Lowest of the low. I know real estate agents are almost completely above the law, but the government should pretend to care a little by taking licences from the worst of them like this mob. claiming our house was worth less. We felt pressured to accept the offer, which we ultimately did. It's worth noting that we paid the agent full commission for the sale as well as for advertising. However, unforeseen circumstances arose, compelling us to cancel the sale, with little real assistance from the agent. The only suggestion provided was to move to a rental property, which was shown to us by a representative from his agency and was in a dirty and poorly maintained condition. To navigate the situation with the buyer, we had to seek legal representation, leading to significant financial strain and emotional distress. Consequently, I left a negative review for the agent. However, I was shocked when he called me, demanding the removal of the review under threat of legal action. I have proof of this conversation. During the conversation, he warned of suing me for slander, claiming he had the buyer on his side. Fearing repercussions, I reluctantly removed the review, a decision I now regret. Further conversations with others revealed that similar tactics were used on them to remove negative feedback, a practice aimed at shielding the business from criticism. Even now, recalling this experience makes my heart race. However, I feel compelled to share it with others to prevent them from falling into the same trap.

the only woman in that office who stopped everything, invited me to sit down and go through my inspection report with me, showing me some sort of understanding and offered me to get a coffee while waiting for [Name Removed]. Unfortunately I only got to speak to her once regarding my rental.
After being handballed from [Name Removed] to [Name Removed] (I got absolutely nothing from [Name Removed], other than ‘I’ll pass it on to the owner, the owner hasn’t responded, I didn’t know that, I haven’t been to the unit” regardless that she is the property manager. When she came by she huffed when I mentioned the need for a door sweep and condescendingly said “did you look at the place?” – I had stated time and time again that yes, I made a decision without proper inspection under stress, however LJ Hooker are responsible for putting up a unit for rent that is utterly unlivable, advertised as “newly renovated and ready to go’), I went in to speak to [Name Removed] again and was refused as “[Name Removed] is the highest you can go” by the admin lady; that’s after she cautiously said to me “you can come back later…?” “What’s it about?” “Compensation and I’m looking elsewhere.” Someone in a nearby office: “Yeah they’re refunding her…” (As of Feb 2, I have not been refunded yet.)
In the end what I got from [Name Removed] was this: “So the plumbing is really old, but it’s actually up to code for the time. (Note, an illegal flexi pipe under the sink which was ‘not up to code’ as per the plumber, hot and cold taps the wrong way around, a toilet part that was covered in silicone of which water burst through which they will not replace, [Name Removed]’s words: “As long as it flushes your dirt and crap”. “Up to code for the time”; what 500BC when the romans discovered plumbing?) 8 Cockroaches isn’t a lot and no you are not entitled to any compensation.” - after being asked by [Name Removed] for a compensation offer (reduced rent) which she ‘sent to the owners.’ At this point all I want to do is pay my rent, regardless of the conditions as I have never been late. [Name Removed] then said to me on the phone when I told her that I would be terminating the lease, in a laughing tone, “yes that’s your right, I’m not holding a gun to your head.” The denial for compensation was what pushed me to end the lease, but this comment absolutely took the cake and I cannot believe that was something she said to me after everything that I’ve been through with this unit. Absolutely no words.
