leave Inspired Homes in our 18 months of frustration and stress. Management, if you can ever get to speak to them just make promises until you give up and then offer to let you out of the contract but they keep all the money you have already paid even though they did nothing. To me that's a [Content Removed]. The Government should investigate them and make them accountable. They already had to pay $301,000 in owed tax to the Government. Just a horrible costly experience. MONTHS ! Here's an account of my own personal experience with them between September 2020 until today 03/04/2024 (3 years and 7 months): We signed our PWA (Preworks Agreement) with Inspired Homes in September 2020 with the promise of their salesperson (based at Piara Waters display home) that site work would start in December 2020 and the house would finish within 12 months (but on the contract, the builder put 395 working days starting from the slab down and slab itself was laid in April 20222). After signing the PWA, we had been chasing the builder to start the site work and requested to provide the tentative site work and rest of the building schedule but Inspired Homes never provided it. Very unreliable builder.

Since September 2020, Inspired Homes hiked the building price on so many pretexts which is approximately $35,000 (with different reasonings). PWA/Contract had so many fine prints which tripped us over. Even normal size & quality fittings in bathroom and kitchen are not included in standard pricing. As soon as we asked for normal standard size fittings, we were loaded with heaps of variations. Once you realize you don't have any other option but to accept them, they would put all variations (toilet tiles, fittings, bathroom bench tops etc) under "Preliminaries and Site works" variations and they sent us the invoice for all the variations as soon as they touched the site in April 2022 after more than 1.5 years. In the contract, to build the house, Inspired Homes put 395 working days after pouring the slab which means almost 4 years to build a single story (3 bedroom small house) house. Over and above Inspired Homes further sent us several extension of times notice on the basis of several reasons which means total time to finish the house would approximately be 430 working days.

Now, it has been 3 years and 7 months since we signed our PWA and you wouldn't believe that this builder has not even started any electrical works, plastering on the walls, tiling inside the house, supply and installation of kitchen appliances and flooring (carpets) in the house. Moreover, the quality of the wood used to build the roof is so poor, this wood had been lying in open getting wet, sunlight and all sort of weathering effect (perished). In last 5 months since November 2023, there has been no work at all in my house from this builder. There is no communication from the builder when the next stage will be attained. As per the builder's understanding of the contract, builder (Inspired Homes) is supposed to hand over the keys before end of May 2024 but we can't see it happening. We are just waiting until May 2024 if Inspired Homes can finish the house before end of May 2024.

In fact, I have been wasting my time by writing these reviews to ensure that no one else should go through the same mental trauma (with Inspired Homes) which we have been going through for almost 4 years. These reviews are also as a result of our frustration with the builder. For last many years, I have been blaming myself for all these sufferings as I trusted and signed the PWA with Inspired Homes to build our house with them. They would harass you in all possible ways after you sign the building contract. HORRIBLE BUILDER !

NOTE: 1) Be careful. Inspired Homes have now started fooling others by using another name of their Business which is "INSPIRED FIRST". 2) THINK SEVERAL TIMES BEFORE YOU SIGN A BUILDING CONTRACT WITH INSPIRED HOMES ! ASK ALL VALID QUESTIONS. GET EVERYTHING IN WRITING. READ ALL FINE PRINTS.

Satisfied Customer – Inspired Homes built our 8-unit development in Perth, effectively starting in Q4 2020. The project was completed in early 2023, taking much longer than anticipated. The wait was difficult but understandable. We were however very satisfied with the end product. The Strata Manager commented it was one of the best multiunit development he had seen in terms of both design and workmanship. So far after one year, defects are minimal. Show details

completed such as Summit Homes & Plunkett Homes and are just in the same boat as Inspired Homes and whilst there are delays, they are getting homes completed. 3 years now and the home is nowhere in sight. I anticipate the home to be completed, if I'm lucky, in another year's time.

We were repeatedly assured that it would only take 3 months to get building approval and then 12 months to construct our double storey home. On this basis, we proceeded with them. Between June 2020 to July 2021 when we actually got building approval (10 months longer than we were advised it would take), we faced constant delays in getting anything progressed such as pre-start costings, final plans that actually reflected what we had asked for multiple times, errors in what we received such as incorrect numbers of lights, ceiling heights etc. we constantly had to chase Inspired for any update and all the dates provided were significantly blown out. We were also hit with a price increase of some $23K during this time (literally a day after we raised all our concerns to them to date), which we were later advised by our lawyer, was not actually required by us to agree to. A cost we are now wearing as we felt under duress to agree to it as our slab was not even down yet and we risked losing the state grant.

