Keep away from this lot! – Three property's after 7 years I'm still $189,000 in negative equity across the 3 properties. The smallest rip would be 20k and the largest $125,000. The negative equity is one thing but the cost to carry has at times been debilitating. They did offer a meeting I thought to try and find a solution. But [Name Removed] just shrugged his shoulders, stating "I can't make the market go up or down" not my fault! then blamed a rouge franchisee, so where was their due diligence and oversight? How these guys get 4 stars is beyond me........ I was offered $10K, membership fee back to take this 1 star review down – Joined approx. 2015 Paid Positive Real Estate ( PRE ) $10k for the mentoring program & membership. Went on bus tour for education in Brisbane. The educator who was the owner of PRE on the bus strongly emphasised NOT to purchase a unit that has less than 70% owner occupier in the block or complex. They drove us around a complex of investor only… Read more

owed units & around a 70% owner occupied units. The difference was that the owner occupied units were by far better maintained, better valuation, better returns. The message was very clear, not to purchase anything which has less than 70% owner occupier.

For three months I was lead to believe by the mortgage broker that was strongly recommended by PRE I could borrow $680k. I had to show I was earning more than I was to get the loan approved so I paid an additional $10K in tax that year.

When it came to purchase my investment property, I was advised I could only borrow $220K. Time was running out for another tax return so I had 3 months to purchase a property. I was very angry & let them know. I was advised I was a difficult client. However my accountant thought I was quite calm about it considering.

They found me a unit in Qld. $345K. I flew to have a look at it. It was ok. I was NOT given a choice of unit. In short, I should be grateful that they got me one was the attitude. As time was running out I purchased it. I did all my research & it all looked good. Because of the education & bus tour I took it that this unit complex was about 60% - 70% owner occupier, I trusted them. I found out Christmas 2019 that 96% of the units were investment only. With prices going through the roof today these units are selling for $375K only 30K more than purchased 6 years ago. If I had purchased an investment property in Adelaide at the same time & price it would have about doubled by now.

When I look back I do see that I should not have trusted them, however it did teach me an expensive lesson.

I was advised that 13 PRE clients had been flogged these units at the time. Shame on these people for their dishonesty, greed & mis leading me to believe I was purchasing a good investment Balconies are faulty with water leaks we are fighting to get these fixed by the builders. VERY expensive fault!!! I would NEVER trust PRE, from my experience & as some have mentioned on here they are SCAMMERS. They are full of crap & are only interested in getting paid.

Update on my review

After posting this review about 10 days later I got a call from PRE. Within the first minute I was offered $10k back to take my 1star review off this page. I refused. I was not comfortable in trusting them especially in the manner the woman was handling the call. The woman who I spoke with was criticising me for giving a 1 star review before approaching them first. In our conversation she suggested I speak with one of their 3 top guys & to arrange a zoom session. I agreed. After my experience with PRE today on the zoom call I can see how I made the right decision to give a 1 star review because I have no trust in them. I have never come across such defensiveness both with the woman & the guy I spoke with today.

WIth my call today it was brought to my attention that the mortgage company that sorted out my loan was not working for PRE & that they were independent. In my review I had written that PRE had advised me on my loan. I have now changed that, it was a company that was strongly recommended by PRE. They were there at the all the group meetings & all my personal one on one meetings regarding the loan. They were very much part of my process.

The zoom call today didn't go well & I decided to terminate it. The guy was trying to steer me away from the subject of the Bus tour regarding the subject of investment only & owner occupier units. I made it very clear that I was angry that he would not acknowledge the bus tour & the education we got on the bus tour regarding investment only & owner occupier properties. It was like talking to a politician that refuses to acknowledge any responsibility. Everything is my fault & they have acted in a responsible manner. I read on here with the replies PRE give to 1 star reviews, criticising people for being anonymous & that they could not be contacted to resolve an issue. I am not anonymous & it didn’t get me anywhere, no resolution.

After the call I came back here to read the responses they have given to other one star reviews. My experience with the zoom call and reading the responses PRE have given back to 1 star reviews on here, is that these guys are so patronising, condescending & admitting no fault what so ever. Unbelievable !!

Do not deal with positive real estate – Do not even go close to this company. They are scammers. I purchased a property in 2012 based on their advice which was supposed to double in value after 10 years. My property value not only decreased but also I had to sell it 20% below purchased price in 2020. They are usually working with developers behind the scene and then get commission from developers to sell properties to their clients at the higher price of market.

My experience with Positive Real Estate in my property investment journey – Positive Real estate is the source of information and inspiration in my property investment Journey. The six-star due diligence team are second to none. I have been with then more than 3 years. I felt I have to be with them long ago. I have secured 3 properties from PRE and all are doing well. Out of three the boutique ARIA apartments is doing above and beyond. Great team, great service.

circumstances we had an uphill battle to get the deal over the line, it felt a bit like murphys law where everything that could go wrong was going wrong, including an incorrectly auto generated aproval letter from the bank........

Joanne, Amanda and Jarred, my team within PRE went well and truley above and beyond to support us through a very difficult couple of weeks, multiple phone calls a day, with time running out on our finance clause we got the approval and then settlement with an hour to spare! For starters, if it wasnt for the education from the team at PRE I would not have even had a finance clause in my contarct to protect our deposit.

We managed to purchase this property in October 2021 for $467k a fantastic price point AT AROUND $5000 PER square metre. A price you just wont find any where these days for a brand new apartment in Brissy. Fast forward to July 2022, not even 12 months and the price of the apartment is already into the 600k's goes to show they negotiate great prices for their clients in areas that produce capital growth!

At 25 they have helped me build a portfolio worth today over 1mill, no way I would have been able to do it without a 6 star team around me.

Can't speak highly enough of PRE, my story just goes to show what having a great team around you can do. Thanks guys we really appreciate you!

management all day every day and have done so for over 15 years but the help provided by PRE when navigating the process of it being my own money has been extremely valuable and has significantly improved my total equity position. My desire to purchase two units and have them amalgamated into a bespoke design presented challenges within the contract, layout as well as for financing.

PRE guided me through all aspects of that and ensured that I was offered member specific value add fixtures and fitting inclusions worth approximately $50K. With the help of the PRE recommended Lawyer, they also helped ensure design cost reduction of $33,000 and most of all due to the amalgamation set me up for a penthouse size investment property with real equity value increase of $240,000 on settlement.

Now, I've engaged the PRE Accountant and PRE Financial planner to apply the new addition to my portfolio into my tax return, guide me on the increase of deductions and deliver a real world bottom line each pay cycle salary improvement through a PAYG variation.

Buyer beware indeed, buyer beware and buyer be smart enough to learn and apply the teachings then understand that no one entity can control a market and understand that this takes 12 to 15 years to see real success. Thank you PRE.