After [Name Removed] calling me “Eva” which is not my name, and typing her emails as though she’s recording a phone call transcript with zero punctuation and a bunch errors, I respond with the following:

I will be terminating my lease at ******** due to the following:
• unit not at all as advertised. 'freshly renovated and ready to go' • no water in bathroom. bathroom was unusable • kitchen sink was unusable, was not able to cook/clean • had to sleep in car following unlogged drains as the unit smelt like acid. the kitchen drains are clogged again as of yesterday Feb 1st • had to shower at a friends throughout first week • plumbing that was advised by 3 separate plumbers would need to be gutted and redone. No room for massive water tank to be put outside the bathroom wall as the only appropriate location for it would be where the power switch room is. 'common land'. "So, you're saying that they will gut the wall for the unit to be put outside?" "No that is not what I'm saying". This is the only way for the unit to be put on 'common land', and I don't imagine the owners are going to tear the paint job apart, especially when they have put a unit on the market that had no functioning bathroom, in the first instance. Was told by plumbers that the owners want to flatten the block. • insufficient security (windows open from the outside) • infestation '8 cockroaches, not a lot, it's not.' • inconsistent information passed from [Name Removed] to [Name Removed]. I was asked to make an offer for compensation, I am then called by a [Name Removed] who advises me that no, I am not entitled to compensation. This in itself is unprofessional and disrespectful • lack of care taken on the dates of my inspection report. I did not move in on January 24. • Zero understanding and professionalism on behalf of LJ hooker and [Name Removed]. [Name Removed] has not forwarded any of my correspondence regarding important information i.e inspection report to [Name Removed] prior to contacting me. On a Saturday afternoon. • When I told you that I would be terminating the lease, you told me, 'that is your right, I'm not holding a gun to your head.' • When I asked you if you understood how unprofessional it was to be asked for an offer for compensation, to then be told 'no sorry', you responded, "no. I don't" • "[Name Removed] is the property manager, but has not forwarded you any of the information, and has told me both when I came in to the office, and when she came by to the unit, "I didn't know, I haven't seen it. And she is the property manager?" "Yes..." • Following expressing my disappointment: "Yes, as you have told me again and again." I was advised by the tribunal to have the 'property manager' fill out a section 68 form which concerns landlord obligations. I assumed this is related to what was looked at yesterday. "No it wasn't." I was then advised that following this, I would be able to request for compensation for the above inconveniences. I have tried to follow the reasonable avenues to address this, however you have gone out of your way to be the opposite of accommodating or professional. As I have said before, this is my first experience with LJ Hooker which is beyond disappointing as I was under the impression that LJ Hooker was reputable. Once again, I believe that the state of the unit regarding the plumbing especially is a big indicator of the standards on LJ Hooker and the maintenance, or lack there-of, and it is evident that tenant satisfaction is at the bottom of the priority list; this relationship has not at all been close to satisfactory.
She then responds, addressing me as Eva once again, not acknowledging a single point I have made, accepting the break of lease; unsurprising as on the phone I said:
“The fact that I have tried to do the right thing and you’re denying my request for compensation after everything I’ve just told you, is anything but closure” (good to know she won’t put a gun to my head, though?)
[Name Removed] responds: “Yes, I’ll take that on board.”
In short, I have zero words left to give. Do not, ever under any circumstances, rent with LJ Hooker West Lakes. With the exception of [Name Removed] who was more than professional and understanding; they’re all a bunch of fake, unprofessional vipers who do nothing but overwork the printer and huff and puff when they’re forced to do anything that doesn’t involve printing out a lease. Bets are open if they can get the dates right.
Don’t bother responding with the usual, ‘tenant safety and satisfaction is our number one priority’ because it is so very clearly, not. In fact, don’t bother responding at all.

