Worst property management ever
This is the state in which we received our investment home back from little Kallangur QLD. We had asked to take the home back after they had failed to find a new tenant with the current one vacanting. Our property manager did the vacant report ticking clean and in good order one EVERYTHING... Then with her email to us stated if we tried to go for the bond we would need to to through the tribunal and we would lose because of the age of the house (28yrs old) are you serious. Food all over the kitchen cupboards, every wall in the house dirty, 2 of...which had holes filled with putty, bathrooms covered in soap scum and mold, every window frame full of dust, they had a bbq beside a window which was cover in oil just completely gross. How can this be property management. Best part is the tenant now has all the bond back, and we have spent over 12 hrs after work and a surgery trying to get this ready to rent again. Our new agent could not believe her eyes. What ever you do, do not ever look at Little for property management.
Consistently Good Experience
Have been a tenant of a property managed by Little Real Estate for 5 years now. They've been prompt with any queries/maintenance requests and their communication relating to inspections is really helpful- like the reminders for inspections via text.

Worst Property Management Ever!
The worst property management I've ever encountered. They took over the management of the apartment I've rented for 4 years, started off demanding I pay arrears I didn't owe, then proceeded to make 4 inspections entries into my apartment over 6 months, with various excuses, on one occasion even bringing prospective renters to see the apartment! My lease wasn't even Halfway through. On top of that various agents from their office have sent emails demanding I pay increased Bond, which had already been paid. Totally disorganised and unprofessional. Avoid at all costs.
Terrible Customer Service
Had a power outage on Wednesday night, electricity was restored by Ausgrid on Thursday morning but still no hot water, Property Manager from Little Real Estate picked up the phone on Thursday afternoon, explained to them that the hot water unit had tripped our electricity circuit and that he had no hot water, they headed to the property and once there told me the problem was the water unit was unplugged (the Ausgrid engineer had unplugged it to stop it from tripping the electricity off) i again explained the problem and she told me someone woul...d contact me from a hot water company, Friday morning and i had heard nothing, tried calling her mobile and office phone 5 times and still havent heard back from her, got onto the hot water company by dealing with someone else from little to find out our property manager had given the hot water company the wrong number. Friday afternoon and i have still not heard from the property manager
Unquestionably the worst real estate I have ever dealt with.
I have been renting for almost 20 years. Suffice it to say I have dealt with my fair share of real estates and landlords. But never have I dealt with such a dishonest, incompetent and opportunistic company (and that goes beyond real estate as well). I could write an essay about it but I'll point to one specific example: recently an appliance in my unit malfunctioned. As a result I injured myself (This appliance, incidentally, much like this real estate, also gets terrible reviews on Product Review). As a result, the appliance was now unusable. ...I posted photos of the damage and my injury the very next day to the real estate. The property manager responded with a ridiculous proposal: pay the entire cost of the new appliance which was going to cost more than $1500. I flatly refused, indicating that it was an appliance malfunction and, even if it was accidental damage, the tenant was not liable. I suggested the owner's insurance covered it. The property manager indicated that the owner was prepared to use their insurance but would I meet them in the middle and pay the $500 excess? Again, I refused. This was beginning to look like extortion. Several weeks of back-and-forth replies took place. In the meantime I had to sidestep the appliance as there was glass everywhere and LRE refused to clean it up/send someone over to fix it. I took the matter to VCAT as a matter of urgent repair. I was then contacted over the phone by the branch manager asking how can we resolve this. I said I wanted the appliance fixed urgently and at no cost to me, the tenant. The branch manager agreed to these terms and I agreed to withdraw the VCAT matter. The unit was subsequently installed/replaced. I thought that was the end of the matter when, a few weeks later, the property manager contacted me via email with an attached copy of the invoice for the unit (again, in the region of more than $1500) requesting when I would be paying it. The invoice did not even have my name on it. Again, I refused, indicating that it had been already agreed that I would not be covering costs. The matter is still being resolved. These folks are nothing but glorified debt collectors, except, in this case, the debt is non-existent in the first place. I have been nothing but an exemplary tenant, never failing to pay the rent in time and keeping the unit in good condition, as well as accommodating all inspections. My reward? Treated like a second class citizen from an opportunistic, brazen, arrogant and ignorant company. No stars. Spread the word.

I got an email at 9.06am to congratulate me on being selected for a lease and the steps to take to finalise. At 9.33 I got an email to say they changed their mind. Stop messing with people's lives in such a unprofessional way.
The conduct of this real estate is absolutely disgusting and unprofessional, not even worth one star. I can see by the other reviews that this is not the first instance of unprofessional conduct. This real estate confirmed with my mother, that her rental application had been successful and even sent an email with the confirmation of her approval. She was so excited as this was the house she had her heart set on, and was overwhelmed with relief and joy. However, 15 minutes later they sent her an email bluntly stating that "The owner has decided ...not to go through with this application anymore". No apology, no explanation or phone call. When my mother emailed asking for a phone call in three different emails, they kept bluntly replying that it was an owner decision, with not one ounce of remorse or apology for this miscommunication. My mother keeps asking for a phone call with an explanation, yet no one will phone her. Now they are not answering the phones and are avoiding calls. This is absolutely disgusting, unprofessional behaviour and a formal complaint will be the lodged with the office of fair trade, as suggested by the RTA. If I were a prospective tenant, or landlord, I would avoid this disorganised and frankly pathetic business like the plague.

