enquire about a vacant lot for sale via Matthew.
The ad listing stated (exact quote):
• Services available: Sewage and water connections in place.
When I enquired about all the services, he admitted no services were in place (Sewer, Water, Stormwater, NBN or Energex), in fact the house had not been removed from the property, therefore no services could be installed/connected.
That's not what he stated in the listing description. (See attachment of ad screenshot).
As I was trying to determine if and when services will be connected he said "Call me in a month and I'll tell you if the property has been sold".
Huh?
My advice is to do your homework and due diligence, and ensure the property is as advertised.

What made them stand out negatively was the contrast compared to other agents working in the same area - brilliant and friendly service from Living Here Cush Partners in New Farm , Ray White Ascot and Remax Morningside. The arrogant folks at Place Estate Agents don't seem to understand that they have now lost both myself and my daughter as potential customers forever. For example, I'll be looking to purchase an investment property later this year - I will never use Place Estate Agents to sell or rent my property. As a relative newcomer to Brisbane, the last few months have been a definite eye-opener as to who's good and bad regarding real estate agents in Brisbane.
Very poor communication and customer service – Ever since this real estate took over from the previous one which were fabulous there has been nothing but bad communication empathy customer service. It’s not just one person it’s the company. It costs nothing to be nice but they are only interested when they do answer to facts. left to negotiate with them and out of pocket 1k AUD - Failed to register parts missing in my kitchen checkout which still have yet to be fixed - Failed to fix our expensive SMEG microwave and instead ripped out the entire buld in unit, checked the almost new SMEG and put in some cheap Panasonic from Cash converters. Honestly, absolute jokers. All they had to do is get a decent tenant, collect the rent and look after the property, they did none of the above.

Leading up to settlement there was no communication from them. We had an issue with our garage door just before settlement, and didn’t get a response.
Really really disappointed from a guy that promised so much, but was just a stereotypical dodgy sales person.

outside was filthy, not even vacuumed with long grass, weeds overgrown and rubbish, homewares and esky plus more left out the front with overflowing bins. Even the kitchen tap was broken. Obviously the tenants lacked Baruch hygiene but Place did nothing about it. Their lack of care, responsibility and ownership of issues from their lack of property management was overwhelming. I would never trust my property to this incompetent agency to “manage” let alone care about for money. Pathetic.

The only strategy they seemed to have involved me spending a fortune on advertising and dropping the price. Sloppy, unprofessional service. Avoid this business. Also, I have since become aware that Place New Farm have sold numerous properties twice within a very short timeframe, with the second sale being at a much higher price than the first. Someone should be looking into whether there is a scam going on.

by-laws. Numerous complaints fall on deaf ears and the revolving door of staff in the office ensures there is no real problem solving. In emergency situations they take hours to respond and clearly seek to collect fees for minimal effort. Their latest tenants have twice caused serious flooding damage to lower apartments through negligence without any form of reasonable followup or management. In speaking to the manager there is no sense they can or will protect their client's asset and have no interest in management of the tenants or tenancy. I have never used Place to buy or sell a property but if the values and management model they apply to property management is across their while business I would not touch them.

agency. I’ve had in writing confirmation about the bond being returned. It’s now been three weeks and no response to my email about if the bond has been released on their end. It’s like they are avoiding the whole situation. Just some acknowledgment would have been enough for me to not submit this complaint. Be better
Ignore tenant rights – Agent Mikaela forced my family to leave our property whilst in covid quarantine for an Open House. We informed Place we were under restrictions . This was of no consequence to the Place as they wanted a sale regardless. No written apology given. Poor excuses.

with their shoes on inside the property. Although we directly asked the property manager that we wished to be present during the vacate inspection, they obviously ignored our request. They kept an unreasonable amount of our bond (about a week of rent!) for a place that we vacated in a very similar condition to the entry report with minor wears and tears due to few years of living in the property. Even worse, they sent half of the remaining bond to the wrong person (not on the lease for the past 2 years), and they haven't done anything to fix it, while it belongs to their duty of care. Now that I'm looking for another rental property, I avoid any listing with these amateurs.
Place Annerley - Useless Property Managers – Place Annerley is managing a property in Dinmore St Moorooka. The tenants are absolutely out of control. Really terrible and dishonest rental property agent practices - as per other reviews do not rent from these agents! – We have a long story however, the agent has acted dishonestly and do not deliver as they have agreed. Update: An East Brisbane agent (placed us with a Bulimba property - very similar issues to below reviews in same area) defamed myself and have no empathy. There needs to be a independent body regulating the issues with these type of agencies.