too many harassment emails included by senior management and our property manager [Name Removed] poor process after reaching our ‘fed-up’ threshold due to the constant frustrations of dealing with tenant problems and less than capable property managers. LJ Hooker [Name Removed] they sent false email to my husband and add lots of miss understandings. We kept all emails . After four months later tenant want break one year fixed lease without any penalty or changes and without any notice. My husband discussed with property manager and requested her to give us minimum one month notice but she didn't give any notice and she sent us miss landing email. half home with no hot water for 4 days, a tap outside gushing water that couldn't be turned off, a filthy mouldy fridge, a filthy dirty oven and griller, a leaking roof, dead rodents/wildlife emitting malodours from the roof; an antiquated hot water booster that cost, in power, six times more than my next rental eg took four hours to heat the water and then took another 3 mins to reach the kitchen tap!! then if one turned off the tap the water went cold again grrrrr....; shorting electrics; verandah posts hanging off (in an area well known for it's 160km winds); taps that wouldn't turn off, wouldn't turn on or kept dripping/running; doors falling off their hinges; chemical spills into the soil; dangling branches from tall trees in storms not removed for months on end (never were whilst i lived at the property); lights falling off the wall, lights not turning on; contract read ample kitchen storage and there wasn't one shelf due to the owners leaving all their personal belongings behind including dirty jars and food dated 'expiry 2011'. the most annoying part was there was half the owner's empty house which could have stored all this furniture and unwanted personal belongings. agent wasn't interested to help. only wanted to support owner. not refunding bond due to fixing maintenance items i'd reported during my stay that didn't work or needed attention or for cleaning items or house (the house hadn't been lived in permanently since 2007 and had had no maintenance or renovation and the owners' had only used it a couple of days a year in the last decade. the dust and filth was over half an inch thick in some rooms when i arrived. i suggest NO one go near this agency. apparently this behaviour is endemic in the real estate managing agencies in the south-west of western australia eg so many tenants frightened to report anything because the property managers kick them out (like i was; however i had finance to buy myself another home unlike most ppl renting - i was just renting whilst i sold my smallholding and waiting to go overseas). i am 70 years old, professional but retired. owned multiple business and properties most of my life and permanently rented out studios, air bnbs, family homes and holiday homes. i'm told by most that i am a perfectionist. i disagree with that - i am particular. i know not many that can clean as well as myself but i definitely know very few ppl as proficient, efficient, honest and hardworking as myself. so why is this happening to me? because i wouldn't accept a dishonest and corrupt system to take me down. now i know why they took me in from 50 other applicants eg i had so much money they thought i wouldn't miss $5k to $10k. i've now investigated the industry and am still carrying out my research (already written to the shadow minister and opposition leader along with commissioner for consumer affairs and minister for consumer affairs). these agencies are unscrupulous and this one, in particular, came up the worst when surveying. This is not the unreasonable rantings of an ungrateful or disrespectful tenant who did not honour their contract - and to prove this plenty of evidence will be provided in attachments and screenshots to show and prove how badly treated we were.
Our real estate agent was named [Name Removed], and literally right from the start he was unresponsive, gave vague answers to any enquiries made over the phone to him about anything and constantly outright lied to us about supposedly going to the owner regarding maintenance or urgent issues, only to never contact us again about any response from the owner or decisions made regarding the situation until we had nagged him repeatedly in order to get any kind of response from him at all - whether good or bad.
Once I realised he was always as brief as possible over the phone and lying to us verbally every time we asked for assistance or for the owner to be contacted (when I say he lied over the phone, he'd say "he'd get back to us an soon as possible with a response", "contact the owner and get back to us", "tell the owner right away" etc. as an automatic response to whatever we told him, hang up immediately after this statement and literally never contact us again. We didn't even get an eventual response with the typical blame tactic simply stating "The owner doesn't want to fork out" or whatever. He straight up just never get back to us. As time went by I realised he wasn't even contacting the home owner, he was just saying that he would to shut us up) I began only emailing him so that every response we got from him was in writing.
A few months in [Name Removed] had failed to respond to our initial inspection we were told to conduct upon moving in using their own paperwork in a timely manner, despite the fact that this paperwork needed to be submitted by a certain date and that date almost came and passed without him acknowledging that he'd even received the filled in paperwork AT ALL. A few urgent calls when the due date was almost upon us and he finally responded saying he simply "hadn't gotten to it yet". You're going to see a trend here with him and that line! We also discovered he'd failed to clean up the yard, inside the house and garage despite the fact that he'd been sent in a whole week prior to us moving in to see to, so we spent out first days literally taking down screen doors that were only half hanging on hinges, clearing