I just moved out of a property in Alexandria, Sydney that is managed by little real estate and they are taking me to the tribunal for $1135.95 in damage to light bulbs!..(this isn’t even possible)...$940 In ‘cleaning Fees’ and $1595 in ‘general damage’ to the property- I left the property in BETTER CONDITION THAN I RECEIVED IT IN! The manager was changed half way through my tenancy and that’s when the problems began. When I moved in I was shown the existing damage to the property (iron burn in carpet, heater burn in lounge room) and told them I...didn’t mind those things- so we listed them on the condition report.. However they have lost (or refuse to produce) the condition report that lists the preexisting damage and are trying to make me pay for them! I warn anyone thinking of using little real estate (either as an owner or as a tenant) DO NOT! They are lazy, rude, abusive con artists that will bleed you dry of your money & time. I honestly believe they damaged the property after I moved out so they could inflate the repairs expenses to the tribunal. I have included pictures of how I left the property.. decide for yourselves if their costings are justified. And avoid them like the plague! Further more- I rang the ‘emergency handyman’ that was listed on their website in July to get an emergency repair done to my apartment after receiving no response from them for 2 days- and the handyman that was listed on the little property website told me “I haven’t worked for them In nearly a year and I wouldn’t again- they are terrible people and almost ruined me”.. enough said!
Worst Real Estate Ever
This real estate during a routine house inspection called the RSPCA on my mum because they couldn't see the dog's water dish (If they walked outside and opened their eyes they would have) which resulted in the animals being taken due to other fulse circumstances which has caused absolute devistation

The worst real estate I’ve ever dealt with. I can’t fault every property manager I’ve dealt with but one. [Name Removed] has no professionalism, is rude, ignores emails, phone calls! I’ve have never come across a more vindictive person in my life.
The manager is just as bad and likes to cover for his staff!! Will never rent through that trash company again

My application was sent through via 1form to this real estate agent on 27th of July, just 1 day after the inspection. As stated on their website, applications would generally take 1-2 business days to process and applicants will be advised of the outcome. A week passed and I heard nothing so I called them for an update just for them to say they haven't received a reference check from my previous real estate agent. Called my previous real estate who says that she hasn't received anything. Call Little Real Estate again and they said they already ...sent it. So this went back and forth about 2 more times before my previous real estate confirmed she finally received it. An email was then received on the 1st of August stating that my application is now with the Property Manager. Another week passed and nothing again. Called them and they said that the property I applied for has recently changed owners and may take a bit longer, but I will hear back from them in a week's time. Silly me, still had my hopes up. The next week came and gone and again nothing. Recently, on the 15th of August, they email me saying "we received advice from you indicating that your application has been withdrawn". Had to call them, AGAIN and the lady I spoke with knew nothing about it and said she will get someone to give me a call back asap. To this day, I am STILL waiting to hear of an outcome for my application and for a call back at least. Prospective tenants should not have to keep chasing up for updates and I'm pretty sure applications do not take this long to process. According to all the reviews on here about Little Real Estate, maybe withdrawing my application is the best way to go. Little Real Estate in Kallangur was dealing with my case. Obviously, not anymore and I would spread the word to every one else who is looking to rent or sell their property NOT to go with this unreliable, unresponsive, and lying agent.
The worst real estate company ever
Have dealt with on quite a few occasions now:
1) They don't return emails or phone calls. Ever.
2) Calling them goes to some offshore call centre and never to the person you need.
3) When you do get hold of them i.e. by physically visiting them they are incredibly rude and unhelpful.
I do not understand why anyone would chose to deal with them.
The WORST real estate ageny
The first impression of this company that I had was when I was renting a house through them. They gave me my set of keys and I was getting ready to move in and discovered that the keys they provided me with was the incorrect keys. We were locked out of our own house and ever since that day it was all downhill.
This is a company that will do the bare minimum/nothing, all they are concerned about is getting paid. My in laws had little managing all 3 of their investment properties and with multiple problems across all three they had to drop them ...
One bad egg spoils the bunch - Horrible experience
Very few issues over a 7 year period until we had a new manager take over our property. If your renting a property through the kallangur office, take heed.
Unannounced tradespeople turn up for maintenance without any notice, send 3-4-5 or more emails before getting an answer. You can forget talking to anyone on the phone, they don't bother to answer it.
And when you do finally get someone responding, you will find the tone extremely condescending and unpleasant.
All in all very bad experience with just one property manager has ruined 7 years of good service for this company.
They are very good people, help people with their needs and they do understand the time frame that clients and customers need. Very good and happy, thank you all at little. Best wish kipp up the good job.
Truly terrible experience
I can't begin to express how bad this mob are to deal with. Our approval for a property took a week and was then wrong. The online application form is incredibly buggy.
In the end we rented another property from a local agent. Viewing, negotiating a price, application, approval and holding deposit paid in no time at all. Application to holding deposit paid was under an hour.
It seems natural for Tamari Bergin to go the extra mile in her job and that surely sets her apart from the rest! She is prompt, professional in her job and ready to assist. I am so grateful that Tamari found a little slot in her busy day to allow a 2nd inspection to an apartment at very short notice. She is indeed a credit to Little Realestate, I would recommend her kind assistance. Thank you Tamari!

Does anyone ever answer the phone at the helensvale office? Been rinibg for 2 days and it rings, music on hold, rings, music on hold etc for around 15 min then they hang up on you... i did actually leave a message but of course no one has returned my call
They don'y like answering phones or assisting people. They love to send e-mails as they just write and tell you when you can see properties or in the very rare incidence they call you, its only to be rude and abuse you. My advice is don't call them, don't leave messages - e-mail them.
I complained and finally I had some one e-mail me and ask me to call them to respond to my complaint.
They are aptly named "Little real estate" as they do little to help anyone with their real estate needs
