property which MadeComfy manage. In brief: I booked a property with them because it was listed as being pet friendly. (It even had a dog/cat flap in the back door). After making the booking, MadeComfy informed me that no pets were allowed. When I demanded a refund, they refused. When I threatened legal action, they relented, and said that they had spoken to the owner and they'd decided to make an exception just for us. However, there would be an extra $200 pet cleaning fee - which wasn't mentioned anywhere on MadeComfy's website. When we left, the property's owner informed us that the place had always accepted pets and could not understand why MadeComfy had stated otherwise. So, MadeComfy had lied to us - for reasons which were hard to comprehend. (Maybe it was just to avoid mentioning the extra $200 cleaning cost until we had no choice but to accept it). MadeComfy continually contacted us via Messenger multiple times each day offering to help us with anything at all, but all our requests were met with sugary responses followed by refusals to help. They could not assist with even the simplest of problems (such as no internet connection) and we gave up asking. When we left, MadeComfy sent a message from their Founder demanding a 5 Star review and stating that if we were contemplating leaving even a 4 and a Half Star one to not do so, and to talk to them directly instead. This is incredibly unethical. So, MadeComfy is dishonest, unethical, and cr#p at what they do! Avoid them at all costs!

Could not access the building for 23 hours. No refund. Eventually offered a $56 refund (from over $1000) and have now been waiting six weeks for it. Avoid at all costs.

property and found it was being lived in. The person residing there was present at the time, obviously very startled as to why other people were inside the property. Turns out this was the owner of the property who had moved back in, having informed MadeComfy weeks prior that they would be doing so. Whilst I can only really speak to MadeComfy’s services for guests, I can imagine you may want to avoid using them for managing your property, unless of course you like random people entering your property whilst you are in the shower. From what I understand speaking to the owner, MadeComfy offered to pay for a hotel for them to move into, despite all of their possessions being there. This seems far more generous than what we, as guests, were offered. On contacting customer services, we were offered another property 5km away from where we needed to stay, far away from decent public transport, in an area we were not comfortable residing in, and completely unacceptable for our needs. They noted this was the only option, beyond cancelling and refunding, which they seemed to also present to us like a great offer….like they were doing us a favour. They did offer us $50 off our next stay with MadeComfy, which clearly we would never use as we would rather not repeat being made homeless at short notice, an hour before collecting our kids from childcare, desperately trying to find somewhere else to stay, with everywhere else obviously far more expensive given how late we were trying to book. $50 off a future stay with MadeComfy? That seems to be the grand gesture provided to us for the major disruption and stress caused. They essentially washed their hands of the issue at that point, presenting like it was no longer their problem. We reckon that the whole issue has come at a financial cost to us of $1000, which is no small amount. Should you wish to engage with MadeComfy for anything then do so at your own peril. I cannot describe forcefully enough, without use of foul language, the extent to which you should avoid this company. I’m sure they may respond to this advert with some kind of business chat explanation as to the situation to try and salvage their online reputation but, honestly, there is nothing to say. Don’t put yourselves in this situation. Stay away.

our vehicle outside not knowing the area. All in all that was not a concern as it seemed like a very quiet and safe neighbourhood. Almost a month has passed and our 4 year old still says “remember our beautiful holiday home?” despite the many times we said we were just borrowing it for the weekend. I would absolutely book it again if/when we return for another visit.