up literal garbage, large tree branches and broken blinds all over the house either only half hanging from gigantic windows, having huge chunks taken out of them or the inability to go up and down at all and either being frozen in a closed or open position. My bedroom blinds were destroyed and could not be moved up or down without being frozen once all the way up or all the way down - when we first discovered this we had to use tools to get the blinds to unfreeze themselves after being open so that I could actually drop them down again to cover the window. It was then we also discovered that half the blinds in the house were also either tilted permanently in open or closed positions so that you were either cursed with bright light shining straight into your eyes first thing in the morning or you just could not let light into the room at all. I have gigantic windows going right across one wall and around the corner partly onto the next wall in my bedroom and they were STUCK OPEN. So no matter what time I went to bed due to late shifts or long nights I was forced to wake up at the crack of dawn every morning as we'd moved in during the Summer and so the sun would be blinding me early every morning sometimes after only a few hours of sleep. I had to deal with this for literally months during which period he finally sent out a basic, cheap maintenance guy after what felt like the most eternal amount of nagging to have a look at the blinds (among the other problems we had right after moving in like the aircon the house had been advertised to have not working in the peak of Summertime, multiple electrical sockets having live wires hanging out of the walls or the sockets themselves disconnected from the wall with live wires and connections exposed to nearby water right next to the kitchen sink on both ends of the sink etc.) and when the maintenance guy confirmed they were all stuffed and needed replacing as they were ancient and unfixable he had to get permission for the real estate to allow him to remove all of the blinds and after that permission was finally received yet another eternity later, [Name Removed] then refused to replace the blinds with anything else, only take them down so then I had bright light flooding my entire bedroom every day every daylight hour and literally no way to have privacy in my own bedroom with gigantic wall - to - wall windows. The entire rest of the house with their gigantic windows also afforded us absolutely zero privacy and bright light constantly the very moment night time departed. I requested a follow up from [Name Removed] repeatedly regarding the now bare giant windows from end to end of the house and he refused to answer and would not respond to either phone call or email. We are on a main busy road with constant traffic and a hotel with a pub literally blocks away from us and two lots of different people had already wandered up in the dead of night during the period of our stay in this house to try and talk to my housemate through the window and in the other case simply mess with the doorknob and windows when they thought we were all asleep because they were trying to break in and could literally see EVERYTHING in the house on display. I had to wear full clothing until I was actually in bed and my housemate and I didn't even really feel comfortable wearing pyjama's or any kind of underwear or sleepwear around the house due to the fact that literally anyone could peer in on us either day or night.
I personally emailed the owner of this business and listed a massive list of issues regarding neglect, non - communication or the odd response about "having not gotten to it yet" despite us waiting weeks and months on these issues, deliberately leaving us in dangerous circumstances (regarding serious issues with the plumbing and electrical wiring which he also wouldn't contact the owner about or fix) and [Name Removed]'s outright refusal to abide by the law regarding the rights of paying tenants to safety, security, healthy and private living conditions, alongside a request for a different real estate agent due to [Name Removed] being absolutely garbage at his job. The owner called my housemate and said 'there was allot to read and he couldn't be bothered going through it, could my housemate just sum it up for him - ?' Keep in mind this was only after about three months of living in this house - the treatment and neglect had already been severe - and the owner, rather than being concerned by an email from brand new tenants of just three months requesting to being assigned a different real estate agent already due to extremely serious issues violating multitudes of legal requirements that [Name Removed] was straight up not meeting, literally just couldn't be bothered dealing with it or going through the utter mountain loads of evidence I had provided with this email to show we weren't just trying to cause trouble and had every reason to want a different real estate agent. The owner finally said he would speak to [Name Removed] and then after yet more waiting came back to us with simply 'the owner doesn't want to' which is the generic old response of slummy real estates when they just simply don't want to fork out or force the owner to fork out despite the fact that they were legally obliged to and expected us to just be happy with