On the day the police went to kick out tenants the locks were changed straight away with the property manager taking a set and losing them!! Staff don’t return emails or phone calls most of the time, our whole experience was a nightmare we ended up selling the property, I even tried going higher up to Dean O’Brien the owner and was contacted by his assistant Megan, once my complaint email was sent she didn’t reply to any of my emails, O’Briens have no duty of care, save yourself the heartache and avoid Berwick O’Brien rentals at ALL COSTS!!!

downright inapt in what they do. The business development staff member [Name Removed] took the business first, grabbed over $1000 for putting a renter, with a pile of lies, by a property manager named [Name Removed] who played the game well. The property was handed over in very good condition and Evedence is at hand. the entry condition report was Evedence, non of the damages were there, within 4 months, at the first 3 months property investigation inspection, there was damage to the kitchen tap minupulated by the old man who was a X builder, the decking walls timber was pulled apart, broken gates. These cons did nothing to hold the renters to account hoping the landlord will empty the ATM. There was NO DAMAGE at entry in November 2024, by March 2025, the renters, the man who is an old X builder, gone around the back gate, broken the gate, and padlock, and dig up the decking wall timber. Later telling these useless unprofessional unreliable agents, " wombats and possums were eating the timber ", no photos, no damage notice, was ever submitted and no proof sent of thses lies. There are CCTV cameras in the decking, right near the damage, no footage was ever submitted, lie after lie. The useless lazy agents didn't ask for any information, as they are the worst incompetent liers. These crooks at Obrian Frankston allowed the damage, no consequences, the gate was locked as there is nothing behind the walls, adjoining the decking, this was done to dig out the timber from the decking walls. There was no maintenance requirement or request ever sent, the agents, [Name Removed], [Name Removed] and [Name Removed] are all liable and must be held accountable. Why do you guys allow such low standards, lie to landlords, greedy scums, only interested in grabbing your rent commissions, shame on you guys, the lowest kind of people you meet. This is one of the worst incompetent real estate companies i have come across. Then, [Name Removed] takes a back step hiding, and put her new rental property manager, [Name Removed], who used to work at another real estate, these guys jump around from realestate to realestate.... doing damage to rentals and landlords. These guys are notorious for this misleading deceptive misconduct. Not even the bloody OIEC officer of effective control, [Name Removed] has the courage to face up, hiding behind closed doors. [Name Removed] was a nightmare to deal with when she worked at ASH MARTIN REAL ESTATE, she was even then acting unlawfully and a bully snd a very currupt agent who lies to your face. I was then asked to deal with this woman again, when my dealing were with [Name Removed], who was now hiding, and told [Name Removed] didn't manage the property, and a new property manager [Name Removed] had taken over. Very easy to pass the buck..... shamless misleading cons. This guy didn't care to look at the ENTRY CONDITION REPORT, just did a terrible incompetent 3 months property inspection to getaway, the tick and flick approach. These guys must be exposed for their misconduct and inapt deceptive misleading conduct. The person impacted was the landlord getting hammered from all areas. Fancy an OIEC acting like a puppy dog no contact, stayed silent all the way, this old man must retire as he is not capable to be an OIEC. UNBEARABLE ineffective man who has not made contact to date. Suing Obrian Real Estate Frankston is the next steps for breaching Australian Consumer Law section 60 and 61. Landlords, don't get caught up by these cons, taking business is fast, doing the job is no existent , incompetent cons as they don't give a dame, disgraceful shamless people, doing the wrong jobs. Stay away from these clowns , just intolerable, low standards and they will allow your investment to be damaged and not do anything other than grab your rent.

Elderly renters not a high priority – Frankston OBrien deal with elderly renters in such an unethical way. Unhelpful and passive aggressive. Refuse to help one of their long standing customers to find a new rental since been told to vacate the property she is in. No consideration for an elderly disabled person. Rude to her when she came in to discuss her situation even though she may find herself homeless. You ought to be ashamed for your lack of compassion

Terrible ethics. Rip off their tenants – Charge 2 80 old tenants $200 from their bond to removed 3 old pallets. Threatened them with Police and VCAT if they refused to accept the charge from their bond. Do not use these people.

