Terrible experience. My parents received a cease and desist letter from the owner's corporation alleging that they are using their property for unauthorised short-stay accommodation. This claim is false and completely unsubstantiated, as the letter failed to provide a basis for how they formed this belief. We also note several inaccuracies in the letter, including the misspelling of my parents' surname.

During this time I have been discriminated against because of my disabilities. home (I'm a full time wheelchair user). My need for this was dismissed and I was told that I could use one of the driveways that most of the residents choose to speed dangerously up and down. After I pointed this out, I was told that I would have to wait for the next committee meeting, which was more than a month away. This meant that I couldn't leave my home nor could I escape if there was fire during that time. At one point I offered up a couple of different entry options, but was told that it would be too expensive to either complete the repairs required or install a safe option. At one point she suggested that installing random mirrors would surfice. I was forced to wait another month until I was finally offered a way out of the building, but not a way in. A week later I recieved the details required to use my only exit. It has been almost 8 months. I still can't independently enter my home, nor can I take my assistance dog for a daily walk; as a direct result I have noticed that my mental health has declined. This is further compounded by the elevators often not being in working order, especially if it's windy outside. The one I have to use has such serious problems that it was literally causing my floor and that of the other residents to literally shake, and often fails to even work. When I brought this up with [Name Removed], I was told that they were still obtaining quotes for repairs and that the company they were dealing with had refused to provide one. Strangely it had been a long time since they had requested it, which begs to question if there ever really was company to begin with. 16 months later, the extremely unreliable elevators have still not been repaired due to it being "too expenstive", and myself and numerous other residents with mobility differences still haven't been provided with a safe way to enter or exit our homes. This is despite the fact that there was a surplus of "$50,000" in the mantaince fund that is now being spent on "legal fees". It seems, legal fees are more important and valuable than the people who live here. [Name Removed] and the committee members continue to be dishonest, and have failed to inform all existing owners of the water ingress issues that have been known for 10+ years until very recently. They also continue to fail to address serious OH&S hazards when identified. More recently, after I had used the notice boards appropriately I was discriminated against because I refused to provide gory details of a burglary that had gone wrong, largely because of mistaken identity, at my previous address. Alarmingly, [Name Removed] felt it was appropriate to ask for the details of what happened during that burglary despite the fact I had made her aware of a S.A occuring during the incident. She also seemed to think that she was entitled to know those details and she repeatedly told me that she intended to share it with the committee. I was also made to feel like it was my fault that the three burglars are subject to IVO's and continue to stalk me. Due to the above issues, I have formed the opinion that either [Name Removed] has never been to the building or she really couldn't care less and is more preoccupied with lining her pockets with money, than actually doing her job. It is outrageous that she continues to willfully discrimiate against people with disabilities, and seems to lack insight into her own behaviour. Rather than address her behaviour through professional development courses, she prefers to refer to me as junkie, despite there being absolutely zero evidence to substantiate her immature and pathetic attempts at smearing my reputation and good name. We live in the year 2025, not 1950, it is not acceptable nor legal to discriminate against people with disabilities.

MBCM Mentone... expect excessive price increase of 30%, a questionable performance track record with upcoming VCAT cases (OC1582/25, OC1847/25, OC2105/25...). Questionable competence but fully capable to neglect and denials OC insurance Liability for fallen tree and caused damages, with need to escalate to VCAT, risk SAFETY and rather please key OC stakeholders. Worse than terrible, ZERO stars.

compliant. An arson attack on the 5-11-23 is still not rectified after 12 years possibly more claim free. We are now refused insurance on bogus grounds. We never want Flex again. The matter is at VCAT. FRAUD? Don't use them is my advice.

put, they do not like anything other than simple accounting administration work. Recently been taken to VCAT for financial mismanagement, among various other discrepancies over their years of management towards our complex. They are only Accountants that charge hefty fees. Our common area and presentation of our complex has never been worse off since their employ! Common area, which is 25 years old, full of cracks, broken garden concrete beds, had not ever been resurfaced and repaired as a safety measure by them. OHS has been seriously neglected by them and remains a safety and security risk to date. The list goes on and on. Any repairs required urgently to your complex, you may have to wait 5 months or so for that to be addressed! Not a body corporate management group, that I would favourably recommend to anyone!

They do not respond to any of your emails, ignore them and ph. Calls etc.etc. They don't know the regulations, take advantage of owners ignorance to by laws, twist it to suit their own needs and are very much acting unfairly and discriminantly. Rather than encouraging harmony in a complex, they turn one unit against another!!! Refuse to enforce mandatory breaches to those not complying with body corporate act of 2006 or any other updates. Ignoring visitors and owners parking in body corporate grounds. Allowing tennants to treat our courtyard as their own private use, obstructing entrance exit to garages and most of all, endangering our safety and security with our strata insurance re. public liability!! I have had continuous complaints about this OC. Just recently I wished for an issue to be dealt with and it took a week to reply to me and the issue is not resolved after a month. They give a lack lustre response and you feel as if you are not taken seriously. I feel so let down by this owners corporation.

[Name Removed] Of MBCM Healesville never bothered to respond to our request for permission, and his directive that we maintain the nature strip was not considered permission. We have now been ordered by [Name Removed] to remove the trees. We are considering suing [Name Removed], MBCM Healesville and the MBCM group for negligence. We will be working to convince our Association to Dump [Name Removed] and find someone who is competent.

ruined my new flooring. Just terrible. No recourse no assistance no support until I got in contact with the BC insurance company. They came and saw what was happening. I had email trail for 2 years, pics of damages, videos of flooding wayer. Nelson Alexander Real Eatate don’t ever trust them, they knew all the defects.

That on top of dodgy building, slow malfunctioning lifts, OC who put security cctv fake cameras up lol a joke. Old grumpy men on OC don’t want to spend the money. We pay a maintenance fee in advance for the next 15 year plan while the place runs down. Security cctv in the bin locker lol! It’s true.

Do not buy into a shonky building complex your life and mental health will be ruined.

in our block one of the most controlling people who don’t care about the other residents and instead we are left to feel controlled, monitored, taken advantage of, ignored and threatened. They should be rightfully ashamed of themselves and the way they conduct themself. They should be ashamed at the way they manage their company and some residents are in talks to replace them as a strata company. Bully's, Unresponsive and incompetent - ST Kilda Office – We have been constantly bullied by these people and ignored. Our building has a little owners club that has lived there for 20 odd years and as new owners we are left out of all meetings and told the had "forgotten" our email. We have major repairs issues needed on our side of the roof and this also gets constantly ignored, saying they have no… Read more

money, but we were told by the agent that there is plenty in the till! Every time we reach out the email gets ignored or the subject is changed in the response. The whole property needs work especially in common and parking areas and old residents have taken it upon themselves to hoard rubbish in common areas, take up visitor parking as there own and started private veggie patches that are locked away with a key. All gets ignored. Absolutely appalling management, we are seeking a legal team and ombudsman to intervene. Stay away from them.

Absolute rip off merchants – Have recently moved into a new townhouse block that sadly has these thieves as the managers. My old townhouse fees were $903 per year, and we had lots of maintenance on our block. My fees with MBCM at my new townhouse are $2250 per year and we have ZERO MAINTENANCE being done as part of these costs! The admin feea are beyond a joke. Our block has put MBCM on notice and can not wait until our contract is up!