this response. Keep in mind the real estates job in these matters is to uphold the law on both sides - that means hold us to our legal responsibilities and also hold the property owner to theirs. Usually when real estate agents make this excuse it's because they're trying to keep the owners happy and don't want to force their hands - so they don't bother telling them and then simply come back with "soz, the owner doesn't want to" and since you cannot contact the owner yourself, you have only two choices: Give up and allow yourself to be subjected to terrible conditions or take them to court - and real estate agents know most people don't want to go to court because even if the tenant wins, it puts them in a negative light with the owner AND real estate and will risk them being kicked out at the end of their lease. I am more than sure that anybody reading this who has had to rent through a real estate knows exactly what I'm talking about. After more back and forth the owner of LJ Hooker and [Name Removed] FINALLY agreed to meet us in the 'middle' by at least performing some of the repairs while I then had to go out and buy brand new equipment and spend months of my time fixing issues that the real estate refused to enforce to be fixed - this is not a joke, it really happened. A few months later still the plumbing got worse and the real estate refused to fix it. They sent a plumber around the first time to verify the issue (we could not get hot water all of the time, and therefore could not always have showers or even baths - especially during the winter when it was most definitely too cold to be showering in freezing cold water.) We went without being able to wash ourselves for long periods of time and I, working in the childcare industry and CONSTANTLY coming home covered in sand or mud, dirt, sweat from my own body and the children's, food, snot, leakage from nappies or all of the above at once could then not have a shower and would be forced to go to bed covered in old filth from days and sometimes weeks ago. My housemate works in retail and often came home extremely sweaty and tired (the stores were not always properly air conditioned) and also could not wash for days and sometimes weeks at a time. Working in customer service and childcare while it was impossible to shower in freezing cold water (especially in certain seasons) even if we were absolutely desperate for a shower - made us both susceptible to every kind of sickness and disease out there during the Winter and Autumn months, and having freezing cold showers would have only guaranteed pneumonia for both of us. The plumber came initially and clearly reported back that MAJOR repairs needed to be done. Automatic emails were sent out to us declaring they had received the plumbers feedback and further scrutiny of the plumbing issues we faced along with potential further plumber visits in order to decide the best way to move forward would be happening in the future. In true L J Hooker and [Name Removed] fashion we never, ever heard anything more about this again and my housemate and I continued to suffer these horrifically unhealthy, unhygienic and unsanitary conditions for about a year.
The end of the year arrives and [Name Removed] slaps us with a hundred dollar raise in rent. A hundred dollars higher mark you for a house that was only getting older, NEVER got repaired and had us living in terrible, unsanitary conditions due to the severe plumbing issues that never got seen to. I tried to contact [Name Removed] and tell him that we were still waiting on further plumbing visits and both my housemate and I worked the very lowest of low - income jobs, jobs which were not getting us into any kind of higher financial positions any time soon and certainly not at any time in the near or far future. He did not comment on the plumbing situation yet again and ignored me entirely, simply stating that the owner had commitments and 'needed more money'. I again contacted [Name Removed] the owner telling him that we were being unreasonably treated considering the circumstances - especially since this house was certainly not in any condition to be worth what [Name Removed] was demanding of us. He responded saying he would speak to [Name Removed] - and then almost immediately afterwards contacted me again saying that '[Name Removed] said this and that' basically completely backing up [Name Removed] and [Name Removed]'s claim that we hadn't said anything to him and that 'there was nothing wrong'. Utterly ignoring everything I'd said in my email and clearly just taking whatever [Name Removed] had told him as gospel. Eventually I received a call saying that a 'whole ten dollars had been taken off' like this was some kind of GREAT discount being given to us.
I would have walked out without hesitation but my housemate was more distressed about having to move than I so I agreed with him to stay another year - re - signing the lease and then threatening [Name Removed] with the Tribunal the moment the new lease kicked in if he didn't fix the massive plumbing issues - he responded back saying "He wasn't aware this had still been happening" as if I hadn't brought up the plumbing again to him two months prior which he'd chosen at the time to not even address and completely and utterly ignore yet again like he had the first time.