I’ve been with MadeComfy for over 3 months as a property owner and it’s been an absolute nightmare. The expectations set during onboarding vs reality have been completely different. $120–$168/night (including over New Year’s Eve when other identical units in my building were $700+), occupancy has been nowhere near what was indicated, and I’ve seen around $1,200/month — significantly less than what I would earn from a standard long-term rental. As a result, I’ve been forced to cover costs out of pocket as this doesn't even cover the mortgage repayments. Owners also have no control over pricing, so you’re stuck watching your property get heavily undercut. The biggest issue has been payments. Every payout I’ve received has been incorrect (underpaid) and has required repeated follow-ups. They are currently still withholding money owed from a booking over a month ago, despite multiple emails and even a formal Letter of Demand — which has been ignored. I have had to lodge a a complaint with QCAT and ACCC as they are both in breach of contract and withholding owed money. There are also serious issues with how bookings are handled. In one case, a guest stayed at the property, but the booking was later cancelled in their system after the stay occurred. I was told in writing that I would still be paid — that payment was never made. Communication is extremely poor. Emails go unanswered, and it’s impossible to get any response or action. Other issues I’ve experienced: Charged $400 for an “entry clean” where the property was not cleaned to a reasonable standard (dust, mouldy towels, etc.) Listing errors (e.g. missing car park) that I had to follow up and make them correct and a 7 night minimum night that was never discussed with me. Ongoing cleaning issues (dirty dishes, damaged linen, mould) I gave them 7 days via a formal demand to resolve outstanding payments before proceeding to Queensland Civil and Administrative Tribunal — and there has still been no response or payment. The whole point of hiring a management company is to reduce stress. In my experience, this has done the complete opposite and required constant time and effort just to chase basic issues. If you’re a current owner, I strongly recommend checking every payment against your bookings and being very clear on pricing control and revenue expectations upfront.

charged a $183 cleaning fee in the price however the carpets had food in them, there were dirty bowls and plates with old food stacked in the cupboards along with the “cleaned” plates, the sheets had yellow stains in them that looked like old urine or sweat, one quilt had old brown stains not sure if it was p*op or blood, there were holes in the walls stuffed with old tissues, pubic hairs in the sinks and showers?

We notified the hosts immediately on the second night and demanded to be put in another property for the remainder of our stay or to be refunded so we can find another place ourselves - they could not help us until normal work hours. The next day we waited to be contacted - nothing. I contacted them again emphasising on the urgency of the situation as we HAVE CHILDREN living in this filth and it was a hazard to their health. They lied and said they had no complaint Meade previously and they couldn’t help, I then shared the screenshots of the previous conversation regarding the cockroach infestation and they SUDDENLY found the complaint with ease… They continued to repeat the same response over and over - “we’ve escalated the issue to our team” “we’ll be in contact” “we apologise for the inconvenience” They offered for one of THEIR STAFF to come out and clean the cockroaches…instead of a PROFESSIONAL - to which we declined as we have young children and pest control whilst staying here would be lethal and toxic to anyone sleeping here. They still refused to put us somewhere else. We had to stay in this hazardous and unhealthy property. They refused refund even though under Australian Consumer Law and ACT Health Protection Services they are breaking the law and hosting a health hazard. Still waiting to hear back from them but we’ve had NOTHING.

This entire past week was meant to be a holiday but instead we were stressed, tired from no sleep and now all sick from this filth we’ve been exposed to. They charged $1148 for 6 nights in this tiny apartment. Absolutely appalling company and appalling service - please do yourself the favour of booking elsewhere. I would rate this 0 stars if I could.

they do not address the significant and unacceptable level of cleanliness in the unit I was renting from them, I will leave a negative review. From the first day, they said someone will follow up, and here I am after checking out (7 days later). There was leftover opened chips and biscuits in the bedroom drawer, a thick layer of dust on the headboard, drawers, and on top of the air con. There were dustballs in the other drawer, lint accumulated around the shower exhaust fan, and clear grime build up on the shower floor. I am allergic to dustmites and my scalp developed sores from the dust and dirt on the bed and headboard despite trying to wipe it clean on the first night.

Their team provides a copy and paste robot response to requests for support and do not seem to care about leaving a terrible impression on their guests. They seem to be using offshore customer service representatives who have no ability to provide any support to their guests besides giving an illusion of support.