Junk mailing scum – O'Brien real estate frankston continuously put their junk mail into no junk mail letterboxes, even after being contacted about it. Why would anyone trust a company that is clearly so self serving and also backwards? Paper junk mail in 2023 is ridiculous.

person. Manager of the rental team and her partner repeatedly gave out personal medical information of other employees of obrien real estate cowes, even when we asked them to stop. Handyman used was rental team managers partner which made things hard when complaining of poor maintenance. Maintenance issue was brought to obrien real estate attention in 2018, these issues were ignored for almost 3 years until the issues got worse and the house was unsafe to live. Partner of rental team manager would tell us how she hated a race of people. Agents always made promises but would never deliver, would always lie and spin the truth. Never in my life have I dealt with such a horrible dishonest company. A lot of serious dangers were uncovered that could have harmed us or our children. dangers obrien knew about but risked our safety anyway.

The worst and geeediest real estate agency, do not trust buying or selling a property with OBRiEN real estate in VERMONT. They are untrustworthy, in particular the female agent, extremely cunning. Stay away from O’Brien Real Estate Blackburn – We found O’Brien Real Estate Blackburn to be untrustworthy, unpolite, intimidating, and very difficult to deal with especially their rental manager. While renting with them, the agent has put us in very difficult situation towards the end that we had to leave the property. We would highly suggest to stay away renting through O’Brien Real Estate Blackburn.

Lazy and unethical – Blackburn office: As tenants, beware of this real estate. When moving in, property managers stated that heater was working, it was not only broken, but a hazard- the trademan sent to investigate would not even touch the heater for fear of causing gas leaks. Warning all property owners – A truly horrible experience. My house was completely destroyed by mould causing over $20K in damage. Anastasia Howard from O'Briens real estate in Rye responded by immediately and illegally breaking the contract. A very disgusting experience.

that weekend and told that it is a 7 night minimum for that weekend. As per other reviews on this site glitches in the system were blamed. It was easy enough in the ad to explain that linen was supplied for MotoGP weekend, but too hard to state it was as 7 night minimum. If it was a glitch why didn't someone get back to me in 24hrs and apologise. This company either employs incompetent people or people who have lost their moral compass.

Do not recommend you use them for any rentals!! – Booked a three night stay in a rental. They then called me back stating that a minimum stay of 7 nights is required for double the amount blaming a glitch in their booking system.

details to the agent by text message as agreed. The s32 and contract were not forthcoming. Nor was a call from his colleagues. I called the agent's Mornington (VIC) office on the Thurs a couple of times and gained both the contract and s32 from the admin staff at about 4:30pm. My lawyer reviewed the contract by 8:30pm. Despite calling the agents a number of times I never received a call back from an agent. An inspection was not arranged. I missed the auction and wasted funds on the legal review of the vendors' sale contract and s32, in the belief the agent would as promised arrange for his colleagues to arrange a pre-auction, inspection. This is the opposite experience that we have had with other agents on the Mornington Peninsula in Vic.

Bad Property Management – The property manager is irresponsible and not respond phone calls and emails. Always give silly excuses and putting our property in bad conditions. No proper property inspection report or proper communications about the property. I definitely not recommend this Estate agent to Werribee or Wyndham Vale areas.

OBrien Drouin – Guzumping in Victoria isn't illegal, well it is high time that it was. They advised me that my offer was accepted. Then found every excuse to justify, that they had not followed up on what they said they would do. I call this manipulating a sale for their own greedy financial gains.

Distinguished staff Hayley – Hayley’s professional attitude and efficiency are excellent and always follow up any issues arises promptly. I have full confidence to her. Her friendly and patience enables her to develop good relationship with her customers.

Disappointing experience – Very unprofessional and poor service. Once they get you to sign the authority form, they disappear and won't answer your calls or texts. Property Management Carrum Downs service worst Ive experienced – CANNOT in good faith recommend this office to anyone looking at property management of a rental. Photos at both inspections they did were blurry and all in duplicate so you dont get as many as they promise when you sign up. communication skills, particularly in email. I had 3 different property managers in <1 year! They forgot to notify me of a water leak in both bathrooms the tenant had advised them of. I only learnt of it when they chased me up to find out what I was doing about it. Once I investigated it turned out the junior had emailed half the property management team but forgot to include me...not one manager picked that up! They failed to return all keys and an unauthorised senior staff member signed my bond transfer form which gave me one final headache. It was incompetence from start to finish.

Confident lot with no actual ability to back that confidence up was how I found this group.