Our slab went down in September 2021. We have only recently got to first floor lock up and are now waiting to get the ground floor roof started. Our contracted date for practical completion was December 2022. we realised too late that their time for works completion only begins once the slab payment is made. So essentially they have put into the contact that the first 15 months of what we thought was our build, didn’t count according to Inspired.

We have had to chase Inspired every single step of the way, with communications being limited, no real evidence provided of project management and we still, after 3 years of starting this build with them, have no actual end date for completion.

This has been the most stressful time of our lives. We are so mentally and physically destroyed as well as financially drained servicing the building loan.

Despite the owner/director [Name Removed] reassuring us in December 2022 that they want to finish our build asap, we have seen minimal to date which reflects that.

We have engaged the services of an independent building inspector who has found non-compliance with Australian standards and codes. We flagged the first of these to Inspired in March 2022 and over a year later, we are still waiting to get a response on how and when these will be rectified.

We have had to resort to getting a lawyer to help us navigate our way forward and even with our lawyer putting Inspired on notice for any costs we incur beyond date for practical completion, it is barely processing.

We cannot, in good conscience, ever recommend Inspired Homes. If you do decide to proceed, please do so with extreme caution and get a lawyer to go over absolutely everything, even before you sign up with them.

We didn’t want to resort to this but after being three years in and servicing 2 mortgages with no end date on this build, we have finally decided to post publicly on this builder.

We have noted some responses from Inspired to comments in this forum which make it seem like those comments were being harsh or unfair to Inspired. What we have said in this is the truth to the best of our ability and given all that we have suffered from this situation, I honestly believe that the reviews from others are also legitimate. In my opinion, Inspired has earned all those negative reviews and is not the victim.

I sincerely hope others are not in the same situation as us.

paid in June 2022. For close to 3 months, there was no communication untiI I started enquiring about work progression. Their reply in Sept. was an increase in price by $31K. When I refused to agree on financial grounds and said I'll go on social media, they reduced it to about $18K (6.9% of contract price).

Their reason is the "current construction crisis", which questionably is not an unknown issue to any builder at the time of contract date in June 2022. They said prices have increased so much in just over 2 months, that it was financially unviable for them to build other then at the risk of bankruptcy.

They even tried taking me for a ride by blaming non existent delays on my part, even citing clauses from the contract. I often wonder where they get such inspiration!!!

Choices given are: if I'm not terminating, they will either proceed as normal and await for price increase variation to be signed or alternatively place my job on hold until I have decided if I will be proceeding to build my home.

Terminating the contract means I will lose all my deposit of about $18K for work they have supposedly done. They can't provide me the justification for such cost. There is no pre-start, no working drawings and no permits till now for me to witness.

They even said these will happen only after I paid up the increase in price.

I've reached the end of my tether. Right now I'm preparing to go to the building commission and even the tribunal for the mental stress I'm being put through.

Update on 27 Oct 2022, since I posted the above just a few days ago.

After my post on social media, IH has offered to mutually terminate the contract. I'm being refunded only 55.26% of my deposit. I'm agreeing to this termination with plenty of reservations. They have caused me so much stress even before setting a foot on my plot, that I have no more energy trying to get a full refund.

My recommendation is: DO NOT build with Inspired Homes. I have wasted more then 4 months getting no evidence of any action from them. I have to now part with my hard earned money. I have endured undue mental stress trying to get them to provide even one iota of evidence to support their claim for price increase which I believe they cannot claim for increased cost of labour or materials after contract signing. I have lost potential rented income and pay interest on loan for a total no show.

And worst of all, I have to go hunting for a new builder. Basically I've been scarred so bad, I just don't I know how to trust any builder.

P.S. : After signing the deed of release, I will be barred from making comments regarding the contract.

No Communication – Signed up in June 2021 - Still nothing has started, gone through 3 pre start people, meant to be a demolition as well so not sure why that was done already, Just no communication, too much staff turnover, we know Covid has been hard but communication is paramount.