After that I kept a tight reign on [Name Removed] and demanded multiple things to be fixed or repaired immediately and made it very clear every time I contacted him that I would not hesitate to escalate if he did not comply to each and every one of our more than reasonable repair and maintenance demands. Something which I believe [Name Removed] begrudgingly complied to but literally only because he now had no choice. But it doesn't stop there - after this barely a month or so later [Name Removed] attempted to have us forcefully removed - not happy with the amount of money that was being forced out of his back pocket as well as the owners, no doubt. Everyone knows that he as the real estate agent would have gotten a cut out of every rent raise - which is why he refused to discuss the issue with us and I personally believe didn't even bother going to the house owner about it - simply stating the owner needs more money and then very conveniently going on leave so that we could no longer discuss the issue with him. My housemate and I work so hard for literally every dime we earn and [Name Removed] not only does nothing for a job, but is constantly going on holiday every couple of months for decent holiday periods. He makes ALLOT of money off of the backs of his tenants expelling blood, sweat and tears in order to get by while he has them slumming in houses not worth the rent they're paying and refusing to expend any money for repairs whatsoever. So suddenly one day my housemate and I receive a final notice for money that was apparently owing - no warnings or policy's followed in regards to procedures that are laid out in the real estate industry on how to deal with debts and money being owed to either the real estate, house owner or both. Just BAM! You owe money - we have followed such and such procedures by giving X amount of warnings (they hadn't, he'd literally done no such thing) and have now exhausted all methods of communication and attempts of extraction of money owed (he most certainly had not, this was the very first time we'd heard of it.) If said amount of money is not paid by such and such date, you will be forced out of house and home. ..now my housemate is clinically and medically depressed. He received the email while we were both at work, thought the worse and immediately assumed we were about to be homeless, suffering a full - blown panic attack right on the floor. I was unable to be contacted and I am the one in charge of paying the bills - so he could not get a hold of me and I wasn't even aware of what was happening. Finally I get my break, contact my housemate to calm him down and immediately search for the supposed specified debt owing. It had been paid in full. I had the evidence, and the receipt. [Name Removed] had literally just tried to bully and intimidate us into leaving the premises so that he could replace us with someone gutless who wouldn't force him to spend his and the owners 'hard - earned money' on repairs and urgent maintenance. I responded with the evidence in hand (attached to an email) and reasonably enough asked where on earth the money was, seeing as we'd clearly paid it to him. He responded with a threat - yes, a threat. Towards myself personally. As if not following policies and procedures and trying to forcibly throw us out with ZERO legal backing or reason to do so by Directly. Threatening. Us. Illegally was not enough. I responded with an email reasonably enquiring as to why it was he had not followed policies and procedures, not given us reasonable notice or warnings, not followed legal requirements and incompetently lost money that we had paid to him using the proper channels. I also mentioned that he had caused an episode in my housemate due to his medical condition as a direct result of [Name Removed]'s illegal threats, complete and utter lack of communication regarding any of this before the final notice was sent to us and inability to do his bloody job and keep track of money paid out to him. He did not respond.
Oh...but there's still more. A few months later, we were again both contacted and told we were owing money - for the exact. same. bill. This time he knew better than to immediately illegally threaten to kick us out of the house because he knew I would have come back at him with full force - but he did start sending us warnings that basically were going to amount to the exact same final notice eventually unless we just gave up and sent him the money he was asking for. I did not do that however, because I am not stupid - but I suspect he was assuming we would just hand over the money for some reason. He was at this point I think just hoping for extra free cash simply due to the fact that he and the owner had haemorrhaged so much money in the past few months from being forced to fix all of these repairs that had clearly been neglected for years, some waaaay before my housemate and I had even moved in. I guarantee he has done this to previous and current tenants in order to squeeze extra cash out of them because most tenants would not put up a fight. I know that had I not been living with my housemate he would have definitely just handed the money over without argument. I have also met and spoken to people in similar situations where extra money was demanded of them from their real estate and, despite having the receipt and therefore absolute evidence that they did not owe anything more, for some reason these people would still give the real estates whatever amount that was demanded of them because they just assumed they 'didn't have a choice'.
I again explained to [Name Removed], using evidence - that this money was not owed and we had very, very clearly already paid this months ago in full. At first he'd claimed it was owed water bill debt and after I'd responded he then shifted to 'well it's actually worse than water bill debt because it's actually rent debt so that doesn't look good at all'. I simply responded with 'I am happy to pay anything that I genuinely owe', went on to again give evidence that we owed nothing to either him or the real estate and then told him to tell me where this money was missing from. He responded with 'he'd get back to me' and then went radio silent. We never heard another peep out of him about it because he obviously knew he was beat - but I more than expected a third attempt to be made in a few months time. By that point however, my housemate was called explaining that the house management had been shifted to another real estate and to pay money via new bank account details. It sounded like spam or a con - artist, but after my housemate had contacted [Name Removed] regarding this it turned out the management of the house had indeed changed real estate companies - [Name Removed] just hadn't bothered to tell us. No email informing us of the shift in management had happened, [Name Removed] had not called us to let us know - and as a result of that we ended up in arrears with the new real estate because I sent our latest rental payment using the usual payment method, only for that money to go straight into [Name Removed]'s hands instead of the new real estates hands and therefore our new real estate agent. No doubt [Name Removed]'s very last attempt to try and squeeze some free money out of us - unfortunately for him, our new real estate directly contacted [Name Removed] and LJ Hooker and arranged to have the money sent to them so that they could pass it on to the rightful owner, obviously the lady owning the property. By this point the new real estate realised we had not been informed of the change over and contacted us directly with new payment details. We then organised a meet up to show them around the house etc.
