As a landlord I employeed NA to lease my property. Absolutely no service or care was given to me as the paying customer. In fact I had 4 different agents for my property in a year and half. They never answer emails or calls, the service is not existent and the errors in the EOFY spreadsheet are a joke. Totally unprofessional company.

[Name Removed] was completely misleading. She first confirmed in writing that the electrician agreed to waive his invoice because they couldn’t fix the hot water. She claimed the issue was that there was an invoice for "another electrician" for an urgent call-out. Now, [Name Removed] is telling a different story, trying to slap me with an unauthorized bill and claiming I have to pay because I didn't choose their contractor for the replacement.
They are treating me like I am st^pid, changing their stories to force me to pay for a failed job. [Name Removed] never even sent me their formal quote to compare in the first place, yet they expect me to pay for a "choice" I was never given.
We already paid for an initial diagnosis via AIF Electrical, but the agency insisted on sending Lime Electrics, The repair failed within days. Despite the tradesperson agreeing to a refund before Christmas, the agency has refused to process my $523 refund for weeks.
Communication is a joke. they missed every single deadline they set to resolve this, even you emailed their boss [Name Removed]. I have now been forced to lodge formal reports with Consumer Affairs Victoria and Rental Dispute Resolution Victoria (RDRV).
If you want an agency that acts with honesty and supports you instead of playing games with your money, stay away from Nelson Alexander Flemington.

‘quite the move’, but they stood with me and supported me. They have exceptional listening and communication skills. There was never a hint of pressure, in fact they counseled me to sell first before buying. Sound advice. More recently Denise worked with me to sell my current property ( as we are on the move) and Rob auctioned it with his usual flair. The most significant thing for me has been their realistic and honest approach. Neither have ever misrepresented potential estimates on sales prices whether buying or selling. course they did that knowingly because not many people would show interest in a flat with a living room width of 2.65m. When I confronted the agent with this in an email he didn't reply. Also the lawyers (Hammersmith Lawyers, South Yarra) that did the settlement (recommended by NA) did not react at all. Obviously they're playing in the same team and law and order doesn't mean much when it's about your money making buddies. Unfortunately this is common practice in the real estate business as well as the entire building industry. On top of being completely overpaid and selling overpriced, tiny apartments to people they cheat to get even more. I hope they are proud of themselves and their work. The only positive thing I can say about the agent that dealt with me is that he was most times quick with his responses and very friendly but obviously fake. We all deserve to be treated much better than that and not just because we're paying a lot of money.
I wonder why properties don't get sold by square meters as it is in most other western countries. Is the Australian/Victorian government actually there to protect people from being ripped off or is it part of the problem??
An additional advice: Don't ever buy a property off plan. The materials and finishes they promise will usually get downgraded to something much cheaper and often they also manipulate dimensions in their favor whether it's the architect, builder, developer or real estate agent. I know that first hand.

Nelson Alexander are the worst real estate agents I've ever had the displeasure of dealing with. I am a property owner with multiple investment properties, but I'm also a renter. Seeing how they treat renters and rental applicants I will never let them manage any of my properties.
Steer well away from their property management it’s not a service that values long term relationships. If per chance you do find someone brave enough to venture into your property to report on its condition they are not trained to check if built in appliances filters are clean!!! They don’t check current condition against condition report! They don’t follow up rent arrears unless you continuously ask them to - they rely on VCAT to resolve issues then delay findings because they have not correctly completed forms - it’s a litany of confusion & chaos - their MO is bandaid management. landlords aware that no proper checks are done, and when they are done a lot of the issues or problems are overlooked out of pure carelessness.Tenants neglect is left unchecked and when it gets bad it is supposedly the landlords duty to fix it.
On some occasions I had to personally take time off work to inspect my apartment with the PM and was shocked at how they did their checks. I had to take it up with the head of the rental department Kate Holt. When I disagreed with her views on duty of care she was extremely rude and hung up on me on 2 different occasions. Not sure if this is because of staffing issues.
I took this up with their sales department a number of times (Peter Stephens) but I suppose they are only interested in you if you are going to put your property on the market.
Also I am making all landlords aware that their TRADIES ARE THE MOST EXPENSIVE. To change my gas oven to an electrical oven in my apartment I was given a quote by Nelson Alexander's tradie Dom Tech of at least $1970.00. I called my own tradie and got the full job done for $875.00. Even their electrical and fire alarm compliance check company starts from $550 plus parts. My own electrician got it all done for $265.00. When I made Kate aware, her attitude was she couldn't care less.These are just a few examples. The rental department seems to be in total disarray.I think they have forgotten who pays their wage as they are definitely not working for their landlords.
When I decided to move to another agent I discovered one of my tenants had notified them she was moving out at least a month earlier before Easter. Kate Holt totally denied that they were advised by the tenant. My new agent confirmed that what my tenant said was true.
I am an ex real estate agent and I think landlords should be made aware. If a landlord like me who has been with Nelson Alexander for over 20 years has left there will be many more making the move sooner or later. Sad but true when a big company like this has one of their major departments going of the service track!!

