Be careful with renting from PIA!! They will side owners whenever a situation arises and especially when you have moved out. No integrity even when shown evidence. it when I moved in (Reported in the correction form) . 1 year later it gave way and I sent email (Mar 2024 )to the property manager and he said put the broken 2 pieces of wood aside and they will fix it later but did not. When I moved out 2026 Jan, he said landlord is claiming $190 from my bond saying it was broken after I moved in!! What was broken gave way due to wear and tear and manager just sided with the landlord and took my money. I took great care of the property for 3 years as if it was mine reported clean and good condition, I am writing this to share with the community of tenants to be aware of . Beware renting or buying from PIA and be sure to read this AFR article [Content Removed] which relates to PIA’s former mortgage broking arm Zenik. Zenik brokers falsified income documents for literally 1000’s of [Content Removed] applicants here in Australia and also China. check. There is literally 1000’s of [Content Removed] landlords in Australia who got to keep their mortgages which we now either rent from or buy from. My guess is that PIA is their chosen agent to manage their properties, if as I said, they even exist. How do we even know the passport or identification details were verified since the banks are sweeping this all under a rug?
PIA let me a property which is defected, it has building defects likely due to the owner not paying their strata fees (if the owner even exists) and PIA or their landlord don’t fix anything. The property is being repossessed and the landlord (again if they even exist) hasn’t paid either mortgages for years.
Buyers and renters beware
Extreme Unprofessionalism ( more details in photos) – Our rent was $480/week. Without a notice, they asked us to pay $510/ week. We complained to them then they gave us a 2-month notice and increased rent upto $520/week.

Pest infested 9th floor unit in Mascot, rushed contract signing, no smoke alarm, broken drier, bond paid early – Seemed professional enough at first despite agents did not wear any suits on inspection day. (They wore hoodies, trackies and sneakers despite driving a Mercedes Benz car). Agents were really kind up until the contract was signed and the Mascot unit 111 High St was found to be infested with 100s of cockroaches. They broke our contract in many ways… Read more
including pests being marked incorrectly on their condition report and no smoke alarm on start lease day. (They snuck into our apartment and installed on the first day when we weren't home with no alert).
They also made us pay 4 weeks bond and 2 weeks advanced rent BEFORE signing the Tenancy Agreement. The Tenancy Information Statement from the Australian Government states the bond must only be paid AFTER the Tenancy Agreement is paid.
- PIA Agency made us pay bond and 2 weeks advanced rent before viewing and signing the final Tenancy Agreement (Paid Bond & 2 weeks advance rent) on 29 October and signed Tenancy Agreement on 30 October 2020). - Did not read the Landlord's/Agent's condition report before signing (Agent rushed us to sign at cafe/bus stop table) although I read it later and it says no pests in the property when in fact there are. - Pest infestation from Day 1 - No smoke alarms on day 1 but they came in our apartment without notice and installed one a day later after we complained. - There is a smell in the unit we did not notice on inspection day - The drier could not start at all - I rang two power companies (AGL and Win Connect) and both were unable to locate 1096/111 High St's power meters and hence could not sign us up. I contacted building management before 4pm (opening hours 12-4pm) and received no response even after 2 SMSs and 2 calls to clarify who is the embedded power network operator we should have signed up with. - Aircon vents look dirty along with the kitchen bar bench and stove. - B1 (carpark) floor cannot be accessed from the opposite building to Landis from Ground floor via card swipe.

If I could rate in the negative, I would. My best recommendation is to avoid this agency entirely. they operate on a faceless shared inbox where junior admin bodyguard senior staff and landlords. both junior and senior staff treat tenants like dirt, use narcissistic tactics to manipulate, bully and intimidate tenants, and genuinely appear to have zero empathy - their only concern is money, they truly do not seem to care about humans at all. The staff are arrogant, uncaring, and hypocritical. You have to know your rights as a tenant because they don’t even know how to follow the law themselves. I’ve never witnessed a more poorly managed and dysfunctional business, let alone real estate agency.

I’m ashamed to even give these people 1 star They are all involved in massive fraud! Rip everyone off And steal belongings from the cages they rent to people who according to the buildings DA plans, should own them! over $40k in machines and tools stolen which they even admitted to but won’t reply or do anything to return them! They break every possible law and should be burnt down You’re best off living in a trailer than renting off them

Their management fees are not the cheapest, but I appreciate that they conduct an annual property inspection and review the rent each year to keep it in line with the market. I can't recommend PIA highly enough, they are very professional and efficient, wonderful property management.
