Rented from Morton's and found property had not been inspected dirty carpets,broken shower,dishwasher did not work,bulb change,windows dirty,no key for gate,no lock for toilet,cage in parking dirty with toys,emails ignored, in a week now and all the faults still to be addressed.worse Real Estate Agents all they act on is money.

didn't reply and I contacted her again, she told me to text her about it. When that didn't work, she told me I needed to make a formal claim via the tenancy portal, but even then she never followed up. The louver repair company contacted me directly to ask if the agent had actioned the request so that they could perform the rectification, and I had to say no. Finally, I arranged to fix the louver myself. Morton never acknowledged the issue.

When I moved out, I was asked to pay fees for:

- Morton's own cleaner to go in and clean the allegedly unclean windows (which I'd watched professional cleaners already clean *immaculately*) - the removal of 3 flat-packed cardboard boxes to the garbage room at the end of the corridor for $165 - a repaint of 18-year old kitchen cabinetry that featured natural wear and tear - something I had noted at every inspection for 3.5 years

I also believe that none of the messages I had tried to convey to my landlord ever went to the landlord.

My landlord has since decided to sell the property and has chosen to go with another with a different real estate agency for the sale. I completely understand why.

Based on all of the above examples, I would not take on Morton Pyrmont for any future need of my own to buy, sell or rent out property, and would warn others against doing so.

years with an unblemished lessee record - not one late payment, zero red flags, have not burdened Morton or the landlord in any way. I've even improved the place at my cost (patched & painted peeling ceilings, fixed water damage that Morton ignored in all my reports). Every year I'm handed to some random new property manager and the service from Morton gets worse each time. Morton does not respond to multiple messages, words tenant correspondence on the assumption they are offenders, and continues to ignore critical aspects of property management like ongoing ceiling and carpet water damage from storms - despite multiple reports. Morton aren't property managers, they're just revenue collectors. Sure, it's all survivable but it absolutely deserves bad reviews to warn others.

baby that my property was now 'unliveable' causing a massive amount of stress and pressure.

Georgia was my agent when I was renting elsewhere & I knew she was very diligent in ensuring owners properties were respected.

Instantly I switched over to Georgia who turned a very stressful situation for me right around into a positive one.

My only regret is not choosing her to manage the property from the day I settled.

Disgusting, dishonest & atrocious – I wish I could make this a minus rather than 1 star. Absolutely atrocious real estate. Will even take you to NCAT illegally when your rent is paid in advance and you have proven it. will evict you as punishment. Then actually threaten to hold up your bond - just for the heck of it, in writing. Disgusting vile poor excuses for humans. Report it to management, na we'll ignore that and let our staff keep harassing you. They take 6 weeks rent instead of 2, ah we will ignore that too. I have audio of the hearing and would love to share it, but that's not legal.

Bad real estate – These people run the rental next to my house and have ignored complaints from me, other renters and the building manager. They're ignorant, rude and will fill their spaces with anyone they can even if those people are disgusting and rude.

it's behaviour. Definitely one of the worst agencies we have ever done business with in Sydney.

In our renting experience we found the Morton property managers unpleasant, fraudulent and retaliatory. Specially Patricia Carter and previously Sarah Tanti who has now left (you can Google some very interesting articles about her).

As tenants we were quiet, never caused any issues, always paid on time and looked after the property to a high standard (despite the property being very average and poorly looked after).

When it was time to move on, it took us over 2 months to find a new rental due to unethical behaviour from Patricia Carter. We applied to over 25 different properties and got bounced back from every single one within those two months which almost left us homeless and caused significant emotional distress. After a while we realised the problem was not us, but something else.

We ended up finding out through another (much more ethical) agency that the reason our applications didn't go through each time was because Patrica Carter took the time of day to fabricate a intricate lie and advise other agencies we were poor tenants with unauthorised pets. This was a complete fabrication and no animals have ever stepped foot on the premises and even if they suspected this was the case we were never advised of this. And as mentioned we were very clean tenants and all routine inspections went without any problems raised. Directly discriminating and providing false statements about tenants is unethical, emotionally abusive and completely out of line.

When finally leaving the place, we got a 200 page, yes, 200 page condition report showing every nook and cranny, mind you this was for a small city apartment. It was clear Patricia was out to get us. She attempted to make us pay for damages and dirty items that were clearly visible in the condition report from the start of the lease, and despite us returning the property in a much cleaner condition at the end of our tenancy.

The experience was both unpleasant and predatory and to be honest we were not sure why we were targeted in the first place as we had no issues with Patricia during our tenancy. Perhaps it speaks more so of her character and if something doesn’t go her way or maybe she's just somebody who likes to bully and take advantage of people for fun, we'll never know. To receive such behaviour and actions speaks of how low this agency is willing to go to retaliate against their clientele unless they serve their direct interests.

--- In our earlier interactions with Morton when considering a purchase, we found Ian Qiu quite judgemental and with an uncomfortable self absorbed attitude, not willing to interact with us at an inspection and hesitant to assist us with our enquires probably because we didn’t look like we “could afford” it. His sales history is certainly impressive, but that’s probably the only impressive thing about this character.

The outlier on the team is James who operates professionally and is approachable. I believe he may be one of the managers or owners, so it makes sense. We would consider engaging with James in the future, however certainly not under the Morton name and definitely not Morton Pyrmont with its myriad of unpleasant characters.

Strongly recommend that you do some background research into the people that operate within Morton Pyrmont and experiences of past clients before you consider any engagement or business with such an unethical agency.

Agent Issues: - Unreliable, Lazy and mostly you get is excuses. - Requests have been pending for years - Simple requests takes not days but over 6-8 weeks - Will avoid as much as possible - Only interested in increasing the rent. - Will point fingers to the tradies (of their own choosing).

Agency issues: - Unfair charges - Rent payment has surcharge on the pretext that they are offering you membership to discount program. - Renters Check your terms and conditions and how rent is paid

They are very keen to increase the rent and I guess the reason is their commission is the only thing they are interested in. As a landlord I would definitely like to get the maximum rent but if the property is not managed properly, it would cost back in terms of "downtime - not earning while being refurbed". Plus the agent gets a greater commission for a new tenant.

It seems to be their policy to cycle tenants by increasing rents forcing them to move out, so that they can organically get more money overall. Only 2 parties are at a loss, the tenant and the landlord. The agents pocket more money in every case.

Avoid for rentals, dodgy agents – They illegally charge their bank/app fee to the renter and acted completely dumb when I tried to point this out. Penrith Morton The worst service – Sales team were the only decent experience. Once moved in the Property management team were terrible. They Would talk down to tenants like they were prisoners. Would even pass on their own banking fees to save themselves two dollars when taking your rent. I would suggest anyone other than Morton to rent from. They really do suck very badly.

to discuss, he became abusive and aggressive, threatening that any correspondence or complaint would result in my lease being terminated (that hasn't even been signed I might add) along with my deposit being forfeited.

I wrote an email to the principles and directors of the agency, indicating the way I had been spoken to was unprofessional and highlighting the lack of clear information and communication. Today Amit Bansode's threat came true, my lease was terminated leaving me homeless next week - Do not use or trust this agency!
