Follow-up · The kitchen design is practical and looks beautiful, the bathroom meets our needs well, and the flooring quality is exactly what we expected. Overall, we’re very happy with our home and the support from Dilan and the Lexmo Homes team.

guiding me through the selections. They have even shared the contractor quotation and clarified all my doubts. They have been super flexible throughout! I am genuinely looking forward to starting the construction phase with Lexmo as soon as possible. I also recently received the 3D design from Lexmo and I can't wait for the final output.

Anyone reading this be AWARE of this builder While no builder is perfect and there are problems everywhere, this is one special builder which deserves a detailed review. 1) The cost of your project will end up way way higher than the original estimate, and by the time you come to contract signing stage you will be stuck, as going to a new builder will cost more money and delay your build.
Do not go with them in first place
2) Their team sits OVERSEAS, yes you are reading it right, a bunch of people having no Australian qualifications or knowledge of the standards, you will end up telling them to fix problems which according to them will be fixed later on, and by the time it comes to fix the problems it will very expensive to fix and they will ignore the fixing of defects.
3) Since the people managing your build are overseas, they will make BLUNDERS in your build, and the owner will capitalise on this and try to charge you ridiculously high amount to fix THEIR mistake!
And if you refuse to accept their terms, you will be threatened with an increased cost in next invoice!
4) Make sure you install your own camera at site it would come handy when your Build is signed off by the Site Supervisor and you need evidence in court whether the SS ever visited your site or not.
5) The plumbing contractor will send his apprentice to experiment on your build, you will end up with out of level tap fixtures and missing silicon which will cause water leak in cabinets
Bathtub fixed on 2 bricks and couple of left over timber, this was discovered AFTER a rework was required!
The contractor took out his frustration with the builder on my home.
6) Don’t give them advance money for stage payments.
7) Ridiculously high variations just before handover, and literal blackmail to not handover the house and fix any defects
If you have any variations make sure to ask for invoices because they will come up with random numbers and send you the variations
And since fixing defects will be expensive, they will try to negotiate with you to waive off their variation cost at the expense of asking you to waive off all YOUR right for fixing of defects.
You can look up your SS details by going to CBS site and searching using the Builder License no.
FYI, the builder has illegally withheld all my documents, so if it happens with you then forget about getting insurance
