This is about One Agency in Morisset, NSW / Lake Macquarie South. Unreliable and evasive. My advice is do not deal with Natialie Lett or her agency. I've had them manage my property in Morisset. why she can't do something - all of which they're contractually obliged to do. No inspection reports, no move-in reports or no copies of leases. The rent was paid like clockwork, but there was no accountability.
Even when I moved to another agent, they couldn't hand over keys, transfer the bonds or provide the necessary documentation. More long-winded explanation about technical issues followed, with promises of replies by the end of the day...which never came.
One Agency Group was less than helpful, and just said that she is a license holder (not a franchisee) and they'll look into it if they've been found to be in breach of contract.

One Agency Coffs Harbour is THE BEST! – Excellent service from Joanne and Megan and the One Agency team at Coffs Harbour. We could not have wished for a better team to sell our house. They were helpful and professional in every way. Sold our home within a week of taking it over from an Agency that had the property for seven months.

deal with the matters as explained. You need to really research well to find a good property manager. I have learnt the hard way; they are few and far between. The property manager’s primary responsibility is to protect the owner’s investment and ensure a steady flow of income by effectively managing the rental. If only that happened. Cindy Weller did not protect the investment property and allowed the tenant to do significant damage the property and failed to follow up and ensure that the damage was repaired by the tenant. Part of the property manager’s duty includes conducting regular property inspections as well as overseeing repairs. While inspections were done Cindy failed to identify and report on a number of damaged areas in the property- blinds throughout, the ripped fly screens that the cats had done. The tenant did not have permission from the owner to have the two cats and an extra dog. Totalling 4 pets. The pets were denied under the terms of VCAT as they had already done significant damage. However, Cindy refused to act on owner’s instructions and have the pets removed. She allowed them to continue to damage the property. There were missing door stops from a number of rooms she failed to identify and report on. The significant damage done to the lawn. Damaged appliances. She refused to attend to these matters and have them rectified by the tenant who had caused the damage. The hole in the wall done by the tenant from a previous inspection where instructions had been clearly stated for the tenant to repair and paint, had not been followed up on and attended to. The hole was just left. A property manager receives payment from the owner to care for, follow owner’s instructions, maintain the property to a high standard and ensure that it is maintained to the standard it was provided to the tenant as well as ensuring it is returned to the condition it was provided as per the points in the lease agreement. While Cindy took the money, she did not fulfill her obligations- ensuring lease standards were maintained, failed to follow up on instructions, failed to issue breach notices as instructed for the damage done, failed to manage routine tasks to return property to the provided standard, over and over ignored instructions, failed to provided information requested, failed to respond to emails. Cindy abrogated her responsibilities. The tenant in their time had damaged two dishwashers, 2 sets of hotplates, an air conditioner due to filth, not following manufacturer’s instructions as per the lease clearly sets out. Damaged the walls, holes in walls, section of lawn destroyed, damaged blinds, ripped fly screen and left the property in a filthy state throughout. Left rubbish behind. Cindy had a meeting in the early stages with the tenant about the state of the walls with all the things she put on their which pulled the paint off, left sticky residue. Cindy informed the tenant that she was required to have it professionally painted before she exited the property. But the tenant never did. She just left it all damaged. Matters and instructions were raised over and over again, yet Cindy would not address them and ensure that the tenant complied with the terms of the lease she had signed. A reply I got on more than one occasion was, we would not put that tenant into one of our properties. That was not helpful in addressing the concerns. A main role of a property manager is to manage routine tasks delegated to them by the owners and to preserved the value of the properties that they manage while generating income. Cindy did not do this and her actions by failing to address the lease concerns, follow instructions, see to that the necessary repairs had been done by the tenant negatively affected the care of the property and its value. When a property manager does not do their job, it can lead to potential property devaluation due to tenant damage and increased stress for landlords. Poor communication and delayed maintenance are common signs of inadequate property management. One Agency’s mission statement is just propaganda.
Purchased a residential lot in a subdivision in Icy Creek Vic from Kim Durrand, One Agency in May 2022. but did not get the advice required. I've lost nearly $300K which was a significant proporation of my inheritance. It has totally destroyed my life. If the ad had said Subject To Council Approval, I would have not have considered it. Being more than 12 months since I purchased it, I can't leave a review on Rate My Agent or RealEstate.com

