. PCR reflects for e.g. submeter reading that hasn’t changed since commencement. Request was made for the ingoing tenant PCR for my review but not received. Due to lack of support and disputes I can’t confirm the charges are actual and reasonable losses in 4. Harassment: Despite a formal dispute of fees and charges, I was subjected to daily automated "overdue" SMS demands for immediate payment, which constitutes undue harassment under Australian Consumer Law.
Communication is poor and they ignore the contractual lease agreement and statutory guidelines. I have been forced to escalate this to the Magistrates Court. Save yourself the stress and go elsewhere.

no refund received. Received email 25th Sept to say final inspection was good. Bond should be released following week. Bond refund has now been sorted and received. But no refund for rent. Not happy !