There is a funny screenshot of an email which shows our last Water Bill requesting EXACT digits in payment (i.e. $498.50 rather than a rounded $500.00) after all of the accusations about being in debt when we weren't...because I guess it was just WAY too hard for [Name Removed] to keep track of money payments when it's a digit or so over what is actually owing.
You will also spy another screenshot regarding a MASSIVE house flooding involving all of my housemates electrical belongings almost getting destroyed - we called [Name Removed] and he called ordinary Plumbers who weren't free for several days. We flooded again in the middle of the night and LJ Hookers emergency number absolutely refused to help us because [Name Removed] had personally instructed her NOT to assist us with any emergency Plumbers or maintenance of ANY kind. This had resulted in a furious voicemail I left on [Name Removed]'s voicemail and [Name Removed] FINALLY alerting urgent assistance before we flooded again. He then left a voicemail on MY phone while I was at work scolding me for my anger. This all happened in the middle of stormy and rainy weather which had been going on for a few weeks. You will ALSO see that an automated email from this year sent to us lists house flooding as 'urgent' and a 'risk to safety' etc, and gives directions to call LJ Hookers emergency line in the event of an emergency. The lady had NO right to refuse us emergency assistance and [Name Removed] had ZERO right to instruct her not to give us said help while we were in the midst of an emergency. They both heavily violated the law and their OWN company policies by refusing to help us in a timely fashion and therefore leaving us in continued risk of an unsafe and damaging environment without help. The lady should not have listened to [Name Removed] and should have obeyed her companies policies and procedures and ACTUALLY done her job as an emergency contact.
As a direct result of literally ALLLL of the above and more, a word of warning to literally anyone out there owning a house or looking to rent: L J Hooker does not care about either the owners they work for nor the tenants in those owners houses. They will not repair if they don't have to - even when the repairs are urgent. The owners of L J Hooker very clearly equally do not give a toss about anything that goes on with their customers or workers so long as nothing gets out to the wider public and their back pockets continue to get lined with other peoples hard - earned dollars - whether it is obtained legally, illegally or otherwise. They absolutely will not bother disciplining illegal actions taken by any of their workers or company. Do not expect any level of even reasonable communication because this will not happen - whether you are a form of customer or a tenant. Honestly - just dodge a bullet and do not use these people to manage your homes and if at all possible AVOID properties managed by this business if you are a prospective tenant like the plague. They are absolutely 100% not worth your time, effort, panic - induced attacks over completely unnecessary actions taken against you...their constant illegal neglect and threatening - they're a positively disgusting business with zero standards or morals. Philpott - who were our last real estate we rented under are the total opposite - extremely professional, high standards, strong communication. If you need someone to mange your properties or need somewhere to rent - go to them. They are an extremely reputable real estate business. But whatever you do - avoid LJ Hooker - AVOID. AVOID. AVOID.

follow through at all. From being called the wrong name, to leaving the house unlocked, to me having to address the misleading communications and cancelling an auction..... the list goes on. I am sure others will feel the same but this was a truly horrid experience. I have an email from Jane setting the price for my house, and then her office told me 'they went with what I thought/ led by me'. My email literally says, 'I will go with what you think in terms of price' and she writes back the price (that she then lists) and tells me she will get more. She didn't get an offer in the same postcode as the price SHE set. Jane didn't have a clue from start to finish and took no responsibility at all for the campaign. And then after talking me out of going with the previous agent and naming all the problems with their campaign pulled the 'we were your second agent' line. There is a reason people find dealing with real estate agents so stressful and I couldn't have envisaged a poorer and more stressful experience. I am even more dumbfounded that you can only review agents on real estate sites if your house sold........ I think I will be returning to the rental market for a bit. Huge mistake.