worth it but eventually it was sold for $390k. Similar thing happened in Karalee, I was able to offer 1 million for a house but agent told me it was about 1.2 mil. The question is " who did they sell it to". However I wasn't too sure whether they deliberately did that or sell it to their family or friends.... I had a really bad experience with a couple working at One Agency this dude Issac is a twrrible saleman, he would try all tactics tmisguide and deceive you into thinking that there are other high offers, I talke to his wife, she said offer was about close to 1.1 mil but then he told me I needed to offer more than 1.2 mil to be able to get the house. I told him his wife had said different price, he then told me a much lower price about 1.2mil... I had another bad experience with this guy at a different house, he used a similar tactics , he told me there was offer than my high offer and I quit because I don't want to fall into his trap, he then turned to me and said the other offer needs very long settlement wait time and asked if I want to buy it but I dropped out, it finally was sold for less than my offer. So guys, please be careful when purchasing property because a lot of agents arw so immoral and will do everything to s3ll because the profit is too high. They are so greedy that can say anything to get it sold at a way too high price.

Unauthorised Contract Signing The tenancy agreement for my property was signed without my prior approval or consultation. I was only informed after the agreement was finalised—a clear breach of professional conduct. The team later convinced me to accept their actions, which is unacceptable. 2. Unauthorised Occupants and Pets An unapproved individual and an additional dog resided at my property, both of which were clear violations of the lease agreement. The agency failed to address or rectify these breaches. 3. Failure to Manage Lease Renewal Despite my clear instructions to extend the tenancy for another six months, the agency neglected to follow through. Two months later, I was informed the tenants were vacating, resulting in unnecessary financial losses. 4. Lack of Post-Tenancy Marketing After the tenants left, the agency displayed zero urgency in marketing my property. The advertisement was poorly placed, inspections were ignored, and no clear schedule was communicated. This negligence has left my property vacant during the crucial holiday period, costing me at least two months of rental income. 5. Property Damage
• Flooring: Severely damaged and neglected. • Garden: Once pristine, it is now overgrown with weeds, and several rose plants are dead. Restoration costs are estimated at $1,800.
The sheer lack of accountability, professionalism, and care shown by One Agency Caddens has left me deeply frustrated. Their incompetence has caused avoidable financial losses and unnecessary stress.
I sincerely hope they take immediate steps to address these issues, but based on my experience, I would strongly advise others to avoid their services. UTTERLY CARELESS PPL.

called CavDev3, a suspicious name that looks like some profile name on Instagram. And their paper work for the land kept bounced back by the council, demonstrating their incapability in property development. Not to mention I can't even possibly locate this developer on Google map. So I am not sure why this developer?

offer we had at the time the offer was made and in fact he did not present to us this offer at all. Instead Scott was encouraging us to accept a much lower offer to a buyer that was preferable to him and his own interests. Scott never once congratulated us on the sale of our home or our eventual buyer. Furthermore he showed up unannounced and put the sold sticker on our sign robbing my family of the opportunity to do so and has been nothing but rude and difficult to deal with since we accepted the offer on our home. Scott and his wife Teigan were abusive when we confronted them regarding the aforementioned issues and became aggressive and unreasonable, describing our claims as “lunacy”. I would never ever recommend Scott Ferris for any sale of property. He is unethical, unprofessional and certainly in our case failed to fulfill his fiduciary duty to act in our best interests and get us the best price on our home. We have lodged a complaint with the department of fair trading regarding his conduct so that other prospective buyers don’t have to experience what we did selling our home through Scott.
Forced entry, assault, and threats from Scott Ferris at Mayfield – I was living in an apartment that was put on the market, and Scott Ferris at Mayfield was the designated agent. and throw you down the stairs" if I didn't comply, and told me that he would tell the new owner to kick me out of the property when they bought (they didn't). Scott's behaviour resulted in significant distress on my part, and I believe the legal term for what happened is "home invasion."
Luckily all of this was caught on video, forwarded to my rental agent, and Scott was not permitted in the property again.
It saddens me to see that this chest-beating bully is still selling properties and allowed to enter people's homes.