Unless they make significant improvements to their customer service and cleanliness standards, I do not recommend MadeComfy managed residences and I will also not stay with them again.

contacted the agent who then in turn contacted owner, origin energy and madecomfy who phoned me to say "find other accommodation.and send us the receipt". They were rude, not helpful, could hardly speak English. The agent sorted this issue out, but would.never have anything to do with Madecomfy ever again. The end result we never got to stay in the waterfront apartment that we chose and paid for, and no compensation or apology from Madecomfy at all, extremely poor

 Follow-up  · The other apartment was okay except the view was only partial water views and looked over the back of a fish and chip shop with shopping container and skip bins. The real estate agent was very helpful. We do not know what caused the power outage it was a big complex and it seemed Isolated to maybe that one unit but do not know the status.

The unit was mouldy and had not been cleaned. There was fecal matter under the toilet seat. I complained and the only response I received was they would not charge the cleaning fee. I could not stay the night due to the mould. I was extremely disappointed.

 Follow-up  · The company MadeComfx offered a reduction in the price by not charging the cleaning fee but could not offer alternate accomodation. They expected me to sleep there. However, Airbnb were brilliant they refunded the money and we found alternate accomodation. But MadeComfy the company running the business were terrible.but because I booked through Airbnb that company were terrific.

their charges I am left with $250.40. So they have taken over $500 from that one booking. Another example: I had 2 guests stay 2 nights over a weekend and they paid MadeComfy $485. After MadeComfy have taken their illegal charges they paid me $90. So they have charged me almost $400 for charges that Airbnb told me are covered by the guest and that I shouldn’t be paying. I have discussed this with a lawyer and we will be taking this further. Do not use this company, they are blatant thieves. Madecomfy’s reply below is disgusting. We have already had many conversations and emails, they already know all my information. They finally revealed their outrageous charges after I demanded to see them and threatened legal action. They know the charges are illegal. Since being taken over by OYO in July these charges have appeared. I will no longer deal with them, I have met with a lawyer and they will be contacting Madecomfy. Unauthorised Charges Applied • Booking portal charges: $139.37 • Cleaning + linen + amenities totalling $263.00 • Credit card fee: $24.06 • Security fee: $21.28 • ASTRA fee: $5.00 • Management fee increased to 22%, rather than the agreed 20%

None of these additional charges are authorised in my Agreement, and several directly contradict explicit inclusions. My legal payout should have been: Around $600, not $250.40. I was underpaid by about $350 on a single booking. And this has happened on many bookings over the last few months. So they have underpaid me potentially thousands of dollars. It is a breach of NSW Fair Trading regulations. Because NSW property managers must: • Provide a transparent itemised fee structure • Not “double charge” for fees already charged by Airbnb • Not charge credit-card fees on Airbnb bookings • Not pass on industry-association fees • Not impose hidden or vague surcharges • Not take excessive commissions beyond what was contractually agreed This falls under: • Misrepresentation • Unjust enrichment • Breach of agency agreement • Failure to properly account for trust-funds • Improper charges under Property and Stock Agents Act 2002 (NSW) I am seeking legal advice and have reported to Dept. of Fair Trading, who are helping me with my complaint.

Just generic apologies and “the team is working on it”. Our stay was 16 nights and the only thing they could do was a half measure clean, but still left the hairballs and trash under the bed. We were supplied with one set of sheets and towels for a two week stay, if we wanted more it was an extra charge! There was never any attempt to fix any of the issues, except for the Internet where they supplied an eSIM that never worked. They kept telling us they were looking into it and discussing with the appropriate team, nothing ever happened. There is no local support even though their add states this, all based out of India. The key collection is from a dodgy smoke shop where if you have a child with you, they have to wait outside, 18+ only. Stay away from madecomfy - You have been warned!

I strongly advise against booking this property. It is important for potential guests to be aware that this is a private, unmanaged Airbnb-style operator rather than a professional hotel. As a result, there is a total lack of professional standards and accountability. My experience was marred by the host making up arbitrary policies "on the fly"… Read more

that were never disclosed at the time of booking. When an issue arose, they introduced new, inconsistent rules to avoid providing a fair resolution. Their conduct was, in my opinion, a clear failure to act in good faith and potentially constitutes an unfair contract term under Australian Consumer Law.

