We have been with this manager for around two years. The individual allocated to our OC has a military background. In my view he is not even handed in dealing with residents. He tends to ride roughshod over residents who disagree with him. Recently he broadcast an email to all residents, targeting one resident. In that email, in regard to the targeted resident, he was saying "this member thinks this; this member thinks that etc". Not only was he wrong in what he was saying; his email amounted to little more than bullying, and character assassination of a member. Whilst the owners of this place have tried to set it up well, employees like this person just rip it down. In these circumstances, I cannot recommend MBCM Doncaster.

With my personal experience with MBCM, it's been the worst encounter.
When I get personal insults from an owners corporation manager and being bias towards myself and also from the other lot owners.
It's not right!
They act like politicians! in the way they conduct themselves, deceitful and dishonest.
So do your research before you post and praise MBCM.
And do yourself a favour and research this corporation before hiring them.
Multiple Office Client, very happy
I have been reading the reviews here about MBCM and I cannot believe they are true as they are so far from my experience it is not funny. So many people turn to negative websites like this to "vent" or hurt the business owner when in fact their biggest complaint is that they are not getting what they want.
Case in point is owners corporation. With so many neighbours views to consider, it is impossible to keep everyone happy. Remember that the OC manager is only the administrator. If you are not happy with a decision, blame your neighbours. We ...are the ones who make the decisions and tell the OC manager to implement the decision. My experience with MBCM is that they are very good and the actual local franchisee owners do care and are very professional. Unlike some of the people who post negative reviews here because they don't get their own way.
Appalling incompetence, unethical, and totally unprofessional!
If I could give zero star rating, I would. MBCM Bayswater, over the past 12 months, have proved to be spineless in dealing with the unacceptable behaviour of an owner, we were NOT PERMITTED to discuss any issues regarding common property at our AGM, the manager divulged confidential information to another owner without permission, refusal to perform a property inspection, failure to carry out actions resolved at the previous AGM, stating that they had no time, and that they would endeavour to do it before the 2022 AGM, failure to pay outstandi...ng invoices for a whole 12 months, loss of documentation. This is only a partial list! Unacceptable lack of transparency in all dealings, and differing responses, indicating their lack of experience, knowledge and expertise. Ignored requests for information, and I received at least 2 'deleted and not read' notifications for emails that I had sent to the Manager. Used working from home due to COVID restrictions as an excuse, saying that he did not have access to the information in the office and could not send out mail. In this day and age, everything is online, otherwise working from home would not be possible. Anyone considering entering into a OC Management Contract with this company, do your homework, and I hope that they have lifted their game, before too many other OC's are exposed to such an unprofessional service provider.
TOTALLY UNETHICAL BEHAVIOUR
MBCM Black Rock is currently running a ballot which is not fair and equitable to all lot owners.
If a Body Corp is incapable of running fair ballots what use are they? They are there to alleviate issues not cause them.
Having lodged an “Owners Corporation Complaint form”, they now don’t want to follow the model rules and involve all affected parties.

Downright awful experience with MBCM Frankston. Given incorrect and misleading advice, ended up engaging a lawyer to deal with their incompetence. Tried to bully me, were unethical and did not equally represent all lot owners. Do not recommend.
Failure of a body corp
Too many grievances to list here , after many lost hour,s trying to help owner committee i was very much not happy. as I see it m.b.c.m work,s incited misccomunication to drum up extra fee,s of $130 and hr. Billing for the additional hours was not voted on by owner,s at AGM and I think anyone that is with them should be careful of extra fee,s not voted on..yes it's in the contract but permission to undertake work outside of contract should be formally approved. Once we complained this was changed, thus proving they were willing to do this without formal consent.
I would give less than half a star and say not to use their services unless last body Corp on earth..
Awful Do Not Recommend
MBCM Chelsea were expensive, arrogant and in my experience did not represent all lot owners equally. Incorrect information was given to our OC. Invoices were incorrect and had to be reissued, additional management fees were charged without documented formal OC approval. All in all their blatant bias, and lack of ethics resulted in significant cost to me.
When I reached out to their head office for help I was abused and hung up on by the CEO!
Paying for zero service
I have always been on time with paying my body corporate fees but I honestly do not understand what service I am paying for. I have issues I flagged 6-12 months ago that have not been followed up that greatly effect the value and liveability of my apartment. When I try to follow up the issues I either get ignored, get told the repairs were done (when they weren't), or basically told nothing has yet happened.
They are happy to send me bills but never do their job. One time they billed me for a plumber that was to attend my property but they did...nt bother to call my property manager to let the plumber in. So the bill was basically for a plumber to come knock on the door and leave. No sense of management or understanding that we are not made of money and can't be billed for ridiculous things like this. My friend works in law and has said if they continue to not manage common property repairs to take them to court to replace the loss of value in my apartment. This will be my next step.
I own the properties adjoining to eight apartments managed by MBCM Mordialloc Strata 'specialists' and dealing with Tony has been a frustrating experience to say the least!
I provided Tony two quotations both of similar pricing which he refused stating the pricing was 'excessive' (which it wasnt). He then sent me his own maintenance quote. I called his maintenance man to ask when he would like to access my side of property and to further discuss the works, he was rude, did not want to speak with me and hung up on me!