secure us a higher price than other REA. After an appraisal and comparative analysis One Agency proposed an asking price which we accepted and listed with that agency toward the end of 2022. Immediately following the first ‘Open Home’ One Agency asked us to reduce the price by $100,000 arguing that the market had dropped! We were stunned but grudgingly agreed. Later, after no offers were forthcoming, we lowered the price further. By the end of three months of weekly ‘Open Home’ no serious offers had been received and we withdrew the property from sale. In summary, One Agency, East Gosford used a lot of hype to obtain the listing, promised much but delivered little and left us $2000 poorer! If you are considering selling a property in the Gosford area we strongly recommend using another REA.
I have never used this agency before – One Agency keep calling me again and again for 5 whole minutes. How they got my number I'm not sure. Then they proceeded to text me asking whether I wanted to sell my home. When I am good and ready then I will, otherwise stop calling me doing business hours.

old and we lived in it from day one before we rented it out. The tenants had done lots of damage, small and large from day one. One agency was hard to deal with to get repairs done and to me tenants accountable for the damages. Tenants had pets without approval from owners even though they knew that pets weren't allowed at time of agreement and one agency never notified us nor did anything about it after the fact. The tenants also installed security cameras without asking us damaging walls and cellings, once again one agency never notified us or sought approval. We had to terminate the tenancy due to breech of the tenancy agreement and when they left the house was a mess to say the list. Took the tenants to court and we won in the end. We changed agents after that and we haven't had any issues since.

Stupka is clearly an amateur and just a sales guy out of control that thinks he can do what he wants. The clue should be all the spelling mistakes on his billboards saying how brilliant he is with bogus testimonials.

enough to speak to. On settlement, I never heard from him. Previous purchases had seen congratulations but Tim at One Agency Gawler didn't even both to send a text. When later contacted said "I'm really sorry that's how you feel". A non apology really. Will never use this agent again and will advise others the same.

She still doesn't get it... from her very first unprofessional email, she claimed that "she couldn't legally assist", when it was obvious that I wasn't asking her to enact anything outside her delegation, buy simply liaise check with the other party. She refused. Ended up liaising with them directly (much easier and friendly). Certainly wouldn’t recommend!
Worst real estate agent by far! – Tried to contact Tim several times by calling, texting and e-mailing. 2 weeks later he returned my call only to be unhelpful and rude. Tried to put an offer on a property but he never returned calls.
Unprofessional team – I have experience of different agencies and I would say One Agency is the worsts! They are not professional! They never reply to emails of tenants and not follow the issues reported. It talks months they send you back. They are money lovers though. The only thing they are on time and good at is that take monthly rental payments that’s all and when you request for your property needs such as issues etc they are silent.

Unprofessional, it seems if they cannot resolve a problem, the best answer they have is to call and abuse and whilst I understand ultimately it is the landlords decision, if you are the 'managing' agent, you would have an assisting hand in such matters, otherwise what are your managing fees for? Given the lack of any good reviews on any sites and the majority of negative reviews especially about the Wantirna office, it seems they are habitual offenders.
Extremely unprofessional and dishonest – -1 star rating. The 2 agents that I dealt with from Melb CBD were very unprofessional and dishonest. Would not recommend them at all as they did not try to get the best possible result for vendor. WARNING- Do not make a huge mistake by selecting One agency Melbourne CBD to sell or rent your home!