Having to sue them again - an updated review – Tried to resolve outstanding issues with this agent, but we were unable to reach even a remote resolution in respect of overcharged rent and a failure to fix a faulty shower screen (which they said they would fix before moving in!) for over 18 months. phone calls to get a hold of the property manager. For the repair and maintenance requests, I did not receive any invoice or completion photos on the monthly statements which made it very easy to lose traceability.
Absolutely zero organisation skills on basic administrative tasks. One particular instance where the plumber was called out in August 2023 for repair works and the invoice was not paid until July 2024! When the property manager was questioned they had zero idea, no completion photos can be given as back up when requested multiple times.
Be aware that you will have to manage your property manager, you won't get any "service" from this agency.
Their head of department called me asking me if I can remove this review. Pretty pathetic that they rather see a review removed than improving their service.

There is no recourse for bad actor landlords/tenants to be held accountable by cowardly real estate agents - unless an impacted resident pays. Professionalism? Skill at selecting suitable tenants? signing) and this agent went on to provide me with misinformation about the current tenant's rights as well as being unprofessional and negative in sharing why he was slow to contact me or update me on the viewings. It was incredibly stressful and the agents were negative about my options, leading me to feel that were not interested in selling my property with my best interests in mind. It lead me to being out of pocket thousands of dollars and without selling the property, as well as experiecing a lot of frustration and waste of time.
Terrible, zero communication – Terrible, zero communication, never replies to emails, when you call them, the few agents that replied were arrogant and it felt like I was annoying them. If you want to rent a place with them, I would truly recommend you to think twice.

Fraudulent – Absolute joke. Trying to grab every rental dollar and bond, without consideration of the original condition report, and claiming for cleaning that has been performed.
Increase Rent But Ignore Maintenance for Baby's Safety – Have rented 3 properties under NA now, and it seems to be a common theme that NA just completely ignores renters once they're in. months, a broken toilet seat for months, and now cloudy white hot water for weeks now - water that, mind you, we bathe our newborn baby in, but despite weeks of letting NA know this, and even making them aware that a baby's safety is involved... nothing. No response. No care in the world
If this continues for much longer, we'll be going to VCAT with all the written correspondence that displays how long we've been neglected, mark my words.
We will buying in the next 12 to 18 months, and it will NOT be through Nelson Alexander.

Silvia Cavallin but this wasn’t uncommon for their office to treat us this way. A simple error made on there behalf and no accountability. We are left financially disadvantaged for over a month at the worst possibly timing for us and have received nothing but attitude and unprofessional behaviour. They can take days to reply & often need multiple emails before getting a response. Our property manager went on holidays before we vacated and we weren't told and left with no contact or emergency after hours service. The property was robbed days before we vacated and we are still yet to receive a return phone call after 50 plus phone calls were made. On many occasions we were left with no option but to contact the Landlord as there is No emergency after hours contact.
Terrible service – I have used NA for years and they always did a fantastic job but over the past 18 months their service has deteriorated. They never reply to emails and never get things done around the property. I will be canceling my contract.

It was our fault for not getting independent advice, but when Nelson Alexander advised us what to do, we followed their advice. Big mistake. When the most recent tenants finally moved out, they left our home very dirty. As NA explained there is basically no way to get the tenants to actually clean, and you have to return the bond regardless (or go to VCAT- good luck with that), so we ended up paying for all the cleaning as well. Left a voice mail and no advice if my application is approved or not, probably keeping me on the bench as 2nd or 3rd option. Even called their office (who was helpful) but I was flicked to the agent who doesn’t return calls. The property is now open for inspection 2 weeks after I’ve applied with no feedback. Came here to productreview and the site validated my poor experience. Instead of spending on cinema ads, Nelson Alexander should spend more on training their agents.