Dealing with a private host who changes the rules as they go is incredibly frustrating and financially risky. If you are looking for a reliable stay with professional service and transparent policies, look elsewhere.

Apartment smells strongly of cigarettes. After calling multiple times over several days they told me that cigarette smell wouldn't last that long and their cleaner doesn't think it smells so they won't do anything about it. Horrible customer service.

through the system for the full 6 weeks were were there. Even after my written complaint and then a verbal one at your office nothing was done. Even after you "representative" did an inspection nothing was done. Terrible service and you all should be ashamed. Never again will I stay in a property managed by your team. 6 weeks we rented this property and paid $11,000.

basement for hours without restroom air conditioning or anything, had to try to sleep in my own car due to inability to get into my rented unit via lift. Might be ok if there are no problems but be aware there was zero help when there was a quite serious problem. They could have arranged a 24 hour locksmith to provide a new battery for their faulty key fob. Never written a negative review before for an Airbnb property except this - based on my experience I’d avoid all properties managed by this company. My advise:Be very careful. The air bnb support on the other hand were excellent- contact them if you are unfortunate enough to have any problems with a care comfy managed property. The property itself was quite clean, comfortable and located well. Just impossible if there are any problems. Great sympathetic messages sent to me by care comfy - just zero help. Is this a money making company?

Late response "we can't accept your booking". Holiday cancelled by madecomfy. Made very un comply, thank you NOT. Had the pleasure of packing and unpacking without leaving the house. Be ware of made comfy! Appalled. Truly disgusting. I was leaving at 1.30 pm to check in at 3pm. By booking was cancelled at noon and they refused assistance with another property.

and all was good. The next day I started receiving emails advising I needed to provide photo Identification in the form of a drivers licence. I immediately believed this to be a scam as it came from what looked like an overseas email address. We had made several bookings in previous weeks and had not been asked for a drivers licence. I ignored the email and others followed threatening to lose our payment and booking if we did not respond. I decided to ring the Australian number provided. The call was answered by and Asian female whom I immediately believed was not in Australia but overseas. This highlighted my belief this was a scam. This female basically advised if we did not provide my drivers licence I would lose my payment and booking. I demanded to speak with someone in Australia and this person reluctantly put me through to someone else. This next person I spoke with could have been from anywhere as far as I was concerned. I expressed my concern about the photo ID . This person went on to say our systems are secure and are stored in accordance with Australian privacy laws. This is what all scammers would advise. How could I check?? We are constantly advised by our Governments and Finacial institutions not to provide Identification such as what they were asking for. Anyway with fear of losing our monies and booking I decided to take the risk and provide my drivers licence. Then to make matters worse I was asked to provide a selfie of myself. This was not mentioned in the fine print. This process was time consuming and interrupted our holiday. We arrived at the room and the floors had not been vacuumed as there was food and paper on the floors. Toilets had not been cleaned. Food utensils were covered in dried food and the dishwasher had a bad odour when opened. Apartment is very noisy as it is located on a Main Rd and located next to a Fire Station with sirens often being heard. When we arrived I immediately emailed MadeComfy with the condition of the apartment. I received an email 24 hours later asking for photos so they could rectify the situation. We were leaving the next morning so how could they rectify the situation? We cleaned the apartment when we arrive and left the apartment cleaner than when we arrived. A week ago I was contacted my [Name Removed] from Made Comfy who advised she will address the issues with her team and come to some kind of resolution. It has been a week and I have not heard back which I doubt will happen.

This business is dodgy - the bedlinen was already soiled (p3riod stains, clearly dry and brown) prior to our arrival to the accommodation, yet they are harassing and trying to force the booking person to cough up $35.20 for the replacement! We will be taking this to ACCC (Canberra) if they do not remove the additional cost. Stay was 01 May 2025 in Deakin, Canberra.

I had a fantastic stay! The location was perfect, close to everything I wanted to see. The place was clean, comfortable, and had all the amenities I needed. The host was also super responsive and helpful. Would definitely recommend! Show reply
