The treatment by this real estate is nothing short of disgusting, they have stolen 2 weeks rent from me after I hand in keys and finished the lease and they are also trying to get their hands on my bond. The house was always kept clean but would complain about a little dust on a fan blade , I will never recommend them to anyone, there is so much more I could say that they have done , they are criminals should not be allowed to be in business

she was firm. Then I contacted the BDM who realised it a was quote for a different property. Finally it was a small repair of $350. Just imagine if I would have agreed on the $10000 repair on someone else's roof. 2.Another inefficient and novice mistake to ask tenant to vacate in NOvember. I had asked to extend for 6 months as Christmas time is lean season. But again PM insisted it wont be a problem, resulting in ultimately getting a tenant at rent much lower than market rent. On top of that, there was one prospective tenant who verbally accepted but didn't pay bond and PM didn't follow up and then later they withdrew, resulting in another 2 weeks of rent loss for me. 3.I sacked the agency after only 3 months and during this time a number of maintenance request was raised and every time PM came back with only 1 quote which was expensive and wont look for other trades. Then pressurise me to accept saying its emergency or safety issue, etc. I suspect the agency gets kickback from the trade's expensive quotes and hence does not want to look for other options. 4.Another thing is ever changing PMs. In 3 months I had 2 PMs and 2 temporary PMs filling in. Every time I had to explain each PM for the ongoing issues and repairs required and in 3 months I have over 100 emails exchanged with them. So this agency was not only costing me lot of money but my time as well! This is a delayed review and I have been with the new PM agency for 6 months now and during this time not a single issue has occurred. I hope LRE Forest Lake change their working style and till then I would suggest new or existing clients to stay away from them!

you’re just trying to rent a home.

Then there’s [Name Removed]—in my experience, she’s been absolutely useless. Not only has she failed to follow through on repairs, but it feels like she doesn’t care about the tenants at all. It’s been incredibly frustrating trying to get basic things done while paying rent.

One thing I can say is that Little Real Estate does offer a Rental Evaluation Tool on their website, which could be useful for anyone who wants to check if their rent is in line with the market. It’s a good resource, but that doesn’t make up for the poor service and lack of care I’ve received from their team.

Overall, I strongly urge potential renters to be aware of how Little Real Estate operates. Renters deserve to be treated fairly and with respect, and unfortunately, my experience has shown otherwise. We need to take a stand against unfair treatment in the rental market and support initiatives that fight homelessness. This company needs to do better.

DO NOT rent from these crooks – Absolutely appalling - they take weeks to get anything fixed, if they bother at all. Removed the front gate and never put it back. Put my rent up by $150 a week within two years and then tried to steal my bond and take me to VCAT over a worn out connection to a flap on a plantation shutter. DO NOT rent a property from these shonks.

emergency recorded message early wednesday, plumber turns off the water inlet into the hotwater system - which means back to the flat can be turned on again, finally get water in the flat, for washing and flushing toilet Little Real Estate agent suggested i go elsewhere till this water issue can be sorted - NO COMPENSATION thursday pm finally got temporary hot water in the flat (see pick, how inconvenient - and on machine) hot water unit placement on top of front loader washing machine, kills the electronics, now have NO washing machine new hot water system installed on the 8th November 2022, original burst how water 20th September 2022

Had no washing machine from 20th september to 13th of december, still on going still need to use alternate way Still NO outcome on who will pay for my washing machine no compensation, no sorry!

their EMERGENCY number is unmanned and they don't seem to check messages, for the emergency number in the morning either, rang the other numbers listed on their emergency page, no one picked up, and no one returned my call

NO key for my window, NO garage remote. Which was advised by the agent once I signed the contract I would receive 2 sets of keys, 2 sets of fog and remote for the garage.

E-mail agent in regards to the fire smoke alarm which wasn’t working during inspection to be fixed, she didn’t even replied, I had to pay for my own set of keys (which was included I. My contact)

Aircon filter completely filthy, bathroom fan same.

Contacting the property manager is just impossible, they won’t pick the phone, won’t return your call and won’t reply to your e-mail Unless you signing for a new contract

Also tried to contact costumer care, but no actions were takes.

oven, we decided to not to go ahead with the lease. [name removed], our property manager ironically asked us for a set of our keys to send in cleaners and tradesman in the day we were supposed to move in our stuffs. When we asked her if this was a breach of landlord's duty under section 65 & 68, she clinically denied. However we later served a 226 notice after consultation with consumer affairs. Little is now treating it as a breach of lease which is funny enough.

The smoke alarms were regularly checked as well and an annual electricity safety check. Inspections were done on time and when I had a critical (and contagious) infection they were very understanding in post-poning my inspection until I was well again ensuring both my mental and physical well being was okay, and their agent was safe. Which shows they must also be a good workplace because I would not be suprised if a real estate forced their employees to be at risk just to tick a box.

Honestly have nothing to fault with Little RE as a tenant and would rent through them again.

Rental excellence – My son and I have rented a property through Little Real Estate and we have found that their property managers are very friendly, welcoming and easy you talk you. We are now looking at renting another property and our interactions with Little Real Estate representatives have been nothing short of exemplary. I would highly recommend them if you are looking to rent a property.

we did our best as landlord and we were penalized for nearly $800 that was it for us. Little explanation, I had to request a manager's call, it all gets too hard and no support I'm afraid. Do not recommend when your life's savings are invested in a property and need good management. We use Holland Price now and they are just awesome.