Great service from the Sunbury team
Transferred to these guys from another strata company and very happy with service and explaining How things work. Great communication and efficient at replying to emails. So good to see our property getting repairs fixed and budgeted for!
Not a good service
Same happens here. Never know where the money goes! Since the body corporate fee has increased 20% within two years time but didn't see any detailed list for the reason of fees increasing. Required at last years meeting for change the gardener who was not doing a good job and required to change the light on the pathway as its never turned off. Seems it's not urgent matter to them.
MBCM BILLING CODE FOR THEM ONLY!
MBCM's Strata Management Billing notices to Unit owners, as a owner I have no idea to where our payments are going towards or want for. I have asked MBCM for a more understanding billing notices, and not a coded billing notice that only MBCM can understand. As one may have some billing questions at MBCM, to were and what Unit owners money is going towards. Especial when something(s) were not on records from AGM. Attachment images are Lots 4 and 6, only arrears are clearly stated !
P.S. MBCM's Richard Reid said he is going to sue me because of my first posting against MBCM not being favorable in their representation for Unit owner, that was nearly about 8 months ago now.
Small 5 unit block, never had a paid manager and didn't need one but one owner in particular thought the GST deductibility would be nice, around $28 p.a. and so lobbied other owners. Five "managed" years and $7000 in manager fees later I am at VCAT in the process of fighting the Owners Corporation over their choice of manager and his performance. Of the very few maintenance issues requiring action, he has taken around a year to resolve each, rather than a few weeks, and the quality and cost of his contractor's work is being reviewed. Not that i...t's any consolation, but like any franchisee he probably struggles under the franchiser's rules, and the reported $70,000 joining fee would be a challenge to necessarily recoup from the O.C.s. If possible, avoid employing a manager.
No value in service or reliability
We are a simple block of 4 unit, minimal Owners Corporate Managers time and effort, however charges premium for this. Requested copy of Contract. The team sent an expired contract. When requested for the one ending this year, I was advised the contract was never executed. Surely this is something they should follow through. The following morning I received a personal call by the GM obviously to try sway my potential decisions, when I claimed they've treated us as a 'cash cow, and enough is enough' he proceeds to disclose there is another manage...ment product which would be more suitable for us. My retort being, why has it got to this point for you to offer this other product. Another point being I've challenged the 'competitiveness' of our insurance they sign on our behalf to be simply disregarded. I just received a premium quote for $1k less than what we pay. I wouldnt be surprised if MBCM gets a kick back for signing clients up. Last year when contacting the insurer for a Certificate of Currency, the insurer advised they couldn't provide one as the policy lapsed - it had been a month between the expiry and my call. What if I never called to prompt MBCM to renew and pay our insurance! MBCM has two tasks, facilitate our insurance and show up once a year for AGM (another waste of time). And of that, they cannot ensure the protection of our asset. Effectively we pay a hefty annual premium for substandard service. No faith in MBCM.
Don’t use these guys!!
Terrible. Company only seemed to listen to and act for one of the tenants. Holly seemed scared to upset her and would never act on any complaints unless this lady made them. Holly also issued notices that I had dirty gutters (photos showed they were clean) and issued a notice to fix a window border (6 weeks after I fixed it!!). Just after your money and don’t care about representing all tenants equally.
Incompetent and do not follow up issues
I am trying to sort out a building insurance issue, which involves MBCM. They do not return phonecalls, they do not read emails and they don't seem to understand what is required of them. They do not seem to have the professional skills required to manage a small business. The franchaise system seems to have fundamental weaknesses.
Made our lives so much easier
I can't thank the team at MBCM enough. The old management company ran our units into the ground, but they have really turned it around and have been able to make the meetings run smoothly and accounts start making sense again. Thank you team!
Wish I had read these reviews before we hired them
I wish I had read all the reviews before hiring them, as I can see that there is many issues. I am sure there is much better body corps out there.

Good afternoon MBCM can you please advise me .When one of your offices does a Zoom meeting ,is it stored to cloud or Head office computer or the Franchisee computer, Is there any reason why an owner on request cannot receive a copy. Who owns the recording, many of my colleagues are about to change Managers .

If there are three units on a lot. And a front fence is requested by a lot owner which could be deemed dangerous when exiting property and two lot owners vote in favour of it. Can the unit owner who voted against it, take MBCM to VCAT to have the decision overturned?