Experience selling the property through eplace – The experience selling the property through eplace was awful. Our agent stated a significantly higher potential selling price without showing us any research beforehand he overestimated the repairs needed and did not ensure that the property was fit and ready for an auction. Perruzza, who left a message as she requested further details that we sent through pertaining to an application. After promptly calling back, the receptionist told us she would have her return my call. After a second call to the agency, I'm still awaiting a reply. I cannot fathom the behavior of this business. I'm at such a loss for words.
I would give less than 1 star if I could – Communications terrible. They organise home opens even without having received written permission (I had four home opens arranged for one week until I reminded them about the clause of 'quiet enjoyment') Left the property at the end of my lease and over a month later I still haven't received the signed exit report back.

Best Ever – Have had a few interactiuons with Deb Macguire. Place real estate. She is without doubt the best agent I have ever dealt with. on the auction day and sent his inexperienced offsider after he had signed us up. (Didnt know land size, age of home or the ceiling height.....) On one day, the excuse for not having an open inspection was he was taking the Saturday off. On another open inspection date, they ran out of signs and flags.... Totally gave up on the property after the auction, then wouldn't even come to a compromise at the end, when it came to advertising costs.

and even though literally dozens of emails have been sent to Place over the past couple of years, the closest they've ever gotten to actually fixing it is to saying that they'll get someone out to organise it, yet haven't even started that yet. Also, during the 2 years that this email communication has been going on for, they have lost the conversation MULTIPLE times, then claiming they never said anything, even though written proof was still available - this happened multiple times. Also the agent is never actually in the office - even though, once again, multiple times when the agent has sent an email, if you try calling 2 seconds later, you've always just missed her. Nundah Place Estate Agents – I rented an apartment with Place Nundah for over 3 years. My experience was so bad. We have two real estate agents over the course of the 3 years and they were unprofessional and just downright rude. They lost important documents, hung up on me and cleaning/service companies that i organised to call them, missed inspections, did not get things fixed at the apartment for over 12 months after notifying them constantly. Not worth the hassle.
BE VERY CAREFUL – Signed a 12 month lease in a large Queenslander that was strangely split down the middle with another ‘home’ living right above us; they have to walk on your “private” (not private) porch to access. We are a young professional couple in our 30’s, worked full time, paid rent on time, kept the house immaculate. HERE WERE OUR EXPERIENCES WITH BELLE PROPERTY PADDINGTON 1) every single weekend and during the week we had inspections by the public as they were trying to sell the house! 2) The rental property came with electricity included (bonus, that’s why we took the place). An email came; advised electricians are coming. Another email came; telling us we are now paying for electricity as individual meters had been installed. I had to call RTA, read our contract, read legislation and tell them we are NOT paying as per our contract. BELLE property knowingly tried to breach contract (THIS IS AGAINST THE LAW) 3) we had an internet line, connected dodo and guess what? All the wires underneath this complex house were cut. We ended up paying months of internet without use while we fort yet another legislative battle with them. P.S we won both battles with stress but we won. 4) When the water isn’t working, i.e no taps, no showers, no toilet flush, no drinking water – GUESS WHAT? It’s OK, you can use a bucket for the night! 5) We wanted OUT, we were buying our first home, we correctly asked to leave one month early and confirmed with them no penalty with early exit. NEXT MINUTE – We’re taking your whole bind (nearly $2000) for ‘severely damaged floor boards, painting the wall outside with mismatched paint, painting walls inside the house, putting shoe prints on the walls, severely indenting the floors, putting holes in the walls. ME? SEE YOU IN COURT. Yet another battle and stress factor we had to deal with. We received nearly 4 pages of damage to the property, having never loosed our bond before we were beside ourselves. I had to apply for court ($165) I had to prep a massive case load with pictures, inspection reports, emails and the numerous inspection they had at the property. I presented the case. BELLE PROPERTY was oh so kind and advised the judge we just want the severe indentations fixed at $1752. The judge asked for the pictures “What am I looking at” (as he smirked) that’s right, you could barely see anything. “You call this severe indentations?” Belle Property strongly and so professionally confirmed. I am sure I witnessed a smirk or two from the judges. “Are you trying to take money from these tenants because they exited early?” GUESS WHAT – we won yet again. Bell Property Paddington is an absolute disgrace to deal with, they are very unprofessional (high staff turnover says enough), they breach your tenant contract and try to steal your hard earned money. DON’T GO THROUGH BELLE PROPERTY FOR ANYTHING THEY ARE NOT TRUST WORTHY.