Do NOT use Little Real Estate! – Absolutely the worst managing agent (for a rental property) I’ve ever used. Eventually we actually caught the agent out having lied about services they'd provided, but hadn’t delivered. Despite showing evidence, they, and their management went on ‘business as usual’, and not even an apology, which speaks volumes towards their toxic culture and poor service. Do not use little real estate. You will pay for it!

SHAME ON YOU! – Photos taken of a rental were when it was new which was probably over 10 years ago. The photos were also produced using lenses that grossly exaggerated inside and outdoor spaces. breaking. When I broke lease is when the trouble started. I had advertised, held inspection and got multiple applications on the property to take over the rest of the lease (6 months). They wouldn’t accept that as wanted to be greedy and advertised it for an extra $40pw (second raise in 5 months). Then slogged me for marketing fees. In exit report told me the lawn needed mowing which it did not. Shrub needed cutting back to what it was when I moved in (of course a plant is going to be bigger 3.5 years later). Sent me a photo of a thread in crummy carpets that actually need replacing through the whole property that I needed to fix. Sent me a photo of the griller with a piece of food or something in it. Luckily I had taken photos and videos of everything and there was absolutely nothing in the griller so that was a set up. Told me I had to patch up marks on the walls and paint matching the paint throughout the whole place. I did nothing to the walls. The entry report photos clearly showed light and dark patches on walls and on entry report I had written “marks” against every wall in every room. The whole place needs a full paint job. When I moved in the place was dirty and a whole list of things that were left broken by previous tenants. They also broke the law with a smoke alarm not connected and sat on kitchen bench and I chased them three times and it took over 3 weeks to get it fixed. I lodged bond refund online giving them the break lease fee and one week’s rent that was owing. I received an email saying they were disputing the bond and that I had to pay the break lease fee and rent ASAP and not come out of bond which I did. It was only 3 weeks later when on phone to Residential Tenancies that I found out they also took the bond money so in actual fact they got paid twice and stole my bond money. Ended up going to conciliation conference. Interestingly they had dropped everything including painting and at the end of the day monetary wise, the dispute was $5. Yes that’s right……… five dollars. What a complete and utter waste of everyone’s time. Anyway they had to refund me money and they didn’t get the $5 from the remaining bond!. I am not the first person apparently according to different reviews that they have stolen bond. Please if you end up renting from these crooks keep all your emails and all your records and take photos of everything as you never know when you might need them. If they try to dispute your bond then fight them because they will try their hardest to get whatever they can out of you. I would never rent again from them even if they were the last real estate agent on earth. Horrible horrible experience. I had 8 property managers in 3 years. Apparently they keep leaving. If they treat their staff the same way they treat their tenants then no wonder.

it quickly became evident that they were anything but.

[Name Removed] lied about conducting safety checks, assuring me that the property was compliant during final inspection. However, after purchasing the property, I discovered numerous safety issues that had been overlooked or intentionally ignored. It's appalling that they would misrepresent the condition of the property just to make a sale. [Name Removed] was managing this property, and she didn't manage the tenants well. House was uncleaned and not managed properly.

Their dishonesty and lack of integrity are truly disappointing. Selling a non-compliant property is not only unethical but also puts buyers at risk. It's clear that their priority was their commission rather than the well-being of their clients. I have lodged a consumer affair and VCAT complaint. I will also talk to REIV and discuss about my complaint there too.

I strongly advise anyone considering working with [Name Removed], [Name Removed] or Little real estate to proceed with extreme caution. Don't be fooled by their smooth talk and promises; they cannot be trusted. Save yourself the headache and find a reputable agent who values honesty and professionalism.

Honestley I want give -1 rating – Not a single positive comment i have to say about them. I am very patient person and hardley get upset with anyone. We dont get respond for our emails no management respond to our concerns and specifally hoppers crossing point cook branch are shocking. They showed up with 20 people on a random day. The poor guy who was there to show these people the house had no idea that I was not told. This place does not deserve to be in business. hadn't been done, and then proceeded to carry out a last/exit inspection a week AFTER the keys were handed back. This was probably a benefit to the agency as they then handed back the keys and left the problem to me. Rent was constantly late, with confusion on who was managing my property from time to time during the 1.5 years with them. Also mis-understood my request to have them manage the remediation works on the property prior to handing back the keys to me saying that I had asked them not to worry about it. My biggest regret is not reading the warning signs earlier (6 months in to the contract), and for just staying with sub-optimal service and paying a management fee, as well as not getting things in writing (for NO management until the last week - and even then with no outcome). My property was handed back dirty, unclean and with old tenants good still on site, oil all over the kitchen, nothing cleaned, and nothing repaired. Stay away from this real estate - no matter how much you think a 'virtual' agency is beneficial - it is not at all! The agency does not hold their agents accountable, there is no management hierarchy, there is no remediation process, there is no responsibility and worst of all, there are a lot of excuses made. The agent spent hours on phone explaining away why they didn't run any inspections as well as to explain why they were still charging me management fees during the time they were supposed to be remediating the damage done to my property (which was never carried out anyway). The bond does not cover the damage done - and tbh I don't think this agency gives a damn about that. Clearly, these guys should not be in the property management business.